Villa Otopeni (Romania)

In the world of architecture, sometimes projects are born that exceed the traditional boundaries of residential design. The Sun House is one of those remarkable stories. A project that perfectly illustrates how cutting-edge technology and sustainability can coexist harmoniously in a natural landscape. What makes the Sun House so special? An architecture that maximizes solar energy, executed to the passive house standard, with an all-wood structure, a smart yet user-friendly home, and an active, edible garden. The Sun House was an ambitious idea that came to life in 2018, in the expansion area of Otopeni, in the immediate vicinity of the Bucharest ring road. With a unique shape and a design that departs from the traditional conventions of homes, it is an example of energy efficiency that maximizes the power of the sun. It has been certified as a Passive House Plus, according to the international standard of the Passive House Institute in Darmstadt. In Romania, there are a total of three certified Passive Plus houses. One remarkable aspect of this residence is the integral use of wood, creating a natural and pleasant ambiance. The ground floor is made of Cross Laminated Timber (CLT), a cutting-edge material with structural walls that allow generous openings without the need for supporting pillars or beams. The ground floor is conceived as a central space (the living area) from which the other living rooms are distributed. The floor plan organization, inspired by the archetype of courtyard houses, uses the living room both as a central living space (for cooking, dining, and conversation) and as an interior courtyard from which the bedrooms are entered. The central room naturally extends to the exterior garden on the south side but also visually communicates with the greenhouse, featuring a skylight integrated into the greenhouse floor. However, the greenhouse has external access, as the two levels of the house have different energy performances and independent comfort assurance systems. Above the living space, in the attic area, the spectacular greenhouse adds a unique element - an open space that can be transformed into a flexible, green, and bright living space, with a partially opaque roof on the north side and mostly transparent elsewhere, allowing natural light to penetrate. The garden surrounding the Sun House is ideal for nature lovers. The landscaping was designed in parallel with the architectural plans, with the project theme being an edible garden that provides increased privacy. With an impressive number of plants, fruit trees, shrubs, aromatic plants, and fresh vegetables, the property not only enriches the landscape but also becomes an active yet relaxing space that offers a source of fresh and healthy food. The Sun House is an extraordinary example of a home designed for the future. It is a profound commitment to innovation, sustainability, and environmental respect. A warm, friendly, and bright refuge, an open space for family and friends, in a young community and an area shielded from the noise and hustle typical of urban crowds

Property Bucharest (Romania)

The house at 9 Verde Street (today Gheorghe Manu street) was built between 1911 and 1923, initiated by Tațiana Niculescu-Dorobanțu. One of the four daughters of Ion C. Brătianu, Tațiana (1870-1940) married in 1900 Ilie I. Niculescu-Dorobanțu (1873-1943), liberal political figure and prefect of Ilfov. Through their properties will also feature the Darvari manor, close to Bucharest. The plans designed by architect Grigore Cerchez (Cerkez) specified „a building with 2, 3 and 4 levels, massive walls, covered with tiles”, occupying 668,29 square meters. In a letter from 9th of May 1910 addressed to her sister Măriuţa Pillat, then in Paris, Tațiana confessed: „I believe we will have a truly beautiful mansion, Louis XII style, with carved stone and exposed brique”. On 25 September 1913, Taţiana was in France, writing to Sabina Cantacuzino: „The castles on Loire I am not even mentioning, I am amazed by so much beauty and very proud to realize that, without possible comparation to these, my house is very beautiful. Unfortunately, the narrow street makes the palace look crammed.” To furnish the interior, Tațiana chose Romanian traditional art objects and pieces from Antique shops in Paris and Munich. From Spain she brought furniture and tapestries. She wanted everything to be perfect and told her close friends: „I will show you this room only when it is completely furnished.” The imposing building bears the allure of a Gothic cathedral, with exquisite constructive and decorative elements: the exposed brick façade, in several shades of red, the towers’ silhouettes, the entrance portal, the imposing windows, with carved stone elements in Neo-gothic fashion, the cornices, gargoyles, stained glass windows and pointed arches that mark the exterior and interior. In his will, Ilie I. Niculescu-Dorobanțu donated the building to the Ion C. Brătianu Establishment, provided that it became the museum „Ilie, Tațiana and Ion Niculescu-Dorobanțu”. Between 1948-1957, the house hosted the canteen of the employees of the Minister of Industry. In 1956, following the pressures of the Direction of Historic Monuments, that considered the building „one of the most valuable in the Capital from an architectural point of view”, it was classified as part of the heritage of the Ministry of Culture and Education, undergoing consolidation works. Starting 1958, it hosted the Technical school of choreography, with 300 students. Today, more than one century after its construction, the impressive Gothic Revival residence maintains its mysterious allure, fascinating the passers-by with its imposing dimensions and unique construction details, crafted by one of the most important Romanian architects. House with terrace Bucharest (Romania)

In a Bucharest of high hopes, fueled by the end of the First World War, Dr. Ion Moscu was constructing his house, on a land bought from the Catargi family. Doctor Ion Moscu was a leading personality of the time, being the first Romanian doctor trained in Paris, doctor of the Patriarch of Romania and of the Royal House. The architectural plans of his house were made by the famous architect Gh. Simotta, who sketched a splendid Neo-Romanian style building. Gheorghe Simotta (1891-1979) was born into a family of Aromanians from the mountains of Macedonia and took refuge with his family in Romania after graduating high school. He attended the Superior School of Architecture under the guidance of masters Petre Antonescu and Ermil Pangratti. His more than 120 projects are from the inter-war period and are mostly found in Bucharest: the Patriarchal Residence, Darvari Hermitage, Gomoiu Hospital and numerous private villas, collective dwellings and funerary monuments in Bellu cemetery. His early style is based on Neo-Romanian elements, to which are gradually added modernist, Art Deco, Balkan resonances or influences of Byzantine decorative art. The restrictions imposed by the communist regime made him abandon his design activity and serve for 30 years as a professor at the Faculty of Architecture in Bucharest. After a meticulous rehabilitation, modernization and restoration project that lasted about three years, Moscu's building in the heart of the Capital became a veritable boutique hotel. The downtown location and architectural value imposed the concept of boutique hotel. Currently, it has ten rooms with generous surfaces (25-40 sqm) and a 90 sqm apartment, some of them equipped with balcony or loggia. Each room is furnished differently, according to the history and architecture of the building. The furniture in classic style is complemented by pieces with styles from different eras: Ludovic XV, Art Nouveau, Biedermeier or Empire. For the finishing of the precious interiors, solid wood, Versailles parquet and marble were used. Moscu's building represents the opportunity to own an architectural jewel in the center of Little Paris, signed by a famous architect, who already functions successfully as a luxury hotel, with loyal guests and a specialized team, well trained to offer an impeccable service for notable clients. House Bucharest (Romania)

The building is a small jewel, richly decorated and preserving a classic elegance and the distinction of the era in which it was built. The archives mention that in 1911 the house belonged to a certain lieutenant Ionescu about whom today we don't know much, only the essential - he was a man of taste. The building is a former private residence with a low height regime but it offers sufficient and intelligently designed space for the needs of a modern family or company. Until recently, the Austrian Consulate functioned in the building. There are pilasters with capitals that guard the bay window both inside and outside in the living area; they are also found, though with reduced height, as decorative pillars of the entrance porch. The semicircle is the geometric figure chosen to complement and sweeten the straight lines of the window boxes and blazons on the facade; it is found at the bay window, at the windows facing the street and in the double-arched pediment. The double doors at the entrance complement the classic style of the building with decorative garlands and paneling. The windows are high, and the window casing adds an extra touch of elegance; the same role is played by the small iron decorations that serve as fasteners for downspouts. The ground floor is located on a high basement and this lends it presence. Inside, the building requires renovation work but it promises to reward you with spaces with personality that still preserve, in some rooms, the original parquet flooring and stoves with beautiful ironwork. The upper floor is not fully visible from the front; it reveals itself on the side, where there is also a secondary entrance to the building. The unfurnished attic can be lofted as a storage space. The area still retains many buildings from the end of the 19th century, which gives it a bohemian air and guarantees protection from an urban planning point of view. Some of the buildings have been restored and many others are waiting for their chance at a new life. The centrality of the area invites commercial investment in both office space and commercial units and makes it attractive for future developments. House Poienarii Burchii (Romania)

A resonant name from the War of 1877 is that of General Alexandru Angelescu, a career officer with multiple honors and decorations, and one of the great landowners from whom the entire cultural heritage of the Pissiota family from Poienarii Burchii, Prahova County, descends. Born in 1850, Alexandru Angelescu climbed the ranks of the military hierarchy step by step and received multiple distinctions throughout his career, including the Order of the Star of Romania, Knight grade (1889), the Order of the Star of Romania, Knight grade (1897), the Order of the Star of Romania, Commander grade (1912), the Order of the Crown of Romania, Commander grade (1901), and the Order of the Iron Crown, 2nd class, conferred by His Majesty, the Emperor of Austria-Hungary, Franz Josef, on September 16, 1896. After the general’s death, which occurred on September 13, 1923, his coffin with the body was transported and placed in the family vault in Poienarii Burchii, very close to the current manor house, the funerary monument being classified as a historical and architectural monument, made of Carrara marble, the work of Italian artist Paolo Triscornia di Ferdinando (1853–1936). The manor, which was part of an extensive estate at the time, is relatively small but charming, with a footprint of 87 square meters and built on three levels: ground floor, upper floor, and attic. In addition to the manor, there are several annex buildings, some for living, some for storage, and others dedicated to horse care, the main activity currently taking place within the manor’s grounds. The courtyard of the manor is arranged with grass and river stones, and a large part of the courtyard is dedicated to a riding arena and other facilities for horse care. The estate is completed by 5.1 hectares of land that is neither landscaped nor exploited. Nicolae Pissiota bought much of Angelescu’s estate, building on it one of the most beautiful Romanian churches, a unique blend of the Italian Renaissance style with the Classical Byzantine Style, the church being painted inside by Costin Petrescu, the artist behind the frescoes of the Romanian Athenaeum and the Cathedral in Alba Iulia. The former estate and manor of the Angelescu family is today an opportunity waiting to be brought back to life, as a charming boyar residence, for residential use or as an attraction for development in the tourism or event industry

House with terrace Bucharest (Romania)

One of the beauties of Little Paris, built in the interwar period, in an era with magical resonances about well-being and happiness, was a father's wedding gift for his daughter. A house built with a lot of love, attention to detail and respect for beauty came to life in the former Mântuleasa slum, a short distance from Izvorul Rece Park and Carol I Boulevard. Mântuleasa slum was founded during the Brâncoveni period outside the city and was to develop around the church of the same name, being incorporated in the hearth of the city in 1752. Personalities such as Mihai Eminescu, Mircea Eliade, Petre Țuțea, Panait Istrati or Mircea Vulcănescu, lived and created in the houses with Parisian perfume in the famous slum. Built at the end of 1927, with a four-level layout, the house was designed for practical, generous spaces that would fully benefit from natural light through tall windows. The Neoclassical style with harmonized elements predominates on the outside and continues elegantly on the inside, with floral friezes on the walls and lacy scaffolding on the ceilings. The current owner, a lover of beauty, took care for three years of total consolidation and restoration, with the preservation of all the original elements, a process by which this architectural jewel was reborn and became more than just a living space. The structure was uncovered and consolidated, the sanitary and electrical installations were changed, the roof was changed and equipped with double glazed windows with laminated wood frames, operated by remote control, the interior doors and windows were made of laminated wood, the bathroom and kitchen floors they were made of painted cement, the other rooms have oak parquet, split air conditioners were installed, two fireplaces were added, one on the ground floor and the other on wood in the attic. It also has a unit for monitoring and coordinating internet connections, telephone, audio sound, fire alarm and video surveillance. Once the wrought iron gate opens and you step inside, an intimate and chic courtyard is revealed to you, decorated with roses and hydrangeas, cool in summer and illuminated with spotlights at night. Approximately 3 cars can be parked in the yard. The charm and elegance of the interwar period awaits you at a short distance from the center of the Bucharest, in a house full of positive energy, which carries on with dignity, the scent of the past.

House with garden Bucharest (Romania)

Outside the daily life of Bucharest, just a few minutes from the Băneasa forest, is the Pipera district, with well-structured areas and blocks that benefit from numerous amenities: kindergartens, international schools, restaurants, parks, etc. The property, built in neo-Romanesque style, combines aristocratic fragrance with tradition and good taste. The exterior architecture of this villa is characterised by large windows and wooden balconies, very similar to those of the manor houses. The design of the interior space, based on the concept of a building originally from the USA, has been remodelled for the requirements of a family with children, but also as a space dedicated to guests, using a mix of styles, starting with the classic style and continuing with the rustic-style wooden attic. The location has a bohemian air that invites you to relax, perfectly harmonized with the generous green garden. The house has a built area of 497 square meters, a plot of 1900 square meters and is arranged on three levels, mezzanine, ground floor and first floor. At the entrance there is a living room of 54 square meters with a height of 4 meters, where the fireplace becomes the centre piece. The ground floor is completed by a kitchen area, a dining area, a bedroom and a bathroom, with direct access to the terrace that reveals the entire garden to the viewer. The second exit from the ground floor area leads to the garage which can accommodate two cars. On the first floor there are three bedrooms, one master with integrated bathroom and two bedrooms with shared bathroom. Also in this area is a mixed activity area with office and library. The attic, made mainly of fir wood, has two bedrooms. The basement can serve as a recreation area, perfect for sports or time with friends. The land surrounding the house, totalling 1900 square meters, benefits from a corner of the forest, an orchard with apple, cherry and cherry trees, a flower garden and a greenhouse that can provide the vegetables needed by a family. In addition, it offers the necessary space to add a swimming pool or a special place for children, this option being left to the choice of the future beneficiary.

Property Breaza (Romania)

Breaza was always a preferred weekend and vacation destination for people in Bucharest especially. The main advantages being the well known fresh air, beautiful nature with plenty of hiking options, so many attractions in the vicinity and also the easy access even during the weekends when the rest of Prahova Valley are a lot harder to reach. If Breaza is usually a place where one can find newer vacation homes, on one of the streets that meandres up the hill, we have the surprise to find a real architectural old gem , hidden behind the tall trees in front. The mansion clearly shows the signs of age, but this did not erase its beautiful features: the special structure with a small side on the front corner, the three-way arches across the entire terrace, the beautiful pillars and also the corner tower catch the eye even today. Built to offer all the luxury and confort of life in Breaza of its time, the mansion can be renovated and turned inti s very special second home. With a land plot of 1,880 sqm, the mansion has a total built area of 488 sqm, on two levels. From a structure point of view, the building looks good, the rooms are generally also in a good shape with the exception of the back area where a hole in the roof, now repaired, created some damage in that specific part of the house. Although generally in a good shape, the building will of course need a general renovation to really shed light on its beautiful architectural features. Separately from the main building, we can find a nice stone cellar that can be turned into a small wine cellar , and also a 40 sqm annex building that can be turned into usable space at will of the new owner. Easily accessible and very well located, the mansion can be turned into a really charming vacation residence.

Property Bucharest (Romania)

Looking towards the street, an mansion like a copy of a dream palace proudly wears its slender straight tower while waiting for its new owner. With frames that seem to hold tall and elegant windows in their arms, the façade is very inviting through the open staircase looking towards the gate to welcome those who are interested, for example, in the recently opened baths in Ocna Mureș or those who have things to do in Alba, Cluj or Mureș, all the municipalities being less than an hour away (the Cluj-Sebeș highway is 10 km away, and the Transilvania highway 25 km away, while Cluj, Târgu Mureș and Sibiu airports are also close). The 16 rooms of the mansion lend themselves to being arranged as tourist accommodation in this locality with a history of but also the future of a spa resort with salt baths. With spacious rooms, tall windows, elegant double doors and a superb beautifully restored oak parquet the interior is permissive and generous. The central common area has a beautiful original stove and the atmosphere of a ballroom awaiting its dancers. The building has solid walls of solid brick and is equipped with three-phase electricity, water, natural gas, hydrophore, gas-fired boilers, treatment plant and septic tank; the sewerage is in the process of completion. There is also a wine cellar with a brick vault, cellars and outbuildings for storage plus parking spaces on 800 m2 of paved and lit yard. Firs trees, walnuts, hazelnuts, apples, pears, cork oaks, acacias, willows, a stream at the bottom of the garden and a small fish pond provide the natural setting for relaxation, and the swimming pool and the tennis court with night lights incites the spirit of friendly competition. The mansion was built by Romulus Triteanu, who remained in the big history as the first Romanian station master after 1918 in the Feldioara railway junction, today Războieni-Cetate, and in the small history as the cousin of that Lazar Triteanu, Orthodox bishop of Romanian, whose wife, Veturia, acclaimed soloist, the only Romanian translator accepted by Hitler in the relationship with Ion Antonescu and alleged spy, later became the wife of Octavian Goga. Restored after 1998, the manor functioned as a 4-margaret guesthouse from 2008 until recently. Compartmentalization also allows use as a company headquarters, sports center, casino, cultural center, hunting lodge or private residence. Photo Florin Pepene

House Bucharest (Romania)

Built in the middle of the nineteenth century by baron Urban Petru of Monyoro, the mansion is located on the 79th National highway, on the road between Arad and Oradea, 28 km from Arad. In 1994, the mansion was completely renovated, and all the original architectural elements were preserved. The mansion provides the modern comfort, as it is connected to the water network, it has its own sewage and three gas central heating systems. There is an annex to the main building, equipped with all the standard utilities. As the yard is quite big, another house is being built, which will be used for residential purposes. In front of the mansion, there is a 50 sqm pool. There are thermal water springs at a depth of 700 m, which can be used to fill up the pool. Urban of Monyoro family was one of the important noble families of the Hungarian aristocracy. As mentioned in official records (1828), the first family member was Joseph Urban, and the family’s home was in Monyorod (today Manerau, Arad). The neoclassical mansion in Simand (only a few kilometers from Monyorod) was built in the second half of the 19th century. The mansion most likely belonged to Gyula Urban, the father of the most important member of the family, Peter Urban (1870-1935). Starting with the Eneolithic period up to the year 953 – when it is officially mentioned for the first time -, and on the modern times, Simand was one of the most important places in Transylvanian history. Moreover, in the 19th century, Simand was a strong economic hub, organizing fairs, having also present a strong Jewish community (in 1828 there were 400 Jewish people). For approximately 100 years, by the time when the mansion was built, the domain was owned by Urban of Monyoro family members. Most of them were high governors, politicians and even prefects in Arad county Photo: Cristina Budusan
