HIGHLIGHT:-> A dream for extended families: living separately yet together in three separate houses Pommerloch 15 mins.--> Belgian border 15 mins.--> Wiltz 15 mins.--> Ettelbrück 25 mins.--> Diekirch 30 mins.--> Luxembourg City 60 mins._________________________________________________________________This unique farmstead complex in Insenborn (municipality of Esch-Sauer) offers the perfect setting for harmonious multi-generational living on a plot of 816 m². The well-thought-out design fulfils the dream of many extended families, in keeping with the motto ‘Together, yet separate’: the entire property is registered under a single cadastral number, yet comprises three separate house numbers or residential units. This allows the family to enjoy maximum independence whilst avoiding the bureaucratic hurdles of a owners’ association. Idyllically and peacefully situated right by the reservoir in the Obersauer Nature Park, all generations – from the grandchildren playing outside to the grandparents seeking peace and quiet – will find a safe home close to nature here. Despite its idyllic setting, transport links are excellent: Wiltz is 16 minutes away, Ettelbrück 25 minutes, and Luxembourg City around an hour. With a total of 8 bedrooms, the three separate houses offer the ideal space to meet the individual needs of every age group. House 1 (114 m²), for example, is perfect for the grandparents: it was completely renovated in 2007 and is accessible to people with disabilities thanks to a retractable ramp. Right next door, House 3 (95 m²), with two storeys, an attic and a small terrace with a garden, offers cosy living space for another part of the family. As both these houses are ready to move into immediately, family life can begin without delay. Meanwhile, the younger generation or growing children can make their own mark in the 139 m² House 2: this is currently at the shell stage and can be flexibly adapted to suit their own ideas, with electricity, water and fibre-optic connections already in place. At the heart of family life is the 200 m² courtyard, which creates a sheltered and private atmosphere for daily get-togethers, celebrations and shared living. At the same time, the separate buildings ensure that every family member has the necessary space to retreat to and enjoy privacy at all times. There is also plenty of space for shared hobbies, the family’s vehicles or DIY projects: In addition to a small barn, which is ideal as a garage for the family’s cars and machinery, the large two-storey barn (253 m²) offers endless possibilities for use. Whether as a workshop, a play paradise for the children or a shared studio – this is a place where community and creativity can be nurtured across generations.

The first historical mention of this castle dates back to 1156. Over the eight centuries since then, the Castle of’Ell has taken on the architectural form we know today: that of an exceptionally charming residence with approximately 560m² of living space and approximately 1,850m² of total floor area, surrounded by a sumptuous park of approximately 2.07 hectares on the banks of the Attert. The site is listed, and the current owners have carried out a number of works to prepare this historic monument for new uses suited to modern life. The site has recently been classified as a Mix-V zone in the Ell Municipal Land Use Plan (PAG). An architectural survey has been conducted to ensure that precise plans exist for the development of any new project. Whether for residential or commercial purposes, a renowned architectural firm has been commissioned to develop several basic concepts, in consultation with the authorities, which could be used for the transformation of this historic gem. A concept for the creation of 8 residential units in the annexes has been drawn up, featuring a wide range of living areas (±57m², ±101m², 105m², ±106m², 2 x ±181m², ±199m², ±215m², not including the main house. At first glance, the compound appears rather unassuming, but holds some lovely surprises once you step through the gate. You then discover a pretty enclosed courtyard with a stately home at its centre, likely built within the walls of the former keep. The entrance to this house features a coat of arms dating from 1635 and opens onto some lovely reception rooms: a hall, two living rooms (one with a fireplace), and a superb vaulted room (a historic kitchen with a hearth and a working bread oven). The architectural firm’s work focuses primarily on analysing the various possibilities for utilising the castle’s outbuildings (the enclosure): how to create new openings, bring in more light, etc. Renovation and/or conversion work may qualify for very attractive grants. For further information, or to arrange a viewing, please contact the agency. Located at the entrance to the village of Ell, this beautiful property is rather discreet, reminiscent of a farmhouse and set slightly back from the road (which is not a main road and is no longer heard once inside the courtyard). The enclosure, which is no longer totally enclosed to the rear, overlooks a beautiful park bordered to the south by the course of the Attert, a small river which flows into the Alzette at Mersch. Ell is a very pleasant village, with an elementary school with “pre-school”, a beautiful village hall and. All amenities are just 2 km away, in Redange, capital of the canton of the same name. Engel & Völkers is pleased to present this magnificent renovated property, located in the picturesque village of Kautenbach. This farmhouse with its former Postal Relay was built in 1786 and was fully renovated between 2015 and 2022, respecting the original character and in accordance with INPA recommendations. The total usable area is approx. 1,022 m². You will find 3 residential units with a total living area of approx. 395 m²: - The main dwelling, with on the ground floor, to the left of the entrance hallway, a double living room of ±36 m² with a fireplace, the kitchen located at the site of the historic hearth of ±24.86 m² with its pantry, a wine cellar (±7.18 m²) and a storage room (±15.7 m²). The dining room of ±11.84 m² opens onto a superb garden equipped with a lovely covered summer kitchen offering an unobstructed view. To the right of the main entrance are the former stables of the Postal Relay, converted into a reception room with a lounge area and a library, enhanced by a Scandinavian stove in natural stone. This room leads to several other ground-floor areas: the cloakroom with WC, the pottery room, the workshop, the technical rooms including the boiler room, and two garages. On the first floor of this main dwelling are two large bedrooms, each with its own en-suite bathroom (bedroom ±13.5 and bathroom ±7.64 / bedroom ±27.54 m² and bathroom ±13.2 m²), as well as a complete apartment of ±80.63 m² with entrance area, bedroom, living room, office, bathroom and a large open-plan kitchen. This apartment can, if needed, benefit from a private access to be created. At the rear of the house, also on this level +1 of the farmhouse, there is a large garage housing the pellet tank and offering parking spaces under very high roof space. On this level is the third residential unit, in the form of a large studio of ±37.83 m², fully equipped and which can be provided with its own private entrance. There is also a large room currently used as a fitness room and a laundry room with separate access. - The equestrian facilities are designed to accommodate 6 to 8 horses. The privately owned land is 1 hectare and 7 centiares; the land currently used is 1.63 ha, and other plots should be able to be reactivated if needed, probably by lease or possibly for purchase. - The stable, located in a building separate from the farmhouse, is currently arranged on the ground floor into two open-stabling areas with a tack room. This building would allow the creation of an additional apartment on the upper floor, which currently houses a hay barn. Along the stables are two paddocks and a small training arena. In front of the building is a large covered area used for saddling, grooming, washing or shoeing the horses in good conditions. This area can also serve as a carport if needed. Several extension possibilities are available, notably in the large attic above the main farmhouse, in the roof space, or in the area reserved for the fitness room and the laundry room. - Also worth mentioning is a large hangar in the form of a lightweight structure, fully enclosed and able to accommodate several cars, motorcycles, bicycles, motorhomes or caravans. Classified as Mix-v zone in the PAG, this property is suitable not only for residential purposes and, in addition to the existing equestrian facilities, it could also accommodate the practice of a liberal profession, a fine site to create a restaurant, an inn, holiday rentals or a guesthouse, etc. Kautenbach is undoubtedly one of the most beautiful villages in the Luxembourg Ardennes, located in the municipality of Kiischpelt, at the confluence of the Wiltz and the Clerve. It is at Kautenbach railway station, about 500 m away on foot, that the line coming from Luxembourg / Ettelbruck branches off towards Wiltz, and towards the north of the country in the direction of Clervaux, Troisvierges, and Liège in Belgium. From Kautenbach, there is a departure to these Luxembourg destinations every 30 minute

UNDER COMPROMISE.On the heights of Cruchten, a village located between Luxembourg City and Mersch, a spacious building from the early 19th century and its landscaped garden.Built on the edge of fields, this residence is a small world of beauty where the charm of the old harmonizes with the strong presence of nature around. Dominating the valley, it is a peaceful retreat, just a few steps from the pastures, embodying the art of a delicate assembly, that of history, of optimized vernacular architecture, and of quality daily life in a privileged environment – without having to give up the proximity to essential amenities, shops, and services that are just a stone's throw away. Two construction periods can be distinguished; the first part, the oldest, dates from around 1830. In the 1980s, extension and remodeling works on the barn complemented the existing structure with open and bright spaces, opening onto the South and East facades, animated by large bay windows overlooking the garden and the panorama of the surrounding meadows.Access to the house and garden is via a paved path from the main facade to the south, topped by two gables, clad in a coat of ivy in total harmony with its environment. The ground floorThe front door opens onto a vestibule leading to a small living room, where original materials are still present, contributing to the warm atmosphere that defines the house. Adjacent, there is a first staircase, a large kitchen with a dining area overlooking the garden, and to the right, a hallway leading to the technical area (boiler room and solar panel controls), a second staircase, and the large living room, with its wood stove, whose bay windows showcase views of the garden like a botanical painting. Behind the kitchen, there is a large bathroom with toilet facilities and a laundry room. From there, a second door opens onto a more intimate part of the garden, a courtyard shaded by ancient trees, adjoining the kitchen, inviting long convivial evenings with friends or family. The first floorThis is the level of the bedrooms. It consists of a long corridor distributing access to 4 large bedrooms, 3 of which have areas ranging from 20 to 22m2 and one smaller room of approximately 8m2, a shower room with toilet, and an attic space of 52m2 that can be converted. The second floorThe right side of the attic consists of a large room with an impressive bay window offering a unique panorama of the surrounding nature. It is currently used as a leisure room and office. The adjacent room serves as a library. At the left end of the building is an attic that can be converted and an old smoking room. The gardenOn one side, a paved courtyard at the entrance, and at the back, a more natural and intimate space. It is organized into different areas allowing each person to create special moments; there is a chicken coop, a greenhouse, a cabin, a small pond, and shaded areas. The carportLocated on the north facade, a carport completes the ensemble. This haven of peace can satisfy nature and tranquility lovers as well as a family seeking a better quality of life and appreciating the charm of the old. The interior spaces are arranged in a spirit of comfort, and the visual continuity between inside and outside greatly contributes to this charming ensemble. For any additional information, we are at your disposal at +352 26 70 93 71 or at [email protected] description has been automatically translated from French.

Engel & Völkers presents this representative villa with large building plot in the center of Mersch built in 1904(the 'Villa Zettinger') which is follows: on the ground floor, the entrance hall leads to a beautiful staircase, the study of ±11.36sqm, the kitchen of ±15.75sqm and a superb double living room of ±44.63sqm with beautiful ceilings (stucco and wood) and old parquet floors in good condition. The latter comprises two separate rooms, each with a beautiful old fireplace and separated by a 4-leaf door. A glass door leads to a large winter garden of ±24.5sqm with access to a beautiful garden surrounded by hedges and planted with boxwood and other shrubs. The kitchen also has access to this garden. Upstairs are 4 large bedrooms (±15.75sqm,± 27.66sqm, ±17.10sqm and ±12.07sqm) and a bathroom. The attic has great potential for extension or conversion and currently offers a large bedroom (±44sqm) with exposed beams that can easily be split in two (with 2 separate entrances). There are also two small rooms, one with access to water and one used for storage. The house has a cellar housing the heating room (oil-fired) and several storage cellars. The house has a large garage of ±100sqm (ceiling height 3.5 m, ideal for a camper van, for example) that can accommodate 4 to 6 vehicles, as well as 2 parking spaces in front of the 2 garage gates. The villa has high ceilings (3.5 m on the ground floor and 3.2 m on the first floor) and is protected by the local authority and the INPA. The south-facing garden has a surface area of 5.30 ares (separate cadastral parcel) and also represents great potential as it is in a zone suitable for building; like the villa in the Mix-u zone. Located in the center of Mersch, this house is close to all amenities within a radius of 100m to 300m (shops, chemist, post office, restaurants, CFL station, doctors, etc.). Although it is located on the edge of a main road and next to a car park, the fact that it is set back from the road and on a plot entirely surrounded by a hedge means that you don't feel like you're in the town center. This is an ideal location for a professional activity or a combination of residential and professional use. The town of Mersch has become much more attractive in recent years, especially since the opening of the A7 motorway linking the town to Luxembourg City as well as Diekirch and Ettelbruck in around 15 minutes by car. There are also excellent public transport links. The train and bus stations are 200m away. Mersch offers a full selection of supermarkets and shopping centers, restaurants, crèches, the basic school as well as two three secondary schools. Distances : Mersch train station: ±200m Cactus shopping center: ±600m Topaze shopping center: approx. ±1.4 km Basic school: approx. ±700 m Ermesinde secondary school: approx. ±700m Lycée Technique pour Professions Educatives et Sociales - L.T.P.E.S.: ±700m Ecole Internationale Anne beffort (EIMAB): 750m Kirchberg : ±18,0 km Luxembourg-City : ±21,3 km Luxembourg Airport : ±22,5 km
