Villa with pool and garden Sirolo (Italy)
A short distance from the beach, this swimming pool villa boasts a prime location and stunning views over the Riviera del Conero coast, making it the ultimate destination for lovers of region Marche and Sirolo. You access the property via a comfortable paved road in the middle of the Conero wood, pass a classy white gate and enter your own private retreat, where you can go when you need to get away from the world. The House The house has been beautifully restored with great elegance, retaining the unique materials of the Conero area: the exterior facade is built with the typical Pietra Bianca del Conero – White Conero Stone – while for the interiors they used original cotto tiles and wood beams painted white, to give all the rooms a light and elegant look, typical of luxury villas by the sea. The house develops on 2 floors, divided as follows: Ground Floor: All the rooms on the ground floor feature french windows connecting the external and internal areas, to facilitate the movements from inside to outside and vice versa and enjoy all the areas of the spacious garden. At the same time, the big french windows, together with normal windows, give the interiors plenty of light that, reflecting on the white walls and beams, give all the rooms an exquisite and fresh look. The kitchen is spacious, with big central island and stone fireplace. It enjoys 2 large french windows connecting both to the main and back garden. The kitchen is directly connected to the dining room, where you can enjoy dinners with all your friends and sit in front of the fireplace, talking about art or economy, while enjoying a good glass of Rosso Conero wine. The dining room is connected to the main front garden via a french window; another french window, placed on the opposite side, leads you out to the pergola, where you can enjoy al-fresco dinners in the summer. From here, also the pool area is easily accessible. From the dining room, via three steps, you can reach the grand and spacious living room. You have the power to stop the flow of time in this room: you can sit at the piano and play a piece by Giuseppe Verdi, enjoy an aperitif or simply sit down on the sofa in front of the large french window and peacefully admire the beauty of nature in front of you, while the warm sunrays get into. Still on the ground floor, at the far right, there is a small apartment with independent entrance, normally used for the housekeeper. With its 2 bedrooms and 2 bathrooms, it could also be used as a totally private house for your guests, or to be rented out to tourists coming to enjoy the beautiful beaches. First Floor: On the first floor you can find 4 spacious bedrooms and 3 bathrooms: the master bedroom is very large and enjoys a big private bathroom with Jacuzzi. All the finishes are the same as on the ground floor, meaning a predominance of white for the walls and ceilings, cotto tiles and wood beams to make the rooms look warm and cozy. From the long corridor you can access the other 3 bedrooms: one has an en-suite bathroom, the other 2 share a common bathroom with shower. From all bedrooms you can appreciate a breathtaking view over the sea, kissed by the shape of the coast, studded with villages and small coastal towns. The Land The villa is surrounded by a big plot of land: about 2.500 sq.m. are fully fenced and used as a proper garden. In addition to this there are 59 hectares land, mainly wood as we are on top of Monte Conero. Being this land inside the Conero Park, building new constructions is not allowed, which is a guarantee of privacy and unspoilt views all life long. Moreover, although the 59 ha are private property, it is the Parco del Conero body to take care of the maintenance of the woods. A few meters from the house, in the garden area, a 4×12 metres pool is placed. The swimming pool enjoys unique shaped roman steps to get into the water and also a Jacuzzi system. Being a bit detached from the villa, it will allow to enjoy pool parties, without disturbing people relaxing or sleeping in the villa. The Location The location of this amazing villa is perfect: Sirolo and the Conero Riviera are considered among the most beautiful areas in Marche and Italy in general. It’s probably the most splendid coastal area, with the most beautiful and chrystalline water, along the Adriatic coast together with the Salento and Gargano areas in Puglia. Sirolo is a lovely and tiny town set between the blue of the Adriatic sea and the green of Monte Conero, commonly called the “Pearl of the Adriatic Sea”. It is a very elegant town, with a stunning panoramic terrace, overlooking the slopes of Monte Conero. Nestled in the historical town of Tavoleto, this splendid castle stands as a testament to centuries of history and architectural grandeur. Originally commissioned by the Malatesta family, the castle later served as the stately residence of the Petrangolini family and played a vital role in the region’s past. Perched on the ridge of a hill, this castle offers breathtaking views of the surrounding countryside and the Adriatic Riviera. Its construction dates back to 1290, commissioned by the Malatesta Family, and it has since witnessed ownership transitions and historical events, including occupations during World War II and reconstruction efforts. The Castle Located on a hilltop in the town of Tavoleto, this castle is a landmark steeped in centuries of history. Commissioned by the Malatesta family in 1290, its sturdy walls have witnessed the passage of history. Over the years, it has served as a stately residence, a fortress, and even a hotel and classy restaurant in the 1960s. Today, the castle stands as a proud testament to Italy’s history, offering a glimpse into its rich medieval heritage. Over time, the castle underwent various renovations, preserving its medieval charm while accommodating modern comforts. Upon entering through the gates, you are greeted by a magnificent inner courtyard enclosed by towering walls. From here, a staircase leads to the main body of the castle, which is spread across five floors of living space for a total of 2100 sq.m. Ground Floor: Stepping inside the castle from the main road, you are welcomed by a charming closed porch renovated in the 1800s, likely once a stable area for horses and carriages. Adjacent to the porch you will find caves dating back to 1290, originally used as escape routes and now featuring an icehouse and additional service rooms for the castle. From the closed porch you step into the entrance hall, leading you upstairs, into a large reception room. First Floor: The reception room is also accessible from the internal courtyard. The first floor of the castle is dedicated to entertaining guests, featuring a series of halls, service rooms, and guest accommodations. These include various reception halls, a kitchen, several bathrooms, and dressing rooms, all restored to their former glory. Second Floor: On this level, you’ll find a second kitchen, which originally served the internal operations of the castle. Next to it, there are several bathrooms and rooms designated for staff use. This level also features a multipurpose room currently to a builder’s finish, offering endless possibilities for customization. Walking through the hallway adorned with frescoes and a fireplace, you step into another multipurpose room filled with natural light from large windows overlooking the street below. A highlight of this level is the Armiger Hall, a sprawling space of approximately 170 sq.m., which would be the perfect venue to host special events. Third Floor: Going up to the third floor, you step into the sleeping area of the castle, comprising five bedrooms, each with its own ensuite bathroom. This floor is ripe for renovation, offering the opportunity to customize the space to suit individual preferences, or creating additional suites for more accommodation space. Fourth Floor: Continuing upwards, the fourth floor reveals two large halls, with high ceilings adorned with original beams and frescoes that speak to the castle’s past. This level boasts its own terrace offering panoramic views of the sea and the inner courtyard, providing the perfect setting for relaxation. Here you will also find an additional multipurpose room, as well as two bathrooms. Fifth Floor: Adorned with stunning frescoes, this top floor offers a grand living room that opens onto a terrace, providing stunning panoramic views of the surrounding landscape. This was probably the private apartment of Count Petrangolini. In addition to the living room, this level boasts two bathrooms and two bedrooms, as well as a versatile multipurpose room. Last but not least, access to the tower from this level adds a touch of charm to the castle. The Towers At the pinnacle of the five floors stands a two-level crenellated tower, offering unrivaled views of the surrounding countryside, hilltop towns, San Marino, Rimini, the Apennines and the sea, serving as a reminder of the castle’s medieval heritage. Within the walls, there are another three towers which can be restored as luxury suites. One of them is accessible from both within and outside the castle walls, and they exude charm and offer a stunning retreat for guests wanting a truly memorable experience. The Garden The 700 sq.m. courtyard, enclosed by the main building’s grand facade, benefits from optimal sun exposure and protection from northern winds. Initially the sole open space, it was bounded by a two-meter wall until 1951. Count Petrangolini then extended the enclosure, adding a taller wall with crenellations and three towers. One of them, serving as the boundary between courtyard and garden, features a door onto the adjacent street. The garden boasts an iron-gated entrance, and stone sourced from the Petrangolini’s land was used for construction. A straight stone path leads you directly to the main entrance. The Location Nestled in the heart of the picturesque Foglia River Valley, this castle boasts a privileged location midway between the historic city of Urbino and the sun-drenched shores of the Adriatic Sea. This strategic positioning offers you and your guests the best of both worlds: the rich cultural heritage of inland Marche region and the vibrant coastal lifestyle. The castle stands proudly on a hilltop, commanding stunning views of the surrounding countryside. From its vantage point, you can admire the rolling hills dotted with vineyards and olive groves, as well as the coastline and the mountains. The town of Tavoleto adds to the allure of the location, with its charming streets steeped in history and its convenience. Despite its private setting, this castle is conveniently located within easy reach of all amenities and not too far from a major highway. Bastide Cupramontana (Italy)
In one of the most beautiful areas of the Marche Region, amongst the protected area of the Colli Esini that surrounds the medieval village of Cupramontana, there sits a unique property of a former farmhouse and annex that have been completely rebuilt and renovated. These two buildings are joined by a courtyard and the land also includes ruins of another farmhouse. The house with its annex focus the viewer’s attention on all the architectural details and arrangements that complete the property. Unique contemporary architecture was born from the successful collaboration between the excellent taste and aesthetic sense of the owners and the high professional expertise of local architect Silvia Brocchini. The residential buildings take on the appearance of a small village resulting from the meticulous renovation that transformed the volumes, once the ruins of a rural building, into a prestigious home that won the “InArchitettura 2020” award for Best Renovation in the Marche. Set like a gem within the beautiful, natural environment, the dwellings adapt perfectly to the terrain, integrating into the surrounding landscape and following the natural course of the gentle slopes. Arriving at the property, a parking area excludes the view of cars and introduces via stairs and small terraced areas expertly planted with local aromatic plants and centuries-old olive trees. The simple garden beautifully recalls the monastic design of the Hortus Conclusus with the perimeter walls replaced by infinite views towards the horizons. Avoiding any limitation, the eye takes great pleasure in the spectacular panorama of the Colli Esini that surrounds the property. The dwellings stand on their own land of just over one hectare. Apart from the garden, the rest of the land is left to agricultural cultivation, typical of the area with a splendid olive grove, some fruit trees and arable land. All around the views sweep over the villages perched on ridges and a succession of agricultural plots with vineyards, resulting in an infinite patchwork of shapes and colors stretching as far as the visible Adriatic Sea. The demolition and reconstruction of the house and its annex were carried out by local artisans between 2016 and 2018. The architect and the owners wanted, as far as possible, to maintain the harmony of the original building by reusing the materials. The patina of antiquity is not lost despite the use of most modern materials and technologies. The renovation was done in accordance with the laws on urban planning with the most current construction techniques aimed at promoting anti-seismic resistance. The exterior and interior appear clean, elegant, and sober, all denoting a rare yet sophisticated simplicity of living. The result is nothing short of exciting. Both buildings are developed on two floors with split levels. The main residence occupies an area of 142 square meters, net (200 gross sqm), distributed inside as follows: entrance hallway that via a small flight of stairs leads to the kitchen, dining room and adjoining living room, these same rooms can also be reached directly from the garden through sliding French windows. From the living room the large window leads to the solarium patio below; on this same floor is a guest bathroom and technical rooms with laundry. Below the solarium terrace there is a comfortable storage room and garden tool shed. From the entrance / hallway, the internal staircase leads to the upper floor where there is ample space for the master area consisting of a bedroom with a small private study, a walk in and out wardrobe and a bathroom with tub and separate shower area. On this floor but at a slightly higher staggered level, always following the course of the ground, reachable both from the same internal staircase and directly from the outside, therefore potentially autonomous, is a large studio apartment that can accommodate a second bedroom with a predisposed chimney for fireplace and an inserted washbasin. In the nearby second building, rebuilt on two floors, occupies a net area of approx. 32,5 square meters, net (45 sqm. gross), a beautiful studio is situated on the first floor and has been created with a magnificent view and entrance from the garden. On the lower floor is a bedroom with shower and a separate lavatory. This floor gives guests privacy from the main building. Adjacent is an outdoor shower and a small area with fixed table and bench made of stone, ancient terracotta, and exposed polished concrete. The interiors of the buildings consist of clean lines, resulting in a bright and ethereal living environment. The white color, the powder-colored resin floors, the natural sandstone, and the use of oak, create a natural atmosphere that unifies the various levels. Particular attention was given to the design of the openings of different sizes that offer emotional views to the outside as a succession of landscape works of art. In the kitchen, a small original splayed window frames the 12th century abbey of Beato Angelo. Even the roof assumes a leading role in this design and construction: inside the structure that fulfills the dual structural and aesthetic purpose made with lamellar beams, trusses, and ancient terracotta tiles. The external original tiles, act as gutters, conveying the rainwater to a sophisticated and ingenious way that is invisible from the outside. Much of the furniture was custom built so that the interiors were homogenous in colors and materials and that the spaces were exploited to the maximum with walls and small storage compartments. The travertine slab stands out above all, a single slab creating the kitchen island. Even the design of the garden has not been left to chance. It has been wisely designed by creating green spaces alternating with the convivial and relaxation areas whose position opens to different exposures and orientations at different times of day and night. Between the buildings a small square has been created where a table with concrete benches hint to the modernity of the work. All the works were made by local artisans. The house and its annex are equipped with all essential and basic services such as connection to the water and electricity service. Underfloor heating installed with a gas-fired radiant system. The property is also connected with WiFi and features built-in sound system and a hidden large projection screen for home cinema. A short distance from the house and as part of the property, there is the ruin of another rural building which could be rebuilt to accommodate additional living space if desired. It would also be possible to build a swimming pool. The property is only 5 minutes from the center of Cupramontana in the Province of Ancona. Easily reached is the main route SS76 Rome-Ancona which leads to the nearby Ancona – Falconara airport in 30 minutes and then to the Adriatic Sea. Property with pool and garden Apiro (Italy)
This beautiful estate is composed of 2 stone-built farmhouses, a swimming pool and over 1 hectare of land. The location is near the attractive town of Apiro, inside a small village, composed of other typical marchigiano farmhouses. The Main Building Just a few years back the property was totally refurbished including anti-seismic systems, to a high standard and in keeping with the original country farmhouses of region Marche. This house offers comfortable accommodation over two floors, including 3 large double bedrooms and 2 bathrooms. For this building they wanted to give a more traditional imprint, as can be seen from the terracotta floors, wooden beams and furniture that recalls the Marche tradition. Developing over 195 sq.m., the house is arranged as follows: Ground Floor: The ground floor offers ample open spaces full of daylight. The fully equipped kitchen is very traditional and spacious and houses a table for everyday meals. Adjacent there is a large room, with a long table: this room is the perfect dining room, to accommodate up to 15 people. The sitting area features a fully functional fireplace, and a French window directly connected to the garden. A hallway leads to the guest bathroom and to a room that can also be accessed from the garden, where the oven for cooking pizza, bread and other Marche delicacies is housed. First Floor: The first floor is accessed via a comfortable internal staircase, and also from an external staircase, typical of country houses. The landing is a lovely sitting room, that connects to the three double bedrooms – all with mezzanines – and a bathroom. From all bedrooms, you can enjoy nice views over the countryside or Monte San Vicino. Both buildings were refurbished in 2010 to the highest construction standards. Also the materials used for the finishes are of the best quality, such as terracotta floors, fixtures and furnishings. The Annexes The second building, is opposed to the first in terms of style, as it was restored in a much more modern way: floorings resembling concrete, iron, glass – all set against wood, added to give a touch of warmth. The huge windows offer a view of the countryside and Monte San Vicino that is unparalleled. This building measures about 135 sq.m. on 3 floors: Ground Floor: The ground floor is composed of a kitchen, a bathroom with shower and sauna, and a superb open-plan living/dining room with views over the garden and the swimming pool. Thanks to the very big French windows, plenty of natural light is guaranteed all day. First Floor: The first floor accommodates a very spacious double bedroom and a bathroom. Also on this floor, big windows have been created, as to guarantee superb views of the untouched countryside and Monte San Vicino. Attic: This is the attic, where you can store all your personal belongings, that you don’t use all the year around. By the way, being so perfectly refurbished, it may also be a magic play room for kids. All floors are connected via an internal staircase, built matching iron and glass, making this part quite futuristic. The Garage The second annex is underground, accessed from the pool area, and it’s a garage and storage of circa 95 sq.m. The Land The land includes a swimming pool 10 x 5 mt and over 1 hectare of land, partly fenced. The agricultural land includes a number of olive trees, so you can produce organic olive oil for your family consumption. The Location The location of the house is quite unique: being part of an old, bigger country estate, the property is surrounded by agricultural land and quiet nature. At the same time, there are other buildings close by. Only one is currently used (for summer holiday rentals only), the others are partly restored and empty. The house is located just 3 kms from Apiro, considered one of the most charming towns in Le Marche, across the provinces of Macerata and Ancona. This makes it very easy to get to some of the nicest and attractive towns in Marche, as Senigallia, Ancona, Macerata, Cingoli and many others. Its position set back from the sea makes it the perfect place for nature lovers: Lake Castreccioni is just 6 kms away, as well as many nature trails for hiking lovers. EPC: Ordered Why Buy It While restoring it as a family home with dependance for guests, they have found that this extensive property is also perfect for holiday rentals: it is possible to rent out the two buildings separately, or together to bigger groups. It’s especially perfect for 2 families, that would like to go on holiday together, but have their own independence and private spaces at the same time. For investors: it’s a great idea to buy the other half-restored buildings, to make an “albergo diffuso”, to accommodate guests as in an old village, while creating live events in the common areas, as concerts, shows and cooking classes.
