With more than 500 m² of living space, it offers both grandeur and character, making it as suited to a graceful country retreat as it is to an enchanting venue for weddings and events. Its river frontage, dramatic cliffs, and unspoiled natural surroundings create a setting that is nothing short of breathtaking, while the surrounding countryside provides superb walks, excellent fishing, and a deep sense of peace and tranquillity. The main residence has been lovingly transformed from its historic origins, seamlessly blending 17th-century charm with modern comfort. A sweeping entrance hall leads to a fully fitted kitchen, a formal dining room, and a light-filled lounge where a grand stone fireplace opens directly onto the walled garden and swimming pool. There is also a study, a large bar-lounge, and a games room that flows out onto a 125 m² terrace with captivating river views?the true heart of the property for entertaining and relaxation. Underfloor heating adds contemporary comfort, while original features allow you to imagine the mill in its working days. Up the hand-carved oak staircase, the first floor reveals nine bedrooms, including a generous parental suite with dressing room and en-suite bathroom, alongside a family bathroom and a cosy cinema room. An additional staircase provides convenient access throughout the house. The second floor, still untouched and steeped in history, retains the original hanging wires once used to dry paper, offering remarkable potential to create more bedrooms or living spaces. The estate extends far beyond the house, with an array of charming outbuildings: a large stone barn, stables, a garage, a boiler room, a wood store, and a traditional pigeon tower with rabbit hutches. Within the walled garden lies a swimming pool with river views, a sun-drenched BBQ terrace, and a tennis court of exceptional quality. Beyond the garden walls, enchanting riverside paths meander past waterfalls, mill runs, and quaint bridges, offering tranquil spots to pause with a coffee and watch the water flow by. The property even holds the potential for hydroelectric production, a nod to its industrious past. This is a rare treasure: steeped in history, embraced by nature, and brimming with potential. A place of beauty, tranquillity, and undeniable magic?truly a must-see. (4.00 % fees incl. VAT at the buyer's expense.)

A 17th-century mill, with water rights, on two hectares of grounds including one kilometre of riverbanks, nestled within the Green Périgord region of Dordogne. At the end of a tarmacked lane that winds its way up a gentle slope and through a forest of chestnut trees, the hamlet includes the miller’s house, a barn and a stately mill typical of the 17th century, built on a granite rock from the Jurassic period, and once under the purview of the fiefdom of Jaubert de Nanthiat. The site’s unspoilt and beautiful natural environment, perched on the banks of the Isle River, provides opportunities to observe otters, herons and kingfishers from it many patios, while, once past the property’s entrance and at the end of a parking area, the mill's large water wheel, four metres in diameter, and its locks leave a lasting impression. As for the grounds, of approximately 2 hectares and planted with many trees, it runs alongside private riverbanks for more than a kilometre, while the mill, with its beaches of golden sand, acts like a balcony over the river. Lastly, a garage and a wooden shed, appearing on the land registry and used for storage and as a painter’s studio, respectively, could easily be converted for other purposes.

In the scenic Vienne region, in the centre of grounds crossed by a river, a traditional farmhouse with full French ownership rights and two guest houses. The property can be accessed via two entrances, the first providing direct access to the grounds and the second to the farmhouse via a courtyard, where a covered area has been created with space for two cars. A caretaker's cottage is located a few meters from the main entrance. The stone farmhouse has a flat-tiled roof. Its two facades are dotted with windows, some with French windows, which are echoes of each another. In the grounds, a first guest house can be accessed via the garden gate and by going past the front of the farmhouse, which is just a few metres away. Built of exposed stone with a tiled roof like the farmhouse, it faces the mill and a reservoir formed by the water from the millstream. The mill, set opposite these first two dwellings is the focal point of the whole complex. The mill's history can be traced back to the 17th century, when its dykes were built. Destroyed by a fire in 1790, it was rebuilt in 1800 and still has water rights to this day. Its drop height is around 1.8 m. It should be noted that all the dykes have been bricked up and raised to protect the buildings from possible winter flooding. Finally, a second guest house has been built on the first island and is linked to the shore by a small bridge and accessed by a stone staircase. Another bridge leads to a second, even larger island.
