Maple Lodge is a home of rare privacy and warmth, set within the quiet enclave of Greatford Gardens, a unique residential pocket in one of Lincolnshire’s most desirable villages. With expansive countryside views, direct access to local footpaths and a garden that has been thoughtfully nurtured for year-round enjoyment, this is a property that truly celebrates its setting. Tucked away over a bridge that crosses an original brook and set well back from the road, the house has an immediate sense of peace and retreat. The house is approached by a sweeping driveway that curves around to an American-style oak porch, which creates a strong first impression and a warm welcome. From the moment you enter, the generous proportions and sense of calm are immediately apparent. The entrance hall is light and spacious, centred on a graceful curved staircase that draws the eye and adds a gentle architectural rhythm to the interior. The layout of the house is ideal for both everyday living and entertaining. A large open-plan reception space spans the full depth of the house, with sliding doors opening directly onto the rear terrace and garden. At its heart is a working log burner with a built-in wood store – a focal point that brings atmosphere and comfort in the cooler months. The flow of light and the west-facing aspect give this space a feeling of quiet openness, while offering a seamless connection with the garden. One of the most distinctive features is the indoor swimming pool. Surrounded by windows and set beneath a handsome timber ceiling, the room is bright and spacious, with a galleried landing above, two changing rooms and a mezzanine viewing area. The kitchen enjoys a lovely view of the garden and includes a breakfast bar, as well as an American style ‘booth’ for casual eating. From here, the layout flows naturally through a substantial utility room and into a well-fitted boot room, which has direct access to the outside – ideal for countryside living. An additional space off the kitchen offers versatility, and is currently used as a study. To the rear, the owners created what has become the heart of the house: a spectacular oak-framed garden room. This all-glass extension floods with natural light and connects beautifully to the surrounding garden. Open beams give it character, while underfloor heating ensures it remains cosy and welcoming even in the depths of winter. It is a space designed to be enjoyed year-round, whether for quiet reading, entertaining, or simply soaking in the changing views. Upstairs, the landing leads to five double bedrooms, including a principal suite and a guest suite, both with en-suite bathrooms and built-in storage. One of the bedrooms is currently arranged as a hobby room but could easily become a fifth bedroom or spacious office. The family bathroom includes a separate bath and a steam-capable shower. Every bedroom enjoys a different aspect, some over fields, others towards the intricate and lovingly landscaped garden. The garden at Maple Lodge is much more than a setting, it is an experience. Winding paths, archways, specimen trees and secret spots make it feel like a private parkland. A standout feature is the Monet-style bridge that crosses a generous pond, complete with a small island and mature plantings. There is a shaded terrace beneath an awning – perfect for outdoor lunches – and a charming summer house with its own porch, tucked into a quiet corner for reading or retreat. Each area of the garden invites exploration, and the effect is both enchanting and deeply peaceful. Surrounded by peaceful countryside, the property extends to an impressive 4,480 sq. ft., including a beautifully crafted main house and a range of versatile outbuildings. Built in 1993 by the current owner, using local tradesmen and the trusted block???and???beam construction method, the home showcases enduring quality throughout. Every aspect of the property has been thoughtfully designed to create a living environment where elegance meets everyday practicality. The architecture and layout offer not just a home, but a lifestyle defined by comfort, space, and timeless appeal. Additional land is available by negotiation. SELLERS INSIGHT Working with a local architect, our key criteria was to not only design and build a house in keeping with its surroundings, but to build a high-quality home using only local trades and skilled craftsmen. The final design became a thatched barn-style property combining traditional features with all the facilities for modern day living. All aspects of the house have been custom made and built to last, from each individual window and door; the hardwood kitchen and cherrywood family bathroom down to the spindles on the staircase – each hand turned by a local wood turner. The octagonal orangery was built as an added feature and now accommodates our spiral wine cellar, complete with humidifier to ensure the wines are stored at the correct temperature. The house, and its location, has proved to be ideal for our family with generous space for our two boys as they grew, both inside and outside. We sit on three acres of grounds so, when they were young, we had a cricket pitch set up and even created a mini golf course, so my husband could teach them to play. This is a fantastic area for children and teenagers in terms of things to do and transport links to schools or activities. As the boys became more independent, they were able to catch the bus outside the house to travel to their sailing club in Mersea, or to Colchester to meet up with friends; and the self-contained annexe proved a popular choice to move into when they were old enough! There are a number of things I will miss when I leave; this house is both spacious enough to host large parties and events, of which we have had many, but also cosy and welcoming. The view from my bedroom window across the marshland to West Mersea is very special, I never close my curtains and wake up to that spectacle every morning STEP INSIDE Upon entering the property, you are met with a grand entrance hall that sets the tone for the home, featuring a brick fireplace with wood-burning stove, stunning wood staircase, the hall opens into the open-plan kitchen and dining area which is the perfect mix of traditional style with functional elegance, creating the ideal space for hosting gatherings and culinary creations. Double doors open into the garden creating the perfect indoor/outside living space. The property includes a utility room and storage space adding convenience and extra storage space. The sitting room, with its exquisite feature fireplace, provides a warm and inviting space for relaxation. Leading from the sitting room is a beautifully designed octagonal brick-built orangery and wine cellar which adds a touch of luxury, ideal for enthusiasts and collectors alike. Ascending to the first floor, the master suite offers a luxurious retreat, complete with ample space and thoughtful design. It features an elegant en-suite bathroom. Floor to ceiling windows bring in natural light, creating a bright and inviting atmosphere as well as a clear view of surrounding country and the beautiful Mersea estuary. The property has two further well-proportioned bedrooms, one with ensuite, they provide a comfortable and serene space for residents or guests. With easy access to the shared family bathroom, bedroom three is designed with both comfort and functionality in mind. Each bedroom is designed to provide comfort and a harmonious living environment, with attention to detail that enhances both functionality and aesthetic appeal. The family bathroom has been cleverly designed to include a laundry chute which leads into the utility room. A unique and practical design which adds to the creative style of the property. STEP OUTSIDE The property has a large private driveway and beautiful mature garden. The outbuildings, spanning 1,240 sq. ft, include a car port for two cars, and provide endless possibilities. Whether envisioned as additional living quarters, personalized workspaces, or creative studios, these spaces are a blank canvas awaiting your inspiration. LOCATION The property is located just on the outskirts of Peldon village which enjoys a tight knit community feel thanks to its recent addition of a new village hall which serves a variety of social events that include history talks and leisure activities. The proximity to Mersea Islands offers enjoyable days out as well as an active lifestyle thanks to the prominent sailing facilities that are present, including the Mersea Yacht Club, which was founded in 1899, one of the prominent racing venues on the East Coast of England. In addition, with the Company Shed; known locally for its fantastic fresh seafood dishes, being less than a ten minute drive away, Rose Barn is evidently positioned in an ideal spot for a range of activities and tastes. What the Owners Say: We bought this superb property some 23 years ago as we absolutely loved the location with wonderful views, a quiet and peaceful environment yet close enough to the village amenities not to feel isolated. Over the years we have completely renovated and refurbished the property to become a gorgeous family home and have wonderful memories of our life here, however we now plan to downsize and have a property ready to move into. As well as the opportunity to create an annexe, if a new family have equine interests, they could turn part of the rear garden back into a paddock and build stables. As we literally abut the edge of the Minnis it is possible to ride out of our gate straight onto the Minnis and enjoy a hack without ever having to go on the road. The Minnis is also a great place for a walk with the dog and there are excellent opportunities for cycling around the neighbourhood, while golfing enthusiasts have many courses to choose from such as Echinghill, Sene Valley, Canterbury and Broome Park. We bought this property some 30 years ago because the location is simply amazing. It is very quiet, secluded and private and, looking out over the fields and the spinney, makes you feel you are deep in the countryside. However you are just a few minutes’ walk from a supermarket and a number of excellent primary, secondary and grammar schools, while Broadstairs town centre and the seafront is only about a mile away. It is also not far to Margate and the Westwood Cross shopping centre with its high street stores, restaurants, cinema complex and casino. The property was originally part of the Dane Court Manor estate and was in a somewhat parlous state when we arrived and, as there was no road access to the property, we had to force our way through the undergrowth to reach the bungalow. However it has been a real ‘labour of love’ creating our charming home, garden and the spinney. We also constructed the garage that could easily be converted into a separate annexe, subject to the appropriate permissions, and we installed the road, the automatic gate and surrounding fencing to provide added security and have extended and updated the property over the years, as well as adding solar panels and batteries. Much as we love it here, we feel it is now time to downsize and pass the baton on to new owners who we hope will get as much pleasure out of the property as we have. The Victorian seaside town of Broadstairs includes a variety of individual shops, bars and excellent restaurants as well as a cinema and theatre and annual events such as Folk Week, the Dickens Festival and the Food Fair as well as a mainline station with fast trains to London taking less than an hour and a half. While Margate offers the famous Main Sands, the Turner Gallery, Dreamland Amusement Park and the interesting Old Town with its quirky shops, galleries and eateries. There are also numerous sports clubs available including cricket, tennis, bowls, squash and the renowned North Foreland Golf Club. Historical Note: Dane Court Manor was built in the 18th century, although an earlier property did exist dating back to pre-medieval times, but the latest manor house was demolished in the early 1960s and replaced by Dane Court Gardens, with the nearby Grammar school being named after the Manor. There is a large cropmark complex in the fields adjacent to the property that includes a number of ring ditch and pit features and believed to be the remains of a Roman villa with superimposed Anglo-Saxon structures or could have been a settlement site associated with the site of a Jutish cemetery in St Peters churchyard. Under the circumstances, with its archaeological importance, it is unlikely that the fields would ever be built on.

Each bedroom is light, bright and beautifully finished, making this an ideal home for families, visiting guests or even those needing a separate space to work from home.
