Castle Puy-l'Evêque (46)

Of the old medieval den, what remains today is a long rectangular building, flanked by a round tower of beautiful proportions, and a second tower of smaller diameter on the exterior facade. The house, rebuilt in the 16th century, retains stone floors (one of which is pisé), Renaissance fireplaces and high ceilings from this period. The main house, of approximately 330 m2, is composed of: on the ground floor, a dining kitchen with fireplace of 25 m2, a living room with fireplace of 54 m2, a charming office in the tower of 14 m2 with fireplace, a hallway of 9 m2 with WC giving access to a bedroom of 37 m2 with bathroom of 12 m2 and a dressing room of 8 m2. Upstairs: a hallway of 11 m2 distributes three bedrooms of 9, 17 and 14 m2 (this one in the tower) as well as a recent bathroom and a separate WC. Two other bedrooms, accessed from the outside, complete the main house. The first of 37 m2 benefits from a living room in the tower of 14 m2 with fireplace and pisé floor, a recent bathroom with WC. The second of 19 m2 with a recent bathroom with WC. It is in the base that we discover the oldest part: a splendid semi-circular barrel vaulted room measuring 6 m by 15 m, lit for four days and which remains to be finished restoring. A barn of 110 m2 accommodates a large room (55 m2) on the ground floor and upstairs, a large space of 55 m2, with a shower area, serving as a dormitory. The buildings open onto an interior space where you can hang out in the summer. Outbuildings: a carport for three cars, a workshop, a barn giving access to a second interior courtyard, an artist's studio, a shed and a house to restore. Energy class F, climate class C Information on the risks to which this property is exposed is available on the Georisks website: www.georiques.gouv.fr

Castle Toulouse (31)

A listed medieval castle on the outskirts of a Lauragais village, surrounded by 12 hectares of woods and meadows. The impressive fortified building is surrounded by pastures and groves of trees, as well as landscaped parklands created at the end of the 19th century. A large driveway separates the estate from a local road, with outbuildings - a shed, workshop and caretaker's lodging - just a few metres away. To the west of the castle, there remain the converted servants quarters and working buildings, as well as a 17th century dovecote built on piers, situated on the southern slope of the plateau. Both stylistically and structurally, the castle, which should be described as a 'feudal fortified mansion', appears to date from the reign of Charles VIII or Louis XII, although it was built in 1539. It consists of an elongated rectangular main building with two parallel sets of rooms, more than 27m long and 18m wide. Each corner of the main building features round towers with an external diameter of around 7.5 m, enough to cover the facades. They have arrowslits on each level, facing the entrance door and the southern curtain wall. The roof of the central section is clad with flat tiles featuring square or rounded ends. Some of the tiles are fixed with nails. The roofs of the two front towers are clad exclusively with rounded tiles. The roof of the south-west tower has retained its sealed monk-and-nun tile ribs, while the south-east tower, whose timberwork and roof were restored in the early 20th century, now features a conical pepperpot roof. The walls, with their regularly dressed calcareous sandstone, have an average thickness of almost 1.5 metres. The castle was listed as a historic monument in 1972, with heritage protection afforded to its facades and its high hip roof, crowning an impressive loft.

Property with pool Saint-Clar (32)

This lovely old stone property has belonged to the same family for generations. With a walled garden with a pool, and stunning views over the Gascon countryside, this spacious Gascon manor house occupies an enviable position high up on the ramparts. Its central village location ensures easy access on foots to the local shops, restaurants, and tea-rooms. With several generations of the same family owning the property, we were touched by the family history recounted by the current owner. She tells how her father used to pass by the house every day as a schoolboy, from the farm where he lived, and would always vow to himself: “one day this house’ will be mine!” Such was the power of his manifestation, that some years later, as a young man, he purchased the house for his wife and family. One can easily imagine how inspiring this house might be to a child, sitting in one of the most unusual and enviable places in the village, and so impressive in size. We hope that we can find a new owner for this property, who will be just as delighted and excited by this acquisition. Let’s look at the property in more detail: The original front door opens from the street, onto an impressive 44m2 central hallway. With a door to the rear end of the hallway, opening on the garden, the hallway gives access to each of the reception-rooms. To the left of the main door, there is a large 45m2 reception-room, filled with light from the French doors that open onto a raised terrace, and with a view over the surrounding countryside and gardens. This raised terrace area is one of the property’s most lovely features. Along the hallway, next to the main reception-room, there are two bedrooms on the ground-floor both with a fireplace. To the far right of the hallway there is a lovely room with wooden panels and decorative lead windows. This room was used as a music room, or a formal dining room, and overlooks the garden. The kitchen is positioned close to the main entrance, close to the grand staircase. It is the heart and hub of the house. The kitchen is typical of a bygone era, with space for a large dining table Infront of the fire, and despite its rather dated appearance, full of charm. There is a door from the kitchen to the street. There is also a separate cloakroom and lavatory in the main entrance. Behind the kitchen there is ample space for storage in a rear cellar, where the boiler is situated. In days gone by this section of the property was fondly nicknamed “The Shop” or “Le Magasin” by the family, because it was so spacious and with so many shelves, anything practical required here could be found in this area of the house. A graceful staircase ascends to the first floor, where we find a mirror image of the grand hallway below. This property is truly a fine family home, with five double bedrooms on the first floor, each with a bathroom. The previous owner built each of his daughters a bathroom. Three of these bedrooms have their own individual character and secret treasures, with each room opening out into a “secret” room behind. The perfect house for children to lose themselves in, with a game of Hide and Seek. On the second floor, there is a large attic. This spreads across the entire top floor, and could potentially provide additional space for conversion, relevant planning permissions permitting. Below the large garden terrace there is a garage and additional storage area.

House with pool and terrace Figeac (46)

Nestled 4 km from the charming medieval town of Figeac, in a peaceful 14th century hamlet, on the edge of the Cantal and the Aveyron, this magnificent property can create a favorite. More than 500 m² of living space on 4,500 m² of land in a dominant location and offering an exceptional panoramic view of the surrounding nature. The preservation of this historic place and the silence in which it bathes are major assets. The rooms, tastefully decorated, give pride of place to authentic materials without sacrificing the comfort of modernity. The presence of antique furniture and works of art, included in the sale, creates a warm, friendly and terribly aesthetic atmosphere. Of the many old and quality materials preserved, we particularly appreciate the old frames, exposed beams and solid parquet floors, the three imposing fireplaces; one, rustic, is decorated with a recent wood insert, the second, in cut stone from the 17th century, the third, monumental, in cut stone from the 14th century. Outside, the property is made up of different spaces delimited by dry stone walls, a vegetable garden surrounded by fruit trees, a fully automated greenhouse. At the end of the property, a swimming pool, automatic and treated with salt, is made up of 2 pools with overflow and automated shutters and remote controls. The water supply from a well, if necessary, also gives it appreciated autonomy during the summer period. The pool house, with summer kitchen and sound terrace, which adjoins the swimming pool, is the promise of moments of conviviality and, in the evening, contemplation of a sky without the slightest light pollution (black triangle). The configuration of the hamlet preserves the privacy of its occupants, whether a large family or guests, thanks to the private garden of each house and to fluid circulation linked to the presence of numerous paths. Finally, a barn, listed as a remarkable barn of the Lot and recognized under the Heritage Foundation, will offer, after renovation, the possibility of opening the activity to weddings, seminars, master classes... giving free rein to the imagination entrepreneurs and guarantee of strong growth potential for a hospitality activity. Subsidies can easily be obtained to carry out this renovation project under the aegis of the Architecte des Batiments de France who has already approved many aspects of the project. So don't delay in coming and discovering this unique property offering charm and historical authenticity, adapted to modern comfort. Ideal for entertaining, or for isolating yourself, in a haven of nature and tranquility...

Property with pool Lectoure (32)

If you are looking for a property without frills or fuss, with clean lines, spacious light-filled rooms, and a pristine finish, then this could be the property for you. Located within easy reach of the much beloved market-town of Lectoure, this rural haven offers a tranquil and restful retreat from the world. The property is situated at the end of a rural and private lane with neighbouring fields to each side, and sits in an elevated position overlooking the farmer’s bucolic woodlands to the rear; a canopy of mature trees encircling the plot. The gardens are neatly presented, with contrasting areas of woodland and landscaped areas. The lawns encircle a smart poolside terrace, decked with sun-loungers and bordered by a variety of roses, bushes and herbs. Neatly clipped pathways lead to the house both to the main entrance and to the terraces to the side, where vast bay windows overlooking the gardens from the kitchen and the reception-room. Tall and gracious trees provide an additional architectural interest to the garden. From the outside, the property has maintained the classic air of a traditional maison de maitre with its lovely stone façade. It features a stone and wood carpark and a total of five parking spaces. Inside, there an unexpected modern twist. The main hallways opens onto a vast open-plan area comprising the kitchen, dining-room and main reception-room with a vast insert log-burner. Large sliding glass doors that slot into the outer walls of the property can be pulled back to “open” the kitchen and reception rooms “out” onto the garden, creating a seamless indoor/outdoor space in the summer months, with views to the pool. An internal hallway on the ground-floor leads to a spacious and beautifully appointed bedroom with storage cupboards. A second downstairs bedroom is currently used as a study with French doors to the gardens. With access from the same hallway, there is a large a bathroom with a corner bath and spacious shower, a separate lavatory, a vast laundry-room and a boiler-room. With separate access from the garden, the current owner has converted an outbuilding into a peaceful artist’s studio. With a large bay-window ensuring a joyous flow of light into the room, this area is the perfect place in which to meditate; where creative souls can set to work, whether that be with an easel, a kiln or a quill. It is possible to create a gîte or set up an independent business. Returning now to the house, let’s take a look upstairs : A modern open-plan staircase leads to the first-floor landing which has lovely views over the lower ground-floor of the property; almost as though one were standing on the upper deck of a modern boat and looking down, sunlight zinging through the property in every direction. A large internal space at the top of the stairs on the first floor is used as an upstairs reception-room. In addition to this relaxing and private upstairs living-area, there are three comfortable bedrooms, one of which has its own dressing-room and private It has a private shower room with wc and another with a large storage cupboard. There is also an additional shower-room with wc, shared by the other two bedrooms. The house is presented in pristine condition from top to bottom. The rooms are tastefully decorated, mostly in shades of white; the occasional rear wall being wall-papered to the highest standard. The property is functional, with lots of storage space, and the comfort of a large downstairs bathroom and two upstairs shower-rooms. With five main bedrooms (all doubles) and a second private reception-room upstairs, and a separate outdoor artist’s studio, there are plenty of areas in which to work from home, or to find a quiet area in which to concentrate, albeit the main “hub” of the house is open-plan. The property also has a storage area, and a covered area linking the house and artist’s studio.
