A 200-m2 triplex flat with a rooftop patio in a small commonhold property within the Carmes neighbourhood of Toulouse. Near the Place des Carmes and its green market, on a street with a number of noteworthy buildings dating from the reconstruction of Toulouse after the Renaissance, the flat is located on the two upper floors of a terracotta brick building from the 18th century, which also includes five other flats. Understated in style, its cream-colour plaster-coated brick façade is decorated with moulded cornices under its arched brick window surrounds.
This flat includes two main levels: a floor plate of 75 m2 located on the building’s second storey, connected by a central staircase to another floor plate of 90 m2 on the third, which could be separated in order to create individual flats. The flat’s first floor has an immense floor-to-ceiling height, massive main beams supporting the ceiling joists and three bedrooms, two of which face the street, while a storeroom in the centre of the flat could be converted into a kitchen and laundry room. The flat’s second floor includes a large living room facing the street, a bedroom and a fitted kitchen with solid wood cupboards. With a terracotta tile floor, the living room is also decorated with the mantle of a fireplace, although the flat is now heated by a reversible heat pump, which is also used for the air-conditioning.
