House with garden Chester (United Kingdom)
There are houses at this price. And then there are opportunities.Elmwood is the latter. A masterfully restored 1930s residence behind private electric gates on the edge of Eccleston Village. 3,033 sq ft of exceptional craftsmanship across the main house and a fully self-contained detached annexe, set on 0.35 acres of south-facing grounds. All of it overlooking the permanent green expanse of the Duke of Westminster's Eaton Estate, a view that will never be built out.For a buyer who simply wants a magnificent family home rich in period features, Elmwood delivers without question. But for a buyer who also wants their money to work, this is rare. The detached annexe, finished to the same exacting standard as the main house, functions seamlessly as a luxury holiday let in one of England's most visited cathedral cities, a long-term rental, or a home for family that feels like a home rather than an afterthought. Reviewing Air BnB and Sykes Cottages at current Chester-area short-stay rates, a conservatively run holiday let of this calibre could potentially offer a considered return, a meaningful offset against ownership costs from day one.The 0.35-acre plot warrants attention in its own right. Gated, private, and south-facing — land of this scale and quality, with countryside views, this close to Chester, at this price, does not come along often.Behind the handsome red-brick façade, the restoration is the work of artisans rather than developers. Hand-rolled plaster ceilings with intricate bird's-beak detailing, crafted by an award-winning craftsman. Original herringbone parquet throughout. Restored cast-iron fireplaces in every principal room. A bespoke kitchen built around a four-oven Aga, framed by 18th-century botanical tiles sourced from Natural History Museum plates. Every room carries the quiet confidence of work done properly, by people who cared.Chain free and ready to occupy. Elmwood does not need you to imagine what it could be, it already is.The Main House Entrance & Ground FloorA wide entrance hall sets the tone immediately: original herringbone parquet underfoot, high ceilings, and a generous cloakroom with coat and boot storage neatly integrated beneath the stairs. A dedicated utility room — plumbed for washing machine with dryer space — keeps the practical invisible. Two reception rooms flank the hall, each with deep bay windows, hand-crafted fireplaces with log burners, and those remarkable curved plaster ceilings, period features rarely found at this level of preservation. Light pours in. The proportions feel generous without being cavernous. The kitchen is the heart of the home, a bespoke country-house design built around a four-oven Aga, opening into a conservatory that draws the garden in and floods the space with natural light. On a clear day, the rural views across open countryside make this one of the finest spots in the house to simply sit.First FloorUpstairs, four bedrooms are arranged around a generous landing. The principal suite overlooks the Eaton Estate through a Juliet balcony, complete with a dressing room and a luxurious en suite bathroom, an oasis of calm with outstanding countryside views. A second generous double bedroom and two further bedrooms, one currently fitted as a handcrafted library, equally suited as a nursery or home office, served by an equally well-appointed family bathroom with en-suite quality finishes. The Annexe — 1,308 sq ft Detached Fully Self-ContainedDiscreetly positioned but fully independent, the detached annexe is architecturally cohesive with the main house and finished to the same exacting standard. Whether used for multi-generational living, as a holiday let, a long-term rental, or a professional home office and studio, it offers genuine flexibility without compromise. On the ground floor: a private sitting room with log burner overlooking the rear garden, a well-equipped kitchen, a dedicated office and workspace, and a detached double garage with electric doors and ceramic-tiled floor — with adjoining side store. Above, a spacious en suite bedroom provides complete autonomy for guests, extended family, or tenants. As a holiday let, the annexe represents a compelling income opportunity. Chester draws millions of visitors annually for its races, cathedral, Roman heritage, and the Grosvenor Pulford Hotel & Spa is on the doorstep. Rental income from a well-presented annex or annexe of this specification in this location can realistically offset a significant portion of annual ownership costs. The Gardens & GroundsApproached through electric gates onto a sweeping private drive with parking for eight vehicles plus a detached double garage, Elmwood's south-facing grounds have been thoughtfully landscaped to follow the sun across the day. A Gabriel Ash greenhouse, a separate workshop ideal for hobbies or additional storage, and a summerhouse — perfect for evening drinks with those uninterrupted countryside views over the Eaton Estate — complete the picture. Seclusion and substance in equal measure.LocationEccleston sits in a semi-rural pocket of Cheshire that is increasingly difficult to find: genuinely peaceful, with walking access to the River Dee, the Grosvenor Garden Centre, and the Grosvenor Pulford Hotel & Spa, yet with the connectivity of a city suburb.Chester city centre is 3.5 miles. We couldn’t believe it when we viewed Brookford Lodge and it was everything we’d been looking for and more!” Can you recall the moment you knew it was “the one”?“The moment we drove through the gates I was optimistic. It was such a unique design and such a private house yet in the heart of a pretty village. When I stepped inside, the high ceilings made it feel spacious and airy. It felt so homely I was literally picturing our furniture in each room. It was definitely ‘the one!’.”Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part?“Brookford Lodge has grown and adapted with us over the years, allowing us to easily embrace each new stage of life and occasion. The kitchen has been the heart of our family home, and it made perfect sense to add a playroom off the kitchen when the children were young, which became a great place for them to invite friends as they grew older. As the girls became teens, they took over the entire top floor, so they had their own space and privacy. What was once the nursery became a guest bedroom with en-suite for friends and family.”Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality?“When we moved in, the garden was just a field. It’s been wonderful over the years to see how it’s grown and matured. The woodland area provides a fabulous habitat for birds and hedgehogs. We added a small patio near the pond, which captures the morning sun and is the perfect place for breakfast, and the BBQ area is great for gatherings with family and friends.”Is there a particular feature or detail that holds special meaning for you?“The hot tub has been a great addition to the garden. Sitting, chatting to friends and watching the sun set has been fun. But watching my toddlers learning to swim is a particularly special memory for me.For my husband, the office and studio having its own entrance, separate from the house has been invaluable for working from home.”Which spaces do you find yourself gravitating to most, and why?“Our open plan kitchen is where we have spent most of our time as a family. When entertaining and preparing food, it’s easy to stay involved in the conversation. With the games room just off the kitchen, the children could play and still be connected.”How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old?“I love all of the windows at Brookford Lodge - it is such a light and bright home, with many of the rooms having dual aspect. The garden faces south, so from daybreak until dusk, all the rooms are flooded with light. Sitting on the decking, listening to the birds and looking down the garden always feels special. It’s like being on holiday every day!”What time of year does the property feel most magical, and why?“All of the seasons here have their own special meaning. We love the bluebells that carpet the woodland area to mark the start of Spring. Summer is fabulous; the patio area is a sun trap, so we’re outside a lot, on the decking area or in the hot-tub! In Autumn and Winter we light log fires in the fire-pit and cook chilli and jacket potatoes, especially for bonfire night. Perhaps the most magical of all is Christmas. The living flame fire flickers in the sitting room. We always have a large Christmas tree from the local Christmas tree farm in Threapwood, and the whole family gathers to celebrate!”For families, what do you feel makes this such a wonderful place to raise children?“Worthenbury is a very safe and friendly village. Halloween is a special time in the village, where most of the neighbours are happy to welcome the door to door ‘trick or treaters’. At Christmas, the local farmers organise a ‘Tractor-Run’ where they decorate their tractors and drive through Worthenbury and other local villages in convoy, collecting donations for charity. The village hall has pizza and wine and the whole village turns out in support. There is a play park in the village, with a small cycle track where our children learnt to ride their bikes. There are also some great schools – Malpas has the Alport primary school and Bishops Heber secondary. Abbey Gate College is a short drive and there is a local school bus to The Kings School or The Queen’s school for girls in Chester. The garden is great to explore and is enclosed on all sides. We kept chickens, geese and had ducks on the pond. There are some great walks around our local area, down winding country paths.”How would you describe the lifestyle on offer?“I’d say it’s a perfect mix of peace, tranquillity and everything a countryside location has to offer, combined with easy connectivity to schools, the city and transport links.”Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here?“There are lots of fabulous country pubs, but we love the ‘The Boat’ at Erbistock, such a pretty 17th century inn set beside the river Dee. It is tucked away and it took us a while to discover it! The ‘Lost Barn’ in Tilston is fabulous for coffee and breakfast. We are also members of Carden Park which is just a 20 minute drive away and has a world class spa and golf club, great gym facilities and a lovely swimming pool.”What about local events or venues for entertaining family and friends?“Bangor-on-Dee racecourse is a 10 minute drive from Worthenbury and is a great day out. Alderford Lake is also local and has a wonderful café, lots of water-based activities all year round and several festivals. My husband enjoys mountain biking with friends in Llandegla.”Can you share a remarkable or meaningful moment that truly sums up your time in this home?“Bringing my first-born home and showing her around the house, and in a flash, marking high-school graduation with Pre-Prom parties in the Garden under a Marquee with champagne flowing. It’s been a blast!”What do you think the next owners will fall in love with most?“Brookford Lodge is such an adaptable house, the next owners will be able to make their home anything they want it to be. The flexibility to have multi-generational living, a family home or an exceptional house to entertain in, Brookford Lodge has it all.For anyone who loves peace and privacy and is looking for a countryside lifestyle yet with all the advantages of the proximity to lots of amenities, look no further!”As you prepare to move on, what will you miss most and what will you take with you in your memories?“We will both miss the garden and especially the birdsong, the local area and the friends we have made. Brookford Lodge has managed to adapt to everything we have needed with room to spare! This house has been the backdrop for the story of our lives. We hope the next owners love it as much as we have.”Additional Information Services: Mains electricity and water. Private drainage. House with garden Whitchurch (United Kingdom)
Set within the private and historic grounds of Wicksted Hall, this is a rare opportunity to acquire a substantial 5.9-acre landholding with the scale, privacy and provenance to create something truly exceptional.Discreetly positioned behind established hedging, walls and natural borders, the property occupies a secluded enclave within the wider estate, surrounded by open countryside and uninterrupted rural views. The sense of privacy, space and quiet is immediate and, increasingly rare.Originally forming part of the Wicksted Hall estate, the cottages were converted from four Victorian staff dwellings into two semi-detached homes, now extending to approximately 2,738 sq ft of accommodation. Each provides three bedrooms, kitchen, bathroom and reception rooms, retaining period proportions and character. While the cottages offer established accommodation, it is the future potential that defines this property.Subject to the necessary consents, there is clear scope to reconfigure or combine the cottages into a single, substantial country residence, or retain both dwellings to create a multi-generational living arrangement, guest accommodation or income-producing asset within a private estate setting.A significant collection of original outbuildings, extending to approximately 2,700 sq ft, further enhances the opportunity. These include the original Victorian stables and coach house, a detached brick barn, garaging and wriggly tin Dutch barn, providing immediate infrastructure for equestrian use, storage, or conversion into ancillary accommodation, leisure or further residential space. The land itself is both functional and beautifully arranged. The 5.9 acres of established paddocks and grounds are enclosed, well-maintained and currently used for grazing, offering a ready-made foundation for equestrian pursuits. The configuration allows for the creation of a fully self-contained equestrian holding, with horses kept securely within the grounds. For the discerning buyer, this is a property defined not simply by what it is, but by what it can become. For buyers with vision, this is where the opportunity becomes compelling. The scale of the land, the presence of outbuildings, and the setting within the wider Wicksted Hall estate create the perfect conditions to deliver a truly bespoke lifestyle property with exceptional equestrian facilities whether that be a luxury rural home, an equestrian estate, or a private countryside retreat. This is not simply a purchase, it is a chance to create something exceptional, combining privacy, land, lifestyle, and long-term value in one of Cheshire’s most desirable rural locations.Services, Utilities & Property Information Cottage 1: Solar Powered Panels, Air Source Heat Pump, Mains Water, Private Drainage via Clearwater Effluent System.
