Set within almost 7 hectares of carefully tended grounds, the property combines historic architecture, generous accommodation and an enviable range of leisure facilities. The château enjoys far-reaching views across the surrounding countryside towards the Pyrenees. Its beautifully landscaped grounds include formal French gardens, mature trees, an orchard, vegetable and herb gardens, lawns and extensive terraces. An impressive 15 x 6 metre tiled swimming pool is complemented by changing facilities, showers, a summer kitchen and several areas for outdoor dining and relaxation. For those seeking a more active lifestyle, an enclosed artificial-grass tennis court occupies a discreet position within the grounds, with informal spectator seating and exceptional views across the surrounding vineyards towards the Pyrenees. The Château The principal living accommodation is arranged over the first and second floors, accessed via an impressive sweeping stone staircase. The first floor retains many original architectural features, including high, ornately carved ceilings, large windows and French doors opening onto small balconies. Original internal doors are complemented by carved stone plaques, while several rooms feature traditional colombage walls and most have beautiful oak flooring. The accommodation includes an elegant drawing room with adjoining library, a formal dining room and a large fitted dining kitchen with access to the wine cellar. A further sitting room leads to an en-suite bedroom, while a study and cloakroom complete this side of the accommodation. A broad oak staircase leads to the second floor, where a long corridor provides access to the bedrooms. The principal bedroom suite enjoys wonderful views towards the Pyrenees and features a generous en-suite bathroom with roll-top bath, twin basins and separate shower. A communicating door leads to an additional bedroom, making this arrangement particularly suitable for a family with younger children. Three further bedrooms are served by a family bathroom and separate WC. The ground floor is principally devoted to service and ancillary accommodation, with a charming conservatory enjoying the morning sun and a substantial wine cellar at the opposite end of the building. The Gardens & Grounds The grounds are a defining feature of the property. An ornate wrought-iron gate opens onto a formal French garden positioned between the château and the former stables, with mature shrubs and carefully maintained planting. To the opposite side of the château, a broad lawn is enclosed by mature hedging and incorporates a charming pagoda-style seating area. The former stables are complemented by a productive vegetable and herb garden, while the tree-lined driveway continues towards an orchard. Numerous pathways lead through the gardens, creating a succession of secluded areas in which to enjoy the property throughout the seasons. Below the stable block lies the large tiled swimming pool, surrounded by generous terraces for entertaining and relaxing. Mature hedging and shrubs provide shelter and privacy, while beyond the pool, an opening in the hedge leads to the enclosed tennis court. From here, the views are particularly impressive, extending over vineyards and rolling countryside towards the Pyrenees. The grounds are further enhanced by numerous mature trees, some believed to be more than a century old. Former Stables & Guest Accommodation Facing the château, the substantial former stable block retains attractive original features, including its arched doorways, and has been converted to provide additional accommodation. The current configuration includes three en-suite bedrooms, two upstairs and one on the ground floor, together with a central lounge, dining room and kitchen. Further generous rooms provide flexible dormitory-style accommodation, each floor being served by a bathroom. A full-length basement provides extensive garaging, workshop and storage space, together with pool changing facilities, showers and WCs and a summer kitchen. The garage opens onto a gravel parking area, beyond which lies the guardian's house. This comprises an open-plan living area, two upstairs bedrooms and a bathroom, together with an attached workshop and machinery store. The Surrounding Area The château is ideally positioned for enjoying the many attractions of the Gers and the wider southwest of France. A nearby market town provides everyday amenities, shops and restaurants, while the property lies within the celebrated **Saint-Mont wine region** and the Armagnac-producing area. The region is renowned for its lively summer programme of festivals, markets and cultural events, including the internationally recognised jazz festival at Marciac. Motorsport enthusiasts are also well served, with events regularly taking place at the Nogaro racing circuit. Despite its peaceful rural setting, the property is conveniently positioned approximately 20 minutes from the motorway network, allowing easy access to Pau, Bordeaux and Toulouse. Pau Pyrénées Airport is around 45 minutes away, Bordeaux approximately 1½ hours and Toulouse slightly further. The Atlantic surfing beaches are readily accessible, as is the elegant Spanish coastal city of San Sebastián. The Pyrenees are also within easy reach for skiing, hiking or simply enjoying the spectacular mountain scenery.

Castle Marciac (32)

A former manor house with a 14th-15th century castle, hidden at the end of a private lane, with no neighbors, set on +3hectares of land surrounded by nature, offering 500m² of living space, outbuildings, and swimming pool – a true gem for history buffs. Ideally located for a family, couple, or hospitality project, discover the Gers region and walk in the footsteps of the lords of Pardailhan, Antras, Montesquiou, La Valette, Blaise de Montluc... and write your own story! The solid, human-scale main house features an 80m² living room, kitchen, seven bedrooms (two on the ground floor), sitting rooms, five bathrooms/shower rooms, laundry rooms, and anterooms in the former pepperpot huts. The original features are preserved and highlighted: hollowed-out half-timbering, terracotta tiles, French-style ceilings, stone and marble fireplaces, overmantel mirrors, watchtowers, latrines, Genoese-style eaves, interior wooden shutters, vegetable garden, sandstone, former moat... The imposing round tower underscores the site's original medieval past and conceals the stone spiral staircase that connects the floors. The French Revolution destroyed the coat of arms on the arch of the entrance door. The pursuit of authenticity does not preclude modern comforts: fiber optic sanitation, satellite internet, Lacanche range cooker... The approximately 3.5-hectare grounds are partially wooded, contributing to this sense of seclusion; the surrounding nature provides space, isolation, and complete privacy. The swimming pool is heated and secure, and its pool house is located in a former outbuilding. This historic site is discreet; finding it is a challenge. Living in Gascony means living in the Gers, where cultures and traditions naturally intertwine. A history marked by warfare, a vibrant present: Le Figaro has just featured the 'Jazz in Marciac' festival... the countryside coming to the rescue of culture... Shops, doctors, cinema, and community organizations are all just a stone's throw away. Unpack your bags! Tarbes-Lourdes airport and TGV station 40 minutes away, Toulouse 1 hour 30 minutes away. Castle Maubourguet (65)

Château of approximately 590 m² of living space, featuring two towers in very good overall condition, along with outbuildings totaling around 600 m². The main building is accessed via a tree-lined driveway or directly into the courtyard of honour by a smaller lane that runs along the property. The former entrance is quite impressive, marked by four stone pillars. Upon arrival, one is struck by the abundance of century-old trees, among the most noble species—cedars of Lebanon, magnolias, plane trees, and oaks. The outbuildings include a 125 m² apartment, a 40 m² studio, and a 140 m² reception hall suitable for events. There are five horse boxes, stables, and paddocks. The estate also features a pond, a basin (former swimming pool 14x5 m), a wood shed, and garages. Inside the château, the ground floor offers a spacious 50 m² entrance hall, a large living room with fireplace, a dining room, a modern fully equipped kitchen, a technical room, an office, and a bedroom with bathroom. The floors are finished in terracotta tiles or parquet. On the first floor, a long corridor leads to an office, a dressing room, six bedrooms, and five bathrooms with toilets, all with wooden floors and a balcony beneath the pediment. The second floor features a large bedroom with shower room and toilet. There is also a 1-hectare building plot (with the possibility to develop a 600 m² structure). The park and paddocks, the riding arena (60x20 m), and the option to create additional boxes make the property ideal for an equestrian activity, supported by abundant well water. However, it could also serve other purposes, as the reception hall in the outbuildings—complete with toilets, cold room, and laundry area—is perfect for weddings or other commercial events. The property is located 5 minutes from the town of Maubourguet and its shops, and 30 minutes from Tarbes, with its international airport and TGV station. Ski resorts are just one hour away. 15 minutes from Marcillac Jazz Festival. A peaceful estate, free from noise pollution, set in the idyllic countryside of a small village.

Castle Montréal (32)

This sumptuous château is found in the heart of Gascony, in the rich and diverse Armagnac region, at an equal distance between Bordeaux and Toulouse (1h45). On the home lands of d ’Artagnan, the estate sits in an elevated position with far-reaching views across the valley. Surrounded by fields bursting with an ever-changing tapestry of colour in the summer months, from the vibrant yellows of the sunflowers, to the neat rows of green vines, the property is situated just a few minutes distance from the picturesque village of Montréal (one of our favourite villages in the Gers) and just a ten minute drive to the larger town of Condom, with its many shops and restaurants. This region is one of the most highly sought-after in Gascony, with visitors driving out here from Lectoure and Condom, Bordeau or Toulouse throughout the year. This is an area world-famous for its music festivals (Condom and its traditional Bandas festival, or Marciac for its renowned jazz festival in the world). Long hot summer evenings are brought to life by colourful night-markets, and many other events throughout the year which ensure that this is a lively area in which to live throughout the winter months as well as the lovely long hot summers. The château is located on the edge of a small hamlet, and sits in private parkland. On arrival, we follow the beautiful stone walls of the gardens, the original ramparts of the château which border the property and can be seen from afar. A traditional wrought- iron gate between two stone pillars marks the entrance. From here onwards, as we enter through the gate, one has an immediate sense of magic as we enter the grounds. A private alley cuts through a line of elegant trees. We pass the guardian’s house, and two cottages, reaching a private driveway at the top where we catch our first glimpse of the Chateau. To the side and the rear of the Château a vast 12ha stretch of land flanks the estate. The parkland itself is filled with a rich variety of mature trees. To each side the fields and pasture is currently tended to by a local farmer. Visible even from up above at the Château one can clearly see a young vineyard, below, planted by the current owners. On an architectural note… The château dates back to the second half of the 19th century, and was once home to a religious order set up by the Pères Prémontrés. The property is built in the shape of an “L” with beautiful golden coloured stone walls and Parisan style persiennes shutters painted in muted tones of elegant grey. Sunshine dapples the walls from the south, the east and the west. There are roses and many varieties of shrubs everywhere you look. The property comprises two main wings, linked on the ground floor, the basement and the first floor. The main house has been lovingly restored by its current owner who is an interior designer. The renovated wing is the southern wing blessed by a beautiful flow of light from the south, north and west it bathes the rooms with natural light throughout the day from its tall windows. The property has undergone a tremendous programme of works supervised by an architect an expert in historical buildings, but as we shall see in more detail later, this property has the advantage of comprising a second as yet non-restored wing : the western wing. The additional Western wing, restored this year, would lend itself perfectly to parties (a large party room), weddings, or summer lettings. The Southern Wing The entrance A small flight of stone stairs on the northern side separates a courtyard from the majestic entrance, with its turning staircase and doorway onto a beautiful courtyard on the southern side. This south-facing courtyard is graced with a burst of pink blossom from its trees in spring. A long hallway on the northern side leads to the kitchen, a drawing-room and a laundry-room. On the other side there is a second reception room and the guest cloakroom and WC. The ceilings are high and the floors lain with stone tiles. The elegant, sculpted cast-iron radiators throw out additional heat, in addition to the under-floor heating in the entrance hall. The lighting system at the château is particularly well designed, and the property is a delight to visit in the evenings, when on arrival the lights twinkle as they might from The Great Gatsby’s home. The perfect backdrop for a summer party. Reception Room 1 : As with every room in the château the ceilings are high and the tall windows allow one a sweeping view over the valley and across the Gascon countryside. A stone fireplace and double doors divide the first reception room from the kitchen, both rooms are lain with the same stone floor tiles. Reception Room 2 : With a warm and inviting interior this room is a perfect evening room and has the same lovely views, and also a stone fireplace. Cloakroom & Guest WC At the far end of the entrance hall, discreetly positioned behind a carefully designed cloakroom wall we find the spacious guest lavatory and washbasin. The kitchen, Rear kitchen, Laundry-Room It would be more apt to say that the kitchen is yet another grand reception room. Warm and inviting, majestic in size with a long table to welcome guests or for breakfast with views across the valley, this kitchen is the heart of the property and spacious enough to host a large gathering. French doors open on the garden on the western side, where guests can dine under the plane trees and look over the fabulous stone ramparts and balustrades to the stunning views across the valley. Guests are provided with a backdrop view of the medieval ruins of the original château, and the pigeonnier or dovecote. A grand central island with spacious work surface place for big bowls of food prepared on the AGA. The rear kitchen/ scullery is also directly accessible from the garden and the main kitchen and is equipped with a traditional oven. This is an ideal space to be used by caterers serving food in the garden or interior. In the hallway on the other side of the kitchen a door with a beautiful sculptured wooden surround opens onto the laundry room. The First Floor : Bedrooms Opposite the courtyard entrance an impressive stone staircase turns upwards to the first floor, leading to a spacious landing and a second long hallway that runs above the ground floor hallway. All the bedrooms have parquet flooring. At the top of the landing to the right, two bedroom with ensuite shoer rooms and fitted wardrobes with decorative doors from old French armoirs. To the left of the landing there is a third ensuite bathroom with views to the south, and a long hallway leading to a vast parental suite which is one of the most spacious bedrooms and bathrooms we have yet to see in Gascony. The master bedroom suite comprises a vast bedroom with five tall windows, a double dressing room and a bathroom with a double sink, shower and oval bathtub. The Western Wing At the far end of the downstairs entrance hall, close to the entrance to the kitchen, a set of double doors opens onto the western wing comprising two floors with around 400m2 space for further development with planning permission. The Western wing comprises a hallway leading to a staircase to the first floor. On the ground floor there is a large reception room with grand openings to the park, and with views of the Medieval ruin. The family has hosted weddings at the property and this is a perfect room in which to dance and party, opening onto the park, the lovely views of the ramparts, the medieval chateau, and the folly at the end of the garden. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller.
