Arranged over four carefully considered floors, this striking townhouse on Settrington Road offers over 2,200 sq ft of beautifully balanced living space, designed around light, volume and a wonderful connection to the outdoors. Rebuilt and extended around a decade ago and refreshed again this year, the house has the feel of a modern family home rather than a reworked terrace, with generous proportions, strong architectural lines and a calm, confident finish throughout. The ground floor is centred around an incredible kitchen and dining room, conceived as the heart of the home. Floor-to-ceiling glazing draws in light and opens directly onto the south-west facing garden, creating a lovely flow between inside and out. The kitchen itself is well designed and functional, with clean-lined cabinetry, integrated appliances and space for both everyday dining and entertaining. Just beyond, a sunken reception room is a more relaxed setting, subtly zoned while still connected to the main living space. To the front of the house, a separate reception room offers a more formal sitting area, complete with a bay window overlooking the street. An open staircase leads down to the lower ground floor from the kitchen, this does a wonderful job of including the basement as a real part of the home . The basement has been intelligently configured to include a large family or media room, a utility space and an additional bedroom, making it great for guests, older children or a home office arrangement. Stairs lead up to the garden from the basement, again making it very inclusive with what is happening above. The upper floors are dedicated to accommodation. The principal bedroom occupies the top floor and opens directly onto a private roof terrace with open views across South Park, an elevated and peaceful setting that feels notably removed from the city. The suite is completed by a well-appointed bathroom and excellent storage. Further bedrooms are arranged across the first floor, all well proportioned and served by contemporary bathrooms finished in a restrained, modern palette. Throughout the house, the design balances clean architectural detail with warmth: light wood floors, extensive glazing, carefully considered lighting and a palette that allows the space and proportions to speak for themselves. Storage has been thoughtfully integrated at every level, and the overall layout works equally well for family life and entertaining. Settrington Road is a quiet residential street moments from Wandsworth Bridge Road, with its cafés, shops and restaurants, and within easy reach of Parsons Green and Fulham Broadway. South Park lies directly behind the house, offering open green space on the doorstep, while excellent local schools, including L’Ecole des Petits and Thomas’s Fulham, are close by. It is a location that combines neighbourhood calm with everyday convenience, making it particularly appealing for families and long-term owners alike.

We couldn’t believe it when we viewed Brookford Lodge and it was everything we’d been looking for and more!” Can you recall the moment you knew it was “the one”?“The moment we drove through the gates I was optimistic. It was such a unique design and such a private house yet in the heart of a pretty village. When I stepped inside, the high ceilings made it feel spacious and airy. It felt so homely I was literally picturing our furniture in each room. It was definitely ‘the one!’.”Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part?“Brookford Lodge has grown and adapted with us over the years, allowing us to easily embrace each new stage of life and occasion. The kitchen has been the heart of our family home, and it made perfect sense to add a playroom off the kitchen when the children were young, which became a great place for them to invite friends as they grew older. As the girls became teens, they took over the entire top floor, so they had their own space and privacy. What was once the nursery became a guest bedroom with en-suite for friends and family.”Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality?“When we moved in, the garden was just a field. It’s been wonderful over the years to see how it’s grown and matured. The woodland area provides a fabulous habitat for birds and hedgehogs. We added a small patio near the pond, which captures the morning sun and is the perfect place for breakfast, and the BBQ area is great for gatherings with family and friends.”Is there a particular feature or detail that holds special meaning for you?“The hot tub has been a great addition to the garden. Sitting, chatting to friends and watching the sun set has been fun. But watching my toddlers learning to swim is a particularly special memory for me.For my husband, the office and studio having its own entrance, separate from the house has been invaluable for working from home.”Which spaces do you find yourself gravitating to most, and why?“Our open plan kitchen is where we have spent most of our time as a family. When entertaining and preparing food, it’s easy to stay involved in the conversation. With the games room just off the kitchen, the children could play and still be connected.”How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old?“I love all of the windows at Brookford Lodge - it is such a light and bright home, with many of the rooms having dual aspect. The garden faces south, so from daybreak until dusk, all the rooms are flooded with light. Sitting on the decking, listening to the birds and looking down the garden always feels special. It’s like being on holiday every day!”What time of year does the property feel most magical, and why?“All of the seasons here have their own special meaning. We love the bluebells that carpet the woodland area to mark the start of Spring. Summer is fabulous; the patio area is a sun trap, so we’re outside a lot, on the decking area or in the hot-tub! In Autumn and Winter we light log fires in the fire-pit and cook chilli and jacket potatoes, especially for bonfire night. Perhaps the most magical of all is Christmas. The living flame fire flickers in the sitting room. We always have a large Christmas tree from the local Christmas tree farm in Threapwood, and the whole family gathers to celebrate!”For families, what do you feel makes this such a wonderful place to raise children?“Worthenbury is a very safe and friendly village. Halloween is a special time in the village, where most of the neighbours are happy to welcome the door to door ‘trick or treaters’. At Christmas, the local farmers organise a ‘Tractor-Run’ where they decorate their tractors and drive through Worthenbury and other local villages in convoy, collecting donations for charity. The village hall has pizza and wine and the whole village turns out in support. There is a play park in the village, with a small cycle track where our children learnt to ride their bikes. There are also some great schools – Malpas has the Alport primary school and Bishops Heber secondary. Abbey Gate College is a short drive and there is a local school bus to The Kings School or The Queen’s school for girls in Chester. The garden is great to explore and is enclosed on all sides. We kept chickens, geese and had ducks on the pond. There are some great walks around our local area, down winding country paths.”How would you describe the lifestyle on offer?“I’d say it’s a perfect mix of peace, tranquillity and everything a countryside location has to offer, combined with easy connectivity to schools, the city and transport links.”Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here?“There are lots of fabulous country pubs, but we love the ‘The Boat’ at Erbistock, such a pretty 17th century inn set beside the river Dee. It is tucked away and it took us a while to discover it! The ‘Lost Barn’ in Tilston is fabulous for coffee and breakfast. We are also members of Carden Park which is just a 20 minute drive away and has a world class spa and golf club, great gym facilities and a lovely swimming pool.”What about local events or venues for entertaining family and friends?“Bangor-on-Dee racecourse is a 10 minute drive from Worthenbury and is a great day out. Alderford Lake is also local and has a wonderful café, lots of water-based activities all year round and several festivals. My husband enjoys mountain biking with friends in Llandegla.”Can you share a remarkable or meaningful moment that truly sums up your time in this home?“Bringing my first-born home and showing her around the house, and in a flash, marking high-school graduation with Pre-Prom parties in the Garden under a Marquee with champagne flowing. It’s been a blast!”What do you think the next owners will fall in love with most?“Brookford Lodge is such an adaptable house, the next owners will be able to make their home anything they want it to be. The flexibility to have multi-generational living, a family home or an exceptional house to entertain in, Brookford Lodge has it all.For anyone who loves peace and privacy and is looking for a countryside lifestyle yet with all the advantages of the proximity to lots of amenities, look no further!”As you prepare to move on, what will you miss most and what will you take with you in your memories?“We will both miss the garden and especially the birdsong, the local area and the friends we have made. Brookford Lodge has managed to adapt to everything we have needed with room to spare! This house has been the backdrop for the story of our lives. We hope the next owners love it as much as we have.”Additional Information Services: Mains electricity and water. Private drainage. Situated on the highly sought-after Ufton Grove, N1, within the De Beauvoir Conservation Area, this exceptional four-bedroom Victorian end-of-terrace freehold house presents a rare opportunity to acquire a beautifully crafted family home of outstanding quality. Meticulously refurbished and architecturally reimagined, the property combines elegant period detailing with best-in-class contemporary specification, creating a home of remarkable character, width and volume.Behind its handsome façade, the house unfolds into a series of beautifully proportioned interiors, notable for their unusually generous lateral space—an uncommon attribute in this location. The ground floor, enhanced by a professional excavation, enjoys exceptional ceiling heights and a wonderful sense of light and openness.A formal reception room to the front offers a refined setting for entertaining, bathed in natural light from south-facing sash windows and centred around an extraordinary hand-carved 17th-century Louis XIV fireplace, sourced from a French château. A second matching fireplace further enhances the home’s sense of heritage and distinction. The principal living space lies to the rear, where a striking open-plan kitchen, dining and family area has been designed as the true heart of the home. Finished to a specification comparable with high-end American residences, it features a substantial central island, bespoke cabinetry and a comprehensive suite of premium appliances, including double ovens, twin dishwashers, wine refrigeration and air conditioning. A separate pantry and boot room—rarely found in similar homes—add further practicality.Expansive slimline glazing spans the rear elevation, with full-width sliding doors opening onto a beautifully landscaped, low-maintenance garden. Designed for seamless indoor-outdoor living, this space lends itself equally well to everyday family life and large-scale entertaining. Both the front and rear gardens have been thoughtfully planted to provide exceptional privacy, creating tranquil green outlooks of trees and sky rather than neighbouring houses. The house has been the subject of an extensive and highly considered renovation by the award-winning architects Creig & Stephenson, known for their celebrated work at Borough Market. Their design includes a pioneering rear extension and carefully engineered garden excavation, incorporating glazed boundaries to maximise natural light while avoiding any sense of a lowered ground floor—an approach that is both innovative and rarely achieved locally.Accommodation is arranged across the upper floors, comprising four well-proportioned bedrooms and two contemporary bath/shower rooms. The principal suite occupies the top floor and benefits from uniquely elevated post-war window proportions, affording excellent natural light, far-reaching sky views and a high degree of privacy—an uncommon advantage compared to neighbouring homes.A particularly notable feature is the provision of a WC on every floor. In an area where planning restrictions often prevent such additions—and where many comparable houses have only a single bathroom or must sacrifice bedroom space—this thoughtful configuration significantly enhances day-to-day living and sets the property apart.Throughout, the house balances elegance with ingenuity, including bespoke details such as a concealed chinoiserie panel in the ground floor bathroom, revealing generous hidden storage.Ufton Grove is superbly positioned for access to Haggerston and Dalston Junction Overground stations, with Canonbury and Essex Road also within easy reach, providing swift connections to Shoreditch, the City and Canary Wharf. The independent cafés, restaurants and amenities of Southgate Road and Essex Road are nearby, along with the open green spaces of De Beauvoir Square, Rosemary Gardens, Shoreditch Park and the Regent’s Canal. De Beauvoir combines a quiet, village-like setting with immediate access to some of East London’s most popular independent spots, including De Beauvoir Deli, Sappe, and nearby canal-side favourites, alongside local pubs such as The De Beauvoir Arms. Just moments from Shoreditch and Islington, it offers a rare balance of calm residential living and vibrant café, dining and nightlife on the doorstep.Lovingly maintained for over 25 years, this is a rare and exceptional home—offering architectural distinction, outstanding specification and beautifully considered family living in one of Islington’s most desirable enclaves. Offered to the market chain free.https://youtu.be/2j8kWRhBmVgQuote Reference: 755831
