Modest at a first glance like a demure young lady, the mansion keeps its roof like an eye lid fixed in the ground, refusing to reveal itself. It must be courted, trodden on the brick paths and eyed on the woodwork of the porch. Inside, the piano is shyly silent but the proud stove promises roaring fire. The solid wood furniture is carefully chosen and captures the atmosphere of the late 19th century when the building was erected; the wooden pendulum keeps the measure of time but does not take it prisoner - the property enjoys all the comforts of the present - electricity, central heating (wood boiler), water, solar panels for hot water and complete infrastructure. The generous porch is the ornamental element that ennobles the building, otherwise a classic parallelepiped volume. The timber construction has a rustic yet elegant finish that the hanging plants take to another level (as does the annex that exploits a mound on the property and is fitted with lovely brick-framed double doors). Curved, brick paths lead the steps through areas of thick grass or dwarf flowers and over 30 varieties of roses in the English garden, but on the grounds there are also oaks, maples and ornamental shrubs over 150 years old; lavender is cultivated on 20 acres (of the 7.8 hectares, 1.28 ha is urban land and 4.8 ha is arable land). The orchard has peaches, nectarines, sour cherries, pears, cherries and other fruit trees such as a few wild cherries; not far away there are crops of strawberries, currants, blackberries and raspberries - the land is rich and can be exploited for farming or hunting. The manor was gifted as a hunting estate by Count Zichy Vasonckeoy Ferenc, Minister of Trade in the Austro-Hungarian Empire, to his son Tivadar in 1899. Today the property is also known as Hajas Manor after the current owners, but in the title deed it is referred to as a castle. It was bought in 2010 and restored according to the original plan keeping the original carpentry but adding double glazed windows to the wooden windows. The domain is located on the road between Marghita and Săcuieni, 200 m from the main road, between the Petreu and Cristur settlements.

In Comarnic, green is at home; thousands of trees stretch billions of leaves towards the sun and spread shade and coolness around. In one of the high areas, on a tongue of land drowned in greenery, there are two identical houses; the twin sister is positioned at the back, not at all invasive in terms of privacy. The villa for sale, a modern and discreet construction at first impression, reveals its true elegance only from the glass-enclosed terrace – soft textiles in sand colors announce the chromatics of the entire house, and the exposed brick, the fireplace, the shades of cement gray and the dark metal joinery complete the atmosphere of a space designed to relax without being boring. In addition, being equipped with the necessary for an al fresco dinner, the panorama is guaranteed to be admired in the evening, when the forest darkens in the colors of twilight. The interior of the ground floor (kitchen, dining room, living room, one bedroom, bathroom and terrace) exploits the difference in level in an intelligent way, obtaining a decorative and functional step between the open kitchen and the living room. With a fireplace and soft colors, the living room is comfortable but with a certain alert feeling - here time does not flow, does not pass but is lived, enjoyed. The same goes for the first floor, where there are three bedrooms carefully decorated, with soothing shades; a luxury hotel atmosphere prevails with rounded asperities and discreet, stylish, chromatically articulated bathrooms. The master bedroom has a bathroom, sauna and a small terrace with a view. The design project is made and implemented by Simetrica Design; the furniture and materials are premium, as are the electronic equipment. The house is perfectly functional, the heating is done through the floor throughout the house (gas central heating). It has air conditioning and all the facilities, plus a person from the area who takes care of daily maintenance (cleaning, mowing the lawn, changing bedding, washing, etc.) which makes it very attractive as an investment for the purpose of tourist exploitation (AirBnB). Comarnic, for many just a town on the way to the mountains, has recently become extremely attractive for those looking for a clean place not far from Bucharest. It entices with hot bread and bagels on the main street, but the real treasures are hidden - the Lespezi hermitage, a hermitage of monks from 1661 and painted by Parvu Mutu the Painter; the Saint Nicholas church is newer, only from 1905, but it boasts a magnificent icon donated by Gheorghe Valentin Bibescu and Martha Bibescu. The Posada Hunting Museum with its exhibits - animals, weapons, hunting trophies. The spectacular Doftana Valley is also just a stone's throw away, and the more popular mountain resorts are not much further away either. Out of a complex with four plots, the property owns three plots, two are available for construction.

Located in a residential complex on the shores of Grivița Lake, in the northern area of Bucharest, the villa is very special, starting from the quality of construction to the technology used to provide maximum energy efficiency. The complex is situated in the northern area, relatively close to points of interest such as Băneasa Shopping City or Herastrau Park, and with easy access to the city center both by car and public transportation. The neighborhood spans an area of 110,000 square meters, is completely enclosed, and benefits from private access and 24/7 security, as well as a private school covering the needs from nursery to the end of the middle school cycle. Another distinctive feature of the project is the low density of constructions, transforming it into a spacious neighborhood with pedestrian and relaxation areas, and a 225-meter lakefront also designed for the use of residents. An important characteristic is the focus on comfort and efficiency, meaning smart homes and reduced usage costs. Thus, the houses are equipped with heat pumps that provide both heating and cooling, include solar panels that ensure the hot water supply, and are ready for the installation of photovoltaic panels. The villa is solidly built with attention to detail, has a modern appearance, and is made of reinforced concrete frames and brick masonry with 30 cm vertical gaps, 15 cm external insulation, the facade finishing being a combination of thermal system with decorative paint and ventilated facade. The plot of land associated with the villa is 765 square meters, and the villa has a total built area of 558.8 square meters spread over four levels, with a private elevator: basement, ground floor, and 2 floors. In the basement, the villa has a garage for two cars plus technical and storage spaces. On the ground floor, there is the living area with a kitchen, a high living room with an open atrium to the upper level, and the dining area, with large glazed surfaces that transition to the terrace and the exterior courtyard. The first floor includes a bedroom with a dressing room and a private bathroom, plus two more bedrooms, a bathroom, and a terrace, while the second floor is designed as a 5-star master bedroom with a large bathroom, a huge dressing room, and two terraces. The villa is spectacular and exclusive, with an emphasis on quality and comfort, built to meet all the needs of a modern family. The construction quality, exclusive elements, complex facilities, and the four parking spaces (two outdoor and two underground) make this villa a perfect choice for a five-star lifestyle.

The building is a small jewel, richly decorated and preserving a classic elegance and the distinction of the era in which it was built. The archives mention that in 1911 the house belonged to a certain lieutenant Ionescu about whom today we don't know much, only the essential - he was a man of taste. The building is a former private residence with a low height regime but it offers sufficient and intelligently designed space for the needs of a modern family or company. Until recently, the Austrian Consulate functioned in the building. There are pilasters with capitals that guard the bay window both inside and outside in the living area; they are also found, though with reduced height, as decorative pillars of the entrance porch. The semicircle is the geometric figure chosen to complement and sweeten the straight lines of the window boxes and blazons on the facade; it is found at the bay window, at the windows facing the street and in the double-arched pediment. The double doors at the entrance complement the classic style of the building with decorative garlands and paneling. The windows are high, and the window casing adds an extra touch of elegance; the same role is played by the small iron decorations that serve as fasteners for downspouts. The ground floor is located on a high basement and this lends it presence. Inside, the building requires renovation work but it promises to reward you with spaces with personality that still preserve, in some rooms, the original parquet flooring and stoves with beautiful ironwork. The upper floor is not fully visible from the front; it reveals itself on the side, where there is also a secondary entrance to the building. The unfurnished attic can be lofted as a storage space. The area still retains many buildings from the end of the 19th century, which gives it a bohemian air and guarantees protection from an urban planning point of view. Some of the buildings have been restored and many others are waiting for their chance at a new life. The centrality of the area invites commercial investment in both office space and commercial units and makes it attractive for future developments. Located in the prestigious Sector 1 of Bucharest, this exceptional 870 sqm villa stands among the most remarkable historic residences to emerge on the market in recent years. Built in 1914 and designed by Victor Ștefănescu, personal architect to King Carol I, the residence is a refined and authentic expression of Neo-Romanian architecture, preserved with remarkable fidelity to its original form for over a century. Commissioned by Victor Ionescu, Romania’s first ambassador to Portugal and brother of the prominent statesman and former Prime Minister Take Ionescu, the villa transcends its architectural value to embody a meaningful chapter of Romanian history. It served as a meeting place for the Conservative-Democratic Party, where key decisions were shaped regarding Romania’s entry into World War I. Victor Ștephănescu’s architectural legacy includes some of Romania’s most important national landmarks, such as the Cercul Militar Național, the Arcul de Triumf, the Constanța Casino, and the Coronation Cathedral of Alba Iulia, a context that further elevates the cultural significance of this residence. Inside, the property retains the grandeur and authenticity of its era almost in its entirety. Generous proportions define the living spaces, with ceiling heights reaching 4.4 meters on the ground floor and 4 meters on the upper level, while expansive halls exceeding 50 sqm create a rare sense of scale and elegance. The central oak staircase, a true statement piece, is crowned by a monumental painting by Stoica Dumitrescu, depicting Stephen the Great rewarding seven peasants following a victory against the Ottoman Empire. Original parquet flooring, stained glass, marble fireplaces, silk wall coverings, and oak paneling contribute to an atmosphere of timeless refinement, complemented by stucco detailing and distinctive exterior decorative elements inspired by chestnut leaves, a rare feature within Neo-Romanian architecture. Wrought iron accents and cast-iron radiators adorned with floral motifs complete the residence’s authentic character. Unexpectedly for such a central location, the villa reveals a private garden of approximately 720 sqm, a true urban sanctuary. With a rustic charm and lush vegetation, it features fruit trees, fig trees, raspberries, strawberries, and mint, creating a self-contained ecosystem that feels entirely removed from the rhythm of the city. This secluded outdoor space is equally suited for quiet relaxation or for hosting elegant private gatherings. Between the 1970s and 1990s, the residence further cemented its cultural significance by serving as a setting for numerous landmark Romanian film productions, including Gaițele, Balanța, Lumini și Umbre, and Buletin de București. During this period, it welcomed many of the era’s most celebrated actors, becoming a vibrant backdrop for Romania’s “Golden Generation” of cinema and adding yet another layer to its enduring legacy.

Dominating a cluster of houses at the foot of the mountain and having the forest near, this villa confidently raises its gaze to reach the distant mountains. Moreover, its slender vertical arrangement is crowned by a roof shaped like a mountain peak. The decorative stone and color scheme are perfectly adapted to the area, with the construction spanning three levels connected by an uninterrupted glass wall from the ground floor to the attic, ensuring a remarkable panorama. There are 11 rooms, arranged on the ground floor (a living room with a fireplace, kitchen and dining area, a bathroom, a bedroom, and a technical room), and on the upper floors, there is a play area, two bedrooms, a bathroom, and a duplex apartment with two rooms, a bathroom, balconies, and an additional bedroom with its own bathroom. The kitchen also has its own view, with the workspace positioned right under the window. The decorative stone used on the facade is also present inside, creating a symmetry built from narrow plates that soothe the eye and mind. The courtyard features carefully chosen vegetation and is perfectly arranged for a life in the fresh mountain air, with an outdoor play area for children. The property is ready to move in, fully furnished and equipped, with all necessary utilities such as electricity, water, sewage, gas, private central heating with radiators, air conditioning, cable TV, and fiber optics. Poiana Țapului, a tourist resort in Prahova, enjoys wonderful mountain landscapes and proximity to points of interest such as the Peleș and Pelișor Museums, the Sinaia and Caraiman Monasteries, or the Cezar Petrescu Memorial House.

Somewhere on the edge of the forest, with the Bistrita River flowing in front, a private and quiet street leads to a secluded property where the perfectly manicured greenery induces a feeling of well-being; the impression it leaves is bright, neat, with clean lines, a strong aspirational component and a vague Mediterranean air perhaps given by the vegetation or the whiteness of the walls under the roof tile that falls heavily on the building. A silver fir tree punctuates the crowded green garden; the walkways take up in stone the idea of the curve found on the property in other areas too - the corrugated roof, the cut of the glass in the living room, etc. The interior is comfortable, the atmosphere warm, restful and ready to provide comfort for a large number of people - the common areas such as the open kitchen’s island and the living room are meant to gather around the table an extended family. The bathrooms attract attention with a modern design in which the stand alone bathtub is the piece of resistance. The layout of the space follows the civilized standard - in the basement the technical room - boilers, heating system and pool installations - but also the recreation room and wine cellar, plus a light courtyard with access to the pool. The ground floor allows parking for two cars in the garage and from there access to the living room with its fireplace, the dining area and the open kitchen (a second, closed kitchen and an ironing room are nearby). Also on this level are the guest bedroom with bathroom, the office and a vestibule. In the attic, under the skylight, there are 3 bedrooms with a bathroom each. In total, over 730 sqm of usable area finished to the highest standards. photo Florin Pepene

This is the expression of a new generation that does not indulge and for whom sacrifice is crowned by the reward of abundant living. There is beauty in living by the lake and the mountain – heavy thoughts clear like the fog, silence enrobes forests and humans, body and soul find space to relax and thrive. The two villas villas united under the name of Gasthof Tirol in the Semenic mountains offer just that – space, silence and beauty. The villas, one built in the Austrian style, the other Canadian, have rooms full of personality, inspired by different cultures - there are logs that build a wall and striped textiles for a classic rustic atmosphere, there is furniture painted in Tyrolean red and green but also a soothing Japanese minimalism. The Austrian villa, with a lot of wood and stone, has two levels that together offer 14 rooms, matrimonial or twin, with private bathroom and a view of the lake or the Canadian cottage. They are served by a living room that can accommodate up to 60 people and a lounge area with fireplace, bar and TV. The basement contains the SPA area with dry sauna, wet sauna, a massage area with a bed and equipment for facial treatments, clamshell showers, lounge chairs for relaxation and a Jacuzzi area. Also here are the wine cellar, the storage shed with two freezers and shelves, the bathrooms for customers, the changing room and the bathroom for employees as well as the technical room for heat with two new generation central units (purchased in 2019) with a pellet and wood system and automation with solar panels located on the roof of the building. These have recently been changed - they are now more energy and thermally efficient. Next to the technical room there is a gang where firewood and bags of pellets are stored for winter. In the technical room there is also a boiler, a storage buffer for the hot water produced by the solar panels and the technical plants and cold water storage tanks. All pumps are Villo, as is the water filtration system with its own pumping station. The Canadian chalet, with classic log walls and mountain stone, was built in 2008 and offers 8 en suite rooms on the 1st floor with views of the forest or the swimming pools. On the ground floor there is a meeting room for 40 people equipped with a video projector, flipchart, pinchart, fireplace and television, as well as a service bathroom and a two-room suite with its own bathroom for staff. The warehouse and technical room with boilers and water storage tanks as well as the thermal plant and the pallet silo are located in the basement. The water comes from its own source - a water catchment and a well. The solar panel heated pool has 34 sunbeds and 4 canopies, a lawn area, bar, service bathrooms, indoor and outdoor showers, changing rooms, dry sauna and clamshell rockers. Children have a play area with a slide, tree house and trampoline. The villa and cottage functioned as a guesthouse, but they can easily be converted into a private residence; sold both together and separately.

Bordered by the river and the forest, the property is perfectly insulated from the fertile lands of the area - a belt of trees jealously embraces the land and protects it from prying eyes. Seen from above, by the birds of the sky, the property appears as a small cheerful area on with a cute little house on it. The ribbon of chess-like tiles meanders through the bodies of houses and guides the gaze to the perfectly mowed lawn that borders it. The main body, called the chalet, has a hochoparter which is reached by a wooden staircase that continues as a balcony surrounding the building on one side. On the ground floor there is the kitchen; upstairs and in the attic there are three bedrooms; the matrimonial one, generous and bright, enjoys a fireplace in the soothing colors of the sand. The rooms have ceilings entirely covered with wood or are crossed by decorative beams that integrate the space in nature. Another body houses a lounge equipped with sofas, a table for 12 people, a fireplace, a kitchen and a bathroom, thus being the hospitable host for elegant events. In addition to the recreational options, there is a 60 sqm indoor swimming pool, heated by air and water pumps. Also here there are a sauna, bathrooms and locker room, a technical room and, upstairs, a guest bedroom with bathroom. Heating is done with heat pumps; the water comes from a well drilled at 40m depth with a flow rate of 4 m3 / h, which practically offers the possibility of bottling water if so desired. The 9000sqm plot allowed the arrangement of a 25x10 m pond between sandstone edges, an organic vegetable greenhouse and a playground with a swing complex and other challenges for the little ones. Geoagiu de Sus is a quiet village with a once episcopal church, founded by a lord of Wallachia with fiefs in southern Transylvania - Radu cel Mare, Neagoe Basarab or Radu de la Afumați, as historian Nicolae Iorga believes. Today, the 18th century mural painting shows post-Brâncovenesc features. Cluj Airport is about 60 km away, which provides quick and easy access while Alba Iulia is only 23 km away and brings a wealth of shopping options, restaurants and cultural activities. photo Florin Pepene

In the historic heart of Timișoara, where the city’s story has unfolded over centuries, rises the Szana Palace — a Class A historical monument that appears less like a mere building and more like a jewel carefully set into the urban fabric. Built between 1921 and 1922 to the designs of architect Josef Kremer Jr., at the initiative of banker and philanthropist Sigismund Szana, the edifice seamlessly blends the eclectic charm of its era with the solemnity of neoclassical lines, the delicacy of Secession details, and the subtle modernity of early Art Deco. Its façade, marked by Ionic columns and an elegant pediment, opens like a grand curtain, inviting one to step into a universe of refinement. On the very ground where the palace stands today, layers of history have succeeded one another across centuries: medieval churches, an Ottoman mosque, and later a Jesuit sanctuary. Each era left its imprint, and all of these memories now converge in the walls of Szana Palace, transforming it into a place where the past feels alive — like a story whispered between columns and arches. The palace is not only an architectural landmark but also a testament to the prosperity of an era when Timișoara embraced modernity with ambition and elegance. It once housed the Szana Bank, an institution that supported the city’s most emblematic industries: from Kandia chocolate to the Timișoreana brewery, from the Bega Mill to textile factories. Within its rooms linger the echoes of business negotiations, diplomatic exchanges, and artistic encounters, while the footsteps once heard in the Marble Hall still seem to summon elegant soirées and cultural evenings that gave the building its soul. Today, with a usable area of 345 square meters, Szana Palace opens its doors once again as a sanctuary of elegance, carefully restored and returned to the cultural life of the city. Home to the Romanian Writers’ Union and artistic events, it retains its aristocratic air while at the same time breathing the freshness of the present. Here, the sunset gently caresses the sober façade, while inside, the silence of the walls invites the imagination to dream of the future. Szana Palace is not merely a property available for acquisition. It is a page of history, a promise of prestige, and a space awaiting its new custodian to continue the story. For those who seek more than real estate — for those in search of a symbol, a legacy, and a stage where the beauty of the past meets the aspirations of tomorrow — this unique building represents a rare and unrepeatable opportunity.

Seen from above, the landscape unfolds in a vast expanse of green, traced only by three parallel roads intersected by two others, all set far apart from each other. Between them, nothing but vegetation — and upon closer inspection, one area stands out through the symmetry of vineyard rows, neatly aligned in perfect order. A small orchard separates the vineyard from the winery. At ground level, access to the property is through a gate framed by red brick pillars; to the right, the eye is drawn to a house with the personality of the old and unconquered, while straight ahead lies the vineyard in all its splendor — 3.13 hectares in the heart of the D.O.C. Miniș / Crișana wine region. Here, Cabernet Sauvignon is cultivated using sustainable viticulture methods (the organic certification process for both the vineyard and the wine began in 2022). The grapes are vinified as a single varietal, and the winery holds vintages over ten years old, made from vines aged between 35 and 50 years. An additional feature that gives the estate a unique potential is the land subdivision – there are nine intravilan (buildable) plots, each with easy access (asphalt or gravel roads), utilities on site, and the possibility to build holiday cottages or bungalows. This configuration allows for the development of a tourist and leisure area, offering guests the opportunity to enjoy the complete vineyard and wine experience. The property includes vineyard maintenance services, as well as the full infrastructure necessary for premium wine production – from grape to bottle, under the Protected Designation of Origin (D.O.P. Miniș). There is also the possibility to store the wine produced in the estate’s cellars, while the central area of the property can host private events or wine tastings in an authentic, rustic, and elegant setting. Wine has been produced in Birăuaș since 1801, at that time under the name Josef Domany Estates, official supplier to the Imperial Court of Vienna, which obtained the title of K.U.K. Hoflieferant in 1899. Active again since 2002, the property now owns the most valuable part of these former estates — three wine cellars and part of the old vineyard. The vines embrace not only the land but also the corners of the house, climbing gently around old wooden shutters and up to the eaves. Alongside the low stone fences separating the areas and the wooden pillars supporting heavy red-tiled roofs, the breeze whispering through the ripe grape clusters tells the story of a life fulfilled through passion and dedication to nature. The Miniș wines were awarded in London (1862, 1876) and Budapest (1875, 1884) and have not lost their value today, continuing to receive awards and maintaining an average rating of 3.8/5 on Vivino. These wines have excellent aging potential, being barrel-aged in French oak, and the sale package includes approximately 20,000 bottles of premium bottled wine.In addition to the winery and winemaking equipment, the property also includes a mini-distillery (a Christian Carl column still with trays) where high-quality distillates are produced from wine and pomace (“Grappa”), as well as a special fortified wine (“vin de noix”). The property is sold as a fully functional business, including all equipment and machinery for wine production, distillation, and vineyard processing (complete list available upon request), along with a comprehensive branding and e-commerce package (new website, integrated online shop, logo rebranding, labels, business cards, wine list, etc.), domestic retail contracts (resellers/distributors and specialized venues). Next to the vineyard are two traditional houses (colne, built in the mid-19th century) totaling 380 sqm, arranged as tasting and relaxation spaces, a 210 sqm production building, 200 sqm of vaulted cellars, covered terraces, and an attic of approximately 200 sqm suitable for conversion. Holiday house on the hill Brad, Hunedoara With the forest at the back, the property has a special charm to which the location on a hill contributes greatly- the view towards the small town of Brad in the valley is stunning both in late summer, when the meadows are strewn with haystacks, and in winter, when the snow covers the houses, the fields, and forests. The architecture is typical of the mountain with the solid, stone-hewn ground floor and wooden balconies with cheerful geraniums hanging from the railings. The interior also respects the convention of mountain interior design having the walls clad in wood; their warm and understated hue provides the perfect backdrop for relaxed living. It is a rustic minimalism, dewormed from classic intrusions that slip easily into kitsch. Elegant crocheted curtains and wooden furniture add charm. The inviting kitchen and generous terraces with hammocks make for relaxing afternoons, and in the evening the panorama is magical – the lights of the valley look like fireflies dancing in the night. On the ground floor are the living room with open kitchen, the toilet and the separate technical room; the first floor has two bedrooms and a bathroom with bathtub and shower and on the second floor there are two bedrooms, one of which has both a double bed and a sofa and space for an extra bed, with access to the 100 sqm balcony that surrounds the building. In addition, there is also a generous storage space of 36m2. On the property there is also a workshop/storage shed for tools, bikes, ATVs (area 16.5 sq m), a 92 sq m terrace with lawn, built-in bathtub for 10 people, relaxation corner with campfire and a summer kitchen covered, with a terrace of about 30 sqm. The lodge has a camera system with mobile phone access (5 cameras), alarm system, fiber glass internet connection and drinking water connection from the municipal network. One can also reach the cottage from the road using the picturesque wooden stairs. In addition to guaranteed relaxation on the property, the area also offers the possibility of mountain hiking, mountain bike rides or fishing; skiing can be done in the neighboring county, on the slopes of Alba. In Brad there is an interesting gold museum that documents the history of the mining industry in the area; currently the mines are closed, wood processing being the predominant activity in the region. Some of them can be visited on an organized tour, and the Retezat National Park and the city of Deva with its fortress are not even an hour away.

The work of the renowned Sighisoara-born architect Fritz Balthes, the school in Bruiu/Braller, like those in Cincșor, Gherdeal and Veșeud also signed by him, enjoys a central location in the immediate vicinity of the fortified evangelical church, an object of interest both for the community and for tourists. A photograph from 1923 shows it as a solid but not necessarily rigid building; even in black and white, the school, which respects the local style, offers an expressive play of volumes, fragmented and completed by a small tower. The building, completed in 1913, is an expression of the Transylvanian architect's personal Secession style - floral, vegetal and geometric motifs blending harmoniously. Currently, all the elements and details of the construction are identified and documented, and there is also a considerable volume of official documents in this regard. In Saxon communities, school has always had an important role, being essential for preserving identity; history has even noted that the first attested institution dates back to 1380 and that, for the first time in Europe, in 1722 primary education for boys and girls was established by them (by comparison, in England this only happened in 1870). The building is L-shaped with three access ways - the main one through the front in the middle area and two secondary ones (student access and the private one to the teacher's home) in the courtyard of the building, through the two opposite ends of it. The volume having the P+1E structure has one classroom per level; the S+P volume facing the street with the long side functioned as a space for the chancellery and the teacher's residence. The cellar consists of several semi-cylindrical vaulted rooms. The former school in Bruiu has high and bright rooms separated by hallways with white walls gathered in pastel belts, with columns and sturdy balustrades. All areas retain the original pavement made of prefabricated mosaic tiles with discreet colors (gray, red, black, beige). The tiles are arranged in a checkerboard pattern or make up perimeter borders, with each room having its own custom pattern. Other original elements are the window hardware, the complex beam structures supporting the cladding and the solid oak steps throughout the building. Existing modern utilities include three-phase current, running water, fiber optic internet. The Saxon school is probably the only rural building with a known author in the village; returning it to the wider community by harnessing its cultural tourism potential can only be a win-win project. An example of good practice is the former Saxon school in Cincșor, purchased over time, together with the parish house and other housing, by a former student and transformed into Cincșor Transylvania Guesthouses, a successful development. The other former schools designed by Fritz Balthes in Veșeud and Gherdeal were recently purchased to be renovated and included in the tourist circuit; the former cultural center in Șomartin, also signed by Balthes, is also currently under renovation. Bruiu is located 60 km from Sibiu and 100 km from Brașov, which gives the future owner access to two of the most attractive tourist areas in the country, strongly marked by the Saxon heritage so appreciated by modern travelers. In the area: • The Cistercian Abbey of Carta • Hatibaciu Valley • Fagaras mountains • The Saxon villages of Viscri, Meșendorf, Biertan, Alma Vii, • Richis, etc • Fagaras Fortress photo Florin Pepene

The villa is located in one of Bucharest's most important historical subdivisions, Bonaparte Mora, approved in 1913 and developed in the following years. The area is renowned for its cohesive urban planning and the architectural value of the buildings erected in this elite part of the Capital. Just steps away from Dorobanti Square, the property can today serve both as a residence or office space. The building was constructed around 1920 and preserves the elegance and refinement characteristic of the interwar period. The villa belonged to Nicolae Penescu (1896?1982), a prominent politician, former Minister of the Interior in the Sanatescu Government and Secretary General of the National Peasant Party, a close associate of Iuliu Maniu. Penescu was arrested following the Tamadau setup, later managing to emigrate to France, where he continued his political activity in exile. The property has proven its market potential and versatility, being used in its recent times as the residence of a Forbes 500 company CEO, as an embassy, and as an institutional headquarters. The building is a single-family villa and spans four levels: semi-basement , ground floor, first floor, and attic. The main entrance is on the front façade, protected by a canopy, while the secondary entrance is on the side, leading to the utility rooms in the basement . At the rear, the ground floor salons open elegantly onto the property's garden. The villa's architecture is Neo-Romanian with Art Deco influences, evident in the simplified and elegant decorative elements. The volume is well balanced, and the façades are designed with great attention to proportion and detail. The main and secondary façades are adorned with decorative cut bricks, arranged in dentils below the window sills and at the cornice line an element frequently found in Neo-Romanian architecture, inspired by church decorat ions. The ground floor hosts the reception rooms: salons, office, and dining room, while the upper floor is designated as the sleeping area, with well-proport ioned bedrooms. The master bedroom opens onto the loggia, which sits above a glazed salon on the ground floor that could be arranged as a conservatory. A distinct feature is the upper floor loggia, located on the building’s corner, with a carved Albesti stone balustrade decorated in the Brâncovenesc style, offering views of the garden. The street-facing fence is built from brick masonry topped with tiles, in harmony with the house’s architecture and the urban planning guidelines of the Bonaparte subdivision. The aesthetic value of the interior spaces arises from their successful proportions and the natural light that fills the rooms. The villa is a true example of interwar Romanian architecture, harmoniously blending Neo-Romanian, Brâncovenesc, and Art Deco elements, offering a refined and valuable living space that is representative of a culturally and urban vibrant era. The main staircase is truly special, with solid oak steps and a handrail adorned with profiled balusters. The secondary staircase has a metal handrail and is fully functional. Windows are sized according to the importance and function of each room, with new exterior wood joinery installed. The interior joinery consists of new, solid wooden doors. Finishes are simple yet elegant, with parquet floors and plain-painted walls without decorative plasterwork. The interior retains its original layout , ideal for a family residence or an elegant office space .

Only 45 km from Cluj, at the crossroads of Valea Ierii and Valea Negrii, a road through the forest suddenly opens up, reminiscent of a wonderful grove, a clearing flooded with greenery around an pond. A guesthouse all set in stone, wood and red flowers welcomes its guests with modern rooms and bohemian terraces. The mountain air feels cold and strong when it enters the nostrils, reaches the veins and ozonates. Here everything is under the sign of green - the rich and seemingly wild vegetation is left to dominate, to overflow, to fill the gaze with green. The plaster and buttresses of the exposed stone evoke the durability, stability and stature of a medieval settlement. Everything is made of wood, inside and out. The architecture follows the local rustic style, but the interior, all wood-paneled. has the atmosphere of a contemporary cottage. The wood reflects light creating a quiet, gentle and warm cocoon. Lighting accessories and chromatically coordinated contemporary furniture make a modern gray-yellow-black combination. There are 10 rooms with balconies above the lake, another 7 rooms in the main building (two of them have their own terrace and private tub with air massage) and 4 apartments (one with an area of 48sqm, shower and whirlpool tub/ ciubăr; its terrace is above the waterfall; other two apartments have private tub/ ciubăr). The property is perfectly designed and equipped for corporate and private events. It has large areas with carefully manicured grass for garden parties and a restaurant with a capacity of 300 people. The salt room, the sauna, the fireplace, the grass sunbeds or the tub are opportunities for relaxation or socializing, as you wish. Then there are the barrel-built dining areas, sauna and the jacuzzi in the tub that can be practically assimilated to a half-barrel - all elements that create a fairytale atmosphere suitable for both team buildings, weddings and holidays in nature. Children have a wonderful park but also a playground inside, while for the teens/ adults there is airsoft, paintball, rummy, backgammon, chess, playing cards, wireless access). There is also a well-stocked bar and a generous terrace with 80 seats in the air free and 36 things covered) and 9 covered parking spaces. Located in the Historic Center of Bucharest, Kiriazi Hotel is a property of remarkable historical value, set on a 1,015 sqm plot at the intersection of Blănari Street and Băcani Street, in the immediate vicinity of the iconic Hanul cu Tei. The property benefits from a privileged position within the protected Lipscani area — a historic “lipscănie”-type commercial ensemble, unique in Bucharest and rare at a national level — offering direct access to major urban landmarks such as Lipscani Street, Calea Victoriei, Smârdan Street, and Calea Moșilor. The building is configured as basement + ground floor + two upper floors (S+P+2E), comprising commercial spaces at the basement and ground floor levels and leased residential units on the upper floors. These functions have remained consistent throughout its evolution — commercial activity combined with residential and temporary accommodation use, characteristic of the traditional inn-hotel typology. Constructed in its present form between 1882 and 1884, the building is organized around an interior courtyard and features two principal façades facing Blănari and Băcani Streets, preserving a high degree of architectural and compositional authenticity. The parcel has formed part of the city’s historic urban fabric since the 18th century, when it was occupied by Zamfir’s Inn, erected during that period and later owned by the Sărindar Monastery until the secularization of monastic estates in 1863. Analysis of historical sale and redemption documents indicates that Dr. G. Kiriazi initially acquired portions of Zamfir’s Inn through emphyteusis rights, subsequently purchasing the associated land. Following these acquisitions, he established the hotel along the eastern wing of the former inn, oriented toward Băcani Street, with contemporary press references documenting the early operation of Kiriazi Hotel. After successive acquisitions completed by Dr. G. Kiriazi in 1880 and 1882, Kiriazi Hotel was constructed as a representative example of late 19th-century public hospitality architecture. The building operated as a hotel until its nationalization in 1950, after which it was converted into a residential property — a function it retains today. The property holds significant memorial and symbolic value, being associated both with the personality of Dr. G. Kiriazi and with important cultural and social activities of the era. Within its premises operated Ștefănescu’s Tavern, a venue frequented by Mihai Eminescu, while the newspaper Voința Națională also maintained its headquarters in the building. The property is listed in the National Register of Historic Monuments (Category B). Historical documents and urban plans confirm that the former Zamfir’s Inn occupied the same footprint as the current parcel, extending along Băcani Street toward Lipscani and adjacent to Hanul cu Tei, disproving theories suggesting the inn had been located on the interwar site currently occupied by Club A. At the time of its inauguration, a description published in România Liberă on February 24, 1884 highlighted the remarkable standards of the period: „Stilul Rennaissance, 2 etage în Centrul Capitalei, lângă Lipscani, (…) avend 59 camere, admirabil iluminate și aerate, 2 prăvălii, 2 pivniți, grajd pentru 8-10 cai, șopron pentru 4-5 trăsuri, (…) telefon și telegraf la fiecare cameră”. Through its exceptional location, documented history, architectural authenticity, and functional continuity, Kiriazi Hotel represents a compelling long-term investment opportunity, offering significant restoration and value-enhancement potential in one of Bucharest’s most important historic districts.

We associate Timișoara, and the entire west of the country, with the Habsburg or Austro-Hungarian empire, that is, with the West forgetting that another empire, the Ottoman, occupied the city for 164 years from the 16th century until 1716, when Eugeniu de Savoy recaptured the city. Legend has it that an axle of his chariot was integrated into a later majestic building (it appears in city plans in 1836). In reality it seems that the shaft belonged rather to a heavy artillery piece. Its insertion in the corner of the building has significance not only in symbolic terms; the building being one of the most famous in the city and its restoration was greeted with enthusiasm by the residents. Located on the space once occupied by the Round Tower of the bastion, used as a powder room until 1756 when it was demolished, the house already had the eastern body built in 1836-1836, the one facing Dr. I.C Brătianu Square (architect Anton Schmidt) as well as on the western one, which has two floors with a facade facing the side of Țepeș Vodă Square. In the period 1863–1864, marked by famine, local good Samaritans organized a social canteen in it. The House with the Iron Axis today has the bodies thoroughly rehabilitated, restored and transformed from homes into office spaces. New access roads, attic areas and re-compartmentalization suitable for modern use were made - office hub with mixed functions: law offices, insurance companies, marketing, dental clinics and IT companies. The classicist style, with neo-Romanesque elements, gives distinction to the building even today. Class B historical monument, prestigious for its age, story, address and restoration. The house with an iron shaft is 80% rented, which positions it as an excellent investment opportunity.

In one of the old royal cities of the Habsburg Empire, the one called Elisabetopole, Elizabetopolis, Ibașfalău, Ibișfalău, Bășcăleț, Elisabethstadt, Epeschdorf, or Erzsébetvároș, there is a bright and bold building catching the eye instantly. It is centrally located, on one of the main arteries and near the Armenian cathedral, the one that lost one dome. Featuring an imposing tower guarding the corner and elegantly outlined blue frames against the bright white façade the has distinction. Built in 1881, it wears its age gracefully, having been recently renovated. The internal partitioning has created spacious and bright rooms, both on the ground floor (living room, three bedrooms, kitchen, two bathrooms) and upstairs (three bedrooms, an office, living room, and two bathrooms, one with access to the Finnish sauna). The fireplace stove warms a 40 sqm living room. The vaulted cellar with a brick floor, maintaining controlled temperature, is the perfect place for a private wine cellar, while the garden with lawn and fruit trees is the ideal option for peaceful afternoons. Breakfast can be enjoyed in the pavilion, where hearty meals can also be organized for loved ones, in its 9 sqm summer kitchen with a bread & pizza oven. The garage accommodates two cars. The town of Dumbrăveni, one of the ten royal free cities, enjoys the benefits of multiculturalism, with Romanians, Hungarians, Jews, Saxons, and Armenians living in and beautifying it. In the 16th century, Grigore Apafi built the feudal castle in the form of a citadel, which now operates as the Museum of Transylvanian Armenians, and the Armenian community erected a cathedral here in the 18th century. Dumbrăveni is situated between Sighișoara and Mediaș, having touristic Biertan, Viscri, and Via Transilvanica in close proximity. photo Florin Pepene
