A 190-m² house from 1900, entirely renovated, in the centre of l’Etang-la-Ville. The house is located in the heights of a peaceful neighbourhood, only 300 metres from shops and the market square. Originally built in 1900 on a hillside, this four-storey dwelling was entirely restored in accordance with its original character and includes a garden level, ground floor, first floor and converted attic level.
Built out of buhr stone, which is visible on its two lower level façades, its upper level façades are plaster-coated and half-timbered, while the roof, redone, is covered in flat tiles.
With approximately 190 m² of floor area and 200 m² of outdoor space, the house is accessible via either its ground floor, thanks to a door in the garden wall that opens onto the street, or its garden level via a private, commonhold gravel drive, which culminates at a parking area with enough room for two vehicles. Extending over four storeys, the house’s inhabitable space includes four bedrooms – in addition to another that could be created – a living room, dining room, kitchen, office, linen cupboard/laundry room, three bath/shower rooms and three lavatories.
The garden level has two large rooms that open directly onto the garden: a room that could be used for games, television or fitness as well as an office, while the rest of this level includes a storeroom, laundry room/linen cupboard, furnace room, lavatory and a shower room. Tall picture windows bathe the main rooms in light, which have oak hardwood floors throughout.
The ground floor is one step higher than the street level and includes a vast open space with a large kitchen-dining room as well as a living room with a fireplace, accessible via a couple of steps, where the floor-to-ceiling height culminates at more than 3 metres. These rooms are all flooded in light thanks to several tall arched casement windows as well as a glass door that gives onto a staircase that leads to the garden level. The floor in the kitchen-dining room is covered in grey terracotta tiles, while the one in the living room is hardwood.
The first floor includes three bedrooms and a lavatory. Each have their own balcony and, thanks to the tall casement windows, receive abundant natural light. A bathroom with a shower and a wardrobe are adjacent to the main bedroom, while the two others share a large bathroom with lavatory, located on the upper half-level, which is also used by the large room in the attic space. The latter includes a vast open volume with an exposed beam ceiling, which could be divided up in order to create a fifth bedroom.
Outside, the garden is split into two sections: one is located on the street level, while the other, situated below, was transformed into a parking area for vehicles. Extending on from the house along the sidewalk, a tall stone wall, which shelters the upper part of the garden from view, has a door that provides access from the street to a short paved path leading up to the house’s front steps. On one end of the wall, two stone pillars frame an inclined, commonhold drive, bordered on one side by an immense curtain of trees, which provides access to the house’s parking area as well as other private homes.
