You may even decide to combine properties and create a more substantial main residence (all subject to the necessary consents). Adding versatile amenity value is a large agricultural building which provides ample space for parking, workshops, stabling and storage. This is all set within c.5.29 acres of grounds which includes a garden and field. It’s ideal for those looking to keep stock or chickens, grow their own veg or just let dogs and children run loose. Living here is an opportunity to embrace country living, to be closer to nature and live at one with seasons, to escape the hubbub of life and embrace the good life. Vendor Insight We value the peace and tranquillity here. It’s one of the very few places where there is zero motorway noise. The most traffic we see is when the Tour de Yorkshire or the yearly overnight rally stage passes by. So, whether we’re enjoying the view from our favourite window as the weather marches across the fells or the quiet of a sunrise on the terrace with a cuppa, or even sharing a sunset with friends around a roaring fire we’re conscious that we will disturb no-one and no-one will disturb us. Bank End has been a wonderful place to live and bring up a family. Our children have had the freedom and space to roam and play in safety. They have been able to toboggan down the field when it snowed, build swings in the trees, make forts in the barns or just wander about the fields, all just a shout away from the main house. An unrivalled location It is easy to fall in love with this extraordinary setting; on offer is peace and quiet, privacy and total seclusion and furthermore, tremendous views. Whilst you may be relaxing into splendid rural isolation, Bank End Farm remains well connected with the outside world. B4RN broadband provides a gigabit fibre service so whether it’s streaming the latest films, music or games, ordering an online grocery delivery or achieving an effective work life balance, it is all possible from here. There is a station in the nearest large village of Bentham with regular services to Leeds and connections via Lancaster station on the main west coast line to Manchester, Manchester Airport, London (Euston), Glasgow and Edinburgh. The M6 is accessible at Kendal or Lancaster depending on the direction of your travel and the A65 provides routes into Yorkshire and the east of the country. For those looking to explore the great outdoors, there could be no better place. It’s all on the doorstep; whether you choose to walk, run, cycle, drive or ride. There are good schools locally at both primary and secondary level as well as a host of artisan food producers and great cafes, pubs and restaurants for eating out. Vendor Insight It’s a unique location, standing alone at the end of its own drive, Bank End Farm is one of the last intact smallholdings in one of the most beautiful parts of the world and the views down the valley from first turning into the lane to the views across the fells from everywhere on the property are breathtaking. During the night the zero light pollution is ideal for star-gazers and we have spent many evenings sitting around a fire on the southern terrace enjoying the moonlight looking for shooting stars and, more recently, satellites. There’s a very strong sense of community here, possibly more so than in a village. We have wonderful neighbours; they have never been intrusive but have always been ready to help if needed. There are community events every year such as Bentham Agricultural Show and the Lowgill Sports Day which features a duck race and sheep trials among other events. Offering potential for four properties Barn conversion for holiday letting With a south and westerly orientation, the converted barn enjoys dramatic sweeping views. Finished with a modern country aesthetic, the accommodation is laid out over three floors. There’s much use of pine internal joinery and deep stone window cills alongside modern comforts such as PVC double glazing and oil-fired central heating (underfloor on the ground floor). The kitchen cabinets are oak fronted and the bath and shower rooms are all contemporary in their appointments. On the ground floor, the front door leads into an airy, double height staircase hall with a gallery landing above. Off the hall is a downstairs loo and area to hang coats. The rest of the ground floor is one big, sociable room. Here a picture window draws you forward as the view is truly breathtaking, the room is exceptionally spacious and with ample space to cook, dine and recline in comfort. Off the roomy first floor landing is an airing cupboard and two double bedrooms, both having ensuite bathrooms with rainfall showers over the baths. The stairs continue to the second floor with a third double bedroom set in the roof space with an ensuite shower room. Farmhouse Following the layout of a traditional Yorkshire Long House, with a barn either side the 1700s farmhouse is central to the layout. Renovation is well under way with first fix plumbing and electrics in place, plastering complete and PVC windows installed. The project is now ready for you to choose your own fixtures and fittings, personalise and equip your own dream country home. Befitting of the period of the house, there are some attractive character features which have been retained and incorporated within the restoration, these include the carved date stone, oak ceiling beams, wooden lintels over windows, oak lined recesses and stone mullion windows. The ground floor comprises three large rooms, a vintage Aga cooking range has been kept, it sits within a stone surround and is ready for overhaul. The other two rooms both have flue liners ready for your choice of stove and doors out to the large south facing terrace. The views from all three rooms are extensive. Off the first-floor landing there is provision for four double bedrooms; two of which have ceilings rising high to the roof’s apex with exposed original roof trusses. There is potential for a house bathroom and ensuite shower room. Barn with planning approval for conversion to two holiday letting properties. With a southeast perspective, the third property is a second attached barn, the conversion has commenced, the works comprising a new roof, pointing and drains laid. Planning permission exists for change of use of this redundant agricultural building to form additional holiday accommodation. (Ref: 03/01107/CU dated 19/11/03) and could provide two further properties; a single bedroomed unit in on the ground floor and a two bedroomed unit in the two upper floors. This is an opportunity to live a greener life. Bank End Farm is off grid, with no mains provision of services. Opportunities exist to expand the provision and embrace self-sufficiency and eco credentials further. Vendor Insight Most of all Bank End has always felt like home and a safe place to come back to. Bought on a handshake, it was almost as if Bank End chose us and we have always had the sense that living there has been a privilege. Gardens A substantial split-level sandstone flagged terrace lies to the front of the property, beyond this is a lawn. The terrace and garden face almost due south and command vast, wide open panoramic views of the sweeping fells to the south and over to the west. Truly extraordinary, the views are a constant evolving delight with farming activity and the changing weather and rolling seasons. To the rear of the properties is a large area for parking. Land Adjoining the garden, the field offers opportunity for animal husbandry, growing your own fruit and vegetables, adventure and play. A large multi-purpose agricultural building, with power and light, provides ample space for parking, machinery, general storage, workshops and sheltering animals. Both the land and large building are essential elements to enhance and add value to any country lifestyle. In total, the property extends to c. 5.29 acres. Vendor Insight All the fields and fells around Bank End are working farmland and we enjoy feeling close to it. During summer calves spend time at the lower gate and at various times of the year the fells ring with the sound of all the local farmers working together to bring the sheep down from wherever they are hefted on the fells. We live with a rich diversity of wildlife; kestrels, buzzards, woodpeckers, little owls, barn owls, wagtails, blackbirds, great tits and many more all live on or around and local twitchers are often to be seen. A few years ago, sightings of a hooded crow caused great excitement. Planning Planning permission was granted by Lancaster City Council reference 03/01107/CU dated 19/11/03 for the “Change of use of redundant agricultural buildings to form additional living accommodation to existing dwelling and to provide holiday accommodation.” Please note A public footpath crosses the land to the rear of the barn conversion. Services The property is off mains and has its own ‘micro grid’. Electricity is provided by a wind turbine and 16 solar panels via an inverterthis is stored in batteries to provide a 240 V supply to the four properties. There is also a backup diesel generator. Private water from a spring which rises in an enclosed area on the fell to the north of the property and is fed to two large holding tanks with filters with further filtration and treatment as it enters the property. Drainage is to a private septic tank located to the south east of the property. This serves the barn conversion, the farmhouse and has connection to the third barn. Barn conversion: Oil fired central heating from an external Firebird Enviro Max boiler. Underfloor hearing to ground floor, radiators on upper floors. LPG gas to hob. Eight crowning residences on the third floor of Larch Court, lateral living, framed by 79 acres of restored parkland. Larch Court is a masterful tribute to traditional English architecture, its distinctive pavilion-style façade blending classical grandeur with contemporary living. The penthouse collection occupies the entire third floor — eight individually designed three- and four-bedroom residences arranged to look out over either the verdant parkland or the meticulously landscaped podium gardens below. Each penthouse opens onto generous private terraces — several wrapping around the home, others framing uninterrupted views of the historic parkland — turning every residence into an entertainer's home in the sky. For a buyer, the proposition is rare: the scale and finish of a country house, delivered as a lock-up-and-leave home with the convenience of lateral living. Oakmere The flagship of Sunningdale Park. Oakmere is the largest four-bedroom penthouse in the development, and it announces itself the moment you step inside: vaulted ceilings rise over the open-plan kitchen, dining and family area, which opens through both bi-fold and terrace doors onto three separate terraces. A separate drawing room and study extend the entertaining space further still. The principal bedroom is exceptional at nearly 22 feet wide, with a dressing room and ensuite; bedrooms two and three are also ensuite with fitted wardrobes or dressing rooms; and bedroom four is served by a family bathroom. Bedrooms one and two each enjoy their own private covered terraces, a rare luxury. With a boot room, utility and the full elevated Charles Yorke and Miele specification, Oakmere is, quite simply, a country mansion arranged on a single, spectacular floor. A remarkable Grade II Listed country estate of exceptional character, set within approximately 22 acres of private grounds in one of the Wirral’s most sought after locations. A HOME OF DISTINCTION, HISTORY AND RARE PRESENCE There are homes that impress through sheer scale, and then there are homes that leave a lasting impression through something far more difficult to create; atmosphere, provenance and soul. Hidden discreetly within approximately 22 acres of beautifully arranged grounds and approached via a sweeping, private driveway through rolling paddocks, Stanacres is a truly remarkable Neo-Gothic manor house of exceptional architectural significance. Built between 1849 and 1851 for Anglesey timber merchant Owen Jones and designed by celebrated architect Charles Verelst, this substantial Grade II Listed residence extends to almost 8,000 sq ft and represents a rare opportunity to acquire a home where history, lifestyle and modern family living sit in complete harmony. Beyond its striking façade and architectural detailing lies a home that has evolved through generations, one that has welcomed merchants, ship owners and notable residents through its doors and played host to remarkable moments over almost two centuries. Today, Stanacres remains every inch the grand country residence it was intended to be, while providing the warmth, flexibility and practicality demanded by contemporary life. A MAGNIFICENT ARRIVAL The journey to Stanacres is an experience in itself. A long private drive winds gracefully through approximately eleven acres of front paddocks where horses graze peacefully and wildlife regularly appears along the route including hares, pheasants, ducks, geese and buzzards among them. Anticipation builds until the house finally reveals itself amongst its mature landscape. Arriving home here feels entirely removed from everyday life. The sense of privacy is extraordinary, yet despite this seclusion, Thornton Hough village and excellent transport links remain only moments away. ARCHITECTURE DESIGNED TO INSPIRE Stepping through the impressive entrance immediately reveals the craftsmanship and detail that define Stanacres. The scale is captivating. Soaring ceilings, intricate detailing, remarkable proportions and beautifully preserved original features create an immediate sense of grandeur. The stencilled emblem of the Port of Liverpool coat of arms above the staircase remain as a subtle reminder of the home’s fascinating origins and its connection to Liverpool’s maritime heritage. Throughout the house, period character has been thoughtfully preserved and enhanced through extensive restoration works undertaken by the current owners, ensuring that the property’s heritage remains intact while allowing it to function effortlessly as a modern, family home. ELEGANT SPACES FOR LIVING AND ENTERTAINING Stanacres was clearly designed as a house for entertaining and celebration. The principal reception rooms are exceptional in both scale and atmosphere. The formal drawing room is particularly breathtaking, with parquet flooring, a marble fireplace and magnificent French doors opening directly onto the gardens. In warmer months the outside landscape appears to spill effortlessly indoors, while in winter the open fire creates a wonderfully intimate atmosphere. The sitting room offers a more relaxed setting with a log burner and stunning full height windows framing uninterrupted views across the lawns and lake beyond. The formal dining room provides perhaps the greatest sense of occasion of all. Beneath an extraordinary ceiling, this is a room that feels destined for celebrations, family gatherings and unforgettable dinner parties. THE HEART OF THE HOME The kitchen retains a wonderful sense of authenticity and proportion. At its centre sits the traditional AGA, surrounded by bespoke cabinetry and generous preparation space, creating a room perfectly suited to both family life and larger scale entertaining. Overlooking the courtyard and former stables beyond, the space offers exciting future potential should a purchaser wish to further evolve or enlarge the kitchen arrangement. A separate utility and preparation room further enhances practicality and supports the seamless flow expected of a home of this calibre. ACCOMMODATION OF REMARKABLE SCALE AND FLEXIBILITY Across the upper floors, Stanacres continues to impress. The principal suite is exceptional, featuring a luxurious ensuite with underfloor heating, twin basins, a rolltop bath and spectacular views stretching across the estate. In total there are eight generous double bedrooms, six benefiting from ensuite facilities, along with dressing rooms and additional flexible accommodation spaces. Original fireplaces, elevated views and architectural detailing continue throughout. The upper floor provides enormous versatility and could easily accommodate guest suites, independent living arrangements, home offices, creative studios and an extensive range of family requirements. EXTRAORDINARY POTENTIAL BELOW Beneath the house lies a remarkable lower ground floor spanning almost the full footprint of the property. Historically used as workshops, wine stores, offices, game larders, an original ice room and storage areas, this vast space presents an exceptional opportunity for future owners. A private wellness suite, gymnasium, cinema room, contemporary wine cellar or further leisure facilities could all be incorporated while complementing the home’s historic fabric. LANDSCAPED GROUNDS OF NATIONAL SIGNIFICANCE The gardens and grounds at Stanacres are every bit as remarkable as the house itself. Designed by renowned landscape architect Edward Kemp, whose work on Birkenhead Park famously influenced the design of New York’s Central Park, the grounds themselves form part of the property’s extraordinary story. Extending to approximately twenty two acres overall, the estate includes approximately five acres of formal gardens surrounding the house and a magnificent private 1.5 acre lake. Paddocks and grazing complete the grounds and a stone gazebo and entertaining area, former stables and outbuilding are the perfect compliment. The grounds have become a natural sanctuary rich with wildlife. Spring in particular transforms the estate into something almost magical. Rhododendrons burst into colour, ducklings and goslings arrive on the lake, owlets emerge among the trees and the landscape awakens with extraordinary life. For equestrian buyers particularly, the neighbouring Olympic standard facilities create an exceptionally compelling lifestyle opportunity. Equally, the land offers scope for a variety of country pursuits and leisure interests. A VILLAGE LIFESTYLE THAT IS DIFFICULT TO REPLICATE Thornton Hough remains one of The Wirral’s most desirable villages and has retained the quintessential character that makes it so sought after. Picture postcard cottages, excellent pubs, highly regarded schooling and wonderful countryside walks create an exceptional lifestyle environment. The award winning spa and dining facilities at Thornton Hall Hotel sit nearby, alongside restaurants, cafés, golf facilities, equestrian amenities and the renowned village community itself. Despite the wonderfully rural feel, excellent connectivity places Liverpool, Chester, Manchester, North Wales and the motorway network all within convenient reach. A RARE OPPORTUNITY TO BECOME PART OF ITS STORY Stanacres is far more than a substantial country house. It is a home that has hosted remarkable lives and extraordinary memories; from merchants and polo players to private performances by world renowned musicians. Yet despite nearly two centuries of history, there remains an unmistakable sense that the story here is still unfolding. For its next custodians, the opportunity is not simply to acquire a magnificent residence but to become part of its legacy. VENDOR INSIGHT – STANACRES When did you first find this home, what first drew you to it, and what was it that instantly captured your heart? “Having lived in suburban properties all of our lives, even though we had a lovely 5 bedroom Victorian property in half an acre, we were looking for something “different”. When we saw Stanacres with its striking Gothic architecture, grand rooms with intricate detailing and its own lake all in a rural setting but just a few miles away, we knew we’d found something special.” Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part? “Over time you get used to the impressive, high ceilings and huge doors and windows, the expansive lawns, the lake and the seclusion of being nestled in the countryside. You just come to think of it as home. It’s only when you have visitors that you are reminded how special the property is and how privileged you are to live there.” How would you describe the feeling of arriving home, whether at the end of a busy day, after a weekend trip or simply just a few hours away? “Arriving home after any trip you always have the anticipation of seeing what wildlife you can spot on the fields down the drive. Regulars include hares, rabbits, the occasional stoat or weasel, geese with goslings and ducks with ducklings in Spring, the resident heron, pheasants, partridge and buzzards. By the time you reach the house there are usually some horses observing you break their tranquillity as you arrive home and have a sense of pride and awe that you actually live here.” Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality? “Stanacres was built between 1849-1851 for an Anglesey timber merchant Owen Jones who shipped timber into Liverpool hence the coat of arms of the Port of Liverpool stencilled on the main staircase. The architect was Charles Verelst (formerly Reed) who was the Chair of the Liverpool branch of RIBA at the time. The gardens were laid out by Edward Kemp, author of “How to lay out a garden”, who had been instrumental in laying out Birkenhead Park which was a new concept at that time and was the basis for the design of Central Park in New York. Since then, Stanacres is shown to have had many notable residents including ship owners, wine merchants and seed merchants many of whom had an extensive staff of gardeners, grooms, butlers, footmen, maids, cooks, nurses, coachmen and stockmen. Stanacres also featured in Pevsner & Hubbard’s Cheshire Volume of The Buildings of England. The work undertaken during our time at Stanacres has been to help bring it back to its impressive best.” Is there a particular feature or detail that holds special meaning for you? “One specific feature that holds great memories for us is the stone gazebo as part of the walled garden overlooking the lawn and lake. During the Covid lockdowns of early 2020 we spent a lot of time as a family there when the weather was not quite warm enough to sit out of the protection from the south westerly breeze that the gazebo must have been built to shelter occupants from. We had so many memorable times that upon reflection now, we didn’t feel confined at all.” Which spaces do you find yourself gravitating to most, and why? “One place in the house that gets very good use is to sit at the full height windows in the rear lounge overlooking the lawn and lake. It’s like having your own nature reserve right there in front of you. We have seen wildlife right close up that we have only ever seen on TV before.” How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old? “With fantastic country views from (nearly) all elevations of the house you feel so much more connected with the weather and the seasons. The large windows allow the sunshine to stream in and warm you, but in the colder months it’s cosy and warm in front of the open fire or log burner. The views over the lawns and the lake and the fields out front change with every season but some of the best views are from the rear of the house where on a clear day you can see over to Moel Famau in the Welsh Hills.” What time of year does the property feel most magical, and why? “As we transition from cold wet and dark winter into the warmth and brightness of spring, the grounds of Stanacres transform into a green and flowering, somewhat enchanting garden. The leaves sprout on the trees, the Rhododendrons burst into flower and before you know it there’s ducklings and baby moorhens on the lake, goslings on the field, fledgling owlets fluttering over the lawn, herons nesting on one of the islands, woodpecker chicks chirping for food from the nest in the chestnut tree and many more species of birds nesting than I would care to try and name. The farm and equestrian neighbours help the feel of rejuvenation with lambs and foals in the fields and paddock most years too.” For families, what do you feel makes this such a wonderful place to raise children? “Having brought our three sons to Stanacres when they were around the end-of-primary to start-of-secondary school ages we’ve seen how the property can prove a great play ground at all ages. As younger children they and their friends would have a great time exploring the grounds and the house itself or boating on the lake (sometimes also in the lake) with supervision. As young teens it’s ideal for indoor or outdoor “sit-offs”, playing end-to-end football on the lawn or razzing a dirt bike or motor buggy up and down the fields. As older teens they found enjoyment having somewhere to invite friends from school or the rugby club and give the smoke detectors a good try out. One year they had a festival on the fields where about 40 of them camped and barbequed into the night all out of earshot of us. There must have been over 20 hatchbacks along the drive. Along with many New Years Eve parties we’ve hosted a parent’s 80th on the lawn and a 25th wedding anniversary party with marquees, DJ and an Abba tribute act in the garden. The stone gazebo also makes a great bar by the way. In summary Stanacres makes a wonderful family home not only for special events but for day to day family living. Everyone has enough of their own space but it still feels like a family home.” How would you describe the local community and the lifestyle on offer? “We’ve found the local community most welcoming and have made many friendships that have endured and will last long into the future. As well as friendships forged at the school gates with many other parents there are also other places to get to know people including the local 17th century thatched pub and the equidistant rugby club (along with Stanacres known in our house as the “magic triangle”). You will meet people there from all walks of life and in our experience you can easily be asked to join a golf society, shooting club, squash club, lunch club, walking group or just go for coffee and a chat at one of the local cafes.” Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here? “Very close by there are three pubs (all of which serve a great Sunday roast), a couple of cafes, a hotel with gym, wellness and beauty, various restaurants, a livery and equestrian centre, two shoots, numerous walks across countryside that it’s hard to believe is so close to suburbia and easy access to many bars and restaurants in Heswall or Parkgate.” What do you think the next owners will fall in love with most? “The next owners are likely to have an historic interest (if the walls of Stanacres could talk there must be so many stories to tell), perhaps an appreciation of architecture, an enjoyment of the seclusion and wildlife, maybe an interest in equestrian or country pursuits or maybe just the fact that it’s definitely different and special.” Who do you imagine would feel most at home here? “Stanacres will appeal to people for a range of possible reasons but at the end of the day it makes a fabulous family home.” As you prepare to move on, what will you miss most and what will you take with you in your memories? “One of the things we will miss most is stepping outside the front door and seeing no other houses, only countryside. That said, as our sons (supposedly) reach adulthood and move away, it is time for us to move on from a special place that has been part of a wonderful phase in our lives and allow Stanacres to give to someone else what it has given to us.” Additional Information Services: Mains electricity and water. Larger than both is Kendal, the gateway town to the Lakes, with a wider range of shops, services and facilities including a Marks and Spencer store with a large food hall and all major supermarkets as well as a hospital. All three towns host weekly markets and there are many farm shops and artisan retailers in the area. It’s hard not to fall in love with this delightful part of the world. The owners only came for a year or two and are still here 33 years later! Setting the scene Friarsfield is one of the most comfortable and impressive family houses in this area. It’s big, but not too big as to be unmanageable and onerous to run, with a layout that is exceptionally practical yet stylish. All the rooms have at least a dual aspect, the quality of natural light is therefore particularly striking. There are fabulous views to be enjoyed throughout the property. With meticulous attention to detail, Friarsfield was extensively upgraded when purchased by the owners in 2007. It wasn’t renovated to sell on but to be lived in as a family home. The structure was taken back to basics with every element undergoing renewal or overhaul; the layout was extended and modified sympathetically to create space, light and a better flow between rooms. The conservatory, porches and ensuites were added and the former Coach House cleverly linked to the house, so that it may be occupied as one, or operate as a suite for guests or multi-generational living. The property has been extremely well maintained over the years since its modification, ensuring that potential buyers know exactly what they are purchasing. A carefully chosen team of craftsmen and contractors were appointed to fulfil exacting requirements when it came to fixtures and fittings. These included English Hardwood Design Limited who built the bespoke hand painted solid wood kitchen and dayroom furniture, oak fittings in the laundry room as well as the fitted furniture in two of the bedrooms. Cabinet makers, Lancaster Woodcraft made the fine bookcase in the drawing room and the comprehensive storage in the charming principal dressing room. Bathroom fittings include Imperial and Duravit. Whilst keeping with its original features in almost all respects, technology has brought further luxury and convenience to the property: programmable Smart lighting and surround sound was installed by Majik House to create the perfect ambiance whatever the occasion. The house also has a security alarm and an intercom fitted to the electric entrance gates. CCTV and effective floodlighting also ensure a high level of security and privacy for the property. There are open fires in the principal rooms including a Chesney surround and grate in the drawing room and a bespoke handcrafted limestone fireplace with Chesney grate in the dining hall. The study has a decorative fireplace, and original cast iron fireplaces have been restored in two of the bedrooms and the house bathroom. The family area has a Scandinavian, high output wood burner and there is a wood burning effect gas stove in the guest sitting room. There is a place for everything, thoughtful storage provision has been a major consideration throughout the property, both in terms of internal fitted cabinets and by the addition of the various outbuildings. Two of the bedrooms have the original Victorian wardrobes. The beautiful, and also ultra-functional, laundry room is exceptional in this regard. There is also a loft area, accessible from a pull down ladder in one of the bedrooms. Flowing throughout, the unifying decoration is a calm, consistent canvas of natural shades and soft blues (Paint and Picture Library). There is a soft elegance to the overall presentation, high quality fabrics have been used for blinds, curtains and upholstered window seats including material from Colefax and Fowler, Designers Guild, Osborne & Little, Lewis & Wood, Ralph Lauren, Zoffany and Manuel Canovas. Complimenting these are curtain poles, several of which are from either Designers Guild or McCormick-Weeks. The floors throughout the property are either solid oak flooring both parquet and boarded or natural stone. They are quietly luxurious, easy to maintain and create a fluid connection between rooms. The grand tour Every room has an extremely pleasant outlook, a constant changing delight for the residents as the views profoundly affect the interior. A large entrance porch offers plenty of room to welcome guests as a stunning stain glassed inner front door opens into a wide hall which runs centrally. To the left, are the handsome study and refined, elegant drawing room; to the right, the dining hall. This is a versatile area that could easily be altered to work as a further sitting room, with a seated bay window overlooking the picturesque courtyard and an open fireplace for cosiness in winter. Continue to a spacious, light filled rear hallway where you will find a vast window stretching across two floors. There is a coats and luggage storage cupboard, seating and an impressive staircase. This area brings an airiness and contemporary feel to this period home. Sociable and family friendly style comes to the fore in the gorgeous living kitchen. An expanse of space incorporates a well-equipped kitchen, light filled dayroom, and cosy yet generous family seating area. There are double doors opening to the conservatory where the views are incredible. The French doors in both the dayroom and conservatory encourage spilling out on to the terraces. A combination of underfloor heating and made to measure ceiling blinds ensure that the conservatory is a room for all year round. From the kitchen a passageway looking out to the fields and courtyard leads to the outstanding laundry room, guest cloakroom, shower room and extensively fitted boot room. Stairs rise to a sitting room and guest bedroom where French windows and a Juliette balcony provide a delightful east facing aspect overlooking the courtyard and the tapestry of fields beyond. Moving back to the primary staircase and the voluminous hall with fantastic natural light, we proceed to the generous landing areas which lead to four spacious double bedrooms, three of which have ensuite facilities, with the fourth enjoying sole use of the large, stunning house bathroom. The principal bedroom suite is a show stopper; a large room with space for relaxed seating, a double height bedroom with ceiling rising into the trussed roof space, a private south facing balcony with stunning views and a gracious, curved staircase to a comprehensively fitted dressing room and a high end, elegantly appointed bathroom. The second and third bedrooms both have ensuite shower rooms and a range of fitted furniture comprising wardrobe, drawers, bookcase and a dressing table or desk. They are dual aspect with window seats. The fourth double bedroom has the original cast iron fireplace and built-in Victorian wardrobe. It is also dual aspect with a window seat and has use of the impressive ‘marble’ bathroom situated opposite, so named because of the floor and wall tiles and wash basin console. The last word in luxury, there is not only a large rainfall shower, but a roll top bath positioned to command a wonderful south facing view down the valley. Step outside Upon arrival, electric gates flanked by the original stone pillars are set back from the lane and open to a large block paved area with ample space for parking and turning. There is a double detached garage with mezzanine level and an adjoining bike/garden machinery store. To the rear is a covered log store. A short flight of original stone steps leads up to the front door and a sandstone flagged path which then extends into an extensive terrace that wraps around three sides of the house. Floral borders line the terrace, brimming with lavender, roses, nepeta, hydrangeas, camelias and many more traditional garden favourites, together with scented climbers. The terrace garden is both colourful and fragrant and offers a choice of private places for outdoor garden furniture for dining and relaxation. The south facing views are of the gardens and the patchwork of fields beyond. The gardens, like the house, have been designed for easy maintenance. They are a delight; it will feel like you live in your own parkland. Friarsfield has seen many hide-and-seek and croquet games over the years and there have been a few marquees for celebrations, a family wedding and charity event. Wisteria framed stone steps lead from the terrace to the main garden lying to the south and east of the house. Lawned, there are mature trees and rhododendrons throughout the grounds and framing distant views.
