House with garden Goudargues (30)
Cèze Valley – A Property with Exceptional Renovation Potential In the heart of a charming village in the Cèze Valley, just a few minutes from Goudargues, affectionately known as the 'Venice of the Gard', this character property stands on approximately **2,700 sqm of land** and offers exceptional potential for renovation and redevelopment. **The property requires complete renovation and substantial restoration work**, including the replacement or refurbishment of the roofs, complete renewal of the electrical installations, plumbing and heating systems, as well as extensive interior renovation. Only a small part of the buildings could be considered habitable in their current condition, and even then, only to a very basic standard. The estate comprises three main buildings, together with two small ruined stone houses, offering numerous possibilities for restoration and conversion. **The main farmhouse**, an authentic stone building with approximately **200 sqm of potential living space**, currently comprises three apartments requiring restoration, opening onto a magnificent covered terrace of approximately 50 sqm. An adjoining section, currently without a roof, has a footprint of approximately 50 sqm and could also be restored. On the ground floor, the building stands above an impressive collection of cellars and two large vaulted rooms, providing a **total surface area of approximately 250 sqm**, part of which could potentially be converted. **The second building**, a house constructed in the 1970s, comprises a spacious ground-floor garage of approximately 100 sqm, with residential accommodation of a slightly smaller area on the upper floor. This building could be retained and redesigned as part of an overall renovation project or, alternatively, potentially demolished, subject to planning permission, to enhance the authenticity of the original stone buildings and create additional open space. **A remarkable stone outbuilding**, formerly used for winemaking, completes the three main buildings. Measuring approximately **11 metres by 9.5 metres, providing over 100 sqm of floor space at ground level**, it retains beautiful original wine vats and offers the possibility of conversion over two levels, representing a theoretical potential of more than 200 sqm of gross floor area, subject to technical feasibility and the necessary planning permissions. **In addition, two small old stone houses, now in ruins**, further enhance the estate. Both are in very poor condition and require complete restoration, or potentially reconstruction depending on their structural condition. They offer further development potential as part of a comprehensive renovation project, subject to the necessary authorisations. With its generous proportions, variety of buildings, architectural heritage and extensive grounds, **this property represents an opportunity for lovers of traditional stone buildings and those seeking an ambitious restoration project**. A property steeped in history, offering numerous possibilities for redevelopment in a sought-after village setting, close to Goudargues and the unspoilt landscapes of the Cèze Valley. **A property exclusively selected by Botella et Fils Immobilier – Ref. 2965** Agency fees payable by the seller.
