House with terrace Mirande (32)
Romantic Château in search of loving owner to restore to former glory. Dear House Hunter, I am a beautiful and sizeable stone property. Some call me a château, but I resemble many things, from an elegant chartreuse, or manor house. My foundations are embedded in the 15th century, but over the years I have grown to resemble what you will most easily recognize as a sumptuous 18th century home, with high ceilings, tall window frames and many period features, from parquet and terra-cotta stone floors to my grand salon, which begs to host a ball should you so wish. Netherfield Park, or the Château de Courcelles have nothing on me! Currently slumbering in woodland, with English-style gardens planted to the front some thirty years ago, the first thing you will see on arrival, beyond my stoned and walled entrance, is a romantic summer garden, bursting with life. To the rear there are both raised lawns with walled gardens, and below a riot of woodland, a haven for birds and bees. On arrival and from the outside, I look somewhat more modest in size than I am. People say I resemble the kind of house publishers choose to put on the front cover of novels; stories in which there is usually a love affair and a mystery to unravel; but which could not have happened without the beautiful property itself. The house is always a central character; an elegant backdrop to life itself, where history can be made and new memories carved. To move here is to take on not just a project, but a lifestyle. A piece of history. As a château, I am proud of my brilliant Basque red front door, which strikes a colourful and elegant note on my impressive façade. With symmetrical windows, I am imposing. I have inspired many artists and photographers, being, if I do say so myself, rather an attractive building. I may have faded over the years, but it is easy to imagine that not so long ago my hallways bustled with ten full-time members of staff, who wore black uniforms with little white aprons, buffing and polishing my wooden floors and shining my lovely terra-cotta tiles on the ground floor. The kitchens were filled with bubbling pans; cooks bustling around to create sumptuous Gascon meals with all the fine local produce. The rear kitchen is the perfect place to prep vegetables or wash the pots. Throughout, my tall windows, which still retain their original glass, were brilliantly polished, sunlight flooding into the house from every angle. This is a property for a large family, a lover of history, or someone with a project, perhaps to create a small bijou guest house, or private hotel. Slumbering is all well and good, but like the proverbial phoenix, I’m reaching out across the mysterious and magical channels of the internet, to find the perfect owner who will undertake this restoration project. Although it is unseemly in my generation to talk of anything so mundane as one’s purse, I will say, that unless you are prepared to live somewhat rustically, just for the pleasure of spending time with me, I estimate a budget of 500 000 euros and upwards, perhaps a million, with which to restore my beautiful old bones. The sky is the limit but so is my potential. At a certain age, no-one likes to talk of their inner rumblings, creaks and all the little things that need to be fixed, but I must confess, my plasterwork has cracked and bobbled on the ground floor, some of my floor tiles are a little wobbly underfoot; my bathrooms meagre and more becoming of an earlier age. It would be lovely if my walls could be smoothed out again, and my creases ironed away. I feel I would do very well with some lovely chalk paint and colours. My insulation and heating need a little attention in order to provide some modern comforts for these old but rather lovely bones. For overnight guests, it would be nice to find a lavatory or two in addition to the two which are currently housed at the end of the ground floor and first floor hallways. I have a grand salon, where you could host a ball, as I mentioned. I also have a cosy living-room for family movie evenings. I have a big farmhouse style kitchen with a range, as well as a large utility room which has seen better days but is such a useful space. There is a hidden door in my dining-room, in the wooden panelled walls (one would expect nothing less in such an intriguing house!) where staff would organise serving dishes, during elegant family meals, when a host of guests would come to dine. There is even a family chapel, which has seen weddings and Christenings, although is quite empty now. When it’s time to sleep, there are five very large bedrooms on the first floor all with a sink and shower. The sixth bedroom which has fallen into disrepair, shares a bathroom with the master suite and could also be transformed into a dressing-room – but sadly this bathroom is currently out of order. For those who have a head for dizzying heights, a flight of stone steps runs from the grand salon up to the rooftop tower, where you can step out like a bird on a perch. Take care, this could be a fabulous place for evening drinks, but you will need to add some railings for safety. The view is fabulous, and from up here, you will appreciate the peaceful tranquility of the area: far from roads. A place where one can almost hear the trees growing; see the swallows soaring. My gardens provide a few unexpected quirks and surprises. Entry is from the ground floor level and ascends the majestic period staircase to the first floor, where there is a second grand door which opens onto a garden on the upper level of the property. This second walled garden is also accessible via both French windows in the Grand Salon. From here one can look down to the woodland below which has been left as a natural reserve. The upper walled gardens are reminiscent of the early 19th century gardens built at this time. On this level, there is a veranda and a covered terrace area for outdoor dining. I cannot deny, it will take a home seeker with heart and courage to take on this project, with so many memories of what the château used to look like, bubbling beneath the surface, if you have the drive to tackle a restoration project in this stunning and peaceful region of Southwest France, I am a Château more than worthy of your attention. This is a very special place, with a very special energy. On arrival here, the château stirs a sense of curiosity. Guests long to push open the grand front door and step inside to explore, which is just what we will do. Be my guest! Let’s look in more detail: The Ground Floor Entrance We enter the château via a brilliant red front door, where we find ourselves in a large hallway, that runs to the staircase at the far end. The central hallway is crossed by a transverse hallway at its midpoint. All the main floor rooms, and the cellar and barns are accessible via these two hallways. The floors have conserved their original terra-cotta tiles. On entering the main front door and the central hallway, a door to the left opens into the formal dining-room. The Dining-Room & Butler’s Pantry (“Garde Manger”). The room is dressed with a large formal table. There is a black marble fireplace, and the rear wall is clad with decorative wooden panelling. One of the wooden panels opens to reveal a secret doorway into a room behind, where staff would stack the plates and dishes, whilst waiting to serve the next course. The Chapel, Cosy Sitting-Room & Study Returning to the central hallway, we turn left, into the second transverse hallway. Here a door opens to an ancient family chapel, no longer in use. At the far end of the hallway, there is another door to the dining-room, and a door to the snug and cosy sitting-room, furnished with comfortable sofas and where the family gathers to watch television. This room has two big windows and a woodburning stove. Next to the sitting room there is a downstairs study room with on window and shelving. On the other side of the central hallway, along the second section of the transverse hallway, we find the domestic quarters and kitchens. The family kitchen & the Utility Room, barn & cellar These two sizeable rooms ensure there is plenty of space in the Château for food preparation. The family kitchen has space for a large breakfast table, a range-style cooker, and a sink and workspace tiled with old-fashioned Delft style blue and white tiles. With its terracotta floor tiles, and characterful large stone slab windows sills, opening onto the bucolic front gardens, the kitchen is a delightful room. There is a cosy woodburning stove in the kitchen, welcome when dining at the kitchen table on a cold winter’s night. The Utility Room Next to the kitchen accessible via the hallway and a door to the far end of the room, we find a second room, equally as spacious in size where the kitchen staff worked. With somewhat faded glory, this is nonetheless a very useful space, also with a large table and sink. The Barn & Cellar Opposite the rear kitchen there is a door to a vast downstairs barn, and a wine cellar. This room is ample enough to store a tractor, or any number of garden tools. The downstairs lavatory The WC is situated at the far end of the hallway leading to the kitchen, rear kitchen and the barn. The Outbuildings A door to the far end of the hallway opens onto the gardens, and several outbuildings requiring attention. The First Floor The original staircase turns upwards to the first floor and to a spacious landing, where there is a grand door leading to the upper gardens, covered terrasse and veranda. The Grand Salon This room is the pièce de resistance of the property. Impressive due to its size, formidable stone fireplace, and two large French windows opening onto the raised gardens, this is a gorgeous room. There is a terracotta floor, bathed in light from its vast windows and doors, and with a stone staircase to the tower, where there is a bird’s nest view of the property and the countryside for miles around. This is a room where it is truly possible to dine in style. Push back the tables and host a ball in true 18th century style. A wedding party hosted here, but with the ancient carved chairs, and central wooden table, one can imagine this room is fit for a king or queen to come to supper. It is almost baronial. A place to sleep after the ball… On the first-floor level of the property, distributed along two vast hallways clad with terra cotta stone floor tiles, there are five bedrooms each with a shower or bath, and a sink, and one bedroom which has fallen into disrepair which shares the family bathroom which is not in use and requires fixing. There is one toilet in the tower, above the ground floor toilet. The bedrooms are characterized by their size and light, their ornamental fireplaces and high ceilings. The Gardens The property has substantial gardens, both ornamental, terraced and wild, with a total of 13.5 hectares of land. The property has two terraced gardens, one at the front of the property and the second on the first-floor terrace which sweeps around a section of the house creating a very private garden area overlooking trees and distant views of the Pyrenees. There is an area below the terrace which is mown and houses the pigeonnier and an ancient fishtank. Our thoughts here at BLISS This property was clearly once a fine and sumptuous home and deserving of restoration. If you dream of an escape to the chateau in rural southwest France, this property has much to offer and a wealth of character. The building is not as imposing and overwhelming as one might imagine a chateau to be. Make no mistake, it is vast but is has the feel of a very substantial manor house, and one can easily imagine the works required to make it shine again. It is generous in size for a normal family home, though the last couple to live here in total tranquility, lived here by themselves for thirty years. You will need a very solid envelope to make this home perfect throughout. If you can live in rustic charm, and are prepared to do the works little by little, the property was lived in on a full-time basis until very recently. The location is utterly peaceful. This is a rare, and interesting find, and we are excited to share it with our buyers here at Bliss. On a technical note 11 main rooms 6 bedrooms 1 grand salon 1 snug 1 study 1 dining room 1 breakfast kitchen (kitchen incorporates breakfast kitchen) Amount of taxe foncière/property tax : 2,019 euros 2 lavatories Closest village : MIRANDE Agen : 1h 25 Toulouse airport : 1h15 Septic tank Oil central heating (to be changed) DPE Outbuildings Large utility room adjacent to the kitchen Cellar Workshop/Storeroom/boiler room Ground floor of tower with wine cellar Secret room (“Butler’s Pantry”) Chapel Garage for one large car or two small cars, with manual door Oil central heating which will need replacing by the new owner 4 electric hot water heaters (one in the bathroom not in use, not used) 1 woodburner in the small salon 1 woodburning stove in the kitchen Open fireplaces: 1 in the Grand Salon, 1 in the Dining Room (which will need checking before further use, but have been lit by current owners)

House with terrace Mauvezin (32)
This traditional old farmhouse with its adjoining stable has been renovated and turned in to a delightful, much loved, family home, combining charm and cosiness with the practicality of every day living. Sitting in just over 5000m² of land, close to the thriving market town of Mauvezin, and only 45 mins from Toulouse airport, the property is perfectly situated in the peaceful countryside. The property is in immaculate condition with a vast kitchen/diner, utility room, pantry, large living room, office, bedroom and shower room on the ground floor and a further four bedrooms, bathroom and master suite upstairs. The property is spacious, light and airy, plenty of room for entertaining, or escaping the bustle and finding a quiet corner to lose yourself in the pages of a good book. Let’s take a look in more detail: The Kitchen and Main Reception Room The kitchen is a lovely room, very much the heart of this home, with its beautiful, oak, central island, custom built by a very skilled carpenter, perfect for the children to sit and do their homework, as a spacious workspace for the preparation of meals; or simply a convivial area in which to hang out and enjoy an aperitif before dinner. Originally the stable, the kitchen has doors leading onto the south facing garden and to the covered terrace. Practicality reigns here too, with a utility room and a pantry off the kitchen. The Main Reception Room This spacious room was once two separate living rooms joined together to create a fabulous space off the entrance hall. The original fireplace is a focal point to the room for those cosy winter evenings, or as an attractive feature in the summer months. The Entrance Hall This is the main entrance into the property, where we see the traditional layout of two rooms off a central hallway. For the current family in residence, the kitchen door is adopted for every day use and ease. The Office To the left of the hall is the room currently used as an office but could be a second downstairs bedroom, a music room, a library …. The Downstairs Bedroom A double bedroom overlooks the garden terrace and is situated at the end of the hall next to a separate shower room. The Shower Room A lovely, light, shower room with sink and WC, and an external door leading out to the garden. The First Floor A wooden staircase leads up to a landing, from which we access the five upstairs bedrooms and bathrooms. The Master Suite Luxurious, spacious, a perfect place for mum and dad to relax and enjoy some well earned peace, with their own shower and dressing rooms. The Four Double Bedrooms All bedrooms have been built in the eaves so they all have sloping ceilings and beautiful cross beams, great rooms for growing children or friends to claim as their own. The Bathroom Well designed, this bathroom boasts a claw foot bath as well as a walk in shower, WC and sink. The Terrace There is a large covered terrace outside the kitchen which houses the boiler room in one corner. The family use this as the summer dining room, another great entertainment area, capturing those welcome cool breezes on a scorching hot day and offering valuable shade. The Hangar Every property has need of storage space and this is no exception! This 240m² hangar can house machinery, vehicles, animals, the list goes on….. The Outdoors With a mixture of lawn and gravelled and stepped gardens in a Provençal style, with plenty of potential for expansion here. Currently easy to maintain, there is plenty of space to install a pool if required. Our thoughts here at Bliss This is a property which we have known for many years and since purchase, having seen it develop over time thanks in most part to the renovations of its current owners. Internally the house is in excellent condition, externally there is scope for someone with animals, or a passion for gardening. This property would make a fabulous principle residence. It is a fine house that provides accommodation for a large family. There is a sense of this being a ‘real year-round house’, solid in structure, and well maintained, as opposed to a lock-up and leave holiday home. This said, the gardens are designed for ease, and the property could also be used as a family home in the summer, and put to bed for the winter. What we love best! The property is warm and welcoming - with the vast kitchen as our favourite part. An invitation to cook, eat, play and entertain together, all in the peace of the gascon countryside!

House with terrace Eauze (32)
Perfect privacy within walking distance of Eauze We find ourselves in the ancient roman town of Eauze, on the north-western borders of the Gers. It is a small town, but has a number of good restaurants, an excellent weekly market and a good variety of small and large shops. Fortunately, all of this is available on foot, by bike or by car, as the property is within walking distance. The house itself is a delightful jewel; it has been really well renovated in a way that highlights the beauty of exposed beams, stonework and stunning brick fireplaces. It is filled with light, and resonates with peace and tranquility. This property is accessed down a private road, flanked by vineyards on one side and ending in a charming pond filled with waterlilies, where wildfowl are often seen. This is the beginning of the actual property and from here we can see the manicured gardens and catch a glimpse of the main house – the only thing missing is the wrought iron gates that the current owners have thought of installing. As we approach the house, we get an idea of the extent of the gardens but we also begin to see the layout of the property. Straight ahead is a wide gravelled area, perfect for parking. Along the side of the house and behind a protective wall we can glimpse a riot of flowers, and there is also a charming henhouse that has been lovingly preserved. We approach the house from the front, where a wide patio bordered by flowers is a favourite place to sit and relax. Through the front door we find a spacious hall where gentle earth tones, exposed beams and terracotta tiles set the tone for the entire house. The hall opens on both sides to generously proportions reception rooms and there is an original wooden staircase at the far end. The star of the house is clearly the stunning 35 m² living room: here we find lovely original floor to ceiling cupboards, a large open fireplace, as well as two long windows which bathe the room in a warm light. This is a perfect place to relax with a roaring fire in the wood burner in winter, or a good book at any time of the year. The house is very well heated by an oil-fired boiler, but it is always a joy to have a fire on a winter evening! The supporting beams that separate the living room from the dining room have been left in place to create a screen-like effect which is very charming and gives an added feeling of space. In the dining room, where you could easily seat ten or twelve guests, we find another stunning exposed brick fireplace. Behind the dining room is a beautifully renovated kitchen and a practical laundry room with guest WC. On the left of the front hall, we find a spacious TV room with another beautiful fireplace, although this fireplace is not used. There is a good-sized office behind this room which could also be used as a library. The beautiful floor tiles which have been laid throughout the reception areas of the ground floor give a sense of continuity which is very pleasant. Upstairs the calm earth tones continue and are reinforced by the beautiful brick and wood half-wall that runs parallel to the staircase. On the left-hand side of the landing, we find the master suite, where the focus is the gorgeous brick fireplace in the bedroom. There is also a large shower room with twin sinks and a WC, and there are big closets too. There is also a large walk-in closet on this side of the landing, which is a great place to store suitcases and other little-used items. There are a further three spacious bedrooms, which are accessed from the other side of the landing. They all share a beautifully appointed bathroom; here the focus is a stunning claw footed rolltop bath, but there is also a large shower, twin sinks and a WC. There are flowers everywhere around this property, and on each side of the house there is a quiet space where you can sit in the sun – or the shade – and enjoy the tranquility of this lovely place. Behind the kitchen there is a wonderful walled garden filled with flowers that spill down from the walls and scent the air. There are several sitting areas to discover and enjoy here. Behind the house we find a charming henhouse with room to store wood and garden implements. There is a large open hangar tucked away behind the house and the gardens, and here there is ample room to park several cars in case of inclement weather. There is also a well which can be used to water the garden. The owners have kept the area around the house beautifully groomed, but they have also left a good-sized area to wild flowers, so you can walk along a mown path to the oak trees that mark the boundary of the property. Here nature has been allowed to remain pure and the bees appreciate it! Our thoughts at Bliss Our owners chose this house for a very good reason – it is totally private and feels like a country estate and yet it is only a few minutes walk from the historic town of Eauze, with its bustling farmers market, and excellent restaurants. Beautifully renovated and filled with natural light, the house has preserved many of its original features, adding charm and character. With the option of a ground floor bedroom, it caters to a variety of needs and preferences, making it a desirable choice for many buyers.

House with pool and terrace Auch (32)
One wonders what it's doing here, with its Mediterranean villa vibe. It's like stepping into a Slim Aarons photograph. We wouldn’t be surprised to see bikini-clad beauties sipping Martinis by the pool. Or perhaps an older couple lounging on deck chairs, sunglasses on, gazing at the scenery. That’s when we realize: here, the sea is green. Stretching endlessly, it undulates gently all the way to the distant Pyrenees. We’re on the deck of a luxury yacht, lazily slicing through time under the blue sky. The calm is overwhelming. Just the gurgle of a fountain, a bird’s song, a deer passing through the tall grass. A few strokes in the pool to cool off. Suddenly, a big party. Chic people, friends laughing out loud, a drink in hand. Children jumping and shouting in the pool, splashing everyone. The men are busy at the barbecue. We dance to loud music. The neighbors don’t mind; they’re far away. The sun is beating down. We’ll need to open the awnings. How about a walk in the woods? It’s cool there. And with a bit of luck, we’ll see some pheasants. Or hares. By the way, did you see the pond with the goldfish and water lilies? Come, I’ve put my new car in the garage. Have you tried the fruits from the garden? Evening falls. Unfortunately, it starts to rain. Let's take shelter. Patio or living room? Both are spacious. Unless you'd prefer a game of billiards in the game room? Are you staying overnight? The studio is ready. Stay a few days with the kids, the guesthouse is free. It's late. We go to bed, eyes lost on the pool that has regained its calm. We’ll clean the kitchen later, it’s hidden enough not to see the mess. Tomorrow, we'll go shopping in Auch, it's only ten minutes away. But only after a good soak in the whirlpool tub. Then I'll isolate myself a bit in my office. I have work to finish before tinkering in the shed. Hey, tonight, do we have company or are we having a romantic evening on the terrace?

House with terrace Fleurance (32)
In a quiet area of the bustling town of Fleurance, this old stone house, originally built in 1861 for the local clog makers or Sabotiers, is light and airy both inside and out. An adjoining garage with access front and back and a peaceful garden complete the property. Downstairs The front door opens on to an entrance hall which is partitioned off from the open plan living room and kitchen. Although the house was renovated in 1992, some of the original features have been integrated into the modern style living. This can be seen in the big wooden doors housing the storage cupboard by the original front door. Moving into the spacious living room which spans the width of the house, thus profiting from the sunlight flooding in all day long, we welcome the sight of a modern fireplace. The house has underfloor heating throughout but it is always a delight to enjoy the ambiance of dancing firelight on those cool winter evenings. Hidden from immediate view, we find the recently fitted kitchen. Again it is bright as well as functional, and it looks in to the conservatory and onwards to the garden. The conservatory serves as an additional dining area in the lovely summer days. Beyond the conservatory is a large utility room, and a separate WC. Upstairs Taking the stairs up from the living room, we are immediately drawn to the mezzanine area which pulls us by an invisible thread to the reading area with its bookshelves and window seat, perfect for losing ourselves in the latest book …. Another corner of the mezzanine is currently used as an office area but which could be closed off to easily make another bedroom if required. There are already three double bedrooms overlooking the garden, and a fourth on the roadside which is currently being used as a TV snug. The largest of these has a dressing room, whilst the others all have fitted wardrobes. The bathroom, shower room and WC complete the upstairs. The Garage The garage is large enough for two vehicles, and still leaving room for a workshop and plenty of storage. The Garden Outside the conservatory, a newly laid terrace leads you into the garden. The majestic Ginkgo Bloba tree definitely takes centre stage, but there is also plenty of space to create a vegetable plot or simply to plant some colourful plants….. On the utility room roof, we spot a weathervane, believed to have been installed at the time the house was built, which continues to show which way the wind blows. Adjacent to the utility room is an open veranda, useful for stocking garden tools, wood, … And at the end of the garden we find a well with it’s electric pump, perfect for watering the garden. To whom will this property appeal? This property will appeal to a wide range of people: the current owners bought it as a holiday home but have since made it their fulltime home. They confirm that it works equally well as a comfortable family home, and as an easy to maintain holiday home. Enough outdoor space for a family to enjoy but with no need to spend all your time cutting the grass. Modern comforts: Although the property was renovated in 1992, the current owners have concentrated on modern comforts such as replacing the thermal insulation in the roof, installing solar panels and an air-conditioning system. As the owner says: >.
