Property with garden Țipărești (Romania)

Located right at the feet of Ciucaș Massif and surrounded by the stunning landscapes of the Balaban, Babeș and Zăganului mountains, the small depression of Cheia offers an exquisite painting of meadows, shady forests and clear waters. Initially developed as a small settlement around Cheia Monastery, Cheia Mountain Resort gradually increased due to the expansion of logging. The name Cheia and Cheița actually reflect the narrow aspect of the steep-walled valleys. In the middle of the resort, on the bank of Teleajen river is situated the Villa with Birch Trees, with its large garden, in terraces, decorated with statues of Roman inspiration, from the 19th century. The building is composed of 3 distinct units, with different height regimes, built in a traditional stylistic manner, specific to the mountain area. The interiors are richly decorated with art and collectibles, from hunting trophies and popular objects, to traditional ceramics and works of art. The construction was completed in the late 1970s, with improvements done up to 1990. The Villa with Birch Trees can function both as a residence or a multi-family holiday house, as well as a tourist accommodation unit, following a conversion project. The property is located in the heart of the many birch forests with mountain flowers that unfold during the spring an idyllic landscape, while in autumn, in the mountain valleys, the spruce trees portray marvelous autumnal paintings through their rusty crowns. The main tourist attractions in Cheia and its surroundings are: Cheia Monastery, built between 1835-1839 by two shepherds from Săliștea Sibiului; The Mine Flowers Museum, which houses a valuable collection of 170 pieces with a wide variety of shapes and colors; The Francisc Rainer Museum of Anthropology, the former holiday home of the great scientist, founder of Romanian anthropology, the Suzana Monastery, founded by Suzana Arsicu in 1770, along with the numerous mountain trails in the Ciucaș Mountains. A fairytale house, in a dream location... would be the perfect description for the Villa with Birch Trees. Recently, a 429 sqm plot of land was added to the property in addition to the beautiful existing garden of 1,416 sq m. House Țipărești (Romania)

In the forest the leaves rustle pleasantly and change colors according to the season; the huge orchard also reflects the passage of time, only the tall thuja bushes planted in front of the house remain green and straight. Set in the middle of a vast forest the property stands out for its linear, orderly building with clearly drawn lines - a sense of control and harmony in the midst of overflowing nature. The entrance to the property is on a paved road through the forest, under tree crowns joined together like a tunnel. The road winds, climbs the slope and stops on the platform in front of the building. It consists of a body with a DB+GF+1F height regime that communicates with another one that houses the covered pool. The white masonry and the wood, stone and wrought iron elements compose a rustic style cleansed of excesses and aesthetic noise. Inside, the light filters gently; in the basement there are two living rooms plus bathroom, cellar, laundry room and the garage with central heating. On the ground floor there is a bathroom, a dressing room and the generous kitchen separated by glass from a bright living room with a fireplace and a table for 12 people. The terrace with covered and heated pool and the table for 12 people here invite you to spend unforgettable moments with friends. The attic is dedicated to the night area with three inviting bedrooms, bathrooms and terraces that allow the eye to pass by the army of thuja trees and over the Prahova forest. On the property there is also a pond and 4000 m2 planted with fruit trees. The garage can accommodate 1 car plus 5 more in the parking lot in front of the house. The stable is 60 square meters while a buggy golf cart, a vineyard and snow removal tractor and a tiller await in the annex. The property has an ecological septic tank with 3 compartments, central heating with gasification, emergency generator, and a hydrophore with a reserve of 8000 liters of water from the network. The property, until now used as a holiday destination, is located 15 km from Ploiesti and, being located on a hill, has a beautiful view of the city and the surrounding hills.

Villa with pool Bănești (Romania)

The road climbs the hill on a paved alley, flanked by conifers and acacias on the left and right. The placement of the building on a high plateau provides a wide, generous, unrestricted view of the valley. In the center, surrounded by trees, a charming little house appears, almost lost in a forest, like a modern iteration of Hansel and Gretel's story in butter, caramel, and chocolate colors. Traditional materials specific to the area - stone, brick, and tile - integrate it into the surroundings and protect it from the weather. The basement is dedicated to functional spaces - a garage for two cars, a laundry room, and a technical room. A generous main floor offers a fireplace in the lounge area and a separate dining room, along with a modern, furnished and equipped kitchen, an office, a bedroom, a bathroom, and a second kitchen that can eventually be converted into another room, as needed. Here we also have a huge terrace, where there is a grill and a stove to cover all culinary needs, as well as a balcony that surrounds the living room to provide broad access to the beautiful view and the fresh air of the area. The partially superimposed upper floor, open and airy thanks to the balcony-hall, provides three bedrooms and two bathrooms, each bedroom having its own balcony from which you can freely admire the superb surroundings. The house is designed, arranged, and maintained to offer all the comfort and facilities of a permanent residence or a vacation home, close enough to Bucharest for easy access but still in an area with clean air, privacy, plenty of greenery, and a view that recharges the soul. The pool, waterfall, fairytale view, beautifully landscaped mature garden are just a few of the elements that make this property one that can quickly become the family's favorite for short vacations, weekends, or even as a permanent residence. The Bănești commune is situated in the Doftana Valley, placing it in a dreamlike tourist and gastronomic terroir, with forests full of berries, wild mushrooms, challenging trails, and wonderful views. Here is also the monument of Aurel Vlaicu, erected in 1930, as well as the wooden church of the Holy Voivodes, dating back to 1760

House with garden Breaza de Sus (Romania)

Contemporary architecture plays with volumes, full and empty, overlapping parallelepipeds with elongated sides - as is this villa, a perpedicular universe of right angles tamed by carefully placed vegetation, thick-crowned trees and bushy shrubs. Ample, modernly designed terraces are designed to allow life outside, in the fresh air of this quiet, secluded part of Breaza. The ground floor appears fluid, the space having continuity and lightness in a slightly masculine atmosphere where the chromaticity is concentrated in olive tones, anthracite and declinations of the chocolate-caramel spectrum. The vague sobriety is also maintained in the private spaces, in the bathrooms receiving monochromatic tones of granite with dramatic accents. The two fireplaces, in the living room and the master bedroom, bring warmth and style. The dining area is placed between two glazed walls which provide light and a view to the greenery outside; on hot days, the meal is taken on the terrace where a barbeque is set up, area accessible both from the kitchen and living room. A stylish, Japanese spa-like atmosphere is provided by the 72m2 indoor pool, a perfect example of minimalism, that extreme simplification of lines and form for a reduction to the essentials of function and aesthetics. In fact, the house also shares the passion for technology classically associated with Japanese culture - it is a smart home, the commands can be given from the application installed on the phone or from the switches - security system, air conditioning, dimming lighting, music are fully integrated. The chosen level of comfort means individual air conditioning in each room, underfloor heating throughout the house, external defrosting, water softener, lightning rod with long protection radius and grounding socket, solar panels and HDMI wiring in all rooms as well as a Variovac Premium 240VIP central vacuum with 12 m hose and controllers on the handle. The vegetation created by a landscape architect benefits from an irrigation system that can be fed from the network or from its own well and the pump from the underground technical room. The indoor pool is controlled by an Orpheo automatic with pH and ORP dosing plus a sand filter, has a Dantherm dehumidifier and can be illuminated with 6-color LEDs. To the rear of the house there is a shed with generous space for tools and gardening. The property is connected to the sewer, it also has its own pit and two deep wells with stone walls for rainwater. Safety is also a key aspect taken seriously - all rooms have a glass break sensor and a motion sensor, and the hallways have a smoke and temperature sensor; in addition, all rooms where there are water pipes have a flood sensor. There is a system of video cameras outside and inside plus sensor lights in the car park, on the building and perimeter (trees) as well as on the 70m access road. The two gates are automatic and have control light, and access is via an Aprilaire video intercom. In conclusion, the villa is an ideal home or place of refuge in nature and in the fresh air of Breaza, offering facilities rarely found even in big cities. There is the option to also purchase a 500m2 plot of land next to the villa, with a non-functional building at present, if an extension of the property is desired. Photo: Tudor Prisecaru

Property Viforâta (Romania)

The development of the Viforâta village is closely linked to the construction of the Viforâta Monastery, 5 km North of Târgoviște City. According to official records, Voda Vlad V founded the monastery about 500 years ago (1530), and the process was repeated a century later by Matei Basarab. Over time, the small village established at the foot of the monastery, towards Târgoviște, developed the textile craft tradition, and started attracting a large number of high-profile members of the Romanian cultural scene with its undeniably picturesque qualities. The Dărăscu-Enigărescu Castle was built on top of a hill northwest of Târgoviște, and the access road to the Viforâta monastery was completed on the command of the Dărăscu family in 1910, 20 years after the construction began. With a blurred history, the property would escape nationalization, even though, at some point, it did serve as the headquarters of the local Agricultural Production Cooperative. Afterwards, between 1975 and 1977, it was owned by Octav Enigărescu. A man of vast culture, baritone, radio man, actor, music professor and director of the Bucharest Opera (1969-1971), Octav Enigărescu immediately appreciated the architectural qualities of the small castle. Based on a terraced structure, the construction has two levels, and a high basement that covers the entire footprint of the building. The focus of the residence is indisputably the shape of its central tower, reminiscent of the medieval keep typology, the circular shape of which also influences the structure of the rooms. The building was strengthened by the Enigărescu family, who took care of the maintenance of the castle and reinforced the structure with steel beams in 1988.
