Perfect privacy within walking distance of Eauze We find ourselves in the ancient roman town of Eauze, on the north-western borders of the Gers. It is a small town, but has a number of good restaurants, an excellent weekly market and a good variety of small and large shops. Fortunately, all of this is available on foot, by bike or by car, as the property is within walking distance. The house itself is a delightful jewel; it has been really well renovated in a way that highlights the beauty of exposed beams, stonework and stunning brick fireplaces. It is filled with light, and resonates with peace and tranquility. This property is accessed down a private road, flanked by vineyards on one side and ending in a charming pond filled with waterlilies, where wildfowl are often seen. This is the beginning of the actual property and from here we can see the manicured gardens and catch a glimpse of the main house – the only thing missing is the wrought iron gates that the current owners have thought of installing. As we approach the house, we get an idea of the extent of the gardens but we also begin to see the layout of the property. Straight ahead is a wide gravelled area, perfect for parking. Along the side of the house and behind a protective wall we can glimpse a riot of flowers, and there is also a charming henhouse that has been lovingly preserved. We approach the house from the front, where a wide patio bordered by flowers is a favourite place to sit and relax. Through the front door we find a spacious hall where gentle earth tones, exposed beams and terracotta tiles set the tone for the entire house. The hall opens on both sides to generously proportions reception rooms and there is an original wooden staircase at the far end. The star of the house is clearly the stunning 35 m² living room: here we find lovely original floor to ceiling cupboards, a large open fireplace, as well as two long windows which bathe the room in a warm light. This is a perfect place to relax with a roaring fire in the wood burner in winter, or a good book at any time of the year. The house is very well heated by an oil-fired boiler, but it is always a joy to have a fire on a winter evening! The supporting beams that separate the living room from the dining room have been left in place to create a screen-like effect which is very charming and gives an added feeling of space. In the dining room, where you could easily seat ten or twelve guests, we find another stunning exposed brick fireplace. Behind the dining room is a beautifully renovated kitchen and a practical laundry room with guest WC. On the left of the front hall, we find a spacious TV room with another beautiful fireplace, although this fireplace is not used. There is a good-sized office behind this room which could also be used as a library. The beautiful floor tiles which have been laid throughout the reception areas of the ground floor give a sense of continuity which is very pleasant. Upstairs the calm earth tones continue and are reinforced by the beautiful brick and wood half-wall that runs parallel to the staircase. On the left-hand side of the landing, we find the master suite, where the focus is the gorgeous brick fireplace in the bedroom. There is also a large shower room with twin sinks and a WC, and there are big closets too. There is also a large walk-in closet on this side of the landing, which is a great place to store suitcases and other little-used items. There are a further three spacious bedrooms, which are accessed from the other side of the landing. They all share a beautifully appointed bathroom; here the focus is a stunning claw footed rolltop bath, but there is also a large shower, twin sinks and a WC. There are flowers everywhere around this property, and on each side of the house there is a quiet space where you can sit in the sun – or the shade – and enjoy the tranquility of this lovely place. Behind the kitchen there is a wonderful walled garden filled with flowers that spill down from the walls and scent the air. There are several sitting areas to discover and enjoy here. Behind the house we find a charming henhouse with room to store wood and garden implements. There is a large open hangar tucked away behind the house and the gardens, and here there is ample room to park several cars in case of inclement weather. There is also a well which can be used to water the garden. The owners have kept the area around the house beautifully groomed, but they have also left a good-sized area to wild flowers, so you can walk along a mown path to the oak trees that mark the boundary of the property. On the home lands of d ’Artagnan, the estate sits in an elevated position with far-reaching views across the valley. Surrounded by fields bursting with an ever-changing tapestry of colour in the summer months, from the vibrant yellows of the sunflowers, to the neat rows of green vines, the property is situated just a few minutes distance from the picturesque village of Montréal (one of our favourite villages in the Gers) and just a ten minute drive to the larger town of Condom, with its many shops and restaurants. This region is one of the most highly sought-after in Gascony, with visitors driving out here from Lectoure and Condom, Bordeau or Toulouse throughout the year. This is an area world-famous for its music festivals (Condom and its traditional Bandas festival, or Marciac for its renowned jazz festival in the world). Long hot summer evenings are brought to life by colourful night-markets, and many other events throughout the year which ensure that this is a lively area in which to live throughout the winter months as well as the lovely long hot summers. The château is located on the edge of a small hamlet, and sits in private parkland. On arrival, we follow the beautiful stone walls of the gardens, the original ramparts of the château which border the property and can be seen from afar. A traditional wrought- iron gate between two stone pillars marks the entrance. From here onwards, as we enter through the gate, one has an immediate sense of magic as we enter the grounds. A private alley cuts through a line of elegant trees. We pass the guardian’s house, and two cottages, reaching a private driveway at the top where we catch our first glimpse of the Chateau. To the side and the rear of the Château a vast 12ha stretch of land flanks the estate. The parkland itself is filled with a rich variety of mature trees. To each side the fields and pasture is currently tended to by a local farmer. Visible even from up above at the Château one can clearly see a young vineyard, below, planted by the current owners. On an architectural note… The château dates back to the second half of the 19th century, and was once home to a religious order set up by the Pères Prémontrés. The property is built in the shape of an “L” with beautiful golden coloured stone walls and Parisan style persiennes shutters painted in muted tones of elegant grey. Sunshine dapples the walls from the south, the east and the west. There are roses and many varieties of shrubs everywhere you look. The property comprises two main wings, linked on the ground floor, the basement and the first floor. The main house has been lovingly restored by its current owner who is an interior designer. On the other side there is a second reception room and the guest cloakroom and WC. The ceilings are high and the floors lain with stone tiles. The elegant, sculpted cast-iron radiators throw out additional heat, in addition to the under-floor heating in the entrance hall. The lighting system at the château is particularly well designed, and the property is a delight to visit in the evenings, when on arrival the lights twinkle as they might from The Great Gatsby’s home. The perfect backdrop for a summer party. Reception Room 1 : As with every room in the château the ceilings are high and the tall windows allow one a sweeping view over the valley and across the Gascon countryside. A stone fireplace and double doors divide the first reception room from the kitchen, both rooms are lain with the same stone floor tiles. Reception Room 2 : With a warm and inviting interior this room is a perfect evening room and has the same lovely views, and also a stone fireplace. Cloakroom & Guest WC At the far end of the entrance hall, discreetly positioned behind a carefully designed cloakroom wall we find the spacious guest lavatory and washbasin. The kitchen, Rear kitchen, Laundry-Room It would be more apt to say that the kitchen is yet another grand reception room. French doors open on the garden on the western side, where guests can dine under the plane trees and look over the fabulous stone ramparts and balustrades to the stunning views across the valley. The Western Wing At the far end of the downstairs entrance hall, close to the entrance to the kitchen, a set of double doors opens onto the western wing comprising two floors with around 400m2 space for further development with planning permission. The Western wing comprises a hallway leading to a staircase to the first floor. On the ground floor there is a large reception room with grand openings to the park, and with views of the Medieval ruin. The family has hosted weddings at the property and this is a perfect room in which to dance and party, opening onto the park, the lovely views of the ramparts, the medieval chateau, and the folly at the end of the garden.
