Castle Labastide-d'Armagnac (40)

A 19th century manor house in need of restoration, its outbuildings and 7 ha of wooded parklands in the rolling countryside of the Landes d'Armagnac in the Nouvelle-Aquitaine region. The old 15th century noble residence has been converted into the present-day manor house, which has preserved its treasures. These include the late 19th century sculpted coat of arms of Baron Camont de Talence, the former owner of the property, adorning the mantelpiece of a marble fireplace within the manor house. The 7-hectare estate, which used to be a vineyard, enjoys surroundings protected from visual and noise disturbances. It is a 1-km walk from the village. The entrance to the estate from the main road is marked by a tall wrought iron gate framed by solid dressed stone pillars. The caretaker's lodge is on the left-hand side. A 600-metre bridle path runs through the grounds dotted with centuries-old oak trees to a lawned platform above the fields. The manor house stands in the centre of this natural setting. The driveway splits twice: once to go around the western edge of the estate and serve the fields and farm outbuildings built around a square courtyard, and again to reach the tenant farm and its outbuildings. Opposite the west facade of the manor house, an elongated building houses the stables. To the north, there is an old swimming pool with an unusual shape awaiting restoration. The bandstand, with its fine, ornate metal structure, adds a refined touch to the park. It forms the starting point for a shady path leading to spinneys crossed by a stream and then a river ensuring the irrigation of the land. The manor house extends over three storeys with a total floor area of some 650m², each level bathed in light. The functional layout facilitates easy renovation. During the renovation works, the tenant farmhouse, which has already been restored and offers a comfortable surface area, will provide the ideal refuge for future inhabitants, should the need arise.

House Labastide-d'Armagnac (40)

The restored house of Captain de Malartic, dating back to the 14th, 17th and 18th centuries, with a separate garden and barn, in the heart of a bastide in France’s Landes department. The old square Place Royale is picturesque on all four sides: a 12th-century fort-like church stands on one side and arcades forming galleries line rows of houses, which are mostly half-timbered. The village is full of buildings that date back to periods between the 14th and 18th centuries. Almost all of them have been masterfully restored. They are hidden among the countless alleys that form a grid leading to the square. Today, this historical square is a hub for encounters and conviviality, fostered by the presence of several restaurants and a parking ban here. Nearby, artists’ studios and a range of curiosities line medieval streets. For example, there is a Protestant church built in 1607 that has been turned into an exhibition centre. On the square, the house lies opposite the church. The dwelling is known as the most beautiful house in Labastide-d'Armagnac. It has a ground floor, a first floor and a loft that could be converted. It is nestled on the square’s north-east corner, so it has two entrances beneath its galleries: one leads in from the square Place Royale and the other leads in from a side street. The house faces south-east. It stands on the edge of the square, blending harmoniously into its architectural environment. The dwelling is crowned with a roof of monk-and-nun tiling on which a gabled dormer stands. The facade’s upper section, made of brick and lattice-patterned timber framing, rests upon a thick stone wall and solid beams and joists, which are supported by two stone pillars – part of a former gallery of shops. On the first floor, three segmental-arch windows with crosspieces stand behind wrought-iron guardrails. They are fitted with wooden shutters. At the back, on the north side, there is a small terrace on the first floor. Lastly, in line with the house, there are two small rooms in a section with an entrance from outside: a fitness room with a wine cellar and lavatory and a space with a recent oil boiler and its tank.

Vineyard Nogaro (32)

Tucked away in a quiet corner of the Gers countryside sits this productive award winning Armagnac estate. The 15 hectares of carefully tended certified organic vines and manicured grounds surround the large, tastefully restored, maison de mâitre house, sold fully furnished, with attached outbuildings and a large recently constructed chai/aging cellar and pool. This is the perfect “turnkey” operation with all the ingredients you need to continue to run this successful business, as the current owners who do not live in France full time have done for two decades. Equally importantly, the offering includes twenty years of award winning stocks in oak barrels aging in the magnificent chai. The heart of any vineyard property is, of course, the terroir and vines. This property is located in the Grand Bas Armagnac, the small sliver of land noted for producing the highest quality Armagnac. The vineyards, which surround the house on three sides, are planted in Baco, Ugni Blanc and Folle Blanche, the classic grapes used to produce the finest Armagnac. The vineyard has been officially certified organic since 2012. No expense was spared by the owners in the newly constructed chai which is an oak framed building designed in traditional Gascon style and built to achieve the ideal environment for the aging of Armagnac. It includes an air conditioned central area with large glass sliding doors, which has been used to house the alambic during the distillation process—and could provide space for tastings and a variety of other activities during the remainder of the year. An open tread oak staircase on three sides with viewing doors into the other areas takes you up to an impressive large room with windows on all four sides with a view over the vineyards. It has an oak floor, fireplace and sink and could be used as an office or for hosting functions or tasting events. On the ground floor there is a sizable bottling area in the back as well as a storage room where bottles and supplies are kept. There is a bathroom on the opposite side of the bottling room and another large set of doors in the middle of the back wall that lead out to an exterior deck with views over a small pond and the vineyard. Doors on both sides of the central area lead to the two large aging rooms which provide the ideal environment for the maturation of the Armagnac. The older outbuildings house the vinification cellar where the harvest is brought in, the grapes are pressed and the juice fermented. There is also room in the remaining outbuildings for car storage and more than ample space to add additional guest rooms or a spacious caretaker quarters if desired. THE HOUSE Extensively and tastefully renovated to the highest standards by the current owners to provide a comfortable family home with all of the modern conveniences. The original features have been retained and are beautifully enhanced by the furnishings. It is bright and airy with a nice flow throughout and all the comforts for a modern lifestyle. The house is entered through the original double wooden doors to a hallway with terracotta tiles and an antique wooden and iron staircase. To the right one enters a double sized salon with a colombage wall and a very large traditional open stone fireplace with space on both sides for the storage of logs. French doors on the opposite end of the salon lead to the pool area. To the left of the entrance one finds the formal dining room which also has classic colombage walls, another rustic stone fireplace and an ancient stone sink. A short corridor leads from the dining room to a vanity and a large fitted kitchen with a restored bread oven. There is a utility room off the kitchen and ample space to have an informal dining area if desired. From the kitchen there is a step down to another room currently used for casual dining. That room, in turn, opens to a very large room suitable for a variety of purposes with a wall of windows and doors looking onto a courtyard with a fountain. An insulated racked wine storage room is at the far end as well as an interior door to the attached vinification cellar. At the other end of the corridor off of the dining room is an office that could easily be used as a ground floor bedroom as it has a full bathroom with both shower and bath. Upstairs there is an open plan central library area with a Juliette balcony. To one side is a spacious master suite with a fitted dressing room and luxurious jetted bath, separate shower and double washbasins sitting on a custom made unit. To the other side of the floor are two nicely sized bedrooms, both with large en suite bathrooms. There is a large lounge on the second floor with bedrooms at each end. This floor has its own bathroom with both shower and bath as well as views of the Pyrenees. Outside there is a large (7m x14m) salt swimming pool with surrounding wooden decking. A few steps take you to a pool house and barbecue area with ample deck space for dining al fresco or simply lounging. There are other areas of grounds which could be developed into a vegetable garden. All of this is contained in a landscaped area that provides complete privacy and room for a variety of lawn games. In addition, there is a small orchard planted to heritage fruit trees adjacent to the vineyards. SUMMARY All in all a walk into house and successful business in a quiet location but only a few kilometres from multiple towns with a wide range of facilities. This area is close to the motorway network providing easy access to the Atlantic beaches and Pyrenees ski slopes. The regional airport at Pau is about half an hour away and the international airports of Bordeaux and Toulouse around 1hour 30 mins and 2 hours. FULL DETAILS ARE AVAILABLE ON REQUEST

House Mont-de-Marsan (40)

In the heart of Mont de Marsan, tucked away behind mature parkland and tall gates, this turn-of-the-last-century property has retained all its attractive architectural appeal despite the passing of time. In the heart of a built-up urban area (restaurants, appartment blocks and other suburban properties) the house sits in tranquility behind a leafy canopy of mature trees, far back from the road, forgotten by time. The original front door opens onto the interior of what was once an elegant house. The floors are laid with attractive 19th century floor tiles. The walls are lined with wooden panels. The ceilings decorative with intricate panels and plasterwork. The double staircase with its split-level landing and the high ceilings throughout are a fantastic opportunity for a restoration project for buyers whose love of authentic period detail inspires them to undergo a complete renovation project. There is much to conserve, but it should be noted that the property will need complete modernization. The bathrooms and kitchen although in working use are dated. Some of the wooden panels need replacing and some of the lovely old original Versailles floorboards repairing in one or two spots, but it is possible to create a fabulous central town house and to recuperate many of the original features. The ground floor house The main entrance hall leads to a study area overlooking the front garden on one side and a spacious dining room on the other side. The dining-room has a remarkably ornate ceiling indicative that this property was the home of a wealthy person in the early 1900s. At the far end of the hallway there is a fantastic double-sized reception room with a marble fireplace and where an internal wall has been removed an open-plan to open up a space that was once the original kitchen. There is a downstairs WC in this section of the property. The last owners to live in the property created a compact kitchen in a room to the rear of the original kitchen that opens out nicely to the garden area, where there is a vast amount of useful space in the outbuildings (storage, outdoor kitchen, garage, barn, studio). Both the original kitchen and the « new » kitchen require modernisation. The First Floor The first floor landing, half way up, has a glorious decorative window worthy of a church or cathedral which is a lovely feature one would want to keep. The first double bedroom at the top of the half-landing has a shower room and a second adjacent room (which could be used as a dressing-room or a baby’s room). The top of the stairs open out to a spacious main landing. Once again the ceilings here are adorned with decorative plasterwork. On this level there are three good-sized double bedrooms, an old-fashioned bathroom with an original enamel bathtub, an area with a separate vintage toilet and wash-basin set on a lovely cabinet. Many bathrooms today are reworked today with claw-footed bath-tubs, and sinks set into impressive cabinets. In this house all the features are original and the tiles in the toilet are rather beautiful for their age. Some fun details could be kept here, whilst clearly needing to add an element of 21st comfort and modernity to the home. On the top floor there is an area in a poor state of repair where the servants used to live. The « chambres de bonnes ». This useful surface area could be developed with relevant planning permissions. What would I do if the property were mine? The electrics, plumbing, kitchen and bathrooms will need attention. The property needs painting throughout and a carpenter to repair some area where the wooden floor or panels are rotten or show signs of insect infestation. To whom will this property appeal? This property will appeal to buyers seeking a spacious home with many useful outbuildings in the heart of town. The space the property offers in an urban setting is remarkable. It will only appeal to a buyer who enjoys overseeing a project and the idea of a seeing a beautiful period home brought to life in the 21st century. Once has the sense of being in a period property with farm buildings, however for buyers seeking a rural backdrop it should be noted that beyond the canopy of foliage provided by the mature trees this is an urban environnement in an area with a lot of other buildings. The road is quiet for town, but there are cars, other buildings all around. A video of the inside of the property is available for clients registered with Bliss Immobilier.
