We find ourselves in the heart of Fleurance, a popular and thriving Gascon town with many shops and restaurants, as well as a beautiful church and a historic arcaded main square. Here in the square one of the best markets in the Gers is held every Tuesday throughout the year; bustling stalls spill out onto the surrounding streets, and locals and tourists alike flock into town from neighbouring villages to buy fresh produce, household items and clothes.
The house: ground floor
The house itself is set on a quiet street a short distance from the town square. It has been in the family for some time and has been much loved and cherished.
From the layout we can tell that this was formerly two properties, one of which was much bigger and grander than the other.
We enter the main front door into a hallway, with a former office on the left and a good-sized storage room, formerly a shop, on the right. These could still be used as commercial spaces, and can be closed off from each other and the hallway for privacy. Equally, they could be used for additional living space such as a library or sitting room.
We proceed on from the front hall into a large living room which is clearly the heart of the home. There is a fireplace for cozy winter evenings, as well as floor-to-ceiling glass doors looking out to the garden. Both the kitchen and the huge double dining room open from this central room. The room offers a good view of the swimming pool, so an eye can always be kept on any children outside.
The owner has enhanced the pleasant feeling of openness by means of large flourishing plants which, even on the rainiest of days, give the feeling of being outside in nature.
The dining room is set to the side of the living room; this is a huge 43 m² room that also faces the garden, and opens into the front office. It is a fantastic space to host, and the current owners have had many happy dinner parties with friends and family here over the years.
The kitchen is located on the other side of the living room and has been attractively remodelled in a modern style. Behind it, we find a decent-sized pantry, the gas furnace and a practical downstairs loo. There is also a shower room that the current owners have not used as such.

A second area on the other side of the staircase features two additional bedrooms, a second bathroom and a laundry room which, according to local residents, was once a kitchen.
All the bedrooms are between 19 m² and 28 m² in size, and all have lovely wooden floors and large windows.
Gardens & pool
Whilst the main focus of the exterior is the swimming pool, there is in fact much more to the garden.
A stone patio opens off the living room and extends the width of the house; ideal for al fresco dining and long summer evenings spent chatting around a glass of wine.
A storage room can be found outside which could be converted to an orangery or greenhouse and filled with exotic plants. There is also a handy workshop, ideal for those who enjoy DIY, and a separate pump house for the pool.
Large gates on one side of the garden allow cars to be parked inside if needed.
Beyond the pool, there is a formal garden that exudes charm. Bordered on one side by the neighbouring building and on the other by a high stone wall, this sheltered garden is flourishing.
The pool itself is a delight; it is larger than most in-ground pools and is in very good condition. Essential for those hot summer days.

This is a great property at a fair price, ideal for a large family or those wishing to create a B&B or retail project, subject to town planning approval.
