House Crowborough (United Kingdom)

What the owners say: “We bought the converted stables about 15 years ago as we fell in love with the position, the views and the fact it truly offers the best of both worlds — the peace and quiet of the countryside combined with easy access to towns, trains and good food. At that time it was literally a shell — the previous owners had stripped everything back — so we had the rare joy of a genuine blank canvas upon which to create our unique home. We took great pleasure in sourcing reclaimed and characterful materials to bring depth and individuality back into the building, while also incorporating all the essentials of modern living such as bespoke lighting, CAT-5 cabling and fast fibre-optic broadband. We also love that we are within walking distance of Crowborough station, the outstanding Beacon Academy, a great pub and Tesco — it is exceptionally rare to find a rural character property with such modern comforts and countryside peace that also allows you to walk to so many amenities.” Crowborough, the largest and highest inland town in East Sussex, lies only a short drive away and is rich in history with attractive period buildings. It provides useful amenities including supermarkets such as Waitrose and Tesco, a number of independent shops, and a selection of cafés and pubs. Education is well-catered for with a number of good primary schools and the local Beacon Academy, which is rated Outstanding by Ofsted. Highly regarded independent schools such as Mayfield and Ardingly are also within easy reach. Crowborough station provides services to London Bridge in just over an hour, while trains from nearby Tunbridge Wells reach London Bridge in as little as 44 minutes. The A26 provides swift access to the A21 and M25, making travel connections excellent. For leisure, Crowborough offers recreation grounds such as Goldsmiths with its swimming pool and miniature railway, as well as golf, tennis and football clubs. Annual community events include a carnival, Guy Fawkes celebrations, and summer and Christmas fairs. For the more adventurous, Bowles Outdoor Centre in Eridge offers a dry ski slope, with rock climbing also available nearby. Bewl Water provides sailing and watersports, while the 6,500 acres of Ashdown Forest are on the doorstep for walking and riding. The historic spa town of Tunbridge Wells is also within easy driving distance, with its theatres, cinema complex, and a superb range of shops from well-known high street names to independent boutiques. The Pantiles is famous for its Georgian colonnades, cafés and music, while the town also offers a wide selection of excellent schools including Bennett Memorial Diocesan, St Gregory’s Catholic School, Tunbridge Wells Girls’ Grammar and Skinners’ Grammar. Independent schools such as Rose Hill, The Mead, Kent College, Holmewood House and Beechwood provide further choice, while Uckfield College is also rated Outstanding by Ofsted.

House with garden and terrace Mayfield (United Kingdom)

I fell in love with the property the minute I saw it advertised and immediately bought it six years ago. It has been the favourite of all my previous homes in a wonderful community. However, life moves on and I am confident that the new owners will get as much enjoyment out of it this wonderful house, the village and the community as I have. It has been a wonderful home for me and my children and the house and patios lends themselves to entertaining friends and family. The individual “zones” provide intimate spaces to relax or and socialise. Memories of the laughter-filled dinner parties, summer garden parties and barbeques, with the music from the piano in the drawing room drifting through the house, will live with me always. I love the quirkiness and history of the property but I have also valued that internally the house has everything you might need for modern day living. The only enhancement I have made was to further extend the drawing patio with steps to an upper level patio and garden. My commute to London for work is relatively quick and the train services from Wadhurst or Tunbridge Wells is reliable and efficient. Parents are spoilt for choice with the many outstanding private schools in and around East Sussex and Tunbridge Wells, which also include some high performing grammar schools. I love the quiet and peaceful environment at the heart of the medieval village of Mayfield. With its thriving independent shops in the high street, which is a place of gathering for the village to celebrate various events such as the annual Bonfire Society parade, an acclaimed international music festival, Spring fair, Passion Play enactment, that bring the community together socially. There is a plethora of attractive and varied medieval and other period properties, with the high street buttressed by the grandeur of the Bishops Palace first built in 1250 on permission from Pope Alexander IV, now the acclaimed Mayfield Convent School for Girl, as well as pubs and restaurants and the historic 13th century church, St Dunstans, Mayfield’s very own saint. It has a variety of sports and social clubs. The delightful shops including a superb deli, baker, butcher, florist, coffee shop, local convenience store and post office. The village is surrounded by vineyards with many producing world-class English sparkling wines, wine and spirits, some of which are available in the outstanding wine shop in the high street. You can get most essentials and many non-essential items in the village but there is also nearby Heathfield and Crowborough with their supermarkets while Tunbridge Wells is less than 10 miles away for more in depth retail therapy and and entertainment.”

Property with garden Crowborough (United Kingdom)

If living the rural idyll is your ultimate dream, this beautiful converted oast house and attached barn could be the answer. Located in a small enclave of converted farm buildings towards the end of a private lane, this characterful family home nestles in circa 7.5 acres of grounds and a paddock, surrounded by farmland and the countryside in the High Weald Area of Outstanding Natural Beauty. Sweeping through the entrance to a very spacious driveway bordered by lawn you have your first view of this superb residence with its roundel oast and cowl and attractive barn. The drive leads to a charming oak framed three vehicle garage with a pitched roof and dormer windows and incorporates a first floor studio/gym while another pitched roof building includes two stables, a hay store and a tractor shed. The stone section of the main building is believed to have originally been built around 1780 with the brick barn and roundel being constructed around 1880. Reminders of the origins of the property can be seen in the charming period features that include a plethora of exposed beams. These can be found in many of the rooms including the conveniently located dual aspect office that is just inside the front door and immediately accessed from the hallway where you will find a corridor with storage cupboards and a downstairs WC, washbasin and shower room. The doors throughout the house are solid oak. There is a dual aspect snug with a raft of fitted bookshelves and a Jotul log burner you can cosy up to on a cool winter’s evening, while the elegant light and bright triple aspect circular living room in the oast features a charming brick surround fireplace with a wood mantel as a focal point. It also has a door to the terrace with full height side windows providing extensive views across the garden and beyond. A spacious dining room is just the place for those more formal supper parties and Christmas celebrations and, for ease of catering, it has direct access to the large, modern but country style kitchen/breakfast room. This is designed for anyone who enjoys entertaining and is the ‘hub of the household.’ It includes Spanish marble flooring, a four oven Aga, Farrow and Ball painted shaker style units with blue pearl granite worktops housing a built in oven and combi microwave, a dishwasher and an American style fridge freezer. There is a large central island/breakfast bar with a gas hob and French doors to the impressive pitched roof conservatory with French doors to the terrace. This light and spacious room makes an excellent additional seating and dining area. Adjacent to the kitchen is a utility room and stairs down to the amazing large wine cellar with a wall of wine storage facilities - so just the place to store your favourite Bordeaux or bubbly. Beyond the snug at the other end of the property on the ground floor you will find a double bedroom and ensuite bathroom that is ideal as a separate guest room. Alternatively this room and the snug could make an ideal annex for family members. The rest of the sleeping quarters are on the first and second floor. On the first floor there is a fascinating landing with a vaulted and beamed ceiling with access to two family bathrooms with baths and separate showers and four double bedrooms including a circular triple aspect room in the roundel. While on the second floor there is another vaulted and beamed ceiling landing, including a small study area, with an arched entrance to a triple aspect circular double bedroom in the roundel with spectacular far reaching rural views. Outside there is a large sandstone terrace for outdoor entertaining that is bordered by swathes of lawn large enough for a game of badminton or croquet and is interspersed with beautiful trees and shrubs and leads to a charming lake and a wrought iron gate that opens into the large paddock. The perimeter of the grounds includes high trees and stock fencing while much of the garden is surrounded by close board fences, 2m fencing and nearer to the house there is high-quality estate fencing to keep the deer out of the garden. What the Owner Says: We moved here nearly 30 years ago with our four small children and had the joy and privilege of being able to complete and enhance the conversation of the oast and barn. It has really been a rural paradise and we shall be very sad to leave but, as the children have now all flown the nest, it is time for us to downsize. We shall have very happy memories of our time here, of when the children were young and enjoyed playing hide and seek in the woodland areas, riding their ponies in the paddock and entertaining friends and family. We even hosted two weddings in the paddock, among other events, and the caterers were delighted to have access to such a lovely kitchen in which to prepare the food. The oast is located halfway along what is reputed to be the longest bridlepath in East Sussex. There are numerous public footpaths close at hand, plus the benefit that as neighbours of Penns Estate, (adjoining the property) it is possible to obtain a six-month walking or riding permit, subject to the agreement of the Estate Office, giving miles of countryside walks for those keen to explore the area further. It is very quiet, peaceful and secluded and much of the time the only sounds you hear are bird songs or the occasional stag call, in season. The grounds and garden are truly ‘wildlife central’ and are filled with a wide variety of feathered friends and furry animals. In the garden there are several unusual trees and shrubs which we planted over the years, plus a small orchard of mixed apple varieties. Pear, quince, currants and gooseberries add to the flavours available. Despite the distinctly rural tranquillity of the location, it is only a couple of miles to Crowborough, which is the largest and highest inland town in East Sussex with delightful historical buildings. It includes Waitrose and other supermarkets, a selection of independent shops, a community cinema and a variety of pubs and eateries. There are recreation grounds such as Goldsmiths with its swimming pool, boating lake and miniature railway as well as golf, tennis and football clubs and annual events such as the Guy Fawkes Night celebration and a carnival as well as a Christmas and summer fair. A dry ski slope is available at Bowles Outdoor Centre in Eridge and rock climbing close by. While you can go sailing and enjoy other water sports at Bewl Water and riding and walking in nearby Ashdown Forest. There are also a number of good primary schools in the town and the local Beacon Academy secondary school is rated Outstanding by Ofsted, as is Uckfield College. The mainline station at Crowborough has trains to London Bridge that take just over an hour while trains from Tunbridge Wells can be in London Bridge in 44 minutes. There is also an excellent road network with the A26 close by for access to the A21/M25. Historic Tunbridge Wells is within easy driving distance and includes theatres, a cinema complex, a wide range of high street stores and independent shops, the famous Pantiles and a wide variety of restaurants, cafes and pubs. You will also find first class private schools in the area including Rosehill, The Mead, Kent College, Holmewood House and Beechwood prep and secondary school. * These comments are the personal views of the current owner and are included as an insight into life at the property. Nestling in 12.96 acres of delightful grounds within the High Weald National Landscape (formerly an Area of Outstanding Natural Beauty) is this impressive early Edwardian residence with far-reaching views over the surrounding countryside. As you sweep onto the forecourt with its ornate circular central flower bed you can begin to appreciate the appeal of this lovely family home with its imposing chimneystacks, variable roof lines and bargeboards as well as bay and casement windows. The covered porch leads to the stunning reception hall that sets the tone for this charming home with a log burning stove that heats the downstairs and immediately surrounds you with a warm and welcoming atmosphere that continues as you move throughout the house. Although the property has been sensitively modernised to create a contemporary environment it still retains superb period features including wood flooring, the original oak staircase, coved ceilings, dado rails, panelled doors and original fireplaces in many of the rooms. No where is this better illustrated than in the almost 36ft lounge/dining room with its angled box bay window and stone fireplace with a second log burner and is ideal for entertaining. This elegant room has a glazed door to the large, wood framed conservatory that has slate tiled flooring, lovely views over the swimming pool and the garden and is big enough room to provide additional seating and dining areas. There is also a large reception room with a curved glass extension that is currently in use as a ‘snug’ and is ideal for the kids to have their own space. The excellent dual aspect kitchen/breakfast room is more than 29ft long with sufficient room for a large breakfast table and chairs for informal family meals. It includes a range cooker, a store cupboard and charming white units housing an upmarket American fridge freezer and stand-alone appliances. There is a fascinating fitted cloakroom just inside the front door and a secondary hallway where you will find an additional cloakroom, the plant machine room and a utility area/boot room as well as French doors to a small patio area. A second staircase leads up to a 30ft bedroom with an ensuite shower and a balcony overlooking the grounds that is currently in use as a well-equipped gym. It is over the two double garages and this whole area could be converted into a large separate annex, subject to the necessary permissions. The other five double bedrooms are accessed via the main staircase that leads to a spacious galleried landing with skylights and an airing cupboard as well as to the modern family bathroom with a stand-alone oval bath, a walk-in shower and a vanity basin. This calm and peaceful space includes glass fronted fitted cupboards, lovely views over the woodland and a trendy ensuite with a walk-in shower and a pair of contemporary vanity basins.A separate driveway leads to the two garages, one of which is also used as a games room. It leads to well-manicured level lawns and to the rest of the grounds that features an orchard with about 30 fruit trees, a vegetable garden and a greenhouse surrounded by six acres of woodland where children can play hide and seek, make camp or enjoy the charming tree house. For anyone with equestrian interests there is a wild meadow that could accommodate horses and it also includes a large barn that could be converted to stables or it would also make an excellent workshop/studio or office complex for anyone working from home who needs a quiet and peaceful working environment. What the owners say: As soon as we saw the house we fell in love with the spacious rooms, the warm and friendly atmosphere and the grounds as well as the far-reaching views. While we are surrounded by more than 12 acres of grounds and woodland we are not far from the main road for very easy access to Tunbridge Wells and East Grinstead, but we hardly notice any noise and when we are in the garden and the swimming pool, we just enjoy the sound of the birds and the sight of the deer wandering through the grounds. We shall be very sad to leave our wonderful family home but a change in circumstances mean we have to pass the baton on to new owners. The village of Ashurst is only a couple of minutes away and includes a mainline station with commuter access to London, a church and a village hall with a sports ground while it is just over a mile to the good Fordcombe primary school or a little further afield is Speldhurst primary school, rated Outstanding by Ofsted. It is only about four miles to the historic spa town of Tunbridge Wells which became famous in Regency times when frequented by the aristocracy who came to take the waters and enjoy the entertainment organised by Beau Nash. House Royal Tunbridge Wells (United Kingdom)

What the owners say: We love this beautiful house as it is in such a special location so close to the station, the Pantiles and excellent local schools including the popular Claremont primary which can be seen from the house and is the only location that is ‘definitely’ in the catchment area. It is also quiet and peaceful with no road noise, it being situated on the bend of Poona Road, away from main arterial routes and, because it is a private road, it is very secure for both children and pets. The verge outside the house is partially owned by the property and represents a fun gathering place for the road’s community to gather and have a bonfire of for the children to play safely. We have designed the interior to be luxurious and individual but still practical including the underfloor heating system that can be controlled from your phone and thermostatically control each room independently. Even the two Velux windows in the kitchen can be controlled from your phone and include rain sensors so they automatically shut. As the house was originally built in 1837 we felt strongly that it should be restored to its former glory and have paid attention to every single detail with no expense spared. As a result it has been given the highest accolade by the town’s ‘Civic Society,’ which looks out for excellence in development and conversion and was awarded by the Mayor. This house has been a wonderful place to live with a real community feel but also being detached with its own off road parking area has also been a godsend, giving us the best of both worlds. We have poured our heart and soul into every part of the design and, while we have loved living here, it’s now ready for someone new to enjoy it and the close-knit local community where we have made many friends. Tunbridge Wells or, more formally Royal Tunbridge Wells, became a famous spa town in Regency times when it was frequented by the aristocracy who came to take the waters and enjoy the entertainment organised by Beau Nash. Much of this historic town was developed during that time including the famous Pantiles that now offers a delightful mix of independent shops, bars and restaurants, including the number one rated ‘Boutique’ in the UK, while the rest of the town also includes high street stores, a variety of excellent eateries, individual shops, hair and beauty salons and a number of luxury and boutique hotels as well as retail parks and a station with trains that will get you to London within an hour. With regard to education there are a number of primary and secondary schools rated Outstanding by Ofsted including St Peters’ C of E primary and the Bennett Memorial Diocesan School, the St Gregory’s Catholic School and Tunbridge Wells Girls Grammar School. You will also find excellent private schools in the area including Rosehill, The Mead, Holmewood House and Beechwood prep and secondary school as well as the famous Tonbridge School founded in 1553. Additional entertainment facilities include a nine-screen Odeon cinema, the Trinity theatre, the wellrespected Assembly Theatre and exhibitions in the Amelia Scott cultural centre. For sports enthusiasts there are a variety of sports facilities available including the Neville golf club, cricket, football and rugby clubs as well as the indoor sports and a swimming pool while the tennis club is one of the oldest in the country with 21 courts including 8 grass courts. Sprint and summer brings plenty of festivals for adults and children alike. One not to be missed is the ‘Jazz on the Pantiles’ where people can enjoy al fresco dining while listening to some of the best live music in the Southeast while eating a range of wonderful food at the same time.

Sellers' Insight:The best thing about living here is the privacy, peace and quiet. We have always felt that this house has a lovely atmosphere, and it is hard to believe that we are actually living on one of the main routes into Brighton, but because we have such a long drive, are tucked away behind our neighbours and at the end of all our neighbours? gardens we hear little more than birdsong. We also have very little light pollution considering the location. We have a variety of wildlife including badgers, foxes, bats and abundant birdlife including the occasional pheasant! Withdean woods are close by as well as Withdean stadium and sports complex. Having lived here for almost 18 years, it has been the perfect home for entertaining. The back garden is a sun trap, and the external fireplace means that the outdoors can be enjoyed at any time of year. It is a really sociable house, given the open plan layout and the high ceilings and amount of light coming in that we have created. This is also the perfect lock up and leave as it is very secure with an alarm system and cctv that you can monitor when you are away and the garden is really low maintenance, and once you do return home, once those electric gates close, it is a very private and peaceful haven.Within 5 minutes you can be on the South Downs, on the A23 heading towards Gatwick or London, or indeed halfway into Brighton. We are about 1 mile from the A27, 2 miles from town and 3 miles from the sea and there is a very convenient bus stop nearby and Preston Park station is a 15-minute walk, Brighton station a little further, taking you to London and beyond.?Ground floor:The Coach House has been meticulously renovated by the current owners of who have been very happy here for almost twenty years. House with garden Royal Tunbridge Wells (United Kingdom)

What the owners say:We bought this unusual property some 37 years ago as we were instantly attracted to the quiet location right in the centre of Tunbridge Wells yet completely off road and we have been very happy here. The house is hidden behind a cul-de-sac so it is very safe for kids and pets. However it is now time for us to downsize although we shall continue to live in the area as it is so delightful. While we have been here we purchased two of our neighbours’ gardens allowing us to remove a tall wall that was taking a lot of light and gave us space to build the annex for elderly family members. The location is perfect for walking to the nearby Calverley and Dunorlan Parks and it is only a half mile stroll to the station and the town centre. The A21/M25 is easily accessible for motorists wanting to go to Tonbridge or Sevenoaks, a trip to the countryside, the beach or the airport while golfing enthusiasts can play their game at the nearby Neville Golf Club.Tunbridge Wells or, more formally Royal Tunbridge Wells, became a famous spa town in Regency times when it was frequented by the aristocracy who came to take the waters and enjoy the entertainment organised by Beau Nash. Much of this historic town was developed during that time including the famous Pantiles that now offers a delightful mix of independent shops, bars and restaurants, while the rest of the town also includes high street stores, a variety of excellent eateries, individual shops, hair and beauty salons and a number of luxury and boutique hotels as well as retail parks and a station with trains that will get you to London within an hour. With regard to education there are two nursery schools and St James’ primary school within easy walking distance while the popular Claremont Primary is only a mile away. There are a number of other primary and secondary schools rated Outstanding by Ofsted including St Peters’ C of E primary and the Bennett Memorial Diocesan School, the St Gregory’s Catholic School and Tunbridge Wells Girls Grammar School secondary schools. You will also find excellent private schools in the area including Rosehill, The Mead, Holmewood House and Beechwood prep and secondary school that is less than a quarter of a mile from the house.Additional entertainment facilities include a nine-screen Odeon cinema, the Trinity cinema, the well-respected Assembly Theatre and exhibitions in the Amelia Scott cultural centre. For sports enthusiasts there are a variety of sports clubs including cricket, football and rugby as well as the indoor sports and a swimming pool while the tennis club is one of the oldest in the country with 21 courts including 8 grass courts.

Seaside house with garden and terrace Brighton (United Kingdom)

Bedford House sits proudly as an end of terrace residence on Brighton’s iconic Marine Parade. With sweeping views across the English Channel, this exceptional home marries Regency splendour with modern convenience. A luxury cinema room, a sun filled south facing courtyard and a sea facing balcony are complemented by off street parking, secured behind an electric gate. The property also includes a glamorous three bedroom apartment on the lower ground floor, providing superb guest accommodation or the option to rent independently.Standing within the East Cliff conservation area, Bedford House has a rich and colourful history. The house was built around 1810 (potentially for the Duke of Bedford) and later became home to the painter Cecil D’Oyly John (a favourite of the Queen Mother), the playwright Sir Terence Rattigan and more recently the theatrical agent Roger Hancock. Many celebrity friends of these previous owners including Vivien Leigh, Margaret Leighton and Laurence Olivier were welcomed here. Rattigan’s previous ownership is commemorated by a Regency Society blue plaque. A detailed narrative of the rich history of this stunning sea-side home, meticulously compiled by the current owner is available on request.Upon arrival to the raised ground floor, great care has been taken to honour and preserve the character shaped by its influential occupants. The reclaimed sweeping staircase, installed in the 1960s by Sir Terence Rattigan to impress his famous guests with a dramatic entrance, remains the striking centrepiece. From here, the reception room opens through a grand archway, with natural light pouring through tall windows set above oak stained panelling. This enormous space is still made wonderfully inviting and cosy thanks to the clever mixture of, the Chesneys wood burning stove set within the white carrarra marble fireplace, the cast iron radiators all then complimented with Brinton Tartan carpet throughout. To the other side of the house, the handmade real wood kitchen and breakfast room achieves the perfect balance of modern design and period charm. An Everhot electric range offers three ovens alongside induction and a traditional iron griddle, while high specification Miele appliances include a steam combi oven, microwave, two fridges, two freezers and a dishwasher. No expense has been spared, with walnut drawers seamlessly matching the bespoke solid walnut table and the walnut engineered flooring. Bespoke cabinetry by Woodworks of Brighton speaks to the meticulous attention the owners have poured into every detail, ensuring day to day living feels effortless while entertaining remains truly impressive. A particularly rare and delightful feature is the sliding curved wooden sash shutters within the bay.Discreetly positioned on this level, the guest WC continues the theme of considered luxury with Verde Guatemala Marble, original Drummond fittings and Lefroy Brooks lighting. On the first floor, the grand drawing room is a showpiece of period craftsmanship, set against a breathtaking backdrop of sea and sky. Ornate plaster cast ceilings are enhanced with gilded accents, while a beautiful open marble fireplace sits beneath the elegant proportions. The luxurious Teak wooden flooring is complimented by the floor to ceiling windows which open onto a wrought iron balcony, creating a room that is both dramatic and serene. Much of the wood panelling was reclaimed from a 1720s country house by previous owners who transformed the property between 1967 and 1988. Their restoration included employing a gilder for a full month to decorate the plasterwork and sourcing the working marble fireplace from the ballroom of the Cadbury family’s London house. Adorning the walls are four paintings by the celebrated artist and former owner Cecil D’Oyly John (Sold subject to separate negotiation)Across the hallway, the tranquil study offers a quiet retreat and a fantastic space for calm and creativity. The bookcases which frame the original Georgian fireplace and cover the opposite wall were installed in Rattigan’s ownership, a room where he likely spent many hours in creative thought writing amongst other things his play “Man and Boy” which is currently playing at the National Theatre in London. A bust of Sir Terence Rattigan will remain in place, offering a fitting connection to the home’s remarkable past. The principal suite enjoys captivating views of the beach and sea, with luxury designer wallpaper by Timorous Beasties bringing a playful elegance to the space. A dedicated dressing room offers extensive storage, finished with hand painted, solid wood wardrobes and walnut drawer interiors. For added practicality, a washing machine and tumble dryer are neatly incorporated, set on concrete plinths to minimise sound and vibration – a modern luxury in a period home! The ensuite is finished to an exceptionally high standard with a Lusso stone bath, toilet and basin, Lefroy Brooks lighting finished with surrounds of gorgeous Spanish black marble, which is streaked with a stunning mass of white lines.Rising to the second floor, the west wing holds the Margaret Leighton Suite, named in tribute to Rattigan’s muse. He originally created a pink ensuite for her, and the current owners have honoured this history by updating the bathroom with underfloor heating, a marble mosaic tiled floor and a drench style shower. A signed photograph of Margaret Leighton will remain with the home.On the third floor, the final bedroom was historically two rooms but has been reconfigured to create a generous guest suite. With a substantial walk-in wardrobe and a private ensuite, visitors are afforded both comfort and privacy in equal measure. Two loft spaces offer plenty of storage.Descending to the lower ground floor you will find a particularly special art-deco inspired three double bedroom, two bathroom apartment. This space can be accessed either via an internal bespoke staircase, or its own street entrance should you wish to keep it separate. What makes this floor particularly special is the extraordinary cinema room, perfectly suited to the film star guests who once frequented this period property. This Art Deco inspired room is a complete indulgence, with a stunning stained-glass entrance, a lit staircase and a high gloss rosewood and Birdseye maple bar. Electric curtains open to reveal the large TV, wired with surround sound, it offers a true cinematic experience for both film and television. The granite topped bar includes a double Klarstein wine cooler, along with a Miele fridge and dishwasher. The whole floor has been extensively renovated to include tanking to the cinema room, soundproofed bedroom ceilings, new heating and electrics, new windows and its own separate hot water tank. The only part of this level that isn’t art deco is the eye-catching kitchen, which has repurposed some of the 1950’s cabinetry previously used for the main kitchen above. The English Rose aluminium design has been skilfully restored, updated, and carefully remodelled to now fit this level.Former owners Roger and Annie Hancock, Roger being the brother of comedian Tony Hancock and a theatrical agent representing the likes of Spike Milligan, Frankie Howard, Peter Sellers, created the first cinema room here, complete with a projector suspended from the ceiling, further celebrating the home’s longstanding connection to the arts.To the front, behind a walled perimeter, the south facing courtyard patio is bathed in sunlight throughout the day and provides a wonderful setting for al fresco dining or a quiet morning coffee. Finished in Indian sandstone and supported by an irrigation system, it offers both style and ease of maintenance. To the side, the property benefits from off street parking for one large vehicle, complete with an electric charging point and accessed via an electric gate that complements the walled courtyard beautifully.Marine Parade forms the most distinguished stretches of Kemp Town’s celebrated seafront, positioned directly opposite the beach. The location offers superb access to local amenities with the independent shops, bars and cafés of St George’s Road, Eastern Road and Brighton Marina all within easy walking distance. Sea Lanes, Brighton’s popular open water swimming destination, is moments away, while central Brighton is readily accessible.Brighton Station is just over a mile away and provides fast mainline connections to London and beyond. House Dormansland (United Kingdom)

Approached across a stone bridge that spans its medieval moat, Old Surrey Hall is one of Surrey’s most extraordinary country houses. Originally dating from the 15th century and comprehensively restored and enlarged by renowned architects George Crowley and Joseph Emberton in 1937, this Grade I-listed estate extends to more than 18,000 sq ft, combining centuries of architectural history with the comforts of modern family living. At the heart of the house lies the spectacular Great Hall, a soaring triple-height space framed by magnificent timber arches and oak panelling. Rich in character and scale, it serves as the centrepiece of a home that balances grand entertaining rooms with intimate family spaces. Throughout the house, original architectural details sit alongside carefully considered interventions commissioned by the current owner, who reunited the previously divided property and engaged architect Anthony Hackett and interior designer Kelly Hoppen to restore it as a single residence. Arranged around a central courtyard, the accommodation includes a series of elegant reception rooms, a formal dining room, a substantial family kitchen, ancillary service areas and a striking stone-floored ballroom currently used as an art studio. The principal bedroom suite enjoys far-reaching views across the gardens and croquet lawn and features a dressing room and generous bathroom. In total, the house offers 14 bedrooms and numerous bathrooms arranged across two wings, making it exceptionally well suited to large families, multigenerational living or entertaining on a significant scale. Beyond the main house, a separate three-bedroom residence provides flexible guest or staff accommodation. Formerly squash courts, it has been transformed into a charming standalone home with vaulted ceilings and a basement games room. Additional barns and outbuildings contribute a further 2,100 sq ft of ancillary space, including two remarkable Normandy barns that were dismantled in France and painstakingly rebuilt on the estate. The grounds are as impressive as the house itself. Extending to approximately 34 acres, they encompass formal gardens, a croquet lawn, an orchard, kitchen gardens, a lake, a heated swimming pool with pool house, a tennis court and extensive parkland. Mature trees frame long views across the surrounding countryside, while the moat and white garden lend a rare sense of romance and seclusion. Occupying an exceptional position on the Surrey and Sussex border, Old Surrey Hall is surrounded by some of the South East's most beautiful countryside. The estate lies within easy reach of the High Weald National Landscape and Ashdown Forest, with miles of walking, riding and cycling routes weaving through ancient woodland and rolling farmland. Nearby East Grinstead provides a comprehensive range of amenities, while Lingfield's racecourse, championship golf courses and a number of highly regarded schools are all within easy reach.

Villa with garden Royal Tunbridge Wells (United Kingdom)

What the owners say: “We bought this house new in 2020, and it has proved to be a real Tardis—with plenty of rooms and space for everyone. It’s been ideal for our children, who can enjoy their own areas, while still giving us the opportunity to come together for family meals and fun times. The garden and family area has been perfect for social gatherings, hosting kids and adults parties, Christmas, BBQs and summer alfresco dinings. We also love the area, with excellent schools within walking distance and a great choice of local eateries to enjoy, including The Shuffle House (a family favourite), St John’s Yard and the Hidden Well or going for a walk in the nearby St John’s Park or The Common and it is only a 20 minute walk to the station where trains to London Bridge take just 44 minutes.Royal Tunbridge Wells became a famous spa town in Regency times when it was frequented by the aristocracy who came to take the waters and enjoy the entertainment organised by Beau Nash. Much of this historic town was developed during that time including the famous Pantiles with its Georgian colonnade that now offers a delightful mix of independent shops, bars and restaurants, while the rest of the town also includes top quality high street stores, a variety of excellent eateries, individual shops, hair and beauty salons and a number of luxury and boutique hotels as well as retail parks. There are a number of other primary and secondary schools rated Outstanding by Ofsted including St Peters’ C of E primary and the Bennett Memorial Diocesan School, the St Gregory’s Catholic School and Tunbridge Wells Girls Grammar School secondary schools. You will also find excellent private schools in the area including Rosehill, The Mead, Holmewood House and Beechwood prep and secondary school.Additional entertainment facilities include a nine-screen Odeon cinema, the Trinity cinema, the well-respected Assembly Theatre and exhibitions in the Amelia Scott cultural centre. For sports enthusiasts there are a variety of sports clubs including the Neville Golf Club as well as cricket, football and rugby clubs and the indoor sports centre with a swimming pool, while the tennis club is one of the oldest in the country with 21 courts including 8 grass courts.
