SELLER INSIGHT How long have you owned the property? “Four years.” What attracted you to this specific house and location? “The first thing that drew me in was an attractive, unique house set in beautiful, unspoilt countryside which felt peaceful. Inside, I loved the open-plan kitchen and living area. The two acres of land offered opportunities for a small holding which was a big bonus too. Overall, this home checks all our boxes for safety, space, and a sense of community.” What could you tell parents about the benefits of raising children here? “Safety and a very strong sense of community provided by the best neighbours one could wish for. The gardens, land and surrounding countryside are amazing for children to play in and explore.” What can you tell us about the history of the property and how it has been adapted since you’ve owned it? “We’ve learned a lot about the property’s past which has deepened our appreciation and commitment to its upkeep. The original structure dates back to the sixties where it was a barn for farm animals. It was acquired in 2012 and building commenced taking several years to complete. It has a lot of unique architectural features, having been designed by a former owner who was an architect, it has partly a castle style and the original plans were to have a moat and a small drawbridge. We have done several updates to make it more functional for modern use. Since owning it, we’ve focused on preserving it but with updates to heating and there is planning for solar and battery. It’s been a rewarding process of stewardship, balancing preservation with comfort and utility.” Who do you think would be the ideal next owner? “If you value privacy and space, perhaps a family or individual looking to escape the hustle of city life. People who Enjoy nature and outdoor activities like gardening, hiking, or keeping animals. Someone who appreciates a slower, quieter lifestyle, maybe retirees, remote workers, or creatives (writers, artists). It could also appeal to homesteaders, hobby farmers, or entrepreneurs wanting to run a rural business. The house is a successful holiday let and would suit investors.” What’s your favourite room and why? “I’d go with the lower sitting it’s usually quiet, has a cosy sofa with a large open fireplace crackling in the background with uninterrupted views towards the Snowdonia Mountain range. There’s a timeless charm to it, a perfect blend of solitude and imagination. It’s a room made for thinking, dreaming, or escaping into another world without ever leaving your chair.” Memorable/remarkable event? “We have had several family events, and this house is ideally suited to that.” What do you love about the house the most now? “I love how the light fills the living room in the morning, it makes the whole space feel alive and peaceful at the same time.” What do you love about the local community? “I appreciate how local communities foster a sense of connection and belonging. House Wirral (United Kingdom)
A remarkable Grade II Listed country estate of exceptional character, set within approximately 22 acres of private grounds in one of the Wirral’s most sought after locations. A HOME OF DISTINCTION, HISTORY AND RARE PRESENCE There are homes that impress through sheer scale, and then there are homes that leave a lasting impression through something far more difficult to create; atmosphere, provenance and soul. Hidden discreetly within approximately 22 acres of beautifully arranged grounds and approached via a sweeping, private driveway through rolling paddocks, Stanacres is a truly remarkable Neo-Gothic manor house of exceptional architectural significance. Built between 1849 and 1851 for Anglesey timber merchant Owen Jones and designed by celebrated architect Charles Verelst, this substantial Grade II Listed residence extends to almost 8,000 sq ft and represents a rare opportunity to acquire a home where history, lifestyle and modern family living sit in complete harmony. Beyond its striking façade and architectural detailing lies a home that has evolved through generations, one that has welcomed merchants, ship owners and notable residents through its doors and played host to remarkable moments over almost two centuries. Today, Stanacres remains every inch the grand country residence it was intended to be, while providing the warmth, flexibility and practicality demanded by contemporary life. A MAGNIFICENT ARRIVAL The journey to Stanacres is an experience in itself. A long private drive winds gracefully through approximately eleven acres of front paddocks where horses graze peacefully and wildlife regularly appears along the route including hares, pheasants, ducks, geese and buzzards among them. Anticipation builds until the house finally reveals itself amongst its mature landscape. Arriving home here feels entirely removed from everyday life. The sense of privacy is extraordinary, yet despite this seclusion, Thornton Hough village and excellent transport links remain only moments away. ARCHITECTURE DESIGNED TO INSPIRE Stepping through the impressive entrance immediately reveals the craftsmanship and detail that define Stanacres. The scale is captivating. Soaring ceilings, intricate detailing, remarkable proportions and beautifully preserved original features create an immediate sense of grandeur. The stencilled emblem of the Port of Liverpool coat of arms above the staircase remain as a subtle reminder of the home’s fascinating origins and its connection to Liverpool’s maritime heritage. Throughout the house, period character has been thoughtfully preserved and enhanced through extensive restoration works undertaken by the current owners, ensuring that the property’s heritage remains intact while allowing it to function effortlessly as a modern, family home. ELEGANT SPACES FOR LIVING AND ENTERTAINING Stanacres was clearly designed as a house for entertaining and celebration. The principal reception rooms are exceptional in both scale and atmosphere. The formal drawing room is particularly breathtaking, with parquet flooring, a marble fireplace and magnificent French doors opening directly onto the gardens. In warmer months the outside landscape appears to spill effortlessly indoors, while in winter the open fire creates a wonderfully intimate atmosphere. The sitting room offers a more relaxed setting with a log burner and stunning full height windows framing uninterrupted views across the lawns and lake beyond. The formal dining room provides perhaps the greatest sense of occasion of all. Beneath an extraordinary ceiling, this is a room that feels destined for celebrations, family gatherings and unforgettable dinner parties. THE HEART OF THE HOME The kitchen retains a wonderful sense of authenticity and proportion. At its centre sits the traditional AGA, surrounded by bespoke cabinetry and generous preparation space, creating a room perfectly suited to both family life and larger scale entertaining. Overlooking the courtyard and former stables beyond, the space offers exciting future potential should a purchaser wish to further evolve or enlarge the kitchen arrangement. A separate utility and preparation room further enhances practicality and supports the seamless flow expected of a home of this calibre. ACCOMMODATION OF REMARKABLE SCALE AND FLEXIBILITY Across the upper floors, Stanacres continues to impress. The principal suite is exceptional, featuring a luxurious ensuite with underfloor heating, twin basins, a rolltop bath and spectacular views stretching across the estate. In total there are eight generous double bedrooms, six benefiting from ensuite facilities, along with dressing rooms and additional flexible accommodation spaces. Original fireplaces, elevated views and architectural detailing continue throughout. The upper floor provides enormous versatility and could easily accommodate guest suites, independent living arrangements, home offices, creative studios and an extensive range of family requirements. EXTRAORDINARY POTENTIAL BELOW Beneath the house lies a remarkable lower ground floor spanning almost the full footprint of the property. Historically used as workshops, wine stores, offices, game larders, an original ice room and storage areas, this vast space presents an exceptional opportunity for future owners. A private wellness suite, gymnasium, cinema room, contemporary wine cellar or further leisure facilities could all be incorporated while complementing the home’s historic fabric. LANDSCAPED GROUNDS OF NATIONAL SIGNIFICANCE The gardens and grounds at Stanacres are every bit as remarkable as the house itself. Designed by renowned landscape architect Edward Kemp, whose work on Birkenhead Park famously influenced the design of New York’s Central Park, the grounds themselves form part of the property’s extraordinary story. Extending to approximately twenty two acres overall, the estate includes approximately five acres of formal gardens surrounding the house and a magnificent private 1.5 acre lake. Paddocks and grazing complete the grounds and a stone gazebo and entertaining area, former stables and outbuilding are the perfect compliment. The grounds have become a natural sanctuary rich with wildlife. Spring in particular transforms the estate into something almost magical. Rhododendrons burst into colour, ducklings and goslings arrive on the lake, owlets emerge among the trees and the landscape awakens with extraordinary life. For equestrian buyers particularly, the neighbouring Olympic standard facilities create an exceptionally compelling lifestyle opportunity. Equally, the land offers scope for a variety of country pursuits and leisure interests. A VILLAGE LIFESTYLE THAT IS DIFFICULT TO REPLICATE Thornton Hough remains one of The Wirral’s most desirable villages and has retained the quintessential character that makes it so sought after. Picture postcard cottages, excellent pubs, highly regarded schooling and wonderful countryside walks create an exceptional lifestyle environment. The award winning spa and dining facilities at Thornton Hall Hotel sit nearby, alongside restaurants, cafés, golf facilities, equestrian amenities and the renowned village community itself. Despite the wonderfully rural feel, excellent connectivity places Liverpool, Chester, Manchester, North Wales and the motorway network all within convenient reach. A RARE OPPORTUNITY TO BECOME PART OF ITS STORY Stanacres is far more than a substantial country house. It is a home that has hosted remarkable lives and extraordinary memories; from merchants and polo players to private performances by world renowned musicians. Yet despite nearly two centuries of history, there remains an unmistakable sense that the story here is still unfolding. For its next custodians, the opportunity is not simply to acquire a magnificent residence but to become part of its legacy. VENDOR INSIGHT – STANACRES When did you first find this home, what first drew you to it, and what was it that instantly captured your heart? “Having lived in suburban properties all of our lives, even though we had a lovely 5 bedroom Victorian property in half an acre, we were looking for something “different”. When we saw Stanacres with its striking Gothic architecture, grand rooms with intricate detailing and its own lake all in a rural setting but just a few miles away, we knew we’d found something special.” Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part? “Over time you get used to the impressive, high ceilings and huge doors and windows, the expansive lawns, the lake and the seclusion of being nestled in the countryside. You just come to think of it as home. It’s only when you have visitors that you are reminded how special the property is and how privileged you are to live there.” How would you describe the feeling of arriving home, whether at the end of a busy day, after a weekend trip or simply just a few hours away? “Arriving home after any trip you always have the anticipation of seeing what wildlife you can spot on the fields down the drive. Regulars include hares, rabbits, the occasional stoat or weasel, geese with goslings and ducks with ducklings in Spring, the resident heron, pheasants, partridge and buzzards. By the time you reach the house there are usually some horses observing you break their tranquillity as you arrive home and have a sense of pride and awe that you actually live here.” Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality? “Stanacres was built between 1849-1851 for an Anglesey timber merchant Owen Jones who shipped timber into Liverpool hence the coat of arms of the Port of Liverpool stencilled on the main staircase. The architect was Charles Verelst (formerly Reed) who was the Chair of the Liverpool branch of RIBA at the time. The gardens were laid out by Edward Kemp, author of “How to lay out a garden”, who had been instrumental in laying out Birkenhead Park which was a new concept at that time and was the basis for the design of Central Park in New York. Since then, Stanacres is shown to have had many notable residents including ship owners, wine merchants and seed merchants many of whom had an extensive staff of gardeners, grooms, butlers, footmen, maids, cooks, nurses, coachmen and stockmen. Stanacres also featured in Pevsner & Hubbard’s Cheshire Volume of The Buildings of England. The work undertaken during our time at Stanacres has been to help bring it back to its impressive best.” Is there a particular feature or detail that holds special meaning for you? “One specific feature that holds great memories for us is the stone gazebo as part of the walled garden overlooking the lawn and lake. During the Covid lockdowns of early 2020 we spent a lot of time as a family there when the weather was not quite warm enough to sit out of the protection from the south westerly breeze that the gazebo must have been built to shelter occupants from. We had so many memorable times that upon reflection now, we didn’t feel confined at all.” Which spaces do you find yourself gravitating to most, and why? “One place in the house that gets very good use is to sit at the full height windows in the rear lounge overlooking the lawn and lake. It’s like having your own nature reserve right there in front of you. We have seen wildlife right close up that we have only ever seen on TV before.” How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old? “With fantastic country views from (nearly) all elevations of the house you feel so much more connected with the weather and the seasons. The large windows allow the sunshine to stream in and warm you, but in the colder months it’s cosy and warm in front of the open fire or log burner. The views over the lawns and the lake and the fields out front change with every season but some of the best views are from the rear of the house where on a clear day you can see over to Moel Famau in the Welsh Hills.” What time of year does the property feel most magical, and why? “As we transition from cold wet and dark winter into the warmth and brightness of spring, the grounds of Stanacres transform into a green and flowering, somewhat enchanting garden. The leaves sprout on the trees, the Rhododendrons burst into flower and before you know it there’s ducklings and baby moorhens on the lake, goslings on the field, fledgling owlets fluttering over the lawn, herons nesting on one of the islands, woodpecker chicks chirping for food from the nest in the chestnut tree and many more species of birds nesting than I would care to try and name. The farm and equestrian neighbours help the feel of rejuvenation with lambs and foals in the fields and paddock most years too.” For families, what do you feel makes this such a wonderful place to raise children? “Having brought our three sons to Stanacres when they were around the end-of-primary to start-of-secondary school ages we’ve seen how the property can prove a great play ground at all ages. As younger children they and their friends would have a great time exploring the grounds and the house itself or boating on the lake (sometimes also in the lake) with supervision. As young teens it’s ideal for indoor or outdoor “sit-offs”, playing end-to-end football on the lawn or razzing a dirt bike or motor buggy up and down the fields. As older teens they found enjoyment having somewhere to invite friends from school or the rugby club and give the smoke detectors a good try out. One year they had a festival on the fields where about 40 of them camped and barbequed into the night all out of earshot of us. There must have been over 20 hatchbacks along the drive. Along with many New Years Eve parties we’ve hosted a parent’s 80th on the lawn and a 25th wedding anniversary party with marquees, DJ and an Abba tribute act in the garden. The stone gazebo also makes a great bar by the way. In summary Stanacres makes a wonderful family home not only for special events but for day to day family living. Everyone has enough of their own space but it still feels like a family home.” How would you describe the local community and the lifestyle on offer? “We’ve found the local community most welcoming and have made many friendships that have endured and will last long into the future. As well as friendships forged at the school gates with many other parents there are also other places to get to know people including the local 17th century thatched pub and the equidistant rugby club (along with Stanacres known in our house as the “magic triangle”). You will meet people there from all walks of life and in our experience you can easily be asked to join a golf society, shooting club, squash club, lunch club, walking group or just go for coffee and a chat at one of the local cafes.” Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here? “Very close by there are three pubs (all of which serve a great Sunday roast), a couple of cafes, a hotel with gym, wellness and beauty, various restaurants, a livery and equestrian centre, two shoots, numerous walks across countryside that it’s hard to believe is so close to suburbia and easy access to many bars and restaurants in Heswall or Parkgate.” What do you think the next owners will fall in love with most? “The next owners are likely to have an historic interest (if the walls of Stanacres could talk there must be so many stories to tell), perhaps an appreciation of architecture, an enjoyment of the seclusion and wildlife, maybe an interest in equestrian or country pursuits or maybe just the fact that it’s definitely different and special.” Who do you imagine would feel most at home here? “Stanacres will appeal to people for a range of possible reasons but at the end of the day it makes a fabulous family home.” As you prepare to move on, what will you miss most and what will you take with you in your memories? “One of the things we will miss most is stepping outside the front door and seeing no other houses, only countryside. That said, as our sons (supposedly) reach adulthood and move away, it is time for us to move on from a special place that has been part of a wonderful phase in our lives and allow Stanacres to give to someone else what it has given to us.” Additional Information Services: Mains electricity and water. Seller Insight How long have you owned the property? “3 and a half wonderful years.” What attracted you to this specific house and location? “We fell in love with the house, with its mix of historical character and charm with more modern living spaces for comfortable family living. Even though it is a large house, with spectacular outdoor space and a beautiful garden, it also feels very homely. We also loved the fact that the house, while remaining peaceful and secluded, is in the heart of a thriving and friendly community, minutes from the centre of Liverpool.” What would you like to tell parents about the benefits of raising children here? “The house offers so much for children. There is ample space for indoor playing (hide and seek a favourite) and the children enjoy the excitement of being able to use the cinema with friends or for family movie nights. The swimming pool and the versatile, large but contained garden allow them to burn off energy outside. There are large bedrooms for the kids to enjoy but we love the fact that given there are four bedrooms on one floor, we remain close to each other at night. It is the perfect house for hosting, especially at Christmas when the house really comes into its own, so the children have benefited from having family and friends with us often.” What can you tell us about the history of the property and how it has been adapted since you’ve owned it? “The house was designed and commissioned back in the 1920's by a famous shipping family, the Holts and we have the original architectural drawings framed and up on the wall. They seemed like a very welcoming family as there are newspaper cut outs about local children being invited into the house to use the lift which we are told was the first residential one of its kind. The house still retains features of its shipping heritage with unique porthole windows in the grand hallway and the old bell system, now made electronic, throughout the rooms. We have adapted the house to make it work better for a family, with the snug becoming a playroom. We have had the gates expertly restored by a local carpenter, we also replaced the boiler with a modern, efficient system to ensure the original part of the house remained cosy and warm through the winter. The water features in the garden were also made child safe.” Who do you think would be the ideal next owner? “The unique thing about Axholme is that it would work for many types of owners. A large family needing extra space, intergenerational families given the potential for separate living in the annexe, or for a smaller family such as a couple who love to host gatherings or benefit from leisure facilities. The house is move in ready, but it also might suit an owner who wants to adapt the house to suit their needs and style such as adding an upstairs balcony to look over the garden.” What’s your favourite room and why? “Each member of the family would answer differently. For the children, the sunken trampoline and zip wire in the garden would be their favourite feature but as our daughter gets a little older, she loves her own space in her bedroom and the ample space for sleepovers. As a couple, one of us would choose the large patio outside the kitchen as it is a great hosting space and a sun trap from early to late in the year. The other one of us would choose the characterful drawing room where you can read a book in front of the fire and place the most amazing Christmas tree in the bay window. Another personal favourite for us all is the circular bench at the back of the garden under the largest tree in the garden, from which you can look back on the house while listening to the pond's waterfall.” Memorable/remarkable event? “Too many to list, including legendary New Years parties, milestone birthday celebrations, frequent family barbeques and most recently hosting a family wedding in marquees designed to take in the beauty of the garden space. Christmas is also of course the highlight of each year.“ What do you love about the house the most now? “That it feels like a personal and peaceful sanctuary, away from the busyness of life while always feeling like home. Also, that it has become the heart of our wider family as it is the perfect home to get everyone together.“ What do you love about the local community? “It is such a friendly, welcoming community with such lovely neighbours. We also love that the quaint village of Oxton is so close and that we are close to excellent schools and children's activities. Living on the Wirral also offers us as a family so much access to walks and nature. We regularly enjoy trips to the beach, woods and farms in the local area.” What you’ll miss most? “We love the area and community so much that we do not intend to move far so we don't have to miss out on that. But we will miss the homely grandeur of the house and the flexibility to host many gatherings, and most of all the garden as well as the light that pours into our living spaces.” Additional Information Services: Mains water, electricity, gas and drainage. A Home Designed Around Family Living Approached through double gates, Brookford Lodge immediately creates a sense of privacy and arrival. A generous gravel driveway provides ample parking and access to the integral garage and an EV Charge-point, while thoughtfully landscaped front gardens framed by mature hedging and trees offer an attractive first impression befitting such a distinguished home. Individually designed by a renowned, local architect, the property has been carefully enhanced and beautifully maintained by the current owners over the past twenty five years. The result is a light filled and remarkably versatile residence that effortlessly adapts to changing lifestyles, whether as an exceptional family home or a property with annexe potential. Stepping through the double doors, the impressive entrance hall immediately sets the tone for the accommodation beyond. High ceilings absolutely strike you and create a wonderful sense of volume and space, while the abundance of natural light and carefully retained character features provide warmth and atmosphere throughout. Elegant Reception Rooms & Exceptional Entertaining Spaces The principal reception rooms are both welcoming and wonderfully proportioned, designed equally for relaxed family living and sophisticated entertaining. The elegant living room enjoys a large bay window with generous window seating overlooking the front gardens, while French doors open directly onto the rear veranda, perfectly framing the enchanting south facing garden beyond. Oak parquet flooring, traditional radiators and high ceilings continue into the adjoining piano/reception room, once the formal dining room, which creates a marvellous entertaining space with further French doors opening onto the veranda and garden. These interconnected living spaces provide superb flow for larger gatherings while retaining a warm and homely feel for day to day life. The hallway also gives access to a useful cloakroom and the charming library/study which also opens onto the veranda. At the heart of the home lies the magnificent kitchen dining room, extensively updated by the current owners to create a true social hub for the family. Beautifully appointed modern cabinetry is complemented by premium Miele appliances including integrated ovens, warming drawers and a coffee machine, while the impressive central island with granite work surfaces incorporates induction hobs, a sunken extractor, sink and instant hot tap. Overlooking the island is a charming, elevated reading balcony, adding architectural interest and a unique sense of personality to the space. Beyond this, a gym offers excellent flexibility for fitness, wellness or hobby space. Outstanding Flexibility & Annexe Potential One of Brookford Lodge’s most exciting features is the incredible versatility of its layout. A half landing leads to the substantial snooker and games room, with full sized snooker table an impressive space that further enhances the home’s entertainment credentials. Importantly, this section of the house offers significant potential to create a self contained annexe by reconnecting the games room with the adjacent office and music studio. With its own access already in place, the accommodation could lend itself perfectly to multigenerational living, guest accommodation, independent teenagers, home business use or even ancillary letting potential, subject to any necessary consents. It is this adaptability that has allowed the home to evolve so naturally with the current owners’ changing family life over the years. Luxurious Bedroom Accommodation The bedroom accommodation is arranged thoughtfully across the upper floors, providing privacy and flexibility for both family and guests. The principal suite is particularly impressive, designed by the current owners as a luxurious retreat. The generous dual aspect bedroom enjoys lovely natural light, while the dressing room overlooks the beautiful rear gardens. The accompanying shower room is beautifully appointed with tasteful tiling and a large rain shower, creating a calm and elegant sanctuary. The first floor also offers an additional double bedroom with ensuite shower room, together with a further bedroom, all enjoying delightful views across the rear garden. Occupying the second floor is an ideal teenage retreat or guest suite arrangement. Two spacious double bedrooms with fitted wardrobes are accompanied by a beautifully fitted bathroom complete with integrated television, creating a luxurious and private upper level sanctuary. Enchanting South-Facing Gardens & Woodland The gardens at Brookford Lodge are nothing short of magical and have matured beautifully over the owners’ twenty five years here, with them having planted and nurtured much of what you see here today. Extending to approximately 0.6 acres in all, the grounds are completely enclosed and provide a wonderful sense of privacy, nature and lifestyle rarely found in such a conveniently connected village setting. Immediately adjoining the house, a paved terrace creates the perfect space for alfresco dining and entertaining, seamlessly connecting to the elevated veranda which enjoys glorious views down the garden. The large hot tub provides yet another luxurious place to relax and unwind while enjoying the peaceful surroundings and evening sunsets. A substantial level lawn extends toward a secluded seating area beside the ornamental pond, perfectly positioned to enjoy the morning sunshine with coffee accompanied by birdsong. Beyond the formal gardens lies an enchanting woodland area threaded with meandering pathways, spring bluebells and pockets of natural beauty. Previously home to chickens, ducks and geese, this wonderfully natural setting creates a true haven for children, wildlife lovers and those seeking an immersive countryside lifestyle. The owners speak fondly of evenings around the firepit during autumn and winter, summer days spent outdoors from dawn until dusk, and the magical atmosphere created throughout the seasons. From bluebell lined woodlands in spring to festive family gatherings beside the fire at Christmas, Brookford Lodge has provided the backdrop to countless cherished memories. Village Life, Connectivity & Lifestyle Positioned within the picturesque village of Worthenbury, Brookford Lodge enjoys the perfect balance between peaceful rural living and excellent accessibility. The village itself is known for its friendly community atmosphere, excellent local amenities and wonderful countryside surroundings. Bangor On Dee lies just two miles away, while Wrexham (7.5 miles), Chester (16 miles) and major commuter routes are all within easy reach, making the property exceptionally well placed for both regional and wider travel connections. Families are particularly well served by a selection of highly regarded schools including Bishop Heber High School, Abbey Gate College and the independent King’s and Queen’s schools in Chester. The surrounding area offers an exceptional lifestyle with beautiful walks, charming country pubs and excellent leisure facilities close by. The current owners particularly enjoy visits to the riverside pub at Erbistock, The Boat Inn, breakfasts at The Lost Barn in Tilston and membership at nearby Carden Park with its renowned golf, spa and leisure facilities. Equally suited to growing families, multigenerational living or those simply seeking space, privacy and versatility, this remarkable residence offers a rare opportunity to acquire a home that can continue evolving for many years to come. For those seeking village life without compromise, Brookford Lodge represents something truly special. Vendor Insight – Brookford Lodge When did you first find this home, what first drew you to it, and what was it that instantly captured your heart? “Over 20 years ago we decided that we’d like to start a family and we wanted a home that ticked lots of boxes; I had a bit of an unrealistic checklist – I wanted a house that could accommodate a growing family; a safe, enclosed garden, to be surrounded by nature but close to Chester and somewhere with easy access to commuter links, as my husband frequently worked abroad. We couldn’t believe it when we viewed Brookford Lodge and it was everything we’d been looking for and more!” Can you recall the moment you knew it was “the one”? “The moment we drove through the gates I was optimistic. It was such a unique design and such a private house yet in the heart of a pretty village. When I stepped inside, the high ceilings made it feel spacious and airy. It felt so homely I was literally picturing our furniture in each room. It was definitely ‘the one!’.” Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part? “Brookford Lodge has grown and adapted with us over the years, allowing us to easily embrace each new stage of life and occasion. The kitchen has been the heart of our family home, and it made perfect sense to add a playroom off the kitchen when the children were young, which became a great place for them to invite friends as they grew older. As the girls became teens, they took over the entire top floor, so they had their own space and privacy. What was once the nursery became a guest bedroom with en-suite for friends and family.” Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality? “When we moved in, the garden was just a field. It’s been wonderful over the years to see how it’s grown and matured. The woodland area provides a fabulous habitat for birds and hedgehogs. We added a small patio near the pond, which captures the morning sun and is the perfect place for breakfast, and the BBQ area is great for gatherings with family and friends.” Is there a particular feature or detail that holds special meaning for you? “The hot tub has been a great addition to the garden. Sitting, chatting to friends and watching the sun set has been fun. But watching my toddlers learning to swim is a particularly special memory for me. For my husband, the office and studio having its own entrance, separate from the house has been invaluable for working from home.” Which spaces do you find yourself gravitating to most, and why? “Our open plan kitchen is where we have spent most of our time as a family. When entertaining and preparing food, it’s easy to stay involved in the conversation. With the games room just off the kitchen, the children could play and still be connected.” How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old? “I love all of the windows at Brookford Lodge - it is such a light and bright home, with many of the rooms having dual aspect. The garden faces south, so from daybreak until dusk, all the rooms are flooded with light. Sitting on the decking, listening to the birds and looking down the garden always feels special. It’s like being on holiday every day!” What time of year does the property feel most magical, and why? “All of the seasons here have their own special meaning. We love the bluebells that carpet the woodland area to mark the start of Spring. Summer is fabulous; the patio area is a sun trap, so we’re outside a lot, on the decking area or in the hot-tub! In Autumn and Winter we light log fires in the fire-pit and cook chilli and jacket potatoes, especially for bonfire night. Perhaps the most magical of all is Christmas. The living flame fire flickers in the sitting room. We always have a large Christmas tree from the local Christmas tree farm in Threapwood, and the whole family gathers to celebrate!” For families, what do you feel makes this such a wonderful place to raise children? “Worthenbury is a very safe and friendly village. Halloween is a special time in the village, where most of the neighbours are happy to welcome the door to door ‘trick or treaters’. At Christmas, the local farmers organise a ‘Tractor-Run’ where they decorate their tractors and drive through Worthenbury and other local villages in convoy, collecting donations for charity. The village hall has pizza and wine and the whole village turns out in support. There is a play park in the village, with a small cycle track where our children learnt to ride their bikes. There are also some great schools – Malpas has the Alport primary school and Bishops Heber secondary. Abbey Gate College is a short drive and there is a local school bus to The Kings School or The Queen’s school for girls in Chester. The garden is great to explore and is enclosed on all sides. We kept chickens, geese and had ducks on the pond. There are some great walks around our local area, down winding country paths.” How would you describe the lifestyle on offer? “I’d say it’s a perfect mix of peace, tranquillity and everything a countryside location has to offer, combined with easy connectivity to schools, the city and transport links.” Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here? “There are lots of fabulous country pubs, but we love the ‘The Boat’ at Erbistock, such a pretty 17th century inn set beside the river Dee. It is tucked away and it took us a while to discover it! The ‘Lost Barn’ in Tilston is fabulous for coffee and breakfast. We are also members of Carden Park which is just a 20 minute drive away and has a world class spa and golf club, great gym facilities and a lovely swimming pool.” What about local events or venues for entertaining family and friends? “Bangor-on-Dee racecourse is a 10 minute drive from Worthenbury and is a great day out. Alderford Lake is also local and has a wonderful café, lots of water-based activities all year round and several festivals. My husband enjoys mountain biking with friends in Llandegla.” Can you share a remarkable or meaningful moment that truly sums up your time in this home? “Bringing my first-born home and showing her around the house, and in a flash, marking high-school graduation with Pre-Prom parties in the Garden under a Marquee with champagne flowing. It’s been a blast!” What do you think the next owners will fall in love with most? “Brookford Lodge is such an adaptable house, the next owners will be able to make their home anything they want it to be. The flexibility to have multi-generational living, a family home or an exceptional house to entertain in, Brookford Lodge has it all. For anyone who loves peace and privacy and is looking for a countryside lifestyle yet with all the advantages of the proximity to lots of amenities, look no further!” As you prepare to move on, what will you miss most and what will you take with you in your memories? “We will both miss the garden and especially the birdsong, the local area and the friends we have made. Brookford Lodge has managed to adapt to everything we have needed with room to spare! This house has been the backdrop for the story of our lives. We hope the next owners love it as much as we have.” Additional Information Services: Mains electricity and water. Private drainage. Oil heating. Council Tax: Band I. Local Authority: Wrexham. It offers a rare combination of privacy, scale and flexibility, with a fully equipped equestrian holding, exceptional leisure facilities, and adaptable multigenerational accommodation, all within a highly private and mature setting. Extending to over 4,500 sq ft, the estate functions seamlessly as both a principal residence and a lifestyle holding, with clear potential for income-flexible use if required. A particularly significant feature is its position within protected countryside views under the Malpas Neighbourhood Plan. This designation provides a meaningful safeguard to the surrounding landscape, ensuring the uninterrupted rural outlook and long-term preservation of its setting. Accommodation The reception hall announces the properties scale immediately, introducing the flow and proportion that defines the home throughout. To one side, the sitting room provides a quiet retreat with bespoke fitted storage and a feature fireplace. Opposite, the drawing room offers a more formal setting, filled with natural light and opening via French doors to the front terrace, perfectly positioned to enjoy far-reaching countryside views. The formal dining room connects directly to a private courtyard, creating an ideal setting for entertaining. This leads through to a versatile family room, which links seamlessly to the utility room, boot room, and ground floor shower room — ideal for country living and outdoor pursuits. At the heart of the home is the kitchen and breakfast room, a warm and functional space featuring bespoke cabinetry, a classic Aga, central breakfast bar, and generous dining area. A walk-in pantry, incorporating the original front entrance, provides additional storage and garden access. Adjacent is a light-filled garden room offering an additional reception space with views across the grounds. First Floor The principal suite is a private retreat, comprising a spacious bedroom, walk-in wardrobe, and a luxurious en suite bathroom with twin basins, Jacuzzi bath, and separate shower beneath a vaulted ceiling. French doors open onto a private balcony with uninterrupted rural views. Two further bedroom suites each benefit from dressing rooms and en suite facilities. One enjoys elevated views across the driveway and paddocks, while the other offers direct access to the gardens, making it ideal for independent guest or multigenerational living. The fourth bedroom is served by a Jack and Jill bathroom, offering flexibility as either a private suite or integrated family accommodation. Second Floor Two additional bedrooms enjoy extensive countryside views and share a WC, alongside generous eaves storage. This floor offers excellent flexibility and can function as a self-contained suite for guests or extended family. When combined with the fourth bedroom and family bathroom below, it creates a highly adaptable two-level living arrangement. Outside The estate extends to approximately 11 acres of landscaped gardens, paddocks, and open countryside, offering privacy, scale and uninterrupted rural views. A heated outdoor swimming pool forms the centrepiece of the leisure offering, complete with changing rooms and shower facilities. The all-season Cookhouse provides a dedicated outdoor entertaining space with firepit, suitable for both summer and winter use. A standout feature of the estate is the Arctic Lodge, affectionately known as the “Hobbit House”, set beside the outdoor swimming pool. A truly atmospheric retreat, it comes into its own in the winter months, with a central burner creating a warm and inviting glow. Equally magical for evenings with family or entertaining guests, it offers a memorable and highly unique escape within the grounds. Equestrian Facilities Overton House is a fully equipped equestrian holding, positioned to appeal directly to dedicated equestrian buyers. The facilities include eight well-maintained stables, tack room, feed and rug room, hay store, and field shelter, all supported by extensive and well-fenced paddocks. Multiple access points provide operational flexibility for private use, training, or equestrian activity. In addition, approximately 10 acres of land are available by separate negotiation, offering scope to further expand the estate or equestrian capability. Garage & Parking The property benefits from extensive garaging, including a double garage with two additional rooms, a four-car garage, and a further side garage. A tree-lined driveway with turning circle provides ample parking for numerous vehicles. Location Overton House enjoys a highly private setting on the edge of the historic village of Malpas, a sought-after Cheshire location known for its medieval church and is considered one of Cheshires most unspoilt villages with a strong community, independent shops, restaurants, wine bar, and everyday amenities including GP and dental services. The village hosts regular markets and seasonal events, reinforcing its strong rural community feel while remaining highly accessible. Chester lies approximately 15 miles away, offering extensive shopping, dining, cultural attractions and direct rail links to London and Manchester. Highly regarded schooling is available locally, including Malpas Alport Endowed Primary and Bishop Heber High School, alongside leading independent schools such as King’s and Queen’s Chester, Moreton Hall, and Packwood Haugh.
