When we bought the property some eight years ago it was in a somewhat tired state and we have thoroughly enjoyed redesigning and refurbishing it from top to bottom. We love it here because it is quiet and peaceful and the countryside views are stunning, but we have decided to look for another project and hope that new owners will take pleasure in everything we have done to create a beautiful country residence, whether as a permanent home or a lovely weekend and holiday country retreat.Although we live in the country we are not isolated as it is only half a mile to the quintessential village of Aldington where you will find a 12th century church and the Walnut Tree pub, a good primary school and a tennis club plus an excellent deli store and a post office. You can appreciate just how popular Aldington is from the number of celebrities who have called this village their home. These include Noel Coward and Bill Deedes as well as Paul O’Grady, Julian Clary and Vic Reeves while Noel Redding, who was bass player for the Jimmy Hendrix Experience, was a previous owner of our house. If you carry on along our lane in the other direction you will come to the Evegate business park which includes a delightful café/deli, The Dog House micropub, a beauty salon and a variety of artisan shops including clothes and jewellery. The lane leads on to the A20 for access to the M20 for London and the Channel Tunnel as well as nearby Ashford where the high speed train from Ashford International can whisk you to London in 37 minutes. The town also includes restaurants, pubs, shops and supermarkets as well as the McArthurGlen Designer Outlet showcasing numerous well known clothing brand shops. With regard to education there are other primary schools in nearby villages as well as two good academies in the town and the independent Ashford School while grammar schools are available in Folkestone and Canterbury which is also where you will find first class independent schools.

In contrast, the formal dining room, with its strong Georgian presence, comfortably seats fourteen and has hosted countless memorable occasions. The owner fondly recalls putting the finishing touches to meals in the kitchen while hearing gales of laughter drifting through from the dining room, a reminder that this is a house at its very best when full of people. The drawing room offers a cosy winter retreat, with a welcoming fireplace and calming views across the walled garden. The study is a particular favourite: bright and sunny, opening directly onto the patio, it is a space where the outside is easily invited in. It has proved a wonderful place to work, read or simply sit and enjoy the surroundings.Set within approximately 1.19 acres, the gardens are a defining feature and a true extension of the house. Sheltered and warm, the established walled garden has been the backdrop to countless al fresco meals and children’s games, while also providing ideal conditions for growing vegetables. Beyond, mature lawns, established planting and trees lead to an orchard at the far end of the garden, offering generous harvests and a peaceful place to pause and take in the beauty of the setting. A range of outbuildings adds further flexibility, offering potential for studios, workshops, storage or home offices.Despite its tranquil, countryside feel, The Cedars is far from isolated. It is in the heart of Cross village which has strong sense of community, while Cheddar, Wells and Bristol are all easily accessible. From the doorstep, local lanes and footpaths lead into the wider Mendip landscape, with Crook Peak, King’s Wood and the Mendip Hills Area of Outstanding Natural Beauty offering superb walking and outdoor pursuits. Village-level walks and the Strawberry Line provide gentler routes suitable for all ages. The location is particularly appealing for families, with a good selection of well-regarded state and independent schools nearby, along with everyday amenities, independent shops, cafés and local pubs. Road, rail and airport connections further enhance convenience for both work and leisure.Warm, welcoming and deeply loved, The Cedars has been a cherished family home for more than three decades. While the time has come for the owner to downsize, they will miss the light, space, gardens and the excellent neighbours within this established community. The Cedars now offers a rare opportunity for new owners to personalise a beautiful Georgian house and begin the next chapter in a home that has been lived in and loved.

Presented by Ian Bransdon, part of By Design’s network and trusted for more than 30 years in the South Devon property market. INTRODUCTION Tucked away in a peaceful semi-rural setting, Westerland Dale is a substantial and versatile detached home offering 6,172 square foot of spacious and flexible accommodation to suit a wide range of lifestyles. Originally constructed in the 1960s and owned by the same family for the last fifty years, the property has been significantly extended over time, most notably with the addition of an impressive indoor swimming pool complex that must be seen to be fully appreciated. Currently arranged as a five bedroom home over two floors, the layout includes four bedrooms on the first floor, along with a generously proportioned ground floor master or guest suite complete with en suite facilities. There are four reception rooms, three of which are part of the main house, with a sizeable fourth located above the garaging offering excellent potential for annex conversion or alternative use. The stunning indoor pool complex is a real highlight, featuring direct access to a large south facing sun terrace, ideal for entertaining or relaxing. Car enthusiasts will be delighted by the extensive parking and twin double garages, with the larger garage accommodating up to four vehicles and incorporating an inspection pit. The second garage also offers room for two cars and further space could be created by removing built-in cupboards and storage units. Set behind wrought iron gates and surrounded by well screened borders, Westerland Dale occupies a 0.79 acre plot with easy to maintain wraparound gardens. There's ample parking to the front of the garages, and attractive countryside views can be enjoyed from various parts of the grounds. While the property would now benefit from some modernisation and perhaps reconfiguration to suit contemporary tastes, it offers an exciting opportunity to create a truly outstanding home in a prime location. An early viewing of this lovely family home is strongly recommended to appreciate the scale and potential on offer. THE INSIDE Deceptively spacious and full of possibility, Westerland Dale is nestled in the peaceful hamlet of Westerland, near Marldon. The home offers generous living accommodation, an impressive leisure space, and exciting potential to update or reimagine the property as a contemporary family residence or even a Grand Designs style project. Set across two floors, the layout includes a series of flexible reception rooms arranged off the central hallway and kitchen, as well as a welcoming sun room to the front. The two principal reception rooms lead directly to the outstanding indoor swimming pool complex, which features its own shower room, sauna and changing area, whilst opening directly onto the south facing sun terrace. This space could easily be reconfigured to form a spectacular open plan kitchen/living area with its seamless access to the outdoors. Also on the ground floor is a study or additional bedroom, along with a spacious guest or master suite with en suite facilities. Upstairs, there are four further generously sized bedrooms many enjoying lovely views over the surrounding countryside as well as a family shower room/WC and there is scope to create an additional bathroom if desired. The large dual aspect fourth bedroom connects to a landing area with stairs heading down to the garages with a substantial reception room positioned above. This expansive space lends itself perfectly to conversion into a luxurious master suite, separate guest accommodation, or even a self-contained annex. Both double garages offer extensive secure parking. The larger garage includes space for up to four vehicles and an inspection pit, while the second can accommodate two cars and could be reconfigured to suit further needs. Together, these spaces open the door to exciting design possibilities that could enhance the home's layout and function even further. STEP OUTSIDE A set of private wrought iron gates leads onto the spacious driveway, with ample parking in front of both garages. As with the house itself, the grounds of Westerland Dale are surprisingly extensive, with large lawns wrapping around the property and offering an ideal canvas for keen gardeners or those seeking outdoor entertaining space.
