Brick Lofts is one of the most important new residential developments from Bucharest, being extremely attractive by the architectural and design stand point, as well as by its location. Its name reveals two of the main characteristics of the complex. The loft style apartments block is defined by an elegant industrial structure, with bricks and adorned with generous windows reminding of the interwar industrial buildings. The choice is not random, the neighbourhood including the old Fabrica de Glucoză industrial platform, currently converted by urban utilitarianism. The spectacular design is to be discovered in the interior spaces, the loft concept being implemented on generous spaces that remind of the New York style apartments from the economic boom period from the beginning of the XX century. With areas that range from minimum of 70 sqm to over 200 sqm per each unit, the interior design is in line with the exterior look, reflecting industrial functionalities by using metal elements - bannisters, crossbeams, marquees, of the apparent brick and of the curtain walls. Situated in the Northern part of Bucharest, with access from Calea Barbu Văcărescu and Fabrica de Glucoză, Brick Lofts provide an important natural element, the green areas representing an advantage, especially, the proximity of the Tei Lake and Floreasca Lake situated only dozens meters away.

House Bucharest (Romania)

There’s something of the earth-sky tension carried in the mountain villas architecture; gravity pulls towards the stone beneath the feet, while the tops of the mountains and trees look up at the blue. Villa Ghica is part of this binomial being anchored in a high stone foundation but the white walls are trying to get out of the decorative wood’s grip. It is quiet, there’s soft light and occasionally the rustling of leaves an dwater or bird’s fluttering their wings. The proximity of the forest translates into a gently sloping terrain with rich grass and shady trees; the villa is perched on a moderate ridge. The generous yard of 1050 sqm, guarded by imposing fir trees, is delimited by wooden fences that symbolically define the spaces, leaving the eye to freely pass through them towards the morning mist and the forest maze. The building has a slender figure despite being rather horizontal; the clean and bright outside has red-tiled chimneys that promise the warmth and comfort of stoves; indeed, the ground floor living room surprises with a spectacular fireplace with refined round lines. The living room on the ground floor is partitioned by round arches and a decorative ceiling thus creating small elegant reception areas that are patiently waiting for guests’ tête-à-tête. The solid furniture does not weight you down, there’s history and discretion in it. The interiors are bright, with meticulously crafted solid wood pieces; it is the refined atmosphere of a space that was once part of the creative houses of the intellectual elite of the twentieth century. A warm wooden staircase connects to the bedrooms on the attic floor; the wood nuance is also found in the carpentry of the doors but also in the kitchen furniture. Wonderful stoves with richly decorated tiles warm the night area, bringing not only warmth but also the necessary stories - the panoramic view of the Bucegi Mountains provides material and inspiration. Activities and attractions in the area: • Peleș Castle (1873-1914) • Știrbey Castle / Sinaia Museum • Sinaia Casino • Sinaia Monastery (1690) with a painting by Pârvu Mutu Zugravul and the tomb of the politician Tache Ionescu • Sinaia Monastery Museum, the first museum of religious art in Romania with paintings and icons, over 500 volumes of old books, antique furniture and church art. • Ariniş Reservation that protects and conserves arboreal species, including the white alder (alnus incana). • Sinaia Railway Museum inside Sinaia Station • Palace-Villa “Alina Știrbei Florescu” • Narcissus Meadow, Rea Valley • Starting point for Ialomicioarei Cave and Ialomița Monastery (wooden church, 16th century) • Mountain routes to Zănoagei Gorges, Omu Peak, Caraiman Cross, Dor Peak, Izvorul Dorului Valley, Jepii Mari, Jepii Mici • Slopes: Valea Soarelui, Valea Dorului, Papagal, Laptici, Valea Dorului, Cota 2000, Malaxa, Vânturile, Poiana Stânii, Furnica, Popicărie, Vânturiș, Târle, Scândurari

Villa Otopeni (Romania)

In the world of architecture, sometimes projects are born that exceed the traditional boundaries of residential design. The Sun House is one of those remarkable stories. A project that perfectly illustrates how cutting-edge technology and sustainability can coexist harmoniously in a natural landscape. What makes the Sun House so special? An architecture that maximizes solar energy, executed to the passive house standard, with an all-wood structure, a smart yet user-friendly home, and an active, edible garden. The Sun House was an ambitious idea that came to life in 2018, in the expansion area of Otopeni, in the immediate vicinity of the Bucharest ring road. With a unique shape and a design that departs from the traditional conventions of homes, it is an example of energy efficiency that maximizes the power of the sun. It has been certified as a Passive House Plus, according to the international standard of the Passive House Institute in Darmstadt. In Romania, there are a total of three certified Passive Plus houses. One remarkable aspect of this residence is the integral use of wood, creating a natural and pleasant ambiance. The ground floor is made of Cross Laminated Timber (CLT), a cutting-edge material with structural walls that allow generous openings without the need for supporting pillars or beams. The ground floor is conceived as a central space (the living area) from which the other living rooms are distributed. The floor plan organization, inspired by the archetype of courtyard houses, uses the living room both as a central living space (for cooking, dining, and conversation) and as an interior courtyard from which the bedrooms are entered. The central room naturally extends to the exterior garden on the south side but also visually communicates with the greenhouse, featuring a skylight integrated into the greenhouse floor. However, the greenhouse has external access, as the two levels of the house have different energy performances and independent comfort assurance systems. Above the living space, in the attic area, the spectacular greenhouse adds a unique element - an open space that can be transformed into a flexible, green, and bright living space, with a partially opaque roof on the north side and mostly transparent elsewhere, allowing natural light to penetrate. The garden surrounding the Sun House is ideal for nature lovers. The landscaping was designed in parallel with the architectural plans, with the project theme being an edible garden that provides increased privacy. With an impressive number of plants, fruit trees, shrubs, aromatic plants, and fresh vegetables, the property not only enriches the landscape but also becomes an active yet relaxing space that offers a source of fresh and healthy food. The Sun House is an extraordinary example of a home designed for the future. It is a profound commitment to innovation, sustainability, and environmental respect. A warm, friendly, and bright refuge, an open space for family and friends, in a young community and an area shielded from the noise and hustle typical of urban crowds

The house at 9 Verde Street (today Gheorghe Manu street) was built between 1911 and 1923, initiated by Tațiana Niculescu-Dorobanțu. One of the four daughters of Ion C. Brătianu, Tațiana (1870-1940) married in 1900 Ilie I. Niculescu-Dorobanțu (1873-1943), liberal political figure and prefect of Ilfov. Through their properties will also feature the Darvari manor, close to Bucharest. The plans designed by architect Grigore Cerchez (Cerkez) specified „a building with 2, 3 and 4 levels, massive walls, covered with tiles”, occupying 668,29 square meters. In a letter from 9th of May 1910 addressed to her sister Măriuţa Pillat, then in Paris, Tațiana confessed: „I believe we will have a truly beautiful mansion, Louis XII style, with carved stone and exposed brique”. On 25 September 1913, Taţiana was in France, writing to Sabina Cantacuzino: „The castles on Loire I am not even mentioning, I am amazed by so much beauty and very proud to realize that, without possible comparation to these, my house is very beautiful. Unfortunately, the narrow street makes the palace look crammed.” To furnish the interior, Tațiana chose Romanian traditional art objects and pieces from Antique shops in Paris and Munich. From Spain she brought furniture and tapestries. She wanted everything to be perfect and told her close friends: „I will show you this room only when it is completely furnished.” The imposing building bears the allure of a Gothic cathedral, with exquisite constructive and decorative elements: the exposed brick façade, in several shades of red, the towers’ silhouettes, the entrance portal, the imposing windows, with carved stone elements in Neo-gothic fashion, the cornices, gargoyles, stained glass windows and pointed arches that mark the exterior and interior. In his will, Ilie I. Niculescu-Dorobanțu donated the building to the Ion C. Brătianu Establishment, provided that it became the museum „Ilie, Tațiana and Ion Niculescu-Dorobanțu”. Between 1948-1957, the house hosted the canteen of the employees of the Minister of Industry. In 1956, following the pressures of the Direction of Historic Monuments, that considered the building „one of the most valuable in the Capital from an architectural point of view”, it was classified as part of the heritage of the Ministry of Culture and Education, undergoing consolidation works. Starting 1958, it hosted the Technical school of choreography, with 300 students. Today, more than one century after its construction, the impressive Gothic Revival residence maintains its mysterious allure, fascinating the passers-by with its imposing dimensions and unique construction details, crafted by one of the most important Romanian architects. House Bucharest (Romania)

The building is a small jewel, richly decorated and preserving a classic elegance and the distinction of the era in which it was built. The archives mention that in 1911 the house belonged to a certain lieutenant Ionescu about whom today we don't know much, only the essential - he was a man of taste. The building is a former private residence with a low height regime but it offers sufficient and intelligently designed space for the needs of a modern family or company. Until recently, the Austrian Consulate functioned in the building. There are pilasters with capitals that guard the bay window both inside and outside in the living area; they are also found, though with reduced height, as decorative pillars of the entrance porch. The semicircle is the geometric figure chosen to complement and sweeten the straight lines of the window boxes and blazons on the facade; it is found at the bay window, at the windows facing the street and in the double-arched pediment. The double doors at the entrance complement the classic style of the building with decorative garlands and paneling. The windows are high, and the window casing adds an extra touch of elegance; the same role is played by the small iron decorations that serve as fasteners for downspouts. The ground floor is located on a high basement and this lends it presence. Inside, the building requires renovation work but it promises to reward you with spaces with personality that still preserve, in some rooms, the original parquet flooring and stoves with beautiful ironwork. The upper floor is not fully visible from the front; it reveals itself on the side, where there is also a secondary entrance to the building. The unfurnished attic can be lofted as a storage space. The area still retains many buildings from the end of the 19th century, which gives it a bohemian air and guarantees protection from an urban planning point of view. Some of the buildings have been restored and many others are waiting for their chance at a new life. The centrality of the area invites commercial investment in both office space and commercial units and makes it attractive for future developments. The terrace allows insertion into that setting, away from the noises and mobility of the city but in contact with its vibrations.

Built in 1913 by merchant Ghiţă Popescu, the house on Speranţei street hides between its walls the charm of one of the central and chic streets of the capital. Located between Carol Boulevard and the Italian Street, it appears with this name in the city plans from the end of the nineteenth century. On this street there was the first home of Mihai Eminescu after his arrival in Bucharest in 1877. Ioan Slavici states that it was a spacious room with a wide anteroom in an old eighteenth-century house. From this street, the poet walked down to the editorial office of the conservative newspaper, Timpul, located on Calea Victoriei, writes Alexandru Ofrim in Old Streets of Nowadays Bucharest. And Mihai Eminescu is not the only important figure in the history of this area. The founder of the Romanian neurosurgery school, Dumitru Bagdasar, also lived on Speranţei Street. Unfortunately, the last decades have affected the elegance of the buildings in the area. However, the house of merchant Ghiţă Popescu is the exception. Nationalized after the 1960s, when owned by Dr. Elias Haim, the residence had over time landlords who have cherished it and who invested a lot in its conservation and restoration - a careful work that turned it into an architectural jewel today. The over 400 square meters of the property on Speranţei street, built on SB+GF+F+A, have recently undergone a meticulous renovation process. After a six-month work, under the coordination of the designer Irina Neacsu, the semi-basement has been transformed into what can be considered one of the most beautiful offices in Romania. Numerous pieces of personalized furniture, British accents in an eclectic setting, digitally drawn wallpapers and then printed on paper, the floor heating, are just a few of the elements that give uniqueness and charm to the property. In fact, it is a modern reinterpretation of a building dominated by classic architectural features specific to the beginning of the nineteenth century Bucharest. The modern terrace offers a wide panorama of the Armenian area of the capital, a landscape dominated by inter-war avant-garde, modernist buildings, along the Neo-Romanian and Eclectic style properties. The villa is available for rent as well.

This real architectural gem part of the historic woven of the city is signed by Architect Radu Culcer. Initially, the residence of the reputable lawyer and Law Professor Mihail Pascanu, the property from 53, Carol I Boulevard has been through a life full of changes. During the interwar period, the property hosted the Embassy of Turkey, and once nationalised it has been adapted to the new social environment and was the address of the Unions’ House. Starting from 1954, the social and economic conditions of the times have determined the conversion of the building into a condominium, being fragmented into apartments. Currently, the total area of approximately 1,000 sqm of the building on four levels includes the space where creativity activities are taking place – architecture, decorative arts, painting and silk-screen printing, theater, music. Under the poplar form the courtyard, the atmosphere is animated by various shows, cinema events, hand-made fairs and musical events. Inside, the exposed bricks, the elaborated wood paneling, the wooden staircase and the baroque coffered ceiling contribute to the timeless charm of the space, reminding of the old time prestige of the place, but, in the same time, being a source of inspiration for the potential of the property. Embodying the vibrant spirit of the downtown, the space is versatile and can be converted into both a cultural centre, a space with commercial functions for those who want a central address or even a residence for those looking to stay connected to the urban life of the heart the city.

Architectural rebirth with minimalist design and interwar accents. The luxurious villa was built by renovating, consolidating, repartitioning, refurbishing and technically modernizing a small interwar block. The resulting minimalist architectural image brought into the first plan the functionality of the spaces and maximixation of comfort. The aim was to integrate the exterior into the urban fabric of the area and there was a special concern for the sustainability of the construction, through the materials used. The villa is divided into three residential units that can be used together or individually: a duplex apartment comprising the basement, ground floor and first floor and a 3-room apartment, kitchen and two bathrooms, with similar subdivision, on the 2nd floor and attic. The interior staircase has been refurbished keeping an interwar Art Deco design. The interior elevator leads from the ground floor to the attic. The duplex apartment includes, on the ground floor, a large living area, dining room and kitchen with access to a chic and intimate terrace. The laundry room is set up in the basement, along with a room with a flexible function and access to an English courtyard. The first floor consists of three bedrooms and two bathrooms, with access to a terrace from the master bedroom. The two apartments located on the 2nd floor and attic comprise 3 bedrooms, two bathrooms and a kitchen. The remodeling and arrangement of the building was done with special attention paid to the smallest details. This involved, among other things, widening the glazed spaces to create bright rooms and managed to keep a special charm of the property. The exterior has been rebuilt using a combination of brick and corrugated iron. The generous space of the courtyard of the building allows the parking of 3 cars. The property has an additional rented parking space outside the courtyard.

Property Bucharest (Romania)

The historic streets in the center of the capital were also targeted in the modernization process of Bucharest in the interwar period, areas that, at that time, were opening up to the new economic and commercial domains. The urban block-villas would meet the required functionality needs- the building that can be found on 24-26 Polona Street, built in 1927-1928, is one of such type. The modern building, individually compartmentalized on each floor, has undergone a restoration, rehabilitation and reconversion process, becoming an ultramodern and multifunctional construction.

In Bățanii Mici, a village located between Bățanii Mari and Herculian, in the Baraolt depression, there is this intimate mansion - an elegant and solid building, well maintained, with a high ground floor and a fence matching the stone of the property. Set back from the street, surrounded by a lawned courtyard and a generous paved area, the building impresses with its entrance under a portico with majestic, classicizing columns. The facade is exquisitely decorated with elegant boxes showing plant elements and fine window frames. The annex also has a special charm with its exposed brick façade and discreetly carved reddish wood pillars. Inside, the rooms are spacious and bright, what impresses is the huge library - the mansion belongs to the daughter of Elek Benedek, publicist, writer, educator, creator of Hungarian children's literature and collector of Szekler folklore.
