A chateau from the late 17th century, listed as a Historical Monument, its outbuildings and equestrian facilities on 18 hectares of grounds, near Sablé, between the Sarthe, Mayenne and Maine-et-Loire departments. Two drives lead to a carriage entrance topped with a pediment that opens onto a grand courtyard. On one side, is the chateau and, on the other, an immense outbuilding, both façades of which are punctuated by pruned yew trees, while a covered well is located in the centre. The current chateau corresponds to the former abbatial dwelling: this is where the Abbot resided, in the western wing of the abbey that once stood here. During the 18th century, the court was at Versailles and the buildings were spruced up and converted so they could be rented out, therefore providing the abbey with some revenue. With three storeys, including an attic level, the chateau is made out of plaster-coated stone and rubble stone. On the side facing the grounds, its slate hipped roof is cadenced by four bull’s-eye windows, while, on the side facing the courtyard, there are three attic dormer windows grouped together under a single pediment in addition to four other dormer windows. Both the chateau’s east and west exteriors are crowned with a pediment on their roofs, which is then repeated above the central entrance on each side. With window and door surrounds decorated with smooth rusticated stonework, the three doors on the chateau’s façade are topped with either curvilinear or triangular pediments, while its quoins, cornice and dormer windows are made out of ashlar stone. Inside, the chateau has conserved its original décor: cartouches, medallions, chimneybreasts, decorative window and door surrounds, wood panelling, marble and stone, while the size of the magnificent rooms as well as their floor-to-ceiling height add to the chateau’s overall grandeur. In addition to the topiary garden on the chateau’s eastern side, there is also a dovecote, orchard, vegetable garden, ornamental trees and a stream, which is straddled by an old bridge flanked by the columns of an ancient carriage entrance. All around, the grounds are made up of pastures, tall trees and a small wood, while equestrian facilities have been created to the west of the outbuilding, on the side facing the grounds. These include wooden paddocks, a riding ring and an area for the horses to rest and relax. The carriage entrance, the chateau’s exteriors as well as its entrance hall, vast living room, dining room and seven bedrooms are listed as national historical monuments as are the well and bridge, while the outbuilding’s exteriors and the dovecote are registered as regional historical monuments.

A historical flat, with 75 m² and two bedrooms, in a 17th-century building, not far from Bordeaux’s Great Bell. The flat is located within a national Historical Monument building, built in the late 17th century. The elaborate building, which was reorganised many times, is laid out around a central edifice facing the street, which is, in turn, supplemented by a small interior courtyard and an immense garden-courtyard bordered by a right-angle wing. As for its current façade, built in 1771 by the Laclotte brothers, upon the request of Joseph-Michel de Montaigne, it conceals the original buildings, constructed around 1697-1698 in all likelihood by the Roumilhac master masons. On the ground floor, a stately, open gallery features three rusticated stonework arches, topped with a wraparound balcony supported by corbels and safeguarded by a baluster guardrail. In addition, the private mansion also stands out thanks to its wide dog-legged half-turn staircase, the walls of which are cadenced by small niches, while the flat, with approximately 75 m² and two bedrooms, is located on the second and last floor of this breath-taking building.

A priory, tithe barn and outbuildings, with partial Historical Monument status, on nearly 35 hectares of grounds, a few minutes from Tours. The property, undetectable from a street along the edge of the village, is accessible from an iron gate that opens on to a lane that ascends gradually through the woods and leads to a second gate that gives on to an immense gravel courtyard, planted with flowerbeds, which communicates with all of the buildings, as well as vestiges from the 13th and 16th centuries, all recognised with either national or regional Historical Monument status. As for the largest of the two inhabitable buildings, with approximately 330 m² and completely restored, it today features a sunny living environment, whose many ancient details, such as a spiral stone staircase, fireplaces and pointed stone walls, have been preserved. Flanked on either side by outbuildings and a tower, the dwelling faces a large tithe barn, whereas and an impressive dovecote stands in the middle of the courtyard. Lastly, the estate, which extends over nearly 35 contiguous hectares, are crisscrossed by pathways and a stream.

A former 18th-century chapel, listed as a Historical Monument & in need of a full renovation, in the middle of the French Vexin Regional Natural Park. Rebuilt in the 18th century by Moufle de La Tuilerie and then remodelled in the first half of the 19th century, the chateau of Hanneucourt then formed a holiday home featuring a main dwelling, an orangery, a dovecote, stables, staff quarters and a private chapel. The latter, today deconsecrated, has been recognised as a regional Historical Monument, while, set back from the busy roads, it appears at the edge of an open courtyard, bordered by centenary trees and the chateau’s outbuildings, in the process of being rehabilitated and transformed. As for the rectangular edifice, with a floor area of approximately 70 m², it was designed with understated architecture, while its plaster-coated exteriors stand out thanks to its three stained glass windows: a semi-circular arched one and two Gothic arch versions with tracery. Topped with a slate and zinc hipped roof, its main façade features a triangular pediment as well as a quadrilobate rose window, whereas a roof lantern with a bell crowns the roof ridge, a subtle reminder of the building’s original purpose. Within close proximity, the estate’s former dovecote contributes to this one-of-a-kind composition, while the chapel’s interior exudes a contemplative ambiance, quite intact despite the passing of time and the years spent abandoned. Featuring a black and white chequered tile floor, wood panelling around the choir, painted décor and light filtering through its stained glass windows, creating a quiet, meditative space, the chapel’s interior also boasts several statues, paintings and lecterns, which act like silent guardians watching over the nave. In addition, its interior dimensions, relatively large for an edifice of this size, procure a feeling of unexpected volume, while the chapel is flooded in light, which highlights its burnished walls and original wood panelling depending on the time of day. Lastly, it should be noted that the chapel’s immediate outskirts will need to be reimagined, but provide the opportunity and necessary space to create a monastic-inspired garden or a more contemporary landscaped courtyard.

A listed historical monument, 16th-century manor in around 6 hectares, in Brittany, in the Pays de Penthièvre sector. The small road leading to the property is lined with relatively well spread-out trees that become denser to almost create a tunnel of foliage, after which the manor, which has been listed as a historical monument since 1967, proudly stands in the middle of a clearing surrounded by dense forest. Opposite, the manor, a vast meadow expands outwards towards the surrounding woodland. The main entrance is especially imposing due to the place’s fortified character in the past. A carriage gate accompanied by an arched pedestrian gate are both made of granite and fitted with wrought-iron railings. They open into the once enclosed courtyard. On either side, the former fortifications include several stone outbuildings: a workshop, a covered area, a log store, a former pigsty and a bread oven. According to the local archives, there was previously a drawbridge that stood astride a dry moat. The manor possesses a rectangular layout, topped by a gabled slate roof, and is listed as a historical monument in its entirety (facade, roof and interior). The façade is made of rough-hewn blocks of granite, with ashlar door and window frames. There is also a monumental opening known as 'the door of justice' framed by two columns with square capitals. It marked the entrance to the farmyard where yesteryear the lord of the realm exercised his right to administer justice. To the rear, the walls are covered with Virginia creeper that has slowly spread out over the building as time has gone by. The house boasts a panoramic view of the flowery and tree-filled south-facing grounds, tucked away from prying eyes.

A chateau and regional historical monument, with outbuildings and 8-ha grounds, including vineyards, not far from a historical city, in the Gers. At the end of a B road, a 180-metre lane leads to a car park located next to the chateau’s grounds’ enclosure wall. From there, the lane becomes a footpath, providing access to a drawbridge that spans deep and currently dry moats, which gives on to the gravel courtyard surrounded by the property’s edifices, while the chateau itself is made up of three buildings, each with two floors and laid out in a U-shaped composition around its courtyard. Built up on a rocky promontory, overlooking the medieval village’s dwellings, the chateau abuts a church to the south and looks out over its grounds and surrounding valleys to the east and north, whereas the central structure stands directly opposite the bridge that marks the entrance to the chateau’s courtyard. With its medieval foundations still evident, constructed out of magnificent ashlar stone, with no visible joints, the main façade features a classical style indicative of the 18th century with, in the middle, a heavy door accessible via the chateau’s front steps and topped with a triangular pediment. In addition, a number of tall windows and doors cadence its exteriors, while most of its architectural details have been conserved, such as its mullioned windows, majestic stone staircase, parquet floors, crown moulding and fireplaces. Constructed in 1247 by Montassin de Goalard, Abbot of Condom, the chateau, once a Gascon fortress, has, over the years, been progressively transformed, embellished and opened outwards in the direction of the village, whereas, in 1567, Blaise de Monluc made several improvements before Monsignor de Milon carried out significant modifications in a more classical style in the early 18th century.

In the heart of Valognes, Normandie Privilège presents an 18th-century townhouse listed as a Historic Monument. This elegant residence has undergone an exemplary restoration carried out over nearly ten years. Each intervention was undertaken with scrupulous respect for the architectural language of the Age of Enlightenment, restoring the building's original balance and the refinement of its decorative features. The interior retains its original layout, with generous reception rooms on the ground floor and more intimate quarters above. This arrangement allows for a potential mixed residential and professional use, should one wish, without compromising the harmony of the property. The layout is as follows: On the ground floor, a through entrance hall leads to the reception rooms. The grand corner salon (approximately 400 sq ft), conceived in the manner of a gallery, features hardwood floors, paneled walls, and a fireplace in particularly elegant proportions. A 215 sq ft study, paved in Valognes stone and appointed with wood paneling and a fireplace, provides a distinguished working environment. A smaller sitting room and a storage room complete this level. The staircase, itself listed as a Historic Monument, is one of the residence's defining features: built in Valognes stone, it is enhanced by a finely crafted wrought-iron balustrade. The first floor accommodates everyday living, with a fully equipped kitchen, a dining room, and a library-sitting room. A bedroom and a bathroom are also located on this level. The second floor comprises three bedrooms and a shower room. An attic above offers additional conversion potential. The property stands over a full basement including four vaulted cellars, one of which houses the boiler room. LAC LEMAN SOTHEBY’S INTERNATIONAL REALTY presents: In the heart of Douvaine, in immediate proximity to Geneva, this residence built in 1783 formerly a notarial house stands out as one of the finest examples of 18th-century Lémanic architecture. Listed as a Historic Monument, the property benefits from protection covering its main façade, its roofing, its entrance gate, as well as several emblematic interior rooms, including the dining room with its arched cupboard and the first-floor vestibule (land registry D 880, decree dated 29 June 1995). These features may, under certain conditions, grant access to dedicated heritage-preservation subsidies. Designed in the traditional style of a private mansion, set between a ceremonial courtyard and garden, the residence unfolds over three levels and currently comprises two apartments, supplemented by more than 200 m² of fully convertible attic space. The grounds—remarkably large for this area—extend over nearly 6,000 m² and include a barn, former stables, and an independent caretaker’s house with a private garden. Facing south / southwest, the property offers exceptional potential for reconfiguration: a distinguished family residence, a project to divide into several premium units, or a targeted heritage-oriented development for investors seeking both historical charm and a strategic location. Generous volumes, preserved architectural features, and an authentic atmosphere endow this manor with an incomparable character. A rare opportunity on the market, at Geneva’s doorstep. LAC LÉMAN SOTHEBY’S INTERNATIONAL REALTY, your trusted expert for the sale of prestigious properties on the shores of Lake Geneva and its surroundings.
