House Labastide-d'Armagnac (40)

The restored house of Captain de Malartic, dating back to the 14th, 17th and 18th centuries, with a separate garden and barn, in the heart of a bastide in France’s Landes department. The old square Place Royale is picturesque on all four sides: a 12th-century fort-like church stands on one side and arcades forming galleries line rows of houses, which are mostly half-timbered. The village is full of buildings that date back to periods between the 14th and 18th centuries. Almost all of them have been masterfully restored. They are hidden among the countless alleys that form a grid leading to the square. Today, this historical square is a hub for encounters and conviviality, fostered by the presence of several restaurants and a parking ban here. Nearby, artists’ studios and a range of curiosities line medieval streets. For example, there is a Protestant church built in 1607 that has been turned into an exhibition centre. On the square, the house lies opposite the church. The dwelling is known as the most beautiful house in Labastide-d'Armagnac. It has a ground floor, a first floor and a loft that could be converted. It is nestled on the square’s north-east corner, so it has two entrances beneath its galleries: one leads in from the square Place Royale and the other leads in from a side street. The house faces south-east. It stands on the edge of the square, blending harmoniously into its architectural environment. The dwelling is crowned with a roof of monk-and-nun tiling on which a gabled dormer stands. The facade’s upper section, made of brick and lattice-patterned timber framing, rests upon a thick stone wall and solid beams and joists, which are supported by two stone pillars – part of a former gallery of shops. On the first floor, three segmental-arch windows with crosspieces stand behind wrought-iron guardrails. They are fitted with wooden shutters. At the back, on the north side, there is a small terrace on the first floor. Lastly, in line with the house, there are two small rooms in a section with an entrance from outside: a fitness room with a wine cellar and lavatory and a space with a recent oil boiler and its tank.

Property Labastide-d'Armagnac (40)

Known as the Jewel of Les Landes, Labastide D'Armagnac draws admirers from across the globe with it's pretty square and authentic French lifestyle. In pride of place lies this stunning half timbered 'Hotel Particulier', the views from which are said to have inspired Henri the IV to create the Place de Vosges in Paris when he stayed here as a guest in the 1500's.  Whilst the origins of the property go back as far as the 14th century, with later Baroque additions, the current owners have spared no expense working with a well respected architect to gently awaken this historic home and bring it up to current comforts. From the LaCornue kitchen to a luxurious bathroom, stunning sitting room and library to the delightful Orangery style dining / reception room and private roof terrace, there is so much to love about this unique residence. The property has everything you need for a perfect French home or holiday retreat. Stepping out of the front door takes you straight to excellent restaurants, wonderful cafés and a number of artisan boutiques. Only 30 minutes from the train station at Mont de Marsan, 1hr25 from Bordeaux airport, and situated halfway between the spectacular beaches of the Atlantic Ocean and Ski Slopes of the Pyrenees, there is no shortage of access to good food, vinyards and colourful markets.  Set over two floors with an additional Attic space running the length of the property, the ground floor is dedicated to fine cuisine and good dining. Measuring an impressive 52m², one side is flanked entirely with prestigious LaCornue units, lending gastronomic luxury to the French lifestyle. To the other side of the room, a good sized dining table holds host to numerous memorable suppers and shared moments. Up the winding staircase, one encounters a glorious double length sitting room and library with panneled glass windows tipping the eye beyond fresh geraniums to the square and its 13th century church beyond. A wood panneled Orangery inspired third reception room leads out through glass doors to a sheltered roof terrace flanked with olive trees and potted plants. Two stunning bedrooms, packed with authentic features, a good sized shower room and luxurious bathroom complete the ensemble. To the East of the property lies a third guest bedroom and WC, accessed via it's own front door. A large garden hidden behind an ancient wall and home to an independent armagnac barn is found across the road from the property and could lend itself to further development into a guest cottage and pool area. If you are looking for a slice of true French lifestyle, a place to simply unpack your bags and step outside to collect a baguette and steaming café au lait, do not miss this rare chance to snap up this stunning home. Viewing highly reccomended. Information on the risks to which this property is exposed is available on the website Géorisques - https://www.georisques.gouv.fr

Castle Labastide-d'Armagnac (40)

A 19th century manor house in need of restoration, its outbuildings and 7 ha of wooded parklands in the rolling countryside of the Landes d'Armagnac in the Nouvelle-Aquitaine region. The old 15th century noble residence has been converted into the present-day manor house, which has preserved its treasures. These include the late 19th century sculpted coat of arms of Baron Camont de Talence, the former owner of the property, adorning the mantelpiece of a marble fireplace within the manor house. The 7-hectare estate, which used to be a vineyard, enjoys surroundings protected from visual and noise disturbances. It is a 1-km walk from the village. The entrance to the estate from the main road is marked by a tall wrought iron gate framed by solid dressed stone pillars. The caretaker's lodge is on the left-hand side. A 600-metre bridle path runs through the grounds dotted with centuries-old oak trees to a lawned platform above the fields. The manor house stands in the centre of this natural setting. The driveway splits twice: once to go around the western edge of the estate and serve the fields and farm outbuildings built around a square courtyard, and again to reach the tenant farm and its outbuildings. Opposite the west facade of the manor house, an elongated building houses the stables. To the north, there is an old swimming pool with an unusual shape awaiting restoration. The bandstand, with its fine, ornate metal structure, adds a refined touch to the park. It forms the starting point for a shady path leading to spinneys crossed by a stream and then a river ensuring the irrigation of the land. The manor house extends over three storeys with a total floor area of some 650m², each level bathed in light. The functional layout facilitates easy renovation. During the renovation works, the tenant farmhouse, which has already been restored and offers a comfortable surface area, will provide the ideal refuge for future inhabitants, should the need arise.

Castle Gabarret (40)

A 14th century fortified house, remodelled in the 16th, 18th and 21st centuries, with outbuildings, guest house and 6 3 ha of grounds in the heart of the County of Armagnac. Originally a fortified house, the property was turned into a castle towards the end of the Middle Ages, surrounded by a rural landscape where the colours reflect the seasons. With a backdrop of rolling fields, vineyards and woods, it stands at a good distance from a few dwellings served by the road leading to the village. It bears witness to the medieval tradition, documented from the late 12th century onwards, of fortifying houses by adding towers, palisades, ditches or battlements. This required the authorisation of the local overlord and all neighbouring lords. Protected from any disturbance by a 400-metre-long shaded driveway separating the castle from a local road, the edifice stands on the grounds of the former base-court of the feudal site, whose moats have only recently been filled in. The former feudal estate comprises three independent buildings framing a lawned esplanade, with fairly flat, open grounds surrounded by majestic trees. The main two-storey brick dwelling in the centre has unfinished garrets and is flanked by a square tower to the west. To the east, a former timber-framed farmhouse, set apart at right-angles, has been converted into guest accommodation. This house has a ground level with an upper storey under the roof and looks out over a grove of trees to the pool area on the eastern side, set apart from the dwellings and out of sight. On the other side of the central lawn, opposite the west elevation of the guest house, a long building with lime-rendered facades spans two storeys. A workshop and sheds are located on the eastern side of this building. On the south side, a grass-covered ramp provides access to a former winery partly below ground, with a considerable roof height. The three- and four-pitched roofs with monk-and-nun tiles are emphasised by two rows of overhanging cornices - except for the roof of the tower, which has flat tiles. The rendered stone elevations have symmetrical straight or arched windows, topped with glazed transoms and fitted with shutters on the main facade of the castle. On the other sides, the windows are simpler, of different sizes and protected by shutters.

House with pool Mont-de-Marsan (40)

A 19th century property with a swimming pool and grounds of 2 ha overlooking the unspoilt landscapes of Gascony. On the outskirts of the village, in the middle of parklands enclosed by wooden fences, the wrought iron entrance gate framed by two stone pillars provides access to a driveway lined with centuries-old olive trees leading from the north to the residence. The driveway then splits to surround a geometrically shaped stone pool, behind which stands the rectangular house, featuring warm-coloured, rendered facades, sober decorative features and a pavilion roof of monk-and-nun tiles. Two storeys high, with moulded limestone stringcourses echoing the overhanging cornice, the edifice is remarkable for its raised division lines and the symmetry of its ten bays, arranged evenly on the main facade to the north and the opposite facade to the south. Further south, two blocks of buildings can be made out. The first comprises a Landes house, with two inhabitable rooms and a third that could be converted, a garage, a wine cellar, the pool house and a geothermal heating area, as well as a lean-to where the current inhabitants store large quantities of firewood. The second is a wooden building with a shower room and games area, as well as a terrace, also of wood, that surrounds the swimming pool. Having once belonged to Gascony resin-traders, the property was renovated between 2006 and 2008 by its former inhabitants, in keeping with the architecture and noble materials that define and enliven the property. To the north, a main road borders the grounds of approx. 2 ha, well away from the house. To the south, below the property, the Landes de Gascogne Nature Park stretches out as far as the eye can see.

Vineyard Nogaro (32)

Tucked away in a quiet corner of the Gers countryside sits this productive award winning Armagnac estate. The 15 hectares of carefully tended certified organic vines and manicured grounds surround the large, tastefully restored, maison de mâitre house, sold fully furnished, with attached outbuildings and a large recently constructed chai/aging cellar and pool. This is the perfect “turnkey” operation with all the ingredients you need to continue to run this successful business, as the current owners who do not live in France full time have done for two decades. Equally importantly, the offering includes twenty years of award winning stocks in oak barrels aging in the magnificent chai. The heart of any vineyard property is, of course, the terroir and vines. This property is located in the Grand Bas Armagnac, the small sliver of land noted for producing the highest quality Armagnac. The vineyards, which surround the house on three sides, are planted in Baco, Ugni Blanc and Folle Blanche, the classic grapes used to produce the finest Armagnac. The vineyard has been officially certified organic since 2012. No expense was spared by the owners in the newly constructed chai which is an oak framed building designed in traditional Gascon style and built to achieve the ideal environment for the aging of Armagnac. It includes an air conditioned central area with large glass sliding doors, which has been used to house the alambic during the distillation process—and could provide space for tastings and a variety of other activities during the remainder of the year. An open tread oak staircase on three sides with viewing doors into the other areas takes you up to an impressive large room with windows on all four sides with a view over the vineyards. It has an oak floor, fireplace and sink and could be used as an office or for hosting functions or tasting events. On the ground floor there is a sizable bottling area in the back as well as a storage room where bottles and supplies are kept. There is a bathroom on the opposite side of the bottling room and another large set of doors in the middle of the back wall that lead out to an exterior deck with views over a small pond and the vineyard. Doors on both sides of the central area lead to the two large aging rooms which provide the ideal environment for the maturation of the Armagnac. The older outbuildings house the vinification cellar where the harvest is brought in, the grapes are pressed and the juice fermented. There is also room in the remaining outbuildings for car storage and more than ample space to add additional guest rooms or a spacious caretaker quarters if desired. THE HOUSE Extensively and tastefully renovated to the highest standards by the current owners to provide a comfortable family home with all of the modern conveniences. The original features have been retained and are beautifully enhanced by the furnishings. It is bright and airy with a nice flow throughout and all the comforts for a modern lifestyle. The house is entered through the original double wooden doors to a hallway with terracotta tiles and an antique wooden and iron staircase. To the right one enters a double sized salon with a colombage wall and a very large traditional open stone fireplace with space on both sides for the storage of logs. French doors on the opposite end of the salon lead to the pool area. To the left of the entrance one finds the formal dining room which also has classic colombage walls, another rustic stone fireplace and an ancient stone sink. A short corridor leads from the dining room to a vanity and a large fitted kitchen with a restored bread oven. There is a utility room off the kitchen and ample space to have an informal dining area if desired. From the kitchen there is a step down to another room currently used for casual dining. That room, in turn, opens to a very large room suitable for a variety of purposes with a wall of windows and doors looking onto a courtyard with a fountain. An insulated racked wine storage room is at the far end as well as an interior door to the attached vinification cellar. At the other end of the corridor off of the dining room is an office that could easily be used as a ground floor bedroom as it has a full bathroom with both shower and bath. Upstairs there is an open plan central library area with a Juliette balcony. To one side is a spacious master suite with a fitted dressing room and luxurious jetted bath, separate shower and double washbasins sitting on a custom made unit. To the other side of the floor are two nicely sized bedrooms, both with large en suite bathrooms. There is a large lounge on the second floor with bedrooms at each end. This floor has its own bathroom with both shower and bath as well as views of the Pyrenees. Outside there is a large (7m x14m) salt swimming pool with surrounding wooden decking. A few steps take you to a pool house and barbecue area with ample deck space for dining al fresco or simply lounging. There are other areas of grounds which could be developed into a vegetable garden. All of this is contained in a landscaped area that provides complete privacy and room for a variety of lawn games. In addition, there is a small orchard planted to heritage fruit trees adjacent to the vineyards. SUMMARY All in all a walk into house and successful business in a quiet location but only a few kilometres from multiple towns with a wide range of facilities. This area is close to the motorway network providing easy access to the Atlantic beaches and Pyrenees ski slopes. The regional airport at Pau is about half an hour away and the international airports of Bordeaux and Toulouse around 1hour 30 mins and 2 hours. FULL DETAILS ARE AVAILABLE ON REQUEST
