We bought this property some 30 years ago because the location is simply amazing. It is very quiet, secluded and private and, looking out over the fields and the spinney, makes you feel you are deep in the countryside. However you are just a few minutes’ walk from a supermarket and a number of excellent primary, secondary and grammar schools, while Broadstairs town centre and the seafront is only about a mile away. It is also not far to Margate and the Westwood Cross shopping centre with its high street stores, restaurants, cinema complex and casino. The property was originally part of the Dane Court Manor estate and was in a somewhat parlous state when we arrived and, as there was no road access to the property, we had to force our way through the undergrowth to reach the bungalow. However it has been a real ‘labour of love’ creating our charming home, garden and the spinney. We also constructed the garage that could easily be converted into a separate annexe, subject to the appropriate permissions, and we installed the road, the automatic gate and surrounding fencing to provide added security and have extended and updated the property over the years, as well as adding solar panels and batteries. Much as we love it here, we feel it is now time to downsize and pass the baton on to new owners who we hope will get as much pleasure out of the property as we have. The Victorian seaside town of Broadstairs includes a variety of individual shops, bars and excellent restaurants as well as a cinema and theatre and annual events such as Folk Week, the Dickens Festival and the Food Fair as well as a mainline station with fast trains to London taking less than an hour and a half. While Margate offers the famous Main Sands, the Turner Gallery, Dreamland Amusement Park and the interesting Old Town with its quirky shops, galleries and eateries. There are also numerous sports clubs available including cricket, tennis, bowls, squash and the renowned North Foreland Golf Club. Historical Note:Dane Court Manor was built in the 18th century, although an earlier property did exist dating back to pre-medieval times, but the latest manor house was demolished in the early 1960s and replaced by Dane Court Gardens, with the nearby Grammar school being named after the Manor. There is a large cropmark complex in the fields adjacent to the property that includes a number of ring ditch and pit features and believed to be the remains of a Roman villa with superimposed Anglo-Saxon structures or could have been a settlement site associated with the site of a Jutish cemetery in St Peters churchyard. Under the circumstances, with its archaeological importance, it is unlikely that the fields would ever be built on.

“We moved back to the UK from America over 30 years ago and wanted to create a home that was unique and incorporated features we had seen in American houses. We were fortunate enough to find a great builder who offered us this amazing piece of land provided we had plenty of imagination and he could build the house. Without further ado we found an equally special architect to work with the builder and this amazing property is the result of which we are extremely proud. It will be a great wrench to leave but we feel it is necessary now to downsize and move nearer our daughter. We would be happy to include any of the fixtures, fittings and furniture with the sale of the house.Although it is very quiet and peaceful, we can walk to Kathton House at the Tylers Kiln for a delicious meal. We are also quite close to the University of Kent and only a short distance to two prominent private schools. It is only five minutes’ drive to the centre of Canterbury with its historical buildings, high street stores and individual shops as well as a plethora of bars and restaurants, the Marlowe theatre, first rate state and other private schools. There are also two stations including the high speed train to St Pancras from Canterbury West that can whisk you to London in less than an hour. Alternatively we can be in Whitstable with its shops, harbour and famous oysters in 10 minutes while the nearby Gulbenkian theatre and cinema on the University campus provide additional entertainment facilities”.

An Architectural and Historical Landmark of Exceptional Grandeur.Step into a piece of English history at Barrow Court, a magnificent Grade II* listed country house that dates back to the 12th century. Originally built as a Benedictine nunnery, this stunning residence has undergone numerous transformations throughout the centuries, all while retaining its timeless elegance and architectural significance. The home’s rich past includes ownership by John Drew, a Bristol merchant who received the property from King Henry VIII following the Dissolution of the Monasteries. In the late 19th century, the estate was meticulously restored and expanded by Henry Martin Gibbs, who transformed it into the Jacobean masterpiece that stands today. Under his ownership, the renowned garden designer Francis Inigo Thomas was commissioned to design the spectacular Parterre and formal gardens, which remain a defining feature of the setting.Barrow Court has also attracted cultural interest in more recent years. Its striking architecture and historic authenticity led to the property being featured in the acclaimed BBC drama Wolf Hall, where it served as the stand-in for Hampton Court Palace, highlighting its remarkable period character and cinematic presence.No.1–3 Barrow Court forms the principal portion of the historic Barrow Court Estate, which was thoughtfully divided into a collection of private residences in the 1970s. While the estate now comprises a small enclave of around nineteen homes, this property occupies the most architecturally significant and imposing section of the original mansion. Its position within the estate allows it to retain the presence, scale, and grandeur of a stately home, while benefiting from a tranquil, community-like setting. The home underwent a sensitive restoration in the 1980s, carefully reviving its many period details. From the moment you step inside, you are greeted by an array of exceptional architectural features: intricate plasterwork, stone mullioned windows, stately fireplaces, the remarkable Jacobean staircase, and decorative friezes. The magnificent Great Hall is a centrepiece of the property, showcasing its impressive Corinthian fireplace and the Gibbs family coat of arms. The formal reception rooms offer a balance of majestic entertaining spaces and more intimate family rooms. Highlights include the raised drawing room, adorned with rich panelling and an arabesque ceiling, and the first-floor Solar, an exquisite example of historic craftsmanship. The first floor hosts a grand principal bedroom suite, alongside additional bedrooms, a music room, and sitting rooms, all with superb period detailing. The second floor features the Long Gallery, complete with wide oak floorboards, and is home to further bedrooms, family bathrooms, and a kitchen. A self-contained apartment and two cellars, including a wine cellar, complete the accommodation.Outside, the Grade II listed gardens, co-designed by Inigo Thomas, extend over 4.25 acres of manicured lawns, terraces, and pavilions. The grounds offer stunning vistas over the surrounding countryside, an elegant obelisk, and statues by Alfred Drury. A lush Arboretum filled with rare and mature trees provides a peaceful retreat. The long, tree-lined driveway enhances the sense of arrival and exclusivity, while the wider rural surroundings remain largely in the ownership of the Gibbs family descendants.Located just 6.5 miles from Bristol’s city centre, No.1–3 Barrow Court offers a peaceful rural setting with excellent access to Bristol Temple Meads, the M5, and a selection of highly regarded schools, farm shops, and country pubs. This is a rare opportunity to own the most significant part of one of North Somerset’s finest historic estates, a home where history, elegance, and luxury converge in a truly remarkable way.

Sellers Insight Higher Penstroda has been our home now for several happy years.During our first two or three years, the east and west sections of the building were constructed along with the garage. The original farm house was demolished and all of two bats were moved to their new penthouse accommodation in part of the roof space in the garage. Together we have landscaped the garden which is now thriving with shrubs and plants. It is with great sadness that we find ourselves in a position where leaving our lovely home and returning to family in Sussex, is a must. The surrounding area, an Area of Outstanding Natural Beauty, never ceases to amaze us how the dramatic landscape changes as the seasons move through the year. We have enjoyed the stunning views in all directions, to beyond Bodmin, the rugged coastline of North Cornwall and of course the Moor. The peace and atmospheric conditions of our immediate area will be sorely missed. Our small hamlet of four properties, two very old and two very new, have gelled and blended well. The neighbours have been a pleasure to become acquainted with, and whilst we may not see one another for weeks or even months, it is reassuring to know we are always there to help each other if required. Many times we have visited our nearest village of Blisland, either on foot with the dogs or by car. The village has a thriving community boasting an attractive village green, a super quirky pub, an historic old church and a community run shop. All within walking distance of one another. The Primary school lies in the smaller village of Waterloo. Some of our most enjoyable times have been with visiting family and friends. First impressionsYou don’t just step into a hallway here, you arrive. The front door opens into a wide, light entrance that feels like it can take a family arriving all at once: buggies, school bags, tennis rackets, wet coats, no problem. To the front, a bay-window sitting room gives you that quieter, close-the-door space for films, books and winter evenings when the rest of the house is still at full volume.Everyday living, opened upWalk through and the house relaxes. The rear has been opened into a large, free-flowing kitchen, dining and living space that runs across the back of the house – proper worktop space, a big island where everyone naturally ends up, room for a long dining table and a soft seating area that keeps you in the middle of things even when you’re not the one cooking. It’s the sort of room that does breakfast before school, Sunday papers, birthdays and Christmas without breaking stride.Full-width glazing draws your eye straight out to the garden, so on good days the back of the house feels almost borrowed from outside. Step out and there’s a decked terrace for summer dinners, then a level lawn that’s easy to look after and easy to live in football, paddling pools, or just a chair and a glass of wine at the end of the day. At the far end, the garden studio quietly upgrades your life: a proper, insulated space with its own shower room that works as an office, a gym, a music room or a very popular guest annex. It’s close enough to feel connected, far enough that it gives everyone some breathing room.On this floor you’ve also got a shower room and sensibly planned storage, so muddy dogs, post-run trainers and dripping sports kits never have to make it as far as the nice furniture.Upstairs, space that feels fairThe first floor is set up to keep mornings smooth and arguments to a minimum. The principal bedroom takes the best position, with fitted wardrobes and its own en suite bathroom, so it feels like a retreat rather than just “the one with the biggest bed”. Along the landing are three further doubles no one gets relegated to a box room served by a contemporary family bathroom that can actually cope with real-life family timings. Up under the eaves, the top-floor bedroom runs the length of the house, with generous head height where you want it and clever storage tucked into the roofline. It’s one of those spaces that can change as life does: teenage hideaway, grandparent suite, studio for someone working from home most of the week, or a combination of all three over time.Belgrave Road, Barnes lifeBelgrave Road gives you that Barnes balance: quiet, residential and leafy, but close enough in to feel properly connected. Barnes village, the Common and the Green are all part of your everyday orbit coffee, a last-minute supper, a quick walk with the dog or a circuit with the buggy are all on foot, without thinking about the car. At weekends, Barnes Common, the Wetland Centre or a longer loop towards the river becomes the default plan. Practicalities are strong too. There’s a well-regarded choice of schools at every stage, both state and independent, and Barnes and Barnes Bridge stations give you easy routes into Waterloo and connections through Clapham Junction. Hammersmith’s Underground links are within reach for when you’re heading further into town. It’s a house that feels firmly rooted in Barnes family life more space where it counts, more flexibility as life shifts, and a location that lets you plug into the village, the green spaces and the wider city without compromise.
