House Cosby (United Kingdom)

Notably contemporary Located within the south Leicestershire village of Cosby, this house sitting on a third of an acre of ground, has been redesigned to maximise its potential. Containing over 3,000 square feet of interior space, it easily fulfils contemporary expectations for a bespoke executive property. Originally constructed during the 1940s, it has been the project of the present homeowner for ten years, with a complete renovation and extension beginning in October 2020 and a total rewiring in 2023. The resulting transformation is an outstanding detached house that along with many other features, provides three reception rooms, a spacious kitchen and breakfast diner, and a ground floor guest suite with five large double bedrooms across the first floor. Established residential area The house is located within a quiet residential area of similarly unique, characterful properties and benefits from little traffic by being atop a cul de sac. Kerb appeal is immediate. It is fronted by an open plan arrangement of paving, discreet planting and a wide drive that winds to the front and side. It is undoubtably a statement property. Characterful features include an intersecting and overlaid hip and valley roof, with dormer windows and an impressive apex window. Anthracite window frames and white rendered walls create expectations of a modern interior, as everything about the exterior-including the new roof complete with replacement fascia, soffits and guttering- establishes the impression of sharp, clean structural lines. This is enforced by the symmetry of the open weather porch, shielding a composite front door, and matched with a pair of translucent glass panels. Vehicular access is unhindered and there is ample parking. An integral single garage is immediately to the right of the property and access to the main house can be gained from here, through a downstairs washroom. The garage is equipped with overhead lighting, a store cupboard and power. The tour of the ground floor The house has been totally renovated and enlarged to prioritise light, airiness and space. From the first step across the threshold, the interior structural elements and decoration speak of an intrinsic simplicity and beauty through the choice of textures, fixtures and fittings. This is a generous property that reflects minimalism, great design and decisions made with high quality as standard. The residence is in every way, uncluttered. Unhindered lines of sight and a neutral colour palette, provide an interior décor that is the blueprint for free flow contemporary living, and the central point of convergence, is the entrance hall. The hall’s stunning apex window and vaulted ceiling is a major feature. It adds warmth, light and a volume of overhead space that encourages the visitor to look upwards to appreciate the white balustraded, carpeted staircase and gallery. This executive home has been renovated with an exacting level of detail and attention to the fixtures and fittings. The property is coordinated throughout with matching doors, skirting boards, switches and LED ambient lighting. Fitted blinds cover most windows and most can be operated with a remote control. In the hall there are deep set windows on each side of the entrance. Optimised open plan living The open plan kitchen diner is to the right and measures nearly a third of the internal downstairs area. Covered in large porcelain floor tiles, it is an extensive light-filled room with dual aspects, and incorporates many stylish features, seamlessly running from one purposed space to another. Beginning with the breakfast room, the window has a front aspect. It is presently used as an informal sitting area but however it is used, it is within sight and easy conversation of those in the kitchen. The versatility of this space is an asset. Beyond, the kitchen is amply fitted with soft closing wall and floor non-handle units, an expanse of work top across one wall and a central island with sink and three built in USB points. A large lantern sky light allows light to flood into the food preparation area and onto the integrated appliances including a microwave cooker, separate AEG oven, food warming drawer, wine coolers, a fridge freezer, an induction hob with extraction and a Quooker tap. Two large, fitted pullout waste drawers, a dishwasher, plus large under counter storage cupboards, complete the fully fitted kitchen which was recently installed in 2023. The central island, also houses room for stools, and who would not want to sit in such a wonderful room and admire the views through the bi-folding doors? They fold back to allow the raised terrace to become an extension of the room. This is ideal for entertaining and provides immediate access to the landscaped, private garden. A landscaped garden The garden is a continuation of the open plan scheme. It is a secluded, well-maintained garden and incorporates terracing, shrubbery, planted beds, hedges and trees. A sheltered summer house and green house with raised beds provide interest for keen gardeners, while a large, grassed area is perfect for children to play safely. It is by clever and practical design that these lovely outdoor areas are seamlessly linked to optimise space for maximum functionality, whether for everyday living or those special entertaining occasions. Reception rooms The pantry and utility room are to the right of the kitchen. With additional storage, work top and sink, space is available for a washing machine and vented tumble drier. The utility room has access to the garden and is next door to a room presently used as a study. It has two windows looking into the rear garden. Leaving this room and walking back into the kitchen, a boot room is discreetly located in the hall and then a hallway links the remaining ground floor reception rooms and guest suite. Both reception rooms are spacious, easily cater for different arrangements of furniture and have patio doors opening to the terrace. The sitting room is particularly bright, as it also has two large picture windows. It is carpeted and fitted with coordinating blinds and curtains. Likewise, the lounge has curtains. This room has a wood effect laminate flooring and a large fireplace, displaying a slate hearth, oak mantel and black gas fire. The reception rooms share an internal window. The guest suite and first floor bedrooms Before ascending to the first floor, the ground floor has a valuable asset that has yet to be investigated. A large, carpeted bedroom, with separate bathroom. These en-suite facilities consist of a walk-in shower, toilet, bidet, sink unit and stand-alone roll top bath. It is perfectly private as a guest suite or for a member of the family requiring ground floor accommodation. The rooms have television and power points and three of the largest, private en-suites consisting of walk-in showers, toilets and vanity units. The prime suite has a dressing room, while others have integrated fitted wardrobes. Windows have been fitted with a combination of curtains and blinds: some remotely controlled. All the bathing facilities in this house are quite superior with high quality white sanitaryware, distinctive wall and floor tiling, lighting and heated towel rails. The family bathroom has a contemporary style free standing bath with hand shower, separate walk-in shower, vanity unit and toilet. The boiler and heating system were installed 2023. The water tank is a huge 150 litre Stelflow tank, perfect for large families. This is connected to a recently installed Worcester boiler. The boiler also feeds the under-floor heating in the kitchen. All installed in 2023. In 1767 the Enclosure Act forced the predominantly farming community to become invested with industrial economics, namely framework knitting, and then boot and shoe manufacture. Today, the bustling village has a summer Yarn Bomb event that recalls its heritage links and brings many visitors. Although it has existed for centuries, this large village continues to appeal to the community through a wide selection of sport, education and leisure amenities, including an array of shops, a library, cafes (including a popular fish and chip shop) and parks and Golf course. House Desford (United Kingdom)

Stately and tranquil Within the conservation area of Church Lane, in the charming Leicestershire village of Desford, The Old Rectory is located behind an imposing brick wall, sitting in private grounds boarded by mature trees and gardens. Originally built in the 18th century, this impressive period property has had Edwardian renovations and as its name suggests, has been intrinsically linked to the history of its neighbour, St Martin’s parish church. The house and grounds have been the place of church fetes and social gatherings for decades. In 1981 it became a private residence, and the present owners have lived in the house since 2016, continuing to maintain original characteristics and add sympathetic features of the twenty-first century to enhance and improve the property. It is centrally located and is a beautifully positioned detached property with five generous bedrooms - two with ensuite facilities – set amidst its own land of 1.26 acres. Its striking silhouette is outlined with an array of dramatic chimney stacks and intersecting hip, and valley rooves, while classically proportioned sash style windows headed by castellated brickwork present a grand, bespoke property of size and refinement. Renovated Carefully improved to retain its distinctly traditional, quintessentially English style, the renovation work has included a complete rewiring, replacement gas boilers, radiators, windows and doors. On its ground floor level there are five reception rooms: a study, lounge, sitting room, dining room and conservatory. A large island kitchen is complimented with a utility room, and two staircases lead to the first-floor bedrooms, family bathroom and balcony. The house has a vaulted wine cellar and near the house, a luxurious swimming pool complex, with gym, storage and shower room. The property has gardens planted and arranged to create themes and within the grounds there are several separate outbuildings. Through iron gates and along a sweeping drive From Church Lane, entry to the property is along a driveway that sweeps towards the house and a double garage that can be opened electronically. The garden is beautifully landscaped and includes open spaces, hard landscaped walls, patios and walkways, themed areas filled with plants to evoke the English country, Japanese or Mediterranean terrains and even a fairy glade for the young at heart. A large, fish stocked lake is adorned with a bridge and a cascading fountain. The double garage is the first in a collection of outbuildings that offer space, storage and functionality. Fitted with lighting and power sockets it is next to a shelved storage building, a workshop and lastly, an extended potting shed/greenhouse. Over the threshold The main entrance of The Old Rectory is white rendered and has a wide glass paned porch below a first-floor balcony. The interior reflects the tastes and styles of the ensuing periods with a cohesive impression of elegance and light including high ceilings, coving, picture and dado railing and deep skirting boards. This is presently complimented with a contemporary interior design theme of arts and crafts wall papers and block-coloured walls accentuated with fresh white companion walls, hard floor textures and panelled doors, framed with decorative moulding. Each room is similarly dressed to an extremely high level of presentation and features high quality fixtures and fittings. All blinds and curtains are included within the sale. The reception rooms Originally the parish room, the first reception room has a large, canted bay window and fireplace, with gas fire. With dual perspectives, this spacious carpeted room has sunken ceiling lights and large windows. Next door, the lounge is similarly carpeted and has a dual fuel fire (wood or coal) within the fireplace. The study and cloakroom are at the end of the hallway. Comprising of a white two-piece toilet and basin vanity unit this is the first of four bathing facilities. A door below the staircase leads down to the eighteen-foot square vaulted wine cellar. This is fitted with racking and strip lighting. Fine dining and food preparation The heart of the house is often said to be the kitchen and here the kitchen is central within the home and beautifully designed. Ample storage and display space is provided by Shaker style cabinetry in contrasting cornflower blue and old navy accessorised with temporary brushed steel bar handles. Integrated appliances include a Miele dishwasher and an imposing black SMEG oven, within a recessed, bespoke unit with high mantel shelf and flanked by side cupboards. Above the seven-burner gas hob, there is a Bosch canopy extractor fan ensuring ventilation for the two fan-assisted electric ovens and a separate grill. The oven has a black and grey speckled splash back and matches the granite worktops above the central island unit and running under the wall units. Four pendant Hager industrial lighting fixtures hang above the island. Additional features include a Franke waste disposal unit, a Swiss Pro steaming hot and cold filtered water tap, two Neff refrigerators, a Neff four drawer freezer and a two-drawer bin cupboard discreetly housed beneath the island. Coordinating units can be found in the utility room and Butler’s pantry where there is plumbing for a vented tumble dryer and washing machine beneath the traditionally styled oak work tops. Large neutral shaded floor tiles have been used throughout these areas. The dining room has a fireplace with a dual fuel fire and easily accommodates a table suitable for formal entertaining. Designed to link through glass doors to a large and airy conservatory, the space presents multiple options for entertaining while being surrounded by the lush green of the garden and open skies above. The conservatory is heated and fitted with blinds. It is also within easy access of the swimming pool and gym facilities. A green view from the blue pool Built with large sliding doors that grant accessibility to the garden, the swimming pool is a luxurious and light filled facility, consisting of a changing room with shower and a separate toilet facility. A space designated for gym equipment sits alongside a storage room and the pump room. The area is within easy access of the large, raised deck and separate patio towards the rear of the house, where seclusion and privacy encourage further relaxation. Security measures include external cameras and a fully monitored alarm system. This is complimented with garden lighting to illuminate the impressive, private grounds after-dark. The bedroom suites. Accessible from two carpeted staircases that are at either end of the L shaped hall, the first floor has five bedrooms, a family bathroom and a balcony at the front of the house. The staircase leading to the master suite has medium oak balusters and handrail while the second, well-lit by a central glass atrium, has been painted in white and has original carved gallery balusters. Each of the five distinctive bedrooms share certain characteristics: they are all spacious, well maintained and carefully designed to cater generously for their occupants. Four of the rooms have integrated storage and all are carpeted, with beautiful views overlooking the grounds. Two bedrooms have en-suite bathing facilities comprising of a bespoke vanity unit, toilet and walk in shower unit. Metro tiling and floor coverings complete the stylish interior spaces, and this is mirrored in the family bathroom which has a roll top bath. All sanitary fixtures and fittings in all the facilities in The Old Rectory have been tastefully selected with white suites, fitted and maintained to high specifications. They are often bespoke and while similar in quality, all offer individuality that befits their surroundings. In a similar vein, tiling to walls and floors, lighting and heating fixtures are of premium standard. House with garden Leicester (United Kingdom)

Renovations and improvements Newtown Grange Farmhouse is a home that has been restored and refurbished by its present owners over a period of ten years. The result is a distinguished property that combines heritage features and richly benefits from contemporary additions. It exemplifies a grand country estate property and is impressively set in its own grounds behind electric gates shielded from Desford Road. Grey rendered walls, multi paned sash windows and towering chimney stacks above a grey slated hip and valley roof, trigger the imaginative to wonder how many have seen and indeed visited this lovely property from its original construction in the 1800s. Through a series of renovations and improvements, this detached house offering five reception rooms and nine bedrooms over three floors has been sympathetically modernised for the 21st century by being thoroughly rewired (2015), installed with a central heating system and replacement windows. Within, the large rooms graced by natural light and Victorian features, have been plastered and decorated, and high quality integrated fixtures and fittings have enhanced the kitchen and bathing areas to add contemporary appeal. Newtown Grange Farmhouse is a home that has stood the test of time while preserving its architecture and appearance as an integral feature within the hamlet of Newtown Unthank. Situated six miles west of Leicester, here, you have a rare opportunity to invest in a house in an idyllic rural location that offers privacy and style, whilst enjoying the convenience of being only a short drive away from bustling towns – Market Bosworth or Desford - or further afield, to access major transport links to anywhere in the country from this central England location. Character and style Sitting on just under an acre of land, the house is approached through electrically operated gates and the driveway sweeps up to and across the front of the property. It is enclosed and landscaped with borders and planting, leading to a quadruple sized, detached garage, supplied with electricity. There is ample space for turning and parking, and when light fades, there are several outside lights with motion sensors for additional security and safety. The front entrance is through a glass door with semi-circular fanlight, mirrored by another window above the panelled mahogany interior door. High ceilings, classically inspired encaustic pavement and border tiling, dado railing and deep skirting boards create a powerful first impression. The Victorian reception hall was meant to establish the nature of the home and this one, wide and tall, is the central channel for the property, with reception rooms to the left and right. A magnificent galleried staircase is the focal point. It is an original, bespoke feature of the house. Made from mahogany, the embossed newel posts, handrail and carved balusters take the eye to the ceilings above where natural light cascades through the skylight. The staircase is carpeted and as elsewhere in the house, all carpets have been replaced. Beneath and behind the stairs and within a separate back hall, a separate door provides access to the cellar. This is a very large space and provides excellent provision for storage, having also been included in the renovation project and fit for purpose. An abundance of reception rooms and a ground floor bedroom suite Newtown Grange Farmhouse is a house with possibilities and options. There are five spacious, beautifully decorated reception rooms and their designated title and purpose is totally a matter of taste and preference. As standard, high ceilings with coving and central light fixtures, deep skirting boards and picture rails dividing plainly painted walls, emphasise the size and beauty of the large windows and airy rooms. From the reception hall, panelled mahogany doors open into the games room, lounge and sitting room. All of them are carpeted and have dual aspects looking into the grounds. In addition to the radiators, there are open fireplaces in each and in the snug. They are quite distinctive and have a range of hearths, mantel shelves and adornments. This abundance of independent but equally luxurious space would allow privacy if separate lounges are required. Likewise, the rooms could be altered to provide a study, library, office or playroom. The sitting room has French doors and access to a private lobby from where the downstairs bedroom suite is reached: a door to the left revealing a shower room and a door to the right opening into a large double bedroom with dual aspect views overlooking the garden. The shower room consists of a walk in shower with tiling to floor and walls, a hand basin and toilet. It has been designed to permit its valuable use as an ensuite bathroom but the inclusion of the dividing lobby means the room could serve many purposes. The cosy snug can be entered from either the games room or back hall. It has exposed beams, a laminate flooring and is next door to a downstairs cloakroom, consisting of a toilet and hand basin. As with all bathing facilities in this prestigious property, the quality, fitting and style of fixtures is to a high specification, with coordinating tiles and flooring. Lastly, the fifth reception room is the dining room. This is reached from the back hall and is in between the boiler room (also accessible from the downstairs bedroom) and kitchen. The room has delightful views into the garden through French doors that open onto a patio. Food preparation The kitchen has been completely refurbished to contemporary specifications. The bespoke arrangement of medium oak cabinetry for storage, quartz work tops for food preparation and integrated appliances – the dishwasher and ovens are included in the sale - have been cleverly arranged around a central island unit. The whole area is carefully styled and designed for practicality. A double sink unit is beneath one window while another reveals garden views. Flooring identical to the snug has been used here and splashback tiles in coordinating shades of grey and white compliment the contemporary neutrality of the room. The first and second floor bedrooms The first floor galleried landing is a fine feature of the property and re-emphasises the prestigious architectural merits of the building. On this floor there are six very large bedrooms, two of which have ensuite bathrooms and a separate family bathroom with shower cubicle. The second floor has two more spacious bedrooms and another separate shower room. Each of the bedrooms are generously proportioned and share similar qualities such as coordinating carpets and exposed beams. They also have distinctive features including fitted storage, fireplaces and outlooks. They have been decorated tastefully and maintained to a high standard of presentation. And to the garden Newtown Grange Farmhouse has an attractive, well maintained walled garden, with greenhouses, a large lawn, established fruit trees and plants of many varieties. The generous nature of the grounds beautifully compliments the house and adds its own special charm. LOCALITY Newtown Unthank is a hamlet. Contemporary house with garden and terrace Glenfield (United Kingdom)

Desirable, central location. Traditionally distinctive and spacious, this detached five-bedroom property is set back from the road and boarded by hedges and established shrubbery. This open aspect supports the generous length of land that continues at the rear, amounting to approximately half an acre of landscaped gardens. A wide drive across the house is large enough for several vehicles and is shaped for ease of turning, access to the house and a single, integrated garage that has a rear door exit. Impressively wide and built in red brick with an intersecting hip and valley tiled roof, chimney stacks and white replacement windows, the building’s character combines maturity with contemporary aesthetics: this is a bespoke residence. It has been maintained and extended to take advantage of its valuable location on Fairefield Crescent – a highly esteemed postcode in Glenfield – where nestled amongst other similarly desirable properties, it provides a leafy, established residence of quality and style. This detached residence has just under three thousand square feet of internal living space across three floors and offers five bedrooms, three reception rooms, a breakfast kitchen with adjoining utility room and five bathing facilities: three en-suites, a family bathroom and a downstairs cloakroom. An oak floor by the Danish design company Junckers is a beautiful feature also found in the living room and coordinates well with the original oak parquet flooring in the front sitting room. Dado rails, vertically panelled oak internal doors and bare, painted walls combine to create a spacious, fresh but traditional feel within the interior. Leading from the hall, a carpeted half-turn staircase has a symmetrical configuration and ascends from the hall to two levels. A large cupboard has been fitted beneath. The staircase features a statement light fitting that can be seen as the house is entered. The hall is the central, pivotal space in the house. This room has wall and central light fittings, a cream stone fireplace and hearth and is fitted with a multi fuel burner. The room is enhanced with a canted bay window and fitted with curtains. In the reception room across the hall, similar features include an open fireplace and original solid oak parquet flooring. A superb living space. The open plan kitchen diner is approximately one third of the overall ground floor area and ticks all the boxes for contemporary living, also benefitting from dual aspects. The dining space is zoned with appropriate furniture, including low hanging pendant lighting. To the side of this, a cosy sitting area within view of the kitchen, can be versatilely used as a playroom, living room or second study. Around a central island with storage and seating, a combination of solid oak painted grey wall and floor units, divided with metro tiled splash backs, provide a generous space for kitchen goods and worktop. Integrated appliances in the kitchen include an extractor hood, oven and grill, dishwasher and microwave. A separate utility room leads from the kitchen and is equipped with additional coordinating cabinetry to house laundry appliances and marble floor. This room also has a door opening into the lounge. There are two further doors from the kitchen. The first opens into a large cupboard or pantry. The second is a separate two-piece cloakroom, with fan assisted ventilation. All washing and bathing facilities in this property, without exception, have been resourced and maintained to a high standard and comprise of traditional white sanitary ware. To sleep, to dream. There are four double bedrooms on the first floor. They are all well maintained, generously sized and the largest have en-suites. The floor is laid with oiled acacia wood, and the Juliette balcony provides a delightful view over the rear garden. After sunset, starry skies can be appreciated through the skylights. The property has one family bathroom and three en-suites. The bathing facilities have underfloor heating and have been fitted with Aqualisa digital showers. Although each is different, they do not differ in their presentation or quality of their fixtures and fittings. Materials such as limestone, travertine and marble have been chosen for the tiling and each en-suite is equipped with a vanity unit and basin, mirror, heated towel rail, light fixtures, walk-in shower, and toilet. The family bathroom has a shower over the bath. Half an acre The garden is in proportion to the generous size of the property. House Shearsby (United Kingdom)

Yew Tree House presents as an attractive, well-built cottage from the kerb side on Fenny Lane. It is certainly that but so, so much more. Dating from the 1700’s, it was originally a farmhouse until the present owners in 2013 realised its potential. With a vision to create a home suited for its rural location and contemporarily equipped for the future, they extended and modernised the entire property, the result is a prestigious, bespoke four bedroom house in a prime location. The property is directly approached from the road and has a block paved drive at the side leading to double wooden gates. A car could be parked here but beyond the gates the drive becomes gravelled and leads to a double garage where there is ample room for turning and parking multiple vehicles. Fencing, mature shrubbery, hedging and native trees provide seclusion and privacy surrounding a landscaped garden to the rear of the house. Yew Tree House and grounds are deceptively large and while certainly appealing from initial observation, it is only when entered and explored that the size and beautiful interior can be fully appreciated: it is a surprise for all the right reasons. Roof tops and chimney stacks The house is traditionally built with red brick walls, rustic chimney stacks, cross gabled roofs and contemporary window frames. Within the oak and glass portico, there is an oak seat and the thresholds have been kept and reused from the original farmhouse. Slate floors are used throughout, including the patio outside the living room. Yew Tree House is built on two levels and has a cellar. There are presently four bedrooms – two with ensuite- a large bathroom, two reception rooms, a separate shower room and a generous open plan kitchen/ dinning/ living space. The house is tastefully decorated using coordinated features and materials of the highest specification. It is in a quiet location as Shearsby is reached from a branch road off the main A5199 and avoids through traffic. This is a delightful residence that has been cared for and nurtured to exacting standards and richly benefits from the rural charm of its position. Extended and improved to exacting standards Undeniably, the house is impressively large and individual. On entry into the dining room, cottage features remain and the focal point is the open fire place. The exposed brick chimney and integrated oak shelving compliment the exposed beams overhead and create a room that mingles traditional characteristics with a contemporary style. Light permeates the ground floor ahead, as doorways have been widened and the length of the house can be seen with views of the patio and garden. Here, the benefit of singularly using slate flooring is apparent as it links the areas and the overall impression is of space and a relaxed airiness. Next door, the snug is decorated in a similar style but has a log burner. It retains its door and provides a cosy, private retreat away from the openness of the extended rear parts of the house: a perfect place to read in or watch the television. The hall crosses the house from the shower room to the right and the staircase to the left. The staircase is a bespoke fusion of steel, glass and French oak treads. It appears to float between levels and is cast in light from the thermal translucent glass block wall it rises against. The staircase leads to the cellar beneath the house which is suitable for storage and above to the first floor landing, where a feature beam runs along the width of the house and displays lighting. Directly opposite the staircase, a shower room is fitted with walk in shower, vanity unit and toilet. This enables the snug to be used as a fifth ground floor bedroom with convenient bathing facilities, if required. The bathing facilities throughout Yew Tree House are modern, stylish and well maintained. White suites are complimented with tiling to floors and walls, and high quality fixtures and fittings are standard. A modern living space with a focus on relaxed entertaining Stepping down into the kitchen from the hall, the impressive open plan living space is organised into purposeful zones. The kitchen has an individually designed island for informal dining and a very large lounge area, presently arranged to benefit from a media wall and a wall corner log burner. Floor to ceiling translucent panes of glass along two elevations begin here – the master bedroom suite is immediately above – and full height bifolding doors that open onto a secluded patio area. The central island houses an induction hob, a sink with boiling water tap and waste bin cupboard. A curved Corian worktop provides seating for eight people and a full height wall of cupboards includes a small pantry area. Further worktops permit food preparation and spaces for equipment while integrated appliances such as a fridge freezer and eye level electric oven and steam oven are also included. A wine rack, two large larder cupboards, a double door cupboard for coats and a feature bookcase made from French oak includes two large cutlery drawers and completes the designer kitchen. A separate utility/laundry room is accessed along a glass corridor and provides additional room for grocery or appliance requirements. It is fitted with a sink unit, cupboards and plumbing for a washing machine and condensing tumble dryer. There is a separate toilet and hand basin next door. To the side of the patio outside of the living room, the corridor presents as a wall of glazed glass and hides the rooms within but means that the facilities are within easy reach. This corridor leads to the double garage which is currently used as a gym. It has an alcove suitable for a fridge and freezer, and hooks for coats. Electrically operated garage doors allow its original use to be recommissioned but a single steel side door equally permits other options. To the first floor and views of the garden There are four double, carpeted bedrooms on the first floor. The master suite to the rear, has patio doors opening onto a balcony. This permits views over the sedum roof of the garage/gym and garden beyond. It is a particularly luxurious room and has a vaulted ceiling, a fully glazed gable end and a pair of integrated wardrobes. Its large ensuite has spiralled glass partitioning, a walk in shower, toilet and vanity unit. The bedroom across the landing shares similar views, while bedroom three is to the front. This double aspect room looks to the village green, renowned for its preservation as an original feature of the village landscape and protected by residential ownership to remain unchanged. The remaining fourth bedroom is fitted with integral wardrobes and has an ensuite consisting of walk in shower, toilet and vanity unit. The substantial family bathroom is equipped with a large quadrant shower and corner bath, vanity unit and toilet. As with many aspects of this property, the bathing facilities have been totally renewed, redecorated and accessorised to a high specification providing beautifully designed rooms with white suites, contemporary lighting and pristine tiling. All curtains, light fittings and carpets on all levels are included within the sale of this property. Wander through the garden The garden is another beautiful asset of Yew Tree House. From the roadside it would be difficult to appreciate the length of its plot or the variation of the landscaping included. It is well stocked with herbaceous borders and specimen trees, including a white mulberry, laburnum and many acers. An artificial turf lawn, patios and walk ways have been incorporated, and a bridge leads over a natural pond to the largest southwest facing patio and barbecue area. The dining area looks back to views of the village and there is a hot tub. Beyond this partitioned space, a shaded garden leads to a further vegetable garden with raised beds, a fruit cage, cold frames, a green house and sheds. Location The beautiful village of Shearsby is set in the South Leicestershire countryside approximately 9 miles South of Leicester and equidistance to Lutterworth and the medieval market town of Market Harborough, which both provide extensive facilities and a range of independent boutique shopping, restaurants, bars and hotels as well as supermarkets including a Waitrose. Recreational activities are plentiful for all age groups with nearby golf courses including Ullesthorpe, Lutterworth, Market Harborough, and Kilworth Springs. Situated between the two towns is the innovative Kilworth open-air theatre set under sail-like canopies within the grounds of Kilworth House Hotel. Although protected as a Conservation Area, Shearsby is by no means dormant – it is a lively, active and busy community with the Village Green, the Old School House converted into the village hall, St Mary Magdalene Church and The Chandlers Public House forming the heart of the village. The area boasts an excellent standard of schools, with the local primary schools at both Arnesby and nearby Gilmorton. As well as a good range of state secondary schools in nearby Lutterworth, private schooling is available nearby at Rugby School and Leicester Grammar School (Great Glen).
