House with pool and garden Bonas (32)

A grand house dating back to 1810 with a guesthouse, a pool and 30 hectares of grounds that evoke Tuscany, on a hill two minutes from a spa town in France's beautiful Gers department. A small country lane that snakes through fields and groves leads to the estate. An electric wrought-iron gate, framed between tall stone pillars, takes you onto a long driveway lined with towering cypress trees. The whole property enjoys privacy at the top of a hill that overlooks a small valley. The estate covers around 30 hectares, including 15 hectares of landscaped parkland with Mediterranean plants and trees, as well as terraces and dry-stone retaining walls that evoke Tuscany. There are also two orchards, one of which is walled. At a lower level and set back, there is a swimming pool with a stone-tiled poolside area. The pool is 14 metres long and 7 metres wide. A flight of stone steps stretches up to large terraces upon which the grand Gascon house stands proudly, extended with a wing for guests in former annexes on the north side. A rectangular outbuilding with a caretaker’s dwelling, workshops, a garage and a vast loft stands by a lane to a parking area. At the bottom of the plot, there is an agricultural storage building in which you can store tools for maintaining the parkland.

Property Valence-sur-baise (32)

Beautifully crafted renovation and curated gardens Overview We arrive at this property by driving up and up until we reach the top of a high hill with sweeping views over the surrounding countryside on three sides. Here we find a large stone 18th century property framed in gorgeous gardens and mature oak and cedar trees. The previous owners of this house only lived in a couple of rooms and left the rest, so there was work to be done when the current owners bought it. This house was their dream property; they have put their heart and soul into the renovations and are only leaving due to unforeseen circumstances. It comprises a main house, an attached guest cottage, large barns and garages and over 6 hectares of parkland, fields and kitchen gardens, as well as a large pond. Ground floor This house hides its secrets well; from the outside it presents as a classic substantial farmhouse, but as soon as we walk through the front door, we can see that the present owners have stamped their own personality and their esthetic on every aspect of the property. It is on the one hand sleek and modern, while at the same time retaining much of the original charm and character of bygone days. The combination of practical functionality and timeless elegance works very well, and the overall impression is of comfort and elegance. On the right-hand side when you walk into the house, there is a first large bedroom with a red-tiled floor, a large window, and an attached shower room & separate WC. This room would be ideal for guests who value their privacy, as it is separate from the rest of the house, or for a chambre d’hôte, as the glass door that connects the hall with the rest of the house can be locked. Past this bedroom, a clear glass door leads to the house itself, where the owners invite us into the spacious living room for a chat and a cup of coffee. With windows on two sides overlooking the gardens and beautiful parquet floors, this room sets the tone for the combination of classic and modern that we will find throughout the property. Behind the living room there is a second ground floor bedroom and a wide hall that curves round and opens to the dining room and adjacent kitchen. Here we really see the personality of the owners on display; the dining room has light oak flooring and one stunning wall of mustard yellow. However, what really stands out is the huge mural of Vermeer’s Girl with a Pearl Earing on the back wall. It is surprising but works well and adds an unusual layer to the area. It must definitely be a talking point for dinner party guests! Behind the dining room, and visible through large glass & iron windows, we find a modern, elegant and practical kitchen that would be a delight for any serious cook. It is filled with light, as there are floor to ceiling glass & iron doors on the garden side that echo the windows facing the dining room. A central island includes a stainless-steel sink, a wide counter for food preparation and extensive storage space. It faces the garden too, which makes washing up much less arduous. The owners have installed a big traditional gas range for cooking and there is a large open plan pantry on one side with room for just about everything you need in a kitchen. A door on the side of the dining room opens to a large, covered summer dining area; behind it there is access to the laundry room, which also has a big ceramic sink and lovely view of the covered dining area and the garden. There is a large practical storage closet which also houses three hot water tanks. A door at the far end of this room leads to the back entrance to the guest cottage and provides access to the covered parking area at the back of the house. Next to the laundry room there is a good-sized shower room that serves the ground floor bedroom. It has a custom-made sink & vanity unit and a shower, and there is a separate WC next door. First floor A traditional winding wooden staircase – with a wine cellar tucked underneath - leads to the first-floor landing, which is wide and extends to a window at the far end. Originally a classic configuration of two bedrooms on each side of the landing, this floor has been remodeled and now comprises two separate suites. On the right-hand side we find the parents’ domain which comprises a large bedroom with two windows to catch the light at different times of the day. Chestnut floors and an original stone fireplace combine with contemporary colourways to make this a vibrant and attractive space. Behind the bedroom, what was once a separate bedroom with a wooden fireplace is now a dressing room, with an open-plan shower room and WC. A large window overlooks the garden and here again there is a bespoke sink and vanity unit. On the other side of the landing is the second suite, comprising a large bedroom with lovely parquet floors, a dressing room, a shower room with three sinks and a separate WC, all beautifully renovated and in perfect condition. Guest cottage The guest cottage is attached to the house but has a separate front door which opens onto a pretty hall painted in shades of dark grey and featuring a modern staircase and tiled flooring. It is a two-bedroom, one bathroom cottage, in pristine condition. On one side of the hall, we find an attractive and functional kitchen. There are fitted units, including an oven, microwave and electric cooker, as well as a dishwasher and washing machine. The units are all new and have been painted in an attractive cobalt blue. There is plenty of room here for a large kitchen table and chairs. On the other side of the front hall is the living room. This may originally have been the kitchen, as there is a stone sink in one corner and a large stone fireplace that is no longer functional but has been restored and fitted with lighting. The white walls and exposed beams give this room an air of more southern climes and the sofas echo the blues of the kitchen units. Upstairs, the floors have all been replaced and there is a large window facing the front courtyard. There are two good sized bedrooms; in the bedroom on the right, the ceiling has been raised to expose the original wooden beams and there is a pretty iron rail on the windowsill. Next to the bedroom we find the shared shower room, with a shower, a sink and a WC, with subway tiles on the walls. On the other side of the landing is the second bedroom, which also features high ceilings with exposed beams and a feature wall in soft grey. Here too, there is a pretty iron railing on the windowsill. It is possible to access the cottage from the laundry room of the main house, but this door can be closed and locked if needed. This is a totally separate property and can be used in a variety of ways. It would of course be ideal for those wishing to create some supplementary income by renting it out, but it would also be ideal for a large family who want to be ‘together but separate’. Gardens There are attractive ‘curated’ garden areas on all sides of this property, featuring little stone walls, curling paths, and rambling roses and other flowers. There are flowering trees everywhere, as well as wide expanses of lawns and well tended paths. From almost everywhere in the gardens, there are far-reaching panoramic views across the countryside. Barns For anyone who is looking for large outbuildings in good condition, this is the house for you. There is a huge stable block at the back of the house, a large wine barn, an open hangar for storing tractors and cars, and a little building that must once have housed farm labourers and still boasts a big stone chimney. Behind the house a long private lane winds down the hill and through the fields of the property to a large pond where the owners enjoy alfresco picnics on lazy summer days. You can imagine hunting for mushrooms in the wooded areas or lighting bonfires on crisp autumn days, and this is the perfect place for a couple of horses or even sheep. Kitchen garden As a bonus to the already extensive grounds, the sale of this property also includes a well-laid out kitchen garden of over 4000 m², including a variety of grape vines, an orchard and a sturdy hen house with a fenced pen. In total, there are more than 200 fruit trees on the property, and two wells. Ideal for anyone who enjoys growing their own seasonal produce! With a sturdy stone wall along the back, built by the owners, and another 4000 m² of woodland, this is a definite advantage. Here at Bliss The owners have chosen bright modern colours and clean lines – there are no hidden spaces filled with spider webs here, everything has been carefully restored and is in wonderfully good condition. We love the juxtaposition of modern colours, exposed stone walls and original beams inside the property. On the outside, this is all about country living; the gardens are gorgeous and extensive, there is plenty of room for horses and the kitchen gardens are enough to delight anyone who loves cooking authentic, organic food. Situated on a small country road, with only a local farmer in the vicinity, this property is totally private. We were very impressed with the sweeping views and loved the feeling of being on top of the world. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. House with garden and terrace Valence-sur-baise (32)

A recently renovated country house with large outbuildings and 7.5 hectares of grounds with a river, nestled near a picturesque town in France’s Gers department. The country house is nestled in the middle of the countryside, yet it is only a few minutes away from shops by car. The fine edifice stands in the middle of its grounds, which are made up of vast meadows, through which a river flows. Part of this river is channelled into a moat that edges the terrace in front of the dwelling. Two driveways lead to the different buildings. The first drive runs alongside the river up to a covered entrance passage by the main house. The other drive stretches from the fields to an entrance between two tall stone walls by the outhouses. A country road runs alongside the property at a lower level. The main edifice was built upon a holy mount of the local Camarade parish in the 11th century. Today, the building displays traits that are typical of country homes that were redesigned in the 18th century. Its main section is L-shaped. It has a ground floor and a first floor. A square tower with a ground floor and a first floor adjoins the main section on its west side. The whole edifice offers a 560m² floor area. A second building made of stone stands at an angle to the edifice, on the other side of its moat. In line with it there is a huge barn with looseboxes and an open-sided shelter that completes its east-facing elevation. A little further on, there is a tall L-shaped house with a ground floor and a first floor. It is waiting to be renovated. A request for planning permission has been submitted for this. The roofs of the buildings have two, three of four slopes. They are covered with barrel tiles. These roofs were recently renovated or redesigned. They are underlined with génoise cornices. The elevations are plain. They are made of rubble stone. Ashlar forms their quoins and door and window surrounds. The elevations are mostly coated with rendering, though in some parts there is pointing with exposed stonework. The country house’s elevations are punctuated with windows that are slightly arched and spaced out symmetrically. And the outbuildings have rectangular windows that are spaced out less evenly.

Property with pool Vic-Fezensac (32)

Overview Magnificent Park | Sensitive Restoration | Exquisite Taste Set on a gentle hillside, this exceptional estate is approached via a long, tree-lined driveway bordered by tall cypress and flowering shrubs — a fitting prelude to the refinement that awaits beyond. The main house enjoys sweeping views across its private parkland, evoking a timeless sense of peace, privacy, and harmony with nature. Though entirely secluded, the property remains conveniently close to a thriving market town with shops, restaurants, and local amenities just a short drive away. Ground Floor Built in the early 19th century during a prosperous period, this fine Gascon residence is grander than most of its kind. Constructed in local stone, it features high ceilings, tall windows, and gracious proportions throughout, radiating serenity and understated elegance. The central entrance hall immediately sets the tone — laid with handcrafted hexagonal terracotta tiles and soaring ceilings. Extending the full length of the house, it includes a charming guest WC discreetly tucked under the staircase. All main ground-floor rooms are accessed from this hall. To the left, two elegant reception rooms are separated by a small intermediate hallway. Facing south-west, both enjoy dual-aspect windows that flood the rooms with natural light and preserve the same attractive tiled flooring found in the main hall. The first of these, the living room, features a fine original fireplace and ceilings over 3.8 metres high, enhancing the sense of volume and light. Beyond it, a smaller hallway opens onto the terrace and leads to the second reception room, currently used as a study. More intimate and private, this room offers a large window and glazed doors to the terrace fronting the guest annex. Elegant wallpaper, wood panelling, and a period fireplace add to its refined charm. Opposite the study lies the dining room, equally spacious and opening onto a paved terrace with a built-in stone barbecue. A short passage connects this area to the pantry and the kitchen. The kitchen perfectly captures the essence of a traditional country home, with flagged stone floors, a large working fireplace, and space for a long wooden table at its centre. Behind it, a generous walk-in pantry of over 12 m² provides ample storage and room for additional refrigerators. First Floor A wide staircase rises to the first floor, where the layout divides into two wings, separated by a large central landing. The entire southeast wing forms a luxurious private suite of over 75 m², comprising two principal rooms separated by a spacious dressing room with a window and space for a desk or sofa. The bedroom, with its dual-aspect windows and pretty marble fireplace, is filled with light and retains its original painted wooden floors. Opposite lies a sumptuous bathroom, clad in marble and mirrors, featuring a separate shower, freestanding bathtub, double vanity, large windows, and an independent WC. Three further bedrooms complete this level. The largest, positioned at the rear of the house, includes an en suite bathroom. The remaining two, slightly smaller, each enjoy a private bathroom and share a separate WC accessible from the landing. Guest Suites Behind the main house, former outbuildings have been exquisitely converted into three independent guest suites, each with private access and an individual terrace entrance. The first suite includes a bedroom and a stylish bathroom. The second suite, larger, adds a sitting room and a full bathroom. The third suite offers a compact yet comfortable bedroom with a shower room. This wing also houses a wood store and boiler room. Guest House The fully renovated caretaker’s cottage provides around 150 m² of additional living space. It includes three bedrooms — one conveniently on the ground floor — a shower room, separate WC, and a spacious open-plan living room with a fitted kitchen. A large private terrace provides a perfect outdoor area for entertaining or quiet relaxation. Adjoining the cottage is a barn containing a laundry room, generous storage, and a covered terrace. The vast open loft above could easily be converted into further accommodation or a games room. Below, the driveway curves toward a large parking area accommodating at least eight vehicles. Further afield, there is a henhouse with fenced run, a large vegetable garden, and an open barn for storing tractors or garden equipment. Pool & Grounds Set slightly below and behind the house, the 15m x 7m pool is reached via a shaded path. Surrounded by a broad terrace, it enjoys wonderful views over the park. The area includes a stone fountain, a shady enclosed children’s play area, and an automated security cover; the pool is also heated. The estate’s grounds extend over approximately 15 hectares, encompassing landscaped parkland, a serene lake, mature trees, romantic stone terraces, and abundant flower beds. The remaining land is leased to a local farmer, maintaining the property’s agricultural charm. The park has been beautifully landscaped to create a sequence of peaceful vistas and secluded corners for private enjoyment. At Bliss For those seeking a secluded oasis — a place to retreat from the modern world and rediscover an era of quiet elegance — this is an exceptional home. It offers ample space for family gatherings, celebrations, and moments of reflection, all within an atmosphere of timeless grace. Extensive renovations by the current owners have brought the property to excellent condition, including improved insulation and sanitation systems — meaning no major works are required. Detailed floor plans and additional information available upon request. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. House with garden and terrace Montestruc-sur-Gers (32)

You need to step into the grounds to truly appreciate the scale of this property. First comes the manor house. Then the eye is drawn towards a barn, another period building and the former stables, before catching sight of the dovecote further away. Here, the appeal lies as much in the main residence as in the way these historic buildings come together to form a genuine estate. The property currently offers 343 sqm of living space, divided between the approximately 215 sqm manor house and a 128 sqm guest house. The main residence retains all the hallmarks of its bourgeois architecture: an elegant, balanced façade, generous ceiling heights, marble fireplaces, dressed stone, a traditional canopy and numerous windows. Leading directly from the kitchen, an elevated terrace extends the living space outdoors and provides a natural setting for meals during the warmer months. But this estate has never simply been about appearances. For generations, it has been a true family home, accustomed to large family gatherings, long Christmas tables and summers when both houses were full. It continues to fulfil that role today: the two residences can still accommodate a large number of family members and guests while allowing everyone to enjoy their own space. Outside, the mature parkland embraces the buildings. Established trees create depth and perspective throughout the grounds, while a pond, a fountain and a bamboo grove punctuate a setting where architecture and nature seem to have evolved side by side. There are two entrances to the property. The entrance used today is through a simple, elegant gate leading directly into the heart of the grounds. The second has a much grander presence: a long approach still defined by its avenue of century-old plane trees. The track itself is currently unmade. The trees, the original route and the perspective remain; its future landscaping is simply waiting to be imagined in order to restore its role as the estate’s main entrance. The outbuildings tell another part of the estate’s story: several barns, stables with a tack room and a former riding arena, now dormant but still very much in place. Further away, the dovecote is still standing and awaits complete restoration. The property has been maintained over successive generations. Work has been carried out to preserve important elements of the buildings, particularly the façades and roofs. It has not, however, been fully renovated: some areas and several of the outbuildings still require restoration or could be adapted to suit future needs. This is an important distinction. There is no need to wait for a complete restoration before enjoying the property: both houses are habitable today, and the estate continues to welcome large gatherings of family and friends while further work can be undertaken gradually. Both houses are connected to the mains drainage system, and the property tax remains relatively modest for an estate of this scale. The location also offers a valuable balance: peace and quiet within the grounds, the village close at hand, and access to the main departmental road within just a few minutes. For those wishing to extend the grounds or reconnect with the estate’s equestrian past, adjoining land, formerly used as horse pasture, may also be available to purchase separately. There are buildings here still to restore, new uses to imagine and another chapter to write. Yet everything that normally takes decades to create is already in place: mature trees, the manor house, its outbuildings, reminders of its equestrian history and this remarkable arrangement of historic buildings that draws the eye in every direction from the moment you arrive. A property with presence but without ostentation; rich in history, yet far from frozen in time. And beyond the scale of the estate lies something much simpler: a great family home, still ready to be filled with life.

House with pool and terrace Bazian (32)

Main house with five bedrooms, guest house, swimming pool, tennis court and garden Today, we are in the heart of a tiny, unspoilt village, exceptionally peaceful and almost entirely free of cars. Here, life is on foot, in the silence of the lanes, among ancient façades, grassy passageways and sun-warmed stone walls. The house is not isolated in the middle of the fields. It is tucked into a village haven, with that rare feeling of being both surrounded by history and hidden from the world. It is quiet, intimate and highly distinctive. The house and grounds The property is composed of two houses: a main house with five bedrooms, including one on the ground floor, and a guest house with three bedrooms and a mezzanine. The two houses are linked with great charm by a patio on the ground floor and by a terrace on the first floor. This flow between the buildings gives the whole property a real sense of poetry, and the feeling of a private little estate in the heart of the village. You enter a warm, colourful house full of personality. The reception rooms have real character, with beautiful beams, old floors, a large fireplace, bookshelves and bold colours. Nothing here is neutral, and that is precisely what gives the house its charm. The kitchen is spacious and convivial, designed for family life and meals with friends. The dining room opens directly onto the patio. This is one of the loveliest surprises of the house: a sheltered, intimate, almost Mediterranean space, where one can easily imagine summer lunches, morning coffee and long evenings around the table. Upstairs, the bedrooms follow one after another, each with its own atmosphere. Some are soft and luminous, others more confident in character, but they all tell the same story: that of a generous, welcoming family house, lived in with taste. The guest house allows you to receive guests generously, without ever feeling on top of one another. Family, friends, grown-up children, a seasonal rental project or simply an independent space: the possibilities are numerous. Just opposite, on the other side of the small lane, is the swimming pool. It enjoys a very pretty stone setting, intimate and sunny, with a true holiday atmosphere. The garden is discovered by crossing a grassy passageway. It is another world, more verdant, more open, with beautiful trees, flowers, shaded corners and views over the Gers countryside. There is a further garden with a tennis court just a short walk away. In a few words The irresistible charm of an unspoilt village. Absolute peace. A family house full of soul. A guest house that makes entertaining effortless. The patio, the terrace, the swimming pool, the garden, the tennis court: all these separate spaces, connected by the poetry of the village. This is not a conventional property with everything arranged in one single block. It is a house for those who love rare places, homes with character, unspoilt villages and atmospheres that cannot be found anywhere else.

House with garden and terrace Gondrin (32)

A fully renovated stone hamlet of over 630 m², comprising a main house, two guest houses, barns and an orangery, set in 5.18 hectares with a swimming pool. Set on a hill between Gondrin and Condom, this beautifully restored stone hamlet offers an exceptional range of possibilities. It is peaceful, spacious and wonderfully private. Here, you are hidden from the world in an idyllic garden, with magnificent views across the Gers countryside. A little breeze, birdsong — nothing but the sounds of nature. An electric gate opens onto the property. Cars are left discreetly on the gravel drive, or sheltered in the large garage on rainy days. This is not simply the garden of a house: it is an entire world. At first, the estate reveals itself only gradually. A gravel path, a few stone façades, old tiled roofs: the scene unfolds little by little. Small pathways weave between the stone buildings. Which way should one go first? This charming little house? The other one? Or perhaps the barn, the orangery? It is a gentle maze, one which you are quite happy not to leave too quickly. The main house stands there, nestled in the greenery: calm, enduring, and clearly made to last. Like the other buildings, it has been renovated with taste and respect for its history. It is a generous, flowing home, offering a wealth of possibilities. The idyllic garden includes an understated swimming pool with a large sunny terrace and pool house. Mature trees, an open meadow and far-reaching views over the Gers countryside complete the setting. Luxury here is the freedom to enjoy life exactly as you wish. Everything is ready: simply arrive with your suitcases and let the property do the rest. The various buildings allow everyone to retain their independence, their own rhythm and their privacy. Family and friends can be welcomed without ever being in each other’s way. The property could equally lend itself to a gîte business, a hospitality project, or simply be kept entirely for private use. Everything is possible, without forcing the place to become anything it is not. The garden has the rare elegance of places that do not try to impress. It is both carefully designed and entirely natural; tended, yet full of life. And local amenities are never far away — a welcome advantage. Would you like a first glimpse of this remarkable property? Contact Bliss today to explore it immediately through an immersive virtual tour, complete with detailed floor plans. A dedicated feature and new photographs will shortly be available on our website, allowing you to discover it in even greater depth.

House with pool and terrace Condom (32)

Delightfully private Overview Down a quiet leafy lane just past a pretty hilltop village, this sturdy stone farmhouse, where the sweet sound of nightingales fills the air on summer evenings, is a hidden gem. We approach the house down a private drive and emerge in a large, pebbled parking area in front of the house. This property has been owned by the same family for many years, and it is with regret that they are selling. They are hoping to find a new family that will love it as much as they do! The layout of the property is easy to comprehend; there are lawns on the right-hand side and the back of the house, and on the left, there is the swimming pool with a covered terrace as well as an open wooden terrace for sunbathing. This area is also surrounded by lawns. There is a built-in stone BBQ between the house and the pool deck. The house is built of stone and has been expanded over the generations. There is a covered terrace in front of the house, which is perfect for outdoor eating for most of the year. Ground floor The kitchen is clearly the heart of this property and is full of charm. It is a large room with the technical area on one side consisting of the typical kitchen units, the stove, oven and fridge as well as a lot of counter space for food preparation. On the other side of the room, the huge stone fireplace dominates the room and gives it a focus. There is a mezzanine above part of the kitchen where children can sprawl on sofas and read or play games. It is accessed by a wooden staircase, and there is a wooden railing too. Behind the kitchen, there is a huge living room that runs the length of the house from front to back. At some point, it has been extended to incorporate a veranda that is glassed in on three sides. This adds light and gives the feeling of being connected to the surrounding countryside, even in winter months. The ceilings in this room are very high and intensify the sense of spaciousness and light that infuses the room. Behind the main living spaces, we find a hallway that opens to a cozy TV room with exposed stone walls and beams. There is a guest WC here, a laundry room, and a bedroom for children. Further along the hall we find a large family bathroom, and a second larger bedroom. Finally, at the far end of the house, and with its own separate entrance for added privacy if desired, we find the large master bedroom which has a covered terrace and a spacious bathroom. In addition to the usual facilities, the owners have installed a luxurious Japanese toilet. First floor The first floor is smaller and has a different charm than the ground floor. A pretty landing with a window provides a charming spot to read quietly and gives access to two further bedrooms and a shower room. One of the bedrooms has a wide terrace with stairs down to the garden, thus offering a certain degree of privacy and independence. Pool & surroundings This house has the luxury of a large swimming pool, surrounded by a wide pool deck and a covered terrace. Easily accessible from the house, the pool measures 12 by 5 metres and is equipped with a pool alarm. The setting is lovely, with views over beautifully tended vineyards and rolling hills, and the property is entirely private. There is a garage with plenty of room for a large car, as well as storage space and a dedicated BBQ area. The serenity of the Gers countryside is nowhere more evident; the luxury of floating in the pool at dusk waiting for the first owls to fly by and watching as the canopy of stars slowly reveals itself is a joy hard to find in this busy world. This property offers the opportunity to experience some of that unique beauty. Here at Bliss We found this property to have a lot of charm and a wonderful potential to make a great family home, or even a second home with the possibility to rent it out when the family is away. It is in good overall condition but there is scope to add your own personal touch while retaining the attractive original elements that give it a particular charm. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Ample parking space is available at the end of the drive. The main house We enter through double-glazed, hand painted wooden doors into a large entrance room with chequerboard tiled floor and an elegant working fireplace. Head straight through glazed double doors into a hallway from which three double ensuite bedrooms can be found. All are beautifully appointed with modern shower rooms and WCs, some with double-glazed doors that open directly onto the impeccably maintained gardens. Further along the hallway is a handy storage room with built-in cupboards, and another part-glazed door leading out on the terrace. The ground floor living areas Back in the central hallway, we enter a room currently used as a study and fitted out with handmade bookshelves. We are then drawn to a large dining room which flows seamlessly to the kitchen and spacious living room. The suspended view from these rooms is mesmerising and the owners have ensured it is fully captured from all angles by adding full width windows and central double-glazed doors along the entire wall. Light floods the room and, in cooler months, the grand stone fireplace is the perfect place to cosy up in front of a roaring fire with a good book. With its terracotta floor, laid throughout the entire ground floor, exposed beams and impressive stone fireplace this room is full of character and an exceptionally serene place to relax. At the other end of the hallway are some practical utility spaces including a WC, laundry room and more cupboards. The kitchen The modern kitchen is accessed via the dining room as well as from the outside covered terraced. It has been decorated in a cheerful orange colour scheme with induction hob, fitted oven and plenty of fitted base and wall cupboards. The first floor We climb the original oak stairs beneath a stunning glass chandelier and arrive at a landing from which the master suite can be accessed. The bedroom benefits from a large adjoining shower room with a separate WC, a vast walk-in dressing room fitted with open wardrobes and hanging rails. Also on this floor is a cinema room and and a children’s bedroom / playroom with eight sweet cabin beds prettily dressed with curtains through which we can imagine tiny giggling faces peeping. A door from the cinema room opens into a warm and immaculate attic area which doubles as a laundry drying space but could be developed into an additional room. The indoor-outdoor leisure spaces Alongside the kitchen is an attractive and inviting covered terrace area with tiled floor and original beams. Decorated in Moroccan style, with comfortable hanging beds, softly draping fabric and sheer floor length curtains which float pleasantly in the wind, it is the perfect place to relax or host an aperitif on a hot summer’s evening. Further along the terrace, a games room offers additional entertainment thanks to its pool and football tables, and next to it a summer kitchen links back to the inside of the main house. The guest house Accessed from both the garden terrace and the main gravel driveway is an adjoining two-bedroom cottage offering additional accommodation for friends and family, which could also be used as a self-contained guest house. It is modern in style and beautifully appointed, yet retains original features including wooden beams and stone walls. We enter through glazed doors into the bright living room with its smart, modern floor tiles. Ahead is a modern staircase and the kitchen, with wide double-glazed doors that lead out onto one of the two covered terraces, with lovely views across the garden and the woodland beyond. The kitchen is smart with white cupboards and marble effect worktops and a built-in fridge freezer, induction hob, cooker and cooker hood. Alongside is a WC and sink and a laundry room. Upstairs we find two large bedrooms, each en suite with large shower cubicles and modern sink units. Both rooms are stylishly decorated yet retain elements of period charm thanks to the high-eaved ceilings, wooden beams and floors. One bedroom looks out across the rear garden and the other over the front garden, both with beautifully planted flower beds alongside lush lawns. The guest house benefits from its own covered terraces, beautifully styled and with attractive privacy screens, contemporary lighting, built in seating and pretty planting. The outdoor space and gardens At the far end of the main house is a large workshop and a garage, the latter benefitting from a new electric door. The spaces could be connected but for now each offers ample storage space for garden equipment and vehicles. The setting for this property is simply delightful and the current owners have taken great pride in ensuring the surrounding gardens and terraces are thoughtfully planned and planted with a mix of flowers, shrubs and trees. The terraced areas to the rear are immaculate with pergolas, barbecue areas, outdoor lighting, stone walls and planting alongside which soften the space and create a feeling of privacy whilst making the most of the view. We head from the main terrace down stone steps to the private pool area. The pool is 20 m long and 3m wide so offers keen swimmers the chance to enjoy endless laps whilst enjoying the view. To the side of the house is a copse of mature trees providing much needed shade in the hot summer months. The owner has levelled the land beneath to make a neat outdoor space that stretches out towards neighbouring farmer’s fields. What we love here at Bliss We love the blend of modern and original charm in this property. It is newly renovated and well looked after which makes it both practical and a delight to spend time in. The ground floor flows seamlessly from room to room, and we are impressed with the current owners’ focus on maximising light wherever possible thanks to the addition of new, high-quality wooden windows and glazed doors. They also cleverly connect the front of the house to the rear gardens and view, adding a sense of tranquillity and peace. What is more, the owners’ love of landscaping and gardening has meant they have created a simply beautiful environment for outdoor living, swimming and entertaining. Who would this property suit? A large and growing family or someone who wants to run a high end, boutique-style chambre d’hôtes with the option of a guest house for longer stays. The guest house also provides the flexibility of the new owner living on site while running the hotel. The excellent location on the fringes of a charming village and in an area famed for its vineyards should prove advantageous for a tourist activity whilst also being an idyllic, rural base for setting up a permanent or second home. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. House with pool and garden Condom (32)

A 15th-century, deftly restored chateau and outbuildings on 5-ha grounds, near a former Episcopal city, between Bordeaux & Toulouse, in the Gers. The 5-hectare property is accessible via a small country road that weaves its way through fields, vineyards and copses. Two gravel drives then provide access to the property, which is sheltered from view thanks to the vegetation hiding it from the road. On grounds planted with many veteran trees, the buildings are situated around a square courtyard at the top of the hill, which provides unobstructed views of the surrounding countryside. The property, facing south towards the Pyrenees Mountains, overlooks a bucolic valley traversed by a peaceful river. To the southwest of the main dwelling, a swimming pool stretches out below a 160-m² patio, safeguarded by stone balusters, while a double staircase descends towards the vast lawns. Rectangular in shape, the chateau has two floors as well as a basement level and convertible attic space, while cadenced by many tall arched windows, which bathe the interior in light, the chateau’s façades are a testament to the more recent refurbishments that the former 13th-century manor, destroyed during the war against the English, has undergone. As for the buildings and their roofs, which intermesh with one another in order to form a quadrilateral, they are made out of lime-pointed rubble stone and highlighted by a double row of genoise corbels, while the house’s wide stone front steps, ascending to the double-door entrance, the tall carriage door opening onto the former court of honour to the north, as well as the former keep, today topped with slender finials, recall the attention and care paid to the major constructions undertaken by lords and barons from this time period, which in this case were Armadon de Montesquieu, followed by the barons de la Sudrie. Lastly, its large-paned windows and shutters painted in an elegant grey-green, which contrast nicely with its red tile roof – primarily clad in barrel tiles, but a portion of which is also clad in flat or interlocking versions – emphasise the aesthetic unity of the premises and confer the property with an undeniable charm.
