Bordering the bois de Boulogne, Neuilly-sur-Seine offers a comfortable, lifestyle on the edges of the capital.

The town features attractive green areas, schools of high repute and prestige properties. “In the heart of Neuilly, close to the town hall, shops and schools, there are a number of very fine and well-appointed apartments,” says Thierry Demon, of the Windsor agency. “They are generally three-bedroom flats of 150 sq. m., and sell between €8,000 and 10,000 a sq. metre. These are rare and much sought-after, and when they meet market prices, they sell fast.”

For example a 150 sq. m. four roomer with a large balcony and parking sold in just a few days for €1.5 million.

This family-oriented market is very different from that found around the Bois de Boulogne. There, luxury apartments with balconies rub shoulders with town houses and private mansions.

Much sought after by foreigners looking for calm or avid Bois-watchers, these properties sell in the higher bracket of Paris prices -- a 600 sq. m. town house with a 1,000 sq. m. garden went for €6 million. “To meet buyer demand, these properties must come with balconies or outhouses and services such as a large lock-up garage for cars,” says Thierry Demon. “For example we sold a large, 190 sq. m., apartment on the boulevard Maurice-Barrès, with a 150 sq. m. balcony for ?3 million.”

Another example is the Saint-James neighbourhood, where a 350 sq. m. apartment with a 200 sq. m. balcony sale for €5.5 million. There is also a market for new houses. In the place de Bagatelle, the developer Cogedim is offering luxury apartments with one to five rooms at €11,000 a sq. m. excluding parking. These are due to go on the market in the second quarter of 2008.
