Villa with pool and terrace Corfu (Greece)
S ome evenings a cruise ship moves through the Corfu Channel so slowly it seems to be standing still, its lights doubling in the water below while a sailing boat crosses ahead of it, indifferent to the scale. From the pool terrace at Galini, high above Avlaki, all of this is simply what happens outside — the channel is the view, the channel is the foreground, and on a still evening with a glass in hand and the opposite coast beginning to light up in the dark, it is difficult to think of anywhere else one would rather be. The house is set on a hillside plot of 4,000 sqm on the north-east coast of Corfu, its levels stepping down toward the sea through walled and planted terraces, all oriented east toward the channel. The pool and its broad teak deck sit at the lowest outdoor level, the glass balustrade at the seaward edge uninterrupted from the lounger to the open water. The entrance hall opens at ground level onto a wide corridor — large-format tile underfoot, a glass-sided staircase rising through the full height of the house, original canvases on white walls. The staircase climbs to the principal living floor, where kitchen, dining, and sitting rooms are arranged in sequence across the seaward face, connected by sliding doors that retract entirely in summer. The dining room seats ten at a solid oak table beneath a retractable shade sail; the pool and the full reach of the channel are visible through the glass wall behind it. The kitchen runs along the inland side, white-fronted with stone worktops and a long peninsula bar. Six ensuite bedrooms occupy the upper floors, each with a sliding door onto its own sea-facing balcony. The principal suite is the largest: a separate seating area with full-width glazing onto the channel, and a bathroom clad throughout in white marble tile with twin vessel basins and an open walk-in shower. The remaining five bedrooms are distributed across two further levels, each with a private balcony; from the topmost rooms the water is visible in three directions, the far headlands receding into the morning haze. Outside, the pool terrace is the seaward heart of the property — a teak deck alongside a lit rectangular pool, a glass balustrade, and the channel beyond. A covered outdoor dining pavilion with a built-in grill sits to one side; on the other, a lounge area is set against a rendered garden wall planted with bougainvillea and oleander. The whole plot is walled and gated, the garden in two terraced levels below the pool deck, stone steps connecting them. In the early morning, the sun comes up over the channel — low and direct, reaching the teak deck before it reaches the hillside behind the house. The ferries are already moving. Avlaki beach is 400 metres on foot. Kassiopi harbour and its waterfront tavernas are a short drive. Corfu Town and the international airport are approximately 30 minutes by road. Eligible for the Greek Golden Visa and the Non-Dom Programme.

Located in Agni, Ayline is situated just a brief stroll from the picturesque bay and its famous beachfront restaurants. The villa showcases a unique blend of Corfiot and Venetian architectural influences fused with modern aesthetics. Two distinctive features are the windows that amplify the panoramic views and the stone used on the façade and exterior walls, which was sourced directly from the property’s grounds. Each stone was meticulously hand-shaped by a skilled craftsman and fitted together like pieces of an intricate puzzle. Ayline is on two levels and the living spaces are enhanced by exquisite interior design featuring contemporary French and Italian furnishings. Initially planned for nine bedrooms and seven bathrooms, the property has been modified and currently consists of six exceptionally comfortable and impeccably designed bedrooms. The remaining three rooms have been repurposed to meet various needs. One of the rooms now serves as a spacious office with its own private entrance, offering panoramic views of the surroundings. Another room has been transformed into a gym, with stunning sea vistas and lastly, the third room serves as an additional office or library area. On the lower ground floor, you’ll be captivated by the artistic atmosphere of the dual-purpose space—a dynamic art gallery meticulously designed to replicate a museum ambiance, allowing for the effortless rotation and change of exhibited art. At the push of a button, the room turns into a cutting-edge home cinema featuring state-of-the-art audio-visual systems for a cinematic experience rivaling that of a professional theater. Villa with garden and terrace Corfu (Greece)
Occupying a south-east facing slope on the Kommeno headland, one of Corfu’s most established residential areas, this substantial estate looks across the channel toward the opposite shoreline, with mature pine and olive trees enclosing the grounds on three sides. The house sits quietly within the landscape, its terracotta-toned render, brick-arched loggias and layered terraces giving it the atmosphere of a property shaped gradually over time rather than recently imposed upon the land. Arranged across three levels that follow the natural descent of the hillside, each floor opens directly onto terraces or garden spaces, allowing the house to remain closely connected to its surroundings throughout. The principal reception rooms occupy the seaward side of the main floor: a generous living room and adjoining dining area separated by a sculptural spiral staircase, with travertine flooring running throughout and floor-to-ceiling glazing framing the channel view across the entire façade. Morning light moves steadily through these rooms and remains soft into the afternoon, while the stone floors retain a coolness underfoot even during the height of summer. Eight bedrooms are distributed across the three levels, allowing the property to function comfortably both as a private residence and as a house intended for extended family stays. The principal suite opens onto its own terrace facing directly towards the water, while a separate library and study sit slightly apart from the main entertaining areas, providing quieter rooms within the wider plan of the house. Three fully equipped kitchens make it possible to operate sections of the property independently when needed, particularly for guest accommodation. The grounds extend across 3,500 sqm and are planted with mature cypress, olive, rosemary and oleander. Stone pathways descend gradually through the terraced gardens towards the swimming pool, which occupies a lower level sheltered by tall cypress trees on three sides. The pale limestone surrounding the pool absorbs warmth from the morning sun and holds it well into the evening hours. On the western side of the estate, a separate guest cottage sits within its own enclosed courtyard, where an antique olive-press millstone remains set into the lawn — a quiet reminder of the long agricultural history of this part of Corfu. One of the most distinctive areas of the property is the upper terrace beneath the brick loggia, where a long iron-and-glass dining table faces directly across the channel. As the afternoon light begins to soften, the terracotta façade takes on deeper tones reflected from the water below, and the terrace gradually cools beneath the sea air moving through the headland. The rosemary planted along the terrace wall releases its scent as evening arrives, while the first lights begin appearing across the opposite shore one by one. The estate is equipped with air conditioning, security systems and private parking, combining the scale and privacy of a substantial Corfu residence with immediate access to the coastline and to Corfu Town beyond. Eligible for the Greek Golden Visa and Non Dom Programme.

Villa with pool and garden Corfu (Greece)
Set above a secluded stretch of Ionian coastline on Corfu’s west coast, this waterfront estate occupies a rare position where the landscape descends directly toward a semi-private beach and the sea becomes the constant visual anchor of the property. Surrounded by cypress trees, mature gardens, and layered terraces carved into the hillside, the villa combines contemporary comfort with the quiet solidity of traditional Corfiot architecture. A stone pathway and cliffside stairway lead gradually down toward the water, where the coastline opens into clear turquoise shallows edged by smooth rock and small pebble coves. From nearly every point on the estate — terraces, pool, living spaces, and bedrooms — the horizon remains uninterrupted, shifting throughout the day from bright morning blues to the copper tones of sunset across the Ionian Sea. The architecture balances scale with restraint. Stone arches, timber ceilings, and broad openings soften the contemporary lines of the house, while large picture windows draw natural light deep into the interiors and maintain a continuous relationship with the surrounding sea and gardens. The principal living room opens directly onto the terraces through full-height glazing, creating a fluid transition between interior and exterior spaces. Even indoors, the atmosphere remains connected to the coastline beyond. The kitchen and formal dining area are positioned to face the water, allowing the changing light to shape the interiors throughout the day. Soft neutral materials, pale timber floors, and textured stone surfaces create a calm and understated palette that keeps the focus on the landscape outside. In the late afternoon, reflections from the sea move softly across the ceilings and walls of the main living spaces. Accommodation is distributed across seven bedrooms and eight bathrooms, with each room positioned to maximise privacy and sea views. Several bedrooms open directly onto terraces or garden levels, while upper suites benefit from elevated perspectives across the coastline. The bathrooms maintain the same restrained material palette found throughout the house, combining clean contemporary lines with natural textures and filtered light. The outdoor spaces unfold gradually across multiple levels. Closest to the house, broad terraces create areas for dining, lounging, and quiet seating beneath shaded pergolas. Below, the infinity pool stretches toward the sea, visually merging with the horizon beyond. Steps descend again toward a lower terrace near the shoreline, where the sound of the water becomes more immediate and the sea appears almost level with the deck itself. Near sunset, a single lantern glows beside the terrace seating while the water below turns silver-blue beneath the evening sky. The gardens retain a distinctly Mediterranean character, planted with olive trees, cypress, and low coastal vegetation that responds naturally to the terrain and sea air. The property’s orientation provides both openness toward the horizon and shelter from prevailing winds, creating outdoor areas that remain comfortable throughout much of the year. Fully integrated smart-home technology allows remote management of lighting, climate, and security systems, discreetly incorporated without interrupting the architectural calm of the house. Located directly above a semi-private beach yet surrounded by greenery and privacy, the estate offers a rare combination of waterfront access, uninterrupted sea views, and architectural composure on one of Corfu’s most desirable coastlines.

Villa with garden and terrace Corfu (Greece)
Villa La Rossa is a late 19th century mansion positioned within mature gardens overlooking the Ionian Sea, just moments from the historic centre of Corfu Town. Originally designed by an English architect in the European style of the period, the residence combines neoclassical proportions with distinctly Corfiot architectural details, creating a house that feels deeply connected to the island’s multicultural history. Fully renovated in 2018, the property was carefully updated with contemporary systems and modern comforts while preserving the integrity of its original design. Approached through landscaped grounds filled with palms, cypress trees and dense Mediterranean planting, the villa immediately carries the atmosphere of a private historic estate. Its soft terracotta façade, arched openings and Venetian shutters reflect the architectural character found throughout old Corfu, while the elevated position allows uninterrupted sea views from nearly every room. The light shifts constantly across the façade and gardens throughout the day, softening the formal symmetry of the building and reinforcing its relaxed island setting. The interiors retain many of the mansion’s original features, including high ceilings, wide timber staircases, decorative archways and substantial 19th century doors. Restored tiled and timber floors sit alongside more contemporary finishes introduced during the renovation, balancing historical character with practical comfort. Reception rooms are generous in scale and filled with natural light, while large windows frame views across the sea and surrounding gardens. The kitchen combines traditional architectural detailing with modern functionality, and several formal and informal living spaces allow the house to adapt easily between quieter family use and larger gatherings. Throughout the villa, the atmosphere remains warm rather than overly formal, with soft pastel tones, natural materials and filtered light creating a sense of calm across all three floors. Six bedrooms and six bathrooms are arranged throughout the mansion, several with balconies or direct sea views. The upper levels enjoy particularly open vistas across the Ionian coastline, while the garden-facing rooms remain shaded and private beneath mature trees and climbing vegetation. Outside, the gardens unfold across stone pathways, terraces and lawned areas surrounding the swimming pool. Covered outdoor dining areas and shaded seating spaces create comfortable areas throughout the day, while the pool terrace faces directly toward the sea. A dedicated outdoor cinema, children’s play area and barbecue space introduce a more relaxed family dimension to the estate without disrupting its historic atmosphere. In the evening, carefully positioned lighting highlights the architecture, gardens and stone terraces, giving the property a quieter, more intimate character after sunset. Its location places the villa within easy reach of Corfu Old Town, a UNESCO World Heritage Site, allowing immediate access to restaurants, cafés, shops and the island’s historic centre, while still offering privacy and a strong sense of retreat within its gardens.

Villa with terrace Corfu (Greece)
On Corfu’s western coastline, where the hills above Pentati descend sharply toward the Ionian, Villa Nalya sits quietly among olive terraces with uninterrupted views across the open sea. The house follows the natural contours of the hillside rather than dominating them, combining exposed concrete, Corfiot limestone and broad expanses of glass within a landscape of mature olive trees and coastal vegetation. The approach winds gradually through the grove, and as the road narrows the sound of the island softens to wind through silver leaves and the steady movement of the sea below. The architecture is deliberately restrained, allowing light, horizon and landscape to define the atmosphere of the house. Arranged across two levels, the interiors maintain an uninterrupted visual connection with the water from almost every principal space. Full-height sliding glass panels retract completely along the main living area, removing the boundary between inside and out so that the pale travertine flooring continues directly onto the terrace. Throughout the day, changing reflections from the sea move across the ceilings and stone surfaces, while the elevated position of the house draws cooling air naturally through the rooms. The main living space combines sitting, dining and kitchen areas within a single open volume facing west toward the sunset. Light oak cabinetry and dark stone surfaces introduce warmth and contrast against the cooler tones of concrete, limestone and glass. The furnishings remain low and understated, allowing the horizon to remain the focal point. In the afternoon, the scent of pine and wild herbs rises from the hillside below, carried inland by the sea breeze that reaches the terrace before sunset. Above, the bedroom level feels more private and sheltered. Both bedrooms open onto individual balconies screened with horizontal oak shutters that filter the morning light into narrow bands across the floors. Timber panelling softens the architecture, while the restrained palette of stone, microcement and natural wood continues into the bathrooms, where hand-carved basins and matte black fittings introduce a quieter tactile quality. The orientation of the house allows the bedrooms to remain naturally ventilated throughout the warmer months, benefiting from the prevailing coastal airflow moving up from the sea. A planted roof terrace extends the living spaces outdoors once again, creating a more secluded setting above the main structure. From here the coastline unfolds northward along the western edge of Corfu, particularly striking in the final hours of daylight when the sea begins to reflect the bronze and rose tones of the evening sky. The roof garden feels protected yet entirely open to the landscape, designed for long evenings outdoors beneath the changing light. At the edge of the main terrace, the infinity pool projects outward above the cliffside on a teak deck framed by low limestone walls. The water line merges directly with the horizon, reinforcing the sense that the house sits suspended between hillside and sea. Around the pool, native planting and natural stone integrate the structure into the surrounding terrain rather than separating it from it. Behind the house, the olive grove extends across approximately 5,000 sqm (53,820 sqft) of terraced land, with mature trees still producing fruit each autumn. Despite the secluded setting, the property remains within reach of Corfu Town and the island’s western beaches, while retaining the atmosphere of a private coastal retreat shaped by landscape, light and the rhythm of the Ionian Sea.

Villa with garden and terrace Corfu (Greece)
Lumiere — A Corfu Estate Shaped by Light, Olive, and Sea Lumiere occupies a Corfu hillside where the Ionian opens wide below, and the olive groves climb behind. The estate composes the quintessential Corfiot summer — the one the Durrells knew, of cicadas at midday and the sea turning to hammered silver at dusk — into a residence built for the way that summer is actually lived: across thresholds, between shade and glare, with the doors open. A two-storey main house sits at the centre of the plot. Two earth-sheltered guest accommodations are positioned discreetly among the olives, reached by stone paths. The arrangement gives the estate generous interior space and, equally, the privacy that a Corfu summer demands when the house is full. Ground floor — the daylight rooms The kitchen and dining area open onto a terrace that runs the length of the house through floor-to-ceiling glazing. Beyond it, the pool; beyond the pool, the Ionian. The light here is the particular Corfiot light — white at noon, gold by six, the sea reading first as cobalt and later as bronze. A double bedroom with an en-suite shower room sits on this level, drawing the same view. Lower level — the cool rooms A sculptural staircase descends to the lower living room, anchored by a large energy-efficient fireplace for the cooler months and opening through glass doors directly onto the poolside terrace. Two further double bedrooms occupy this floor, each with its own en-suite bathroom; one carries a walk-in wardrobe. Both bedrooms step out to the pool, sustaining the indoor-outdoor rhythm that defines the estate. The guest accommodations among the olives Stone pathways thread through silver-leaved olive groves — the trees here are old, with the gnarled trunks the island is known for — to two earth-sheltered structures set apart from the main residence. The first is a double bedroom with a partially glazed ceiling, framing an upward view to the pool above and the sky beyond. The second is a complete guest suite: a sitting area, a compact kitchen, and a separate en-suite bedroom. The arrangement accommodates extended family, longer stays, or staff with the discretion such configurations require. The upper vantage A short walk above the main terraces brings a 360-degree prospect of sea and mountains — the orientation captures Corfu's celebrated sunsets, the hour when the air carries the resin of cypress and the heat begins to release from the stone. Specification and stewardship Lumiere is equipped for the long Corfiot season and the cooler months that follow: underfloor heating and cooling throughout, solar panels supporting the estate's energy efficiency, a comprehensive alarm system, an emergency generator, and substantial reserve water tanks. Landscaping and interior greenery are considered as one composition, drawing the olive grove inward and softening the architecture into its setting. Ownership context The estate is eligible for both the Greek Golden Visa programme and the Non-Dom regime — relevant for international buyers structuring a Greek residence as part of a wider European base. Corfu's combination of direct international access through Ioannis Kapodistrias Airport, an established expatriate community, and architectural restraint along its north-eastern coastline sustains a market that rewards estates of this calibre on resale and throughout the rental season alike. Lumiere is a residence in which the Corfiot summer composes itself around the architecture — the light, the olive, the sea, and the long quiet hours between.

Villa with garden and terrace Corfu (Greece)
Positioned on the wooded hillsides above Pelekas, Vita Nova is a contemporary Corfu residence shaped by its landscape, sea views, and connection to the island’s architectural tradition. Surrounded by olive trees, natural stone terraces, and mature Mediterranean planting, the villa sits quietly within 7,000 sqm of land overlooking the western coastline, where the sea shifts from deep blue to silver through the course of the day. The approach to the property follows a sequence of stone pathways and planted terraces that gradually reveal the house within the landscape. Rather than dominating its setting, the architecture feels embedded into the hillside, using natural materials, soft earth-toned render, handmade clay roof tiles, and timber pergolas that echo the textures and colours of Corfu itself. The positioning of the residence allows both privacy and openness, with uninterrupted views extending toward the Ionian coastline from nearly every principal space. The interiors are defined by restraint and warmth. Exposed timber ceilings, pale stone flooring, natural oak joinery, and softly textured finishes create a calm and cohesive atmosphere throughout the house. Large sliding openings allow the living spaces to extend naturally outdoors, while covered terraces moderate the summer light and create shaded areas throughout the day. The transition between interior and exterior feels continuous, shaped more by airflow, light, and material than by strict boundaries. The main living and dining spaces are arranged around the sea view, with a quiet simplicity that allows the landscape to remain central. A pared-back kitchen in natural wood and stone sits discreetly within the open-plan space, while long timber dining tables and shaded outdoor seating areas create a rhythm of gathering points throughout the property. In the late afternoon, filtered sunlight moves through the pergolas and olive trees, casting soft shadows across the terraces and pool deck. Vita Nova comprises four bedrooms and five bathrooms, each designed with the same understated palette and connection to the outdoors. Bedrooms open onto private terraces or garden courtyards, while bathrooms combine stone surfaces, timber detailing, and carefully positioned openings that introduce natural light without compromising privacy. One of the most striking architectural moments appears in the spa and wellness areas, where geometric screened openings soften the sunlight entering the sauna and bathing spaces. Outdoor living unfolds across multiple levels of terraces, gardens, and seating areas integrated directly into the hillside. A long infinity pool stretches toward the sea, framed by olive trees, native planting, and pale stone paving that remains cool underfoot. Pergola-covered dining areas and open terraces create distinct atmospheres throughout the property — from shaded lunches beneath timber slats to quiet evenings overlooking the coastline as the light fades across the Ionian Sea. The villa also includes a private gym, sauna, and cinema room, all designed with the same architectural consistency as the principal living spaces. Even the wellness and leisure areas maintain a strong relationship with light, landscape, and material, avoiding excess in favour of calm functionality. Located just outside Pelekas village, Vita Nova balances seclusion with access to some of Corfu’s most established coastal areas. The beaches of the west coast, local tavernas, and Corfu Town remain within easy reach, while the elevated position of the property preserves a strong sense of stillness throughout the year. Vita Nova is a residence that feels deeply connected to Corfu — not through ornament or nostalgia, but through material, landscape, and the slower rhythm of outdoor island living. *]:pointer-events-auto R6Vx5W_threadScrollVars scroll-mb-[calc(var(--scroll-root-safe-area-inset-bottom,0px)+var(--thread-response-height))] scroll-mt-[calc(var(--header-height)+min(200px,max(70px,20svh)))] dir=auto data-turn-id=request-6a0d800c-8340-8327-b8d1-db31d586d20d-7 data-turn-id-container=request-6a0d800c-8340-8327-b8d1-db31d586d20d-7 data-testid=conversation-turn-474 data-scroll-anchor=false data-turn=assistant> Eligible for the Greek Golden Visa and Non Dom Programme.

Villa with terrace Corfu (Greece)
Cassius occupies the upper floor of a well-positioned residence overlooking Garitsa Bay, with uninterrupted views across the water toward the Old Fortress and the historic skyline of Corfu Town. From its elevated position, the apartment captures the changing rhythm of the bay throughout the day, from the first light reflecting off anchored sailboats in the morning to the softer glow that settles over the waterfront in the evening. Accessed either by elevator or through a marble staircase, the apartment opens into a bright central living and dining space where large balcony doors draw the sea directly into the interiors. The orientation allows natural light to move through the apartment from both sides, while the surrounding terraces create a constant connection to the landscape outside. From the principal veranda, the view stretches in a broad arc across Garitsa Bay, with the fortress rising beyond the water and the curve of the promenade visible below. The interiors are understated and functional, with pale finishes, polished floors and warm timber details creating a calm atmosphere throughout. The living and dining areas remain open and airy, designed to maximise light and outlook rather than formality. Adjacent to the dining space, the kitchen opens directly onto the main terrace, allowing the apartment to function naturally around the outdoor spaces during the warmer months. In the early afternoon, sunlight moves fully across the veranda, while the sea breeze from the bay keeps the terraces comfortable even in midsummer. A quieter hallway separates the private accommodation from the main reception areas. Three bedrooms are positioned along this wing, each with fitted wardrobes, timber flooring and direct access to balconies overlooking either the bay or the surrounding greenery. The bathrooms are modern and restrained in style, finished in light neutral tones that reflect the brightness of the apartment overall. A wooden staircase leads upward to the attic level, where the architecture shifts slightly beneath pitched timber ceilings and skylights. This upper floor currently functions as additional living and sleeping space, with the proportions and natural light allowing flexibility for further bedrooms, a studio or guest accommodation. Exposed timber beams and roof windows introduce a softer, more intimate atmosphere distinct from the openness of the main level below. Throughout the apartment, large openings and double-glazed windows maintain a strong visual connection to the sea while ensuring comfort across the seasons. Central heating and full air conditioning allow the property to function equally well as a permanent residence or as a base in Corfu throughout the year. One of the apartment’s strongest qualities is its relationship to the surrounding neighbourhood. The waterfront promenade, cafés and small restaurants of Garitsa are reached within moments on foot, while Corfu Town itself unfolds gradually along the bay just beyond. From the terraces, the movement of boats across the water and the outline of the fortress remain a constant presence, particularly as evening settles over the harbour and the lights begin to appear along the shoreline.

Casa Arcadia sits within the narrow streets of Corfu’s UNESCO-listed Old Town, where Venetian facades, church towers and shuttered balconies create one of the island’s most recognisable urban landscapes. From the apartment’s small balcony, the rooftops unfold in layered terracotta tones toward the bell towers rising above the quarter, while the sounds of the town drift upward softly through the day — footsteps on stone, distant church bells, shutters opening onto the street below. Fully renovated, the apartment combines the proportions and character of a historic Corfiot residence with a quieter contemporary interior language. Across 132 square metres, pale oak floors, soft limestone tones and carefully integrated lighting create spaces that feel calm and cohesive without losing their connection to the surrounding architecture. Natural light moves easily throughout the apartment, reflected by high ceilings and restrained finishes that allow the textures of the original building to remain present. The principal living and dining room is arranged as one open-plan space, organised around tall windows and subtle architectural detailing. Soft neutral furnishings and warm timber flooring give the room a residential ease, while concealed lighting and bespoke joinery maintain clean lines throughout. The kitchen sits naturally within the space rather than apart from it, finished in matte white cabinetry, integrated appliances and pale stone surfaces. A central island creates an informal gathering point while preserving the openness of the room. French doors open onto a narrow balcony overlooking the tiled rooftops and pastel facades of the Old Town. In the early morning, the light reaches the upper levels first, catching the church dome nearby and the iron railings lined with geraniums. By evening, the atmosphere shifts entirely as the streets below quieten and the warm stone of the surrounding buildings holds the last of the day’s heat. The three bedrooms continue the apartment’s restrained material palette, combining soft fabrics, pale walls and discreet built-in storage. One bedroom retains a decorative fireplace, a subtle reminder of the building’s historic origins, while the overall atmosphere remains contemporary and understated. The bathrooms are finished in light stone and brushed fittings, with walk-in showers, custom vanities and carefully integrated lighting that gives the spaces a clean architectural simplicity. Despite its central location within the Old Town, the apartment feels notably insulated from the activity below thanks to double-glazed windows and the thickness of the original walls. Air conditioning throughout ensures comfortable year-round living, whether as a private residence, a Corfu pied-à-terre, or a property suited to premium seasonal rental use. Casa Arcadia places daily life within walking distance of the Liston, the Old Fortress, small cafés and the waterfront promenades of Corfu Town. Yet its strongest quality remains the sense of living within the fabric of the historic centre itself — opening the balcony doors in the morning to tiled roofs, faded shutters and the slow rhythm of the town beginning below.

Conceived as a contemporary hillside residence, the villa combines restrained architectural lines with natural materials that sit quietly within the surrounding landscape. The property extends across approximately 260 sqm (2,799 sqft) on a 5,000 sqm (53,820 sqft) plot, with the house arranged to follow the slope of the terrain and maximise the relationship between interior spaces and the sea beyond. The principal living spaces occupy the main level, where minimal-frame sliding glass panels open almost entirely onto the terraces and pool area. The interiors are composed with a restrained palette of timber, stone, and dark natural surfaces, allowing the changing light and surrounding greenery to become central elements within the home. The open-plan kitchen and dining area connects directly to the outdoor living spaces, creating a natural continuity between inside and outside throughout the day. Pergola-covered seating areas create shade during the warmer hours of the day, while the outdoor lounge and dining spaces remain oriented toward the sunset. In the evening, filtered light moves through the olive trees and reflects softly across the stone terraces and still water of the pool. The villa has been designed with a strong emphasis on contemporary comfort and environmental performance. Underfloor heating and cooling, a heat pump system, solar panels, advanced irrigation, minimal-frame glazing, and integrated smart-home technology support year-round living while maintaining the clean architectural simplicity of the house. A discreet technological infrastructure sits behind the experience of the home rather than defining it. Positioned within one of Corfu’s most sought-after coastal settings, Aquessa balances complete seclusion with convenient access to the island’s beaches, villages, and coastline. The elevated position allows for natural airflow throughout the property while preserving uninterrupted sea views from nearly every principal space. As the sun lowers into the Ionian each evening, the terraces settle into shadow beneath the olive trees while the final light stretches across the surface of the pool toward the horizon.
