Contemporary house with pool and garden Christchurch (New Zealand)

Drawing inspiration from Ludwig Mies van der Rohe’s iconic Barcelona Pavilion, this residence celebrates the essence of modernist architecture - open space, purity of form, and an enduring dialogue between structure and landscape. A creation by David Ponting and Matthew Fitzgerald, the home is a triumph of precision and material mastery, its refinement placing it in a league of its own. The use of Himalayan schist is both deliberate and poetic, its texture and tone uniting the architecture from the gateway through to the heart of the home. A glass-walled gallery encases a striking central pool, framed by schist walls that anchor the residence to its natural setting, while overhead, a floating sail roof amplifies its sculptural elegance. A palette of Brazilian stone, wood-grained concrete, and American white ash, evokes understated luxury, illuminated by shifting light from broad glazing and skylights that animate the interiors throughout the day. Spanning 809 sq m more or less (as stated in supplied council consent documents), the home offers four en-suited bedrooms including a master suite of rare calibre, complete with dual vanities and his-and-hers amenities. Living zones transition seamlessly outdoors to 283 sq m more or less (as stated in supplied council consent documents) of terraces designed for private entertaining, while intelligent CBUS automation, underfloor heating across 11 zones, and a media room with concealed projector deliver technological sophistication and comfort. Set across four hectares of manicured land, this residence is a landmark in contemporary architecture. An extraordinary expression of craftsmanship and vision for those who appreciate the finest in design and scale. Contemporary house Christchurch (New Zealand)

Property files: https://www.propertyfiles.co.nz/property/CHR10356 There comes a point where ease becomes just as important as space. Where weekends are no longer spent maintaining a large property, but enjoying the freedom to travel, dine out, walk the city, and simply lock up and leave without a second thought. Yet for many, townhouse living has never quite delivered the privacy, comfort, or proportions they were truly looking for. That’s what makes 237 Salisbury Street so compelling. A boutique collection of just four executive residences, each home offers between 167 - 170 sq m of thoughtfully considered space, complete with three bedrooms, three bathrooms, internal-access garaging, and the rare luxury of private lift access across all levels. Designed with downsizers and lifestyle-focused buyers in mind, these homes deliver the comfort and functionality of a traditional home, paired with the simplicity of modern inner-city living. Future-proofed for long-term ease, the inclusion of residential lifts allows owners to age in place without compromise, while generous proportions and extensive storage ensure everyday practicality remains front of mind. Construction is due to commence shortly, with completion anticipated in early 2027. Crafted by Rosefern Homes, these residences have been designed to a premium specification with a focus on enduring quality, low-maintenance living, and timeless design. Inside, warm contemporary interiors are complemented by custom walnut-toned joinery, luxurious tiled bathrooms with underfloor heating, ducted climate control, Miele appliances, feature lighting, and carefully curated materials throughout. Smart-home features including keyless entry, smartphone garage access, EV charging pre-wire, solar readiness, and ventilation systems further enhance comfort, security, and future functionality. Positioned on the edge of Christchurch’s revitalised CBD, you are moments from New Regent Street, Riverside Market, Te Kaha Stadium, the Avon River trails, cafés, restaurants, boutiques, and everyday conveniences. It is a location increasingly sought after by buyers wanting connection, security, and lifestyle without sacrificing quality. Unlike many inner-city developments, these homes offer genuine lock-and-leave practicality without compromising on scale, specification, or comfort. Permanent material construction, private outdoor spaces, and internal garaging combine to create homes designed not only for today, but for years to come. With only four available, opportunities of this calibre within the central city remain increasingly difficult to find. Unit 1 — $1,445,000 Unit 2 — $1,425,000 Unit 3 — $1,425,000 Unit 4 — $1,525,000

Private inspections are available by appointment. Please get in touch to arrange your viewing. With build costs now significantly elevated, this home presents a compelling alternative to building, further strengthened by motivated vendors who are inviting offers. Architecture and site work in concert at 13 Redmund Spur Road, where design integrity meets a truly special setting. Positioned on one of the development’s premier sections, the 1,859m² site offers a rare combination of elevation, shelter, and scale, with sweeping views from the city to the Southern Alps. Completed in 2021, the residence sits comfortably within native bush and carefully considered planting, where landscape and outlook are integral to the design. Extensive glazing and a largely open-plan configuration introduce natural light throughout the home while maintaining clear sightlines across the surrounding environment. The architecture is intentionally restrained, allowing the outlook and sense of space to take precedence, with interior volumes shaped to respond to both aspect and privacy. Accommodation is generous and well resolved. Four well-proportioned bedrooms include a ground-floor guest suite with its own ensuite, offering flexibility for visitors, extended family, or home-based professional use. The primary suite is positioned as a private retreat, complete with a walk-in robe and ensuite bathroom, while a dedicated office supports contemporary working patterns. Living spaces are arranged across multiple zones, including a theatre or media room alongside large-scale communal areas suited to both everyday living and entertaining. The kitchen is designed with function firmly in mind, featuring engineered stone benchtops, double ovens, and an induction cooktop. A discreet scullery supports daily use and larger gatherings alike, allowing the main space to remain uncluttered and composed. Living areas extend seamlessly to sheltered outdoor terraces, creating protected spaces for entertaining that balance outlook with a strong sense of privacy. A distinctive feature of the home is the internal access four-car garage, presented in a showroom-style format with full-height glazing that integrates prized vehicles into the visual language of the house. An enclosed carport provides additional covered storage for a boat or trailer, complemented by ample off-street parking. Outdoor recreation is a defining aspect of the location. Just a short distance to Halswell Quarry Park , offering established walking and mountain biking trails through a dramatic quarry landscape, while the nearby Te Kuru wetland provides further opportunities for nature walks and birdlife. Despite the sense of seclusion, the CBD is just over 10km away, with Halswell’s shops, cafes, and everyday amenities only minutes from the property. A considered Port Hills offering, this residence brings together architectural clarity, practical scale, and a highly regarded position. It will appeal to buyers seeking a home where design, landscape, and location are thoughtfully aligned. House Christchurch (New Zealand)

Combining architectural ambition, commercial-grade engineering and monumental scale, this Ian Athfield-designed home occupies a category of its own within the residential market. Built in two stages with Code of Compliance issued in 2025, this 735sqm home by the late Ian Athfield reflects the vision of one of New Zealand's most influential architectural minds, with a calibre of execution that would be extraordinarily difficult and exceptionally costly to replicate. Engineering is one of the home's defining achievements, and very few, if any, residences can genuinely claim this level of structural capability. More commonly associated with commercial projects, the inclusion of screw-pile foundations, steel portal construction and base isolation technology delivers a remarkable resilience and long-term confidence rarely encountered in private homes. The visionary layout distinguishes itself with exceptional capabilities, featuring elite entertaining areas and dedicated spaces for both multi-generational living and professional pursuits. At its centre, a substantial open-plan living domain brings people together around a designer kitchen with a supporting scullery, while below, a subterranean bar and wine cellar introduce a level of occasion that shifts entertaining into altogether different territory. A formal lounge and media room provide additional flexibility for the family, while a 12-seat cinema and candy bar crown the top floor, delivering an authentic theatre experience that highlights the home's remarkable depth of living. Equally extensive, the accommodation includes six bedrooms, four fully tiled bathrooms and two powder rooms. One of these is a self-contained ground-floor suite with its own entrance, kitchenette, bathroom and laundry, providing genuine independence for extended family, guests and live-in support. A substantial office, also with external access, allows any home-based business to operate with a heightened degree of privacy and professionalism, suited to client meetings and day-to-day operations. Interiors by Jane Elliott of Trenzseater reflect the same commitment to excellence, where an extensive use of American white oak and vast stretches of herringbone flooring are complemented by bespoke joinery and high-stud ceilings, resulting in spaces defined by cohesion, calibre and craftsmanship. Four-car garaging, multiple outdoor entertaining environments and 1,084sqm of landscaped grounds, with provision for a future pool already factored into the design, reinforce the same long-term thinking evident throughout the wider residence, while fully zoned heating and cooling, under-tile heating and a twelve-zone integrated audio system ensure comfort and performance remain uncompromised throughout. With Merivale Village, Hagley Park, the CBD and some of Christchurch's most sought-after schooling all within easy reach, the location proves a fitting setting for a home defined by architectural significance, engineering integrity and a standard of execution that makes it a true one-of-a-kind offering at the very top end of the market. Please get in touch with Karena or Nicky for further information. Disclaimer: This property may be marketed as suitable for overseas purchasers. House Curio (Switzerland)

Villa Pierina was born as the highest expression of someone who has made it in life. At the beginning of the 20th century, Francesco Avanzini, a successful emigrant from Curio to Argentina, decided to commission the construction of Villa Pierina. The villa had to tangibly represent 'the spirit of successful return' to the homeland of for one who had achieved wealth and status in distant foreign lands. At that time, architect Giuseppe Bordonzotti, highly respected in Ticino for his Art Nouveau style of eclecticism, was contacted to take charge of the project. What followed was an intense exchange of correspondence of projects, variants, observations between Ticino and then thriving Argentine Capital of Buenos Aires. At that stage, the client's desire for the building to reflect 'American Long Island Grandeur' often clashed with architect Bordonzotti's desire for local architectural elements to prevail. Finally in 1909, construction work on Villa Pierina began. Completed in 1910, the villa is named after Francesco Avanzini's daughter. Purchased later by a wealthy German family, the building was entirely and tastefully renovated with noble materials, restoring its due 'grandeur'. A prestigious Art Nouveau, turn of the century, country estate which is listed as a cultural asset, Villa Pierina dominates the village of Curio with its regal elegance. Entirely renovated in 2012 using the noblest and most luxurious materials, the villa, with its four floors characterized by large, bright rooms, stands out as a residence of great distinction. High ceilings, large chandeliers, herringbone walnut parquet flooring, inlaid fireplaces, a discrete internal lift, and perfectly restored original frescos are just some of the prestigious elements of Villa Pierina. Its sunny south-eastern exposure and ample large terraces, offers an enchanting view of nature, the village and Lake Lugano. The park houses a large, heated swimming pool with sunbathing area and the villa is accessed via a majestic curved raised tree lined driveway which adds further significance to this magnificent historic estate. Today, Villa Pierina, one of Ticino's standout famous buildings, is waiting for a new owner to continue its prestigious history.

Villa with pool and terrace Terranuova Bracciolini (Italy)

Lovely Farmhouse with Panoramic Views in the Tuscan CountrysideThis charming holiday farm with swimming pool is set in the heart of the Tuscan countryside, just a stone’s throw from Arezzo. Immersed in unspoilt nature, it lies among rows of Malvasia vines, ecological strawberry plantations, medicinal herbs, and ancient olive groves. The property is also located near a small 12th-century hamlet, adding further historical charm to its unique setting. The estate consists of a beautifully restored old farmhouse and a collection of annexes supporting both agritourism and farming activities. In total, the property offers 10 self-contained flats with gardens, air-conditioned rooms and private bathrooms, providing accommodation for up to 23 guests.Dating back to the late Middle Ages, the farmhouse has a fascinating history. Its original core was once a watchtower, strategically positioned over the Valdarno valley. A stone with hieroglyphics embedded in the exterior wall still bears witness to its ancient origins. Today, the farmhouse has been carefully renovated to preserve its rustic Tuscan character, while also being fitted with every modern comfort – a harmonious blend of past, present and future. The ground floor, accessed through the central courtyard, serves as the heart of the property. It includes a communal space, a billiard room, a welcoming reception area, a tasting and sales room with adjoining service facilities, an oven, and technical rooms. This floor also houses three independent flats:Flat 1: living room with kitchenette, two bedrooms and two bathroomsFlat 2: living room, kitchen, two bedrooms and two bathroomsFlat 3: living room, kitchen, one bedroom and one bathroomThe first floor, reached via an internal staircase beside the oven hall, offers two further flats. Accessible by an external staircase, this level also contains the principal flat, complete with entrance hall, kitchen, living room, three bedrooms, four bathrooms, a study, and a closed loggia. An additional internal staircase leads to the second floor, where a further bedroom with bathroom is located. An outbuilding, originally an old barn and fully renovated in 2004 in traditional Tuscan style, has been transformed into four independent, mirror-image flats, each arranged over two floors and comprising a living/dining room, bedroom and bathroom. The property also includes three further buildings:A wooden structure in the garden designed for outdoor relaxation.A two-storey building, with a ground floor entrance hall, reception, utility and laundry rooms, and loggias; while the first floor accommodates an office, kitchen and bathroom.A multi-level building dedicated to agricultural processing. The basement houses a warehouse and bottle storage; the ground floor contains the wine-making facilities, preserve processing rooms, a cellar, tool shed, workshop, utility space and bathroom; and the mezzanine level serves as an additional work area.Enhancing the estate’s appeal is a restaurant serving traditional Tuscan specialities, accompanied by wine and organic product tastings. Guests can also enjoy an aromatherapy room and a beautiful swimming pool with hydro-massage, surrounded by lush greenery. The holiday farm extends over 11 hectares of organically cultivated land, including 2.5 hectares of IGT-certified vineyards and around 500 olive trees. The farm proudly produces its own line of organic goods, including jams, honey, wine and olive oil, available for direct sale and tasting.Environmental sustainability lies at the heart of the estate’s philosophy, as demonstrated by a modern photovoltaic system generating around 38 kW of clean energy, significantly reducing waste and environmental impact. Thanks to its facilities, the property is perfectly suited for hosting weddings and special ceremonies, as well as continuing its successful agritourism and farming business. Its strategic location places it at the centre of Tuscany: only 27 km from Arezzo, 56 km from Siena, 60 km from Florence, and within easy reach of major designer outlet centres. This is a truly unique property that combines history, authenticity, and modern comforts in one of the most sought-after regions of Italy.ion brands.
