Bune ș ti, Bundorf, Bondorf, Bondref, Bodndref, Bodendorf, Budendorf, Sz á szbuda - Romanian, German, Hungarian. All these names indicate the same village in Bra ș ov, Transylvania, conveniently located between medieval Sighi ș oara (36 km) and famous Viscri (6 km). Lunca Popii mansion is located here, magically overlooking the village’s fortified church. It has a typical Saxon fence that blocks the view of the curious and keeps the household quiet. The tall, rounded gate and the property fence retain their original brick roof, one that has been blown away by the wind, washed away by the rain, and covered with moss of the yesteryear. Two huge boulders guard the gate like two sheepfolds. Everything inspires a quiet life, clear directions and an attitude of looking life straight in the eye. Only the bench leaning timidly on one side of the gate speaks of the fragility of human nature, always looking for closeness to the other. The stones leading to the house with the raised porch are from local, from a nearby riverbed or ridge, not bought from a DIY store. In the evening, the outdoor lighting springs from the grass and projects a warm light that invites to storytelling and stargazing. Although the construction is recent, it give the impression of a wealthy Saxon peasant household - the cleanliness of the white and the warmth of the wood create that rare air of seriousness and stability. The winter here is snowy just like in our grandparents' childhood stories. In summer, on the other hand, the yard is filled with tall grass, flowers and trees with rich canopy; the sunbeds and the table with stone chairs are overwhelmed by this domestic green, vibrant, refreshing and restful. As in any organised household, the bread oven and the fountain with a handmade clay jug cannot be missing. The wood stack promises warm winters but also deliciously smoked grill ed food. The courtyard is configured on the typical Saxon model, divided by the large house and adjacent buildings, in this case a garage for two cars and a private parking space for another five. Enjoying an excellent position in the country’s hot area of rural tourism, the property can function both as a single-family holiday home and as a tourist cottage for groups of up to 14 people. If desired, there is the possibility of extension with constructions on a similar surface - the property includes a plot of 1221 sqm adjacent to the current courtyard of 1233 sqm. The villa has 700 sqm; was built in 2009 which gives it all the facilities of a modern, comfortable home. Exposed oak beams mark the impeccable white of the walls. Crafted tile stoves and generous fireplaces cozy up the atmosphere. The interior has an almost spartan air in the bedrooms, but this austerity is broken by small details with the glamor of faded bronze from other times. Three bedrooms on the ground floor have access to a bathroom and a bathroom, while the fourth has its own bathroom. Three other bedrooms are upstairs, with access to an impeccably polished solid wood staircase. Two of these bedrooms of about 16 sqm each share a bathroom but the strong point here is the master bedroom which surprises not only by it 40 sqm -area but also by the wooden bed canopy, dressing room, bathroom and private terrace. The view is dreamy - the hills of Transylvania are green and look like pastel watercolours from afar. The living space, with a library and living room of 80 sqm, includes a table for 12 people, a fireplace and a game table. In summertime the 60 sqm terrace on the porch becomes an al fresco living-room. The kitchen offers ample space ( 40 square meters ) ready to receive between its walls laughter, warmth and stories (the traditional stove in the well-equipped kitchen has a supply of wood on the right side, hidden from view by a curtain wrinkled like grandma's skirts).

Cantacuzino-Ghica Castle in Deleni, Iași County, presents a rare opportunity to invest in one of Moldavia’s oldest boyar estates. The Category A listed historic residence and its park of over four hectares provide the setting for a restoration project, with potential uses ranging from luxury hospitality to a private residence. The history of the families who shaped the estate gives it a distinctive identity that a future project could bring to the fore. The oldest building within the ensemble is the church erected in 1669 by Grand Treasurer Toderașcu Cantacuzino-Deleanu, near the family residence. Around 1730, a monumental manor house rose on the site of the earlier residence, reflecting the prestige of one of Moldavia’s most influential aristocratic families. The marriage of Maria Cantacuzino to High Chancellor Constantin Ghica in 1778 brought the estate into the Ghica-Deleni family. Subsequent expansion and refurbishment were completed in 1802, the year inscribed above the coat of arms on the entrance gateway. The stone enclosure wall reinforces the estate’s sheltered character. At the beginning of the 20th century, the castle’s remodelling was entrusted to Nicolae Ghika-Budești, one of the foremost architects of the Neo-Romanian style. Spacious halls and lofty rooms, filled with natural light, retain the scale of an aristocratic residence. The salons evoke the balls and receptions once held here, while hardwood floors and wood-burning fireplaces enrich the character of the interiors. Between 1944 and 1946, Soviet troops were quartered in the castle, causing extensive damage to the building and its furnishings. Following nationalisation, it housed a community cultural centre and, from the 1950s, a tuberculosis preventorium for children. Its medical use connected the property to the life of the local community and helped keep it in use during a period when many aristocratic residences were abandoned. The park, home to a variety of trees, forms a verdant setting for the castle. Its trees screen views towards the village and soften outside noise, providing privacy and space for walks. The extent of the grounds and the relationship between the house and its park are significant assets for either private use or a future hospitality destination. The area holds appeal for Romanian and international visitors interested in heritage and wine tourism. Nearby, the Cotnari wine region offers a starting point for discovering Moldavia’s winemaking traditions. Across the wider region, the heritage of Iași, led by the Palace of Culture, and the painted monasteries of Bucovina, whose churches feature on the UNESCO World Heritage List, offer scope for cultural itineraries with the Deleni estate as a place to stay. The building requires comprehensive restoration, while its layout across a lower ground floor, ground floor and upper floor allows different uses to be explored. A luxury boutique hotel could make use of the historic reception rooms and park, while a cultural centre could welcome gatherings and public events once again. The property’s medical heritage and natural setting also invite consideration of a healthcare or spa concept. Alternatively, the estate could return to its original role as a private residence, for an owner prepared to undertake the restoration of a landmark of Moldavian heritage. Each possibility calls for a project that respects the ensemble’s historical and architectural significance.

Lețcani commune, located less than 20 kilometers away from the charming city of Iași (north-eastern Romania) is a place steeped in history, which houses the archeological site of Cucuteni culture, the oldest confirmed European civilization, centuries-old churches and reservations with secular meadows. This is where we find the traditional style residence of an artist painter who took care of every detail of the construction - from the massive wooden beams that cross the ceiling to the two traditional fireplaces decorated with floral motifs. The interior space of the home, intimate and dotted with handcrafted objects caring the patina of time, is well compartmentalized, keeping the attic as a place open to inspiration. The eco-friendly materials used to decorate the house interior are in line with the overall care to keep alive the traditional way of living and to preserve the nature habitat. The windows open towards a large idyllic garden, with old walnuts shading a small pond, which resembles in beauty with the secular hayfields in Lețcani commune. This property can serve as residence for a family looking for tranquility and fresh air, without being too far from the city's facilities.
