Intorno all’anno 1000 divenne un monastero e nel 1474 fu ceduto a una famiglia di conti che lo usò come residenza estiva. Per oltre 500 anni i cognomi cambiarono solo per eredità alle figlie. La dimora si compone di 27 unità abitative, 11 appartamenti e 16 suite, tutte finemente restaurate con travi in legno di castagno e pavimenti in cotto antico. Il restauro è stato eseguito con l’aiuto del Ministero della Cultura che per l’accuratezza dei lavori e la qualità dei materiali usati lo considera un restauro modello. 23 unità sono di notevole interesse pubblico con grossi vantaggi fiscali. Le unità variano da 59 a 186 mq. ed hanno da 1 a 3 camere da letto, il 96% delle quali con proprio bagno. Molti soggiorni hanno un camino. Nella Torre Piccola c’è una unità di 186 mq con grande salotto, 2 camere matrimoniali e doppi servizi. Al primo piano c’è una unità di 170 mq con un ampio salotto, camino e 7 posti letto. La vista è magnifica da tutte le finestre e dai piazzali. Il colle è presente nelle mappe all’ingresso dei Musei Vaticani perché nel 174 d.C. vi si rifugiò un santo e perché nel 1450 vi dimorò per mesi papa Niccolò V (1447-55) che fondò la Biblioteca Vaticana, incoronò per l’ultima volta un imperatore tedesco a Roma e accettò le dimissioni dell’ultimo antipapa. Nella cappella di S. Paolo, nominata per la prima volta in una bolla papale del 1115, c’è un bel baldacchino per visite papali con il suo stemma. Vi sono anche dei delicati affreschi del 1315-19 dipinti da Meo da Siena che fu allievo di Giotto e che ha una intera sala dedicata a lui nel museo Städel di Francoforte e nella Galleria Nazionale di Perugia.     Sono presenti una spa con sauna, bagno turco, doccia emozionale e idromassaggio riscaldato, una sala ristorante con soffitto a crociera costolonato e un pergolato in ferro di 129 mq con splendida vista su Perugia, vetrate apribili e cucina.   Spazi esterni:La proprietà ha 8,5 ha di orto, oliveto, frutteto, tartufaia, bosco e parcheggi.  Stato e finiture:La proprietà è curata ovunque nei minimi dettagli. 23 unità hanno mura in pietra, con spessore fino a m. 1,6.
