House with garden Villeneuve-sur-Yonne (89)
A charming house and large outbuildings on the banks of the Yonne River are in need of restoration. This house is very sound but requires work. It's a former coaching inn, with spacious rooms on the ground floor and upstairs. It boasts beautiful views of the river and provides a launching point for kayaking enthusiasts, tranquil boat rides, or fishing. A gate from the riverside opens to a small walled garden. Access to the house is via a stone staircase leading to the center of the building. At the back of the house, there's a spacious courtyard bordered by outbuildings including large barns, a sheepfold, and a workshop. It's an ideal location for establishing a business. The materials are noble, the spaces are beautiful, and it has all the basics for a fresh start. The roofs have been redone, and its layout offers several possible configurations.

House Joigny (89)
A 19th century, rural haven, exuding an air of Sundays in the countryside, 1½ hours from Paris in the Yonne department. The natural surroundings comprise a succession of wooded hills, lakes, bocage countryside and forests. Wide, spiked, wrought iron gates, supported on two pillars, protect the property. A gravelled area can take at least five parked cars. The driveway, delimited by a hedge and a row of boxwood, leads to two houses, bordered with terraces. It goes alongside the garden and its swimming pool.

Outbuildings from the same period, an orangery, a greenhouse, a chapel, two barns and a dovecote complete this property. A borehole provides water supply to the property. House Aillant-sur-Tholon (89)
An elegant 18th-century village house with stone outbuildings and tree-dotted grounds in Burgundy, 1 hour and 30 minutes from Paris. The property is surrounded by undulating countryside: a patchwork of forests, hedge-lined meadows and lakes. It lies in a picturesque village. You enter the property via a double entrance gate of wood and metal. Gravelled areas offer parking space for several vehicles. When you first look ahead, you see a harmonious collection of buildings surrounded by grounds where tall trees and fragrant flowers grow. The main house is a long building. Like the guesthouse, it has a ground floor and a first floor. It is crowned with a gable roof of flat Burgundy tiles. A dormer stands out on the roof, above the entrance door. The house’s stone elevations bring out fine features of architectural articulation. These elevations are punctuated with large windows that have small panes and are fitted with shutters. Beautiful surrounds of brickwork frame these windows. The windows are of different sizes, which livens up the facade, up which a climbing plant grows. At one end of the house there is a carriage entrance door that connects directly to the main section. And at the other end, there is a carport made of brick and timber. Lastly, there is a woodstore at the back. The guesthouse stands at a right angle to the main house and has the same characteristics as the latter. The same stones were used to build it and its different windows are fitted with shutters of solid oak. A decorative well, a stone bench and metal sculptures complete the property’s outdoor embellishments. A secondary entrance to the property is hidden on the other side of the garden.

House Sens (89)
A renovated 18th-century house with a walled garden, nestled in the historical town of Sens, Burgundy. The dwelling was built at the end of the 18th century. The bailiff of Sens ordered construction of the edifice to house his family. Later, in around 1850, the building became the head administrative office for the local area. The current owners, members of a local family, have renovated the house entirely. The property turns its back on the small street on which it stands. One of its tall elevations with a cornice faces the road. This elevation is punctuated with brickwork, which forms the window surrounds and a stringcourse. This brickwork adds colour to the plain rendered wall. An elegant stone doorway with a segmental arch surrounds the entrance gate. The facade faces the garden. Its stringcourses and the surrounds around its evenly spaced windows are also made of brick. A tall wooden double gate leads into a covered entrance area. A huge glass wall forms the far end of this covered space and offers a delightful view of the garden and the majestic trees that dot it. A few steps lead up to French windows that form an entrance. This flight of steps is aligned with the edifice’s sandstone base course. The dwelling offers a floor area of around 300m². It has a basement, a ground floor, a first floor and a second floor in the roof space. Two dormers with brickwork window surrounds and triangular pediments stand out on the tiled roof and bring natural light into the second floor. The house is in excellent condition. A tasteful modern touch has been added to its 18th-century decor.

House Sens (89)
An old renovated farmhouse and outbuildings set around a wooded courtyard and garden, 1 h 15 from Paris. A large wooden gate provides access from the street to the courtyard. Planted with trees and flowerbeds, this courtyard is bordered by the farmhouse, the various outbuildings and a perimeter wall. A second automated gate leads via a gravel driveway to the garden, which surrounds the main building on two sides. The rectangular farmhouse has a tiled hip roof; its facades are rendered and enhanced with corner quoins and brick window surrounds. The former carriage entrance has been fitted with a large glass opening. Set back from the farmhouse at right angles, the first outbuilding is topped by a tiled gable roof. Its rendered facades, like those of the farmhouse, are punctuated by brick window surrounds and corner quoins. Other outbuildings are dotted all around the courtyard.
