Villa with garden and terrace Sprang-Capelle (Netherlands)

Living without compromise: space, tranquility, sustainability and endless possibilitiesIn a beautiful location near the harbor of Sprang-Capelle, you will find this truly unique, fully renovated former farmhouse set on a generous plot of over 2,460 m². A home where space, luxury and future-proof living come together. With approximately 375 m² of living space, more than 300 m² of additional indoor space, an A++ energy label, 48 solar panels, heat pumps and an almost gas-free installation, this property is completely prepared for the future. And all this with the A59 motorway just one minute away and cities such as Den Bosch, Tilburg and Breda reachable within half an hour. Grand living, ultimate freedom, yet perfectly accessible.A completed renovation project with vision and dedicationBetween 2020 and 2025, the current owners left nothing to chance. The property has been renewed, made sustainable and refined from top to bottom. All pipes and installations have been replaced, floors and façades insulated, roofs fully renewed (including purlins and roof decking), and the home equipped with modern heat pumps. The result? A comfortable, energy-efficient house with a surprisingly low electricity bill of approximately €170 per month. Cooking is currently still done on gas, by choice of the owners who enjoy cooking. Prefer induction? No problem — the necessary provisions are already in place. The home can easily be made completely gas-free.Historic character with contemporary comfortBehind its modern performance lies a home with a remarkable story. The original construction dates back to approximately 1850. During the Second World War, the front section was damaged, after which the front façade was rebuilt. Whereas the house once stood directly on the street, it is now positioned approximately six meters back. This makes it one of the few homes in this characteristic street with a generous front garden and ample distance from the road.During the recent renovation, the façades were cleaned, impregnated, re-pointed where necessary and insulated. Authentic wooden beams have been preserved, left visible and professionally treated, creating a warm, characterful atmosphere with a nod to the past.Life-cycle proof living with exceptional spaceDespite its impressive dimensions, the home feels logical and comfortable. It is fully life-cycle proof. On the ground floor you will find, in addition to the spacious living room, a very generous bedroom, a large walk-in closet and a spacious bathroom. There is also a complete laundry room with ample storage and a sink.Upstairs are three additional bedrooms and a second bathroom.Do not be misled by the floor plans: due to the sheer size of the property, the rooms may appear smaller than they actually are. Please refer carefully to the listed dimensions — they truly reveal how spacious this home is.A kitchen and bar designed for gatheringThe inviting kitchen flows seamlessly into the cozy living room and features a kitchen island with an adjoining wooden dining table, plenty of storage space and all modern built-in appliances. And then… accessible via the utility room, the garage or the veranda at the rear… the bar. Fully equipped with refrigeration units, its own restroom with toilet and urinal, and an impressive mezzanine reaching up to the roof ridge. Even from the attic level you can look down into the bar. This is a space that must be experienced.A “garage” the size of a commercial hallThe adjoining garage hardly does justice to its name. With approximately 160 m² of space, a large sectional door at the rear measuring 3.5 meters in both width and height, a loft and additional indoor areas, it is a dream for car enthusiasts, camper storage, collectors or hobbyists. A large van can easily drive inside. And that does not even include the additional indoor areas: including the attic above the bar, the property offers more than 300 m² of extra space in addition to the living area.Suitable for B&B, home office or multi-generational livingThe possibilities here are truly endless. A Bed & Breakfast is among the options (permit required), partly thanks to a separate entrance at the rear and ample on-site parking. Multi-generational living is also perfectly feasible: parents, children and grandchildren together, while maintaining privacy. For those working from home, there is a spacious home office, accessible via its own entrance and overlooking the driveway.Low-maintenance, quiet and comfortableThanks to uPVC window frames with wood-grain finish, concrete cladding in wood-look style and fully insulated façades, maintenance is minimal. Part of the glazing consists of sound-insulating (triple) glass, ensuring that traffic noise is barely audible in the living room and bedroom.Underfloor heating on the ground floor, high-quality materials and carefully considered choices complete the comfort.Technically perfectedBehind the scenes, everything has also been carefully arranged. The electrical installation is extensive and future-oriented, with multiple three-phase groups, separate distribution boards for the house and rear building, surge protection and full provisions for the solar panels. An asbestos report from 2019 is available, confirming that no suspicious materials were found. All wooden trusses have been treated against woodworm, including warranty certification.A place you need to experienceWords, floor plans and photos do their best, but this property cannot truly be captured on paper. The space, atmosphere, tranquility and possibilities must be experienced in person. The same applies to the outdoor area. As all time and energy were devoted to the house itself, the next owner has the opportunity to further design the garden to their own taste. A solid foundation is already in place: paving has been completed and a very spacious veranda — accessible from the bar — has been installed. With the vast space behind and beside the house, the outdoor possibilities are virtually limitless.* General information* Plot size: 2,460 m²* Living area: 373 m²* Additional indoor space: approx. 307 m²* Building-related outdoor space: 43 m²* Year of construction: 1850* Energy label: A++ (solar panels and air-source heat pumps)* Volume: 2,522 m³* Transfer: in consultationFinallyA property can only truly be seen, felt and experienced during a personal viewing. Villa with garden and terrace Enschede (Netherlands)

Monumental villas with contemporary interiors are true gems, often featured in TV programs. This villa on Thorbeckelaan, built in 1926 as a rectory, is such a rare dream home. Designed in the Um 1800 style by architect Huijgens, the property offers a unique blend of nostalgia and modern comfort.  Surrounded by greenery, the villa provides ample privacy while being close to the center of Enschede. The house exudes exclusivity and retains many authentic elements, such as the staircase and wood carvings. The spacious, high-ceilinged rooms with parquet floors are full of character. Recent renovations have added modern, sleek elements, such as an extension with wooden panels, all done in consultation with Monumentenzorg.  Over its more than 100-year history, this villa has witnessed much. The ‘grande dame’ has survived two world wars, narrowly escaping the last. Bombings completely destroyed the nearby elementary school. To continue providing education to the children, a temporary classroom was set up in the rectory. During air raids, they would rush to a safe shelter in the basement. At that time, Reverend Nanne Zwiep lived in the rectory with his family. In church, he preached against the persecution of Jews, which cost him dearly. Reverend Zwiep was arrested and transported to Dachau, where he died in 1942. In his memory, a Stolperstein was placed in the floor in front of the villa’s front door.  The rectory also served as a hiding place for refugees, revealed by a removable plank in a closet on the second floor. Behind the wall, the residents found a child’s shoe and old newspapers. Out of respect for the past, the space has been preserved. The history also brought beautiful moments: former residents, often children of pastors, would leave notes or ring the doorbell to visit their old home once more. During those visits, heartwarming stories were shared. The positive atmosphere of the rectory, always palpable, ensures that visitors feel right at home.  The villa, shielded with a distinguished fence, is built on a mound. The terrace with the impressive double front door is reached via a stone staircase. Above it is a graceful balcony. In the entrance hall, featuring a small radiator and a new meter cupboard, begins the beautiful terrazzo floor.  Through a glass swing door, you enter the large, bright hallway with the same terrazzo floor. Immediately, you are struck by the seamless blend of ‘then and now.’ Particularly impressive are the extensive door frames with artisanal wood carvings from the past. A large, round designer lamp on the ceiling—repeated elsewhere in the villa—represents the present. When lit, the pattern of the lamp is reflected on the walls, creating a magical effect.  On the right, you find the first room with three tall windows. The former study now serves as a ‘chill room,’ but it is also perfectly suitable as a bedroom. In addition to the two monumental built-in closets, there is a third closet that houses the water softener.  If you go straight right down the hallway, you enter a small hallway with two doors. The left door leads to a spacious, underground cellar with two windows. There are plenty of closets on both sides. The floor has recently been replaced with tiles in an ‘old style.’ Behind the second door is a restroom, equipped with a window, toilet, sink, and radiator.  Returning to the hallway, you walk diagonally straight into the living room en suite. Furniture is almost redundant here; the living space itself exudes atmosphere. The area is divided into a front room and a dining room. The beautiful, glass suite sliding doors with built-in storage on either side allow the rooms to be separated. To maintain the symmetry of the monumental building in the windows as well, an extra window has been added to the outer wall of the front room. In that same wall, a flue is present in the middle, under which stands a wood stove as an elegant addition to the cozy ambiance. Warmth is also provided by radiators under the windowsills. The dining room also features radiators and a wood stove. The mantel above the stove is lined with Oud-Hollandse tiles, forming an original accessory in the otherwise serene room. Wooden sliding doors, framed with storage behind wooden doors, provide access to the backyard.  From the dining room, you walk into the kitchen. The large, high windows offer a view of the terrace and garden. Here too, there is a sober, pleasantly calming interior base. The small, gray, antique-looking floor tiles are original handmade Castelo tiles with underfloor heating; how delightful! They share the same gray tone as the imposing cabinet wall with a large refrigerator, fresh-keeping drawers, steam oven, warming drawer, and kitchen cabinets that reach the ceiling. A stainless steel niche in the middle of the wall is the spot for the six-burner gas stove with an oven. The stove is flanked by spacious, deep basket drawers, with a concealed pull-out pantry on the right side. There is no lack of storage space in this practical kitchen. If cooking is your hobby, this is the culinary Valhalla. There is enough room to try out recipes for the tastiest dishes together.  Prefer to watch? You can do so from one of the six stools at the generous kitchen island that forms the heart of the kitchen. A rail on the ceiling supports spotlights and pendant lights. The kitchen island has a stainless steel worktop and sink with a tap, Quooker, and built-in soap dispenser. You can place the dirty dishes directly in the dishwasher below. Very practical, and you can immediately join the bar for an aperitif. The kitchen also has a mantelpiece, which is currently out of service but can be reactivated.  A charming detail in the kitchen is the pass-through in the wall to the dining room. According to legend, servants used it daily and frequently in the past. Nowadays, the pass-through mainly fuels your imagination… What all has passed through here? It could be a separate chapter in the history book of this villa.  Adjacent to the kitchen, an extension was created in 2015. The passage is entirely made of glass and opens into the second dining room. In keeping with the monumental character of the house, the space is largely furnished in the same style as the rest of the ground floor. The same tiled floor as in the kitchen, white plastered walls, and high windows. The main difference lies in the style. The interior frames are made of the same wood as the exterior wooden panels. The space is lit by ceiling spotlights and pendant lights and features storage space against a ‘Delft blue’ wallpapered wall, a nod to history.  After the dining room, through the small hallway, the inside and outside are separated by a sliding door to the terrace on the left. In the hallway, there are also sliding doors that disappear into the wall when opened, providing access to the wardrobe with hanging and laying options and a glass door to the outside. Depending on the season, wool mittens or sun hats can easily be stored in the extensive closet wall that spans the entire wall width. Beyond the wardrobe is the back door to the driveway and the street side of the garage.  The shed cum garage is built in a matching style. The spacious garage with double doors at the front and back offers space for a car and storage for all kinds of tools and other items. If you’re creative, you can quickly turn it into a workshop.  The majestic staircase with graceful, curving handrails featuring original wood carvings is a monument in itself. Ascend the runner and you reach a small landing with a large window and another small staircase. This is the ascent to the first floor, which is lit by the second round designer lamp. Various bedrooms feature spherical lamps on the ceilings. These are also identical to each other but smaller and different in appearance than the lamps in the hall and landing.  For the furnishing of the first floor, uniformity in the bedrooms is key to serenity. All bedrooms are equipped with connections for TV and cable, multiple low-mounted radiators, monumental built-in closets, and several large sliding windows. Together with the high ceilings, the generous daylight gives a sense of freedom and space. The floors throughout the floor have been replaced. The light-colored wooden plank floors are made of the same type of oak as the herringbone parquet downstairs. The dimmable wall spots and white, double-layered roller blinds are also found everywhere. The white plastered walls in some rooms are decorated in various ways with a colored pattern.  Arriving on the upper floor, you find five doors. Clockwise, the first bedroom is located on the street side. A double bed and a desk fit here perfectly. You still have enough space left.  Behind the second door is the bathroom with a window, spatially above the entrance downstairs. The bathroom, done in a combination of white and brown tiles, is equipped with a hanging toilet, a shower behind glass walls, a vanity unit with storage drawers, a double sink made of black natural stone, and built-in taps. The wide mirror above it is framed with the same brown tiles as the wall in the shower area.  The third bedroom is accessible via both the third and the fourth doors. On clear days, you can almost leave the light off in this bedroom. A large window and French doors flood the room with daylight and sunshine. From the small balcony, you look out over the backyard. In this room, the symmetry returns in the form of closets on either side of the French doors.  Staying here feels like being in a luxury hotel. This spacious bedroom (above the dining room en suite on the ground floor) has three tall windows. One of them is part of a chic bay window finished with wooden wall panels. True to tradition, there are built-in closets on both sides of the bay window. Truly splendid is the ceiling here, adorned with authentic ceiling moldings and ornaments.  Continuing the route, you reach the next sublime room, bedroom 5. Daylight enters through three windows. A contemporary wardrobe complements the hanging and laying space in the monumental built-in closets. No unnecessary accessories, just peace. And that is exactly enough to fully relax here.  From the landing, two staircases, of course with a small landing in between, guide you to the second floor and the third round designer lamp. The villa’s impressive contents are once again evident here. Look down from behind the balustrade. What you see are not ordinary stairs. The monumental staircase resembles a unique piece of architectural art. Three doors form the selection menu on the second floor. The left door provides access to a small hallway with four more doors. The stylish villa boasts a second bathroom, housed behind the first door in the hallway.  This bathroom has a robust character, thanks to the old wooden beams incorporated into the interior. The sloping wall with a skylight also sets the atmosphere here. In the corner of the bathroom, an oval bathtub draws attention. Relaxing in the bath is literally done in higher spheres here. A vanity unit with drawers, a black double sink in one, two built-in taps, and a wide mirror illuminated by a wall spot are placed in front of a wall. Behind it, there is a walk-in shower with built-in spotlights. All walls and floors are tiled with the same square, gray tiles.  The next door in the small hallway leads to the sixth bedroom, currently used as a laundry and ironing room. Behind the remaining two swing doors on the right side is a space for a washing machine and dryer. The appliances stand on a noise-reducing concrete platform.  Crossing the landing directly, you reach bedroom 7. This is a smaller room, also with a small bay window with a window, a sloping wall, and space for a single bed. While each room tells its own story, this room holds a particularly remarkable history. It is in the strikingly shallow built-in closet, where a plank seals off the space where refugees hid during World War II.  Through the middle of the three doors on the landing, you do not enter a bedroom but instead climb a steep staircase to the attic. Should you, despite the abundant closet space, still be looking for a place to store, for instance, Christmas decorations, this is your spot. The surprisingly spacious attic, where you can stand upright, offers many possibilities. There is even a separate storage area. You could potentially create an eighth bedroom. The central heating boiler that hangs there dates from 2013. An interesting detail is the ladder lying on the beams. With it, you can reach the flat roof through a hatch.  When you think of a cozy garden, you think of fruit trees, a sprawling lawn, a sunny seating area, and a covered terrace for cool evenings. This garden, accessible via the dining room, kitchen, and extension, has it all, including a pear tree. Matching the style of the villa, the paving consists of old clinkers. It is delightful to relax after a busy day at the outdoor seating area, from the loungers, or on the covered terrace against the garage wall. From here, you have a view of the garden, the back facade of the house, and the extension. Is it too chilly outside already? No worries, turn on the heaters, and you can enjoy beautiful evenings for hours. In the corner of the garden, you can take a seat under a third terrace’s canopy.  A dense growth of trees and shrubs surrounds the lush garden. A wall covered in ivy forms the separation from the neighbors behind. On the expansive lawn, there is plenty of room for play equipment. Both inside and around the house, maintenance is up to date.

Whether you’re looking to live, work, or relax, this unique home offers it all. Once you pass through the remotely operated gate, a different world unfolds. Feels Like a Detached Home This two-storey villa is part of a distinctive cube house built in 1966. The developer himself moved into number 67 and sold number 65. The current owners carried out a major renovation in 2007, and in 2021 installed maintenance-free window frames with tilt-and-turn insulated safety glass. The exterior walls were also replastered. Around four years ago, the roof was renewed. Even better, there is an approved (transferable) permit in place for a 90m² extension, granted by the municipality of De Ronde Venen. A wonderful family home by the water, offering comfort and charm — where the exceptional location truly sets it apart. UPPER FLOOR Living Area & Roof Terrace Let’s start on the upper level, the heart of the home. From here, you’ll enjoy the very best views of the surrounding water. Villa with garden and terrace Neede (Netherlands)

Majestic villa 'De Voort' – Luxurious and Elegant on the Edge of the Town CenterVilla De Voort is a municipal monument and, with its white-plastered walls, impressive size, and refined architecture, undoubtedly a landmark villa in the heart of Neede. Perhaps this house has often been the subject of your daydreams; if so, we have wonderful news, because we are proud to offer this magnificent property for sale.As its name suggests, Oudestraat is the oldest street in the village. The church dates back to the early 13th century, when the old Hessen route (the trade road between Vreden, Germany, and Deventer) brought many travelers through the area. The village gradually expanded, and later the Havezate De Kamp estate was built. Several centuries later, the nearby textile factories brought prosperity to Neede, and in 1880 the textile magnate Ter Weeme commissioned the construction of this beautiful villa: a neoclassical design with eclectic details and, with nearly 400 m² of living space, exceptionally spacious. Today, De Voort is located in the vibrant heart of the village and is surrounded by a generous garden. The current owners have completely renovated the house and adapted it to modern standards and comforts, allowing it to retain all its 19th-century charm while offering contemporary living comfort. The right wing has also been arranged to provide bedroom and bathroom facilities on the ground floor. In addition, above the right wing is an attractive guest apartment complete with a kitchen and storage space.NeedeThe house is just a few minutes’ walk from the center of Neede, with its charming shopping streets, bakery, greengrocer, and of course various restaurants and cafés. Thanks to the village’s colorful textile history, Neede is home to many beautiful and distinctive villas, making the famous “Rondje Neede” walking route through the village and surrounding countryside a delightful pastime.Within ten minutes you can reach towns such as Lochem, Borculo, Groenlo, Diepenheim, Eibergen, and Haaksbergen. Larger cities such as Enschede and Hengelo are conveniently located only 20 minutes away (the N18 motorway is nearby). The Achterhoek region is truly a land of abundance; there are many local shops where vegetables, meat, and dairy products are available directly from the source — life is good here.Ground FloorThe classic front façade is divided into five bays, with the entrance located centrally. The hallway is bright and spacious, full of ambiance thanks to the wainscoting and wooden floors. From the vestibule you enter the central hall with its elegant staircase landing, providing access to the living room, salon, kitchen, cellar, toilet, and garden room respectively. The living room is located on the left side — traditionally, houses like these were divided with the master and lady of the house on the left and the service areas on the right. The living room is bright and sunny, featuring tiled flooring, underfloor heating, and a beautiful French sandstone mantel surrounding the gas fireplace. There is a bay window at the front and en-suite doors at the rear leading to the salon. The salon is the perfect place for intimate dinners with friends and family, followed by relaxing together around the gas fireplace at the end of the evening. Schiphol Airport is just 15 minutes away by car.Above all, Zuidelijke Wandelweg 33 is a warm and welcoming family home a true sanctuary where privacy and togetherness coexist in perfect harmony. Summer evenings are made for intimate drinks and long dinners in the characterful garden, while movie nights in the private cinema or celebrations at the bar create lasting memories. In the colder months, the heart of the home comes to life with cosy winter evenings spent in the open-plan kitchen or by the fireplace. This is more than just a house it’s a home that effortlessly embraces all who enter, whatever the time of day or season. This modern family home was completely renovated in 2024, with sustainability, design, comfort, and security as its key guiding principles. The house is equipped with state-of-the-art, government level security systems, designed with an emphasis on safety, peace of mind, and future-proof living. All technology has been seamlessly integrated into the home during the renovation. The villa was architecturally redesigned by the internationally renowned interior design studio Nicemakers, known for projects such as Hotel De L’Europe, Mendo Bookstore, Flore Restaurant, and The Hoxton. Following the initial renovation in 2019, the current residents used their living experience to further optimize and refine every square meter. The result is a warm family home, rich in design, quality, and sustainable choices. The generous layout and open living spaces with floor-to-ceiling windows allow natural light and a sense of spaciousness to flow freely throughout the home.Every room is designed to promote comfort, warmth, and connection. The expansive kitchen is fully equipped with top-of-the-line appliances, features a wine bar, and has a dining table integrated with the kitchen island. It is a space where a love for cooking and dining come together. The kitchen flows organically into the open dining area, dominated by a spectacular indoor-outdoor living effect. It’s a perfect setting for both everyday family life and elegant dinner parties. A fireplace surrounded by a cozy seating area connects the living and dining rooms subtly through a stylish see through feature. The living room includes custom-built mahogany design cabinets, offering space for art and books. The large windows, framed in matching designer elements, create a natural connection to the terrace and landscaped garden, allowing the interior and exterior to feel like one continuous space. The garden was also designed by an architect. Varied elevations, multiple heated terraces, a large lawn, and a sun deck create a natural and inviting flow. Every detail reflects luxury and comfort: a charming veranda with an adjustable canopy integrated into the pergola, a fully equipped outdoor kitchen, a jacuzzi, a water fountain, a waterfront terrace with a private dock, and even a slide and diving board. Several outdoor fireplaces and heaters ensure year-round outdoor comfort.Smart technology powers and manages the entire home, offering fine tuned control and custom atmospheres tailored to personal preferences.Sustainability was fully integrated during the comprehensive renovation, resulting in an A+++ energy label. Every system is thoughtfully designed and future-proof: the heating and electrical systems were completely renewed, a heat exchange system was installed, and 40 solar panels were placed on the roof. The system is battery-ready, meaning the house can easily become fully self-sufficient.With the smart home system, you can monitor all the home’s energy and performance metrics at a glance. This is one of Amsterdam’s most sustainable city villas.Originally built in 2003 under architectural guidance, the home was designed with total privacy in mind.At the time, the architect created a unique, non-typical Amsterdam city villa on the outskirts of the city, surrounded by nature and with direct access to the Amstel River. The original home had a living area of 529 m², already conceived on a grand scale. This layout served as a strong foundation for the first renovation in 2019. Now, seven years later, the property has been completely optimized and expanded to 717 m², both technically and aesthetically, and includes every conceivable amenity. The architect-designed garden invites year round outdoor living.Perfectly south facing, it enjoys sunlight from morning to evening, with just the right amount of shade on warm days. Designed with outdoor living, play, and relaxation in mind, the garden features multiple levels, five seating areas spread across various terraces, a large lawn, and a dock with a sun deck and mooring space. The garden is fully reinforced and the waterfront embankment has been entirely rebuilt.High quality materials such as warm hardwood and robust corten steel combined with lush greenery, give it a timeless appearance.Beneath the hardwood pergola, complete with integrated sunshade and outdoor heating, you'll find a comfortable lounge area, a fully equipped outdoor kitchen, and a jacuzzi. The dock becomes your launchpad for water activities: paddleboarding, swimming, and e-foiling in private waters, or boating on the Amstel summer fun is guaranteed. Various outdoor fireplaces and heating systems offer a cozy outdoor experience throughout the seasons. As evening falls, the garden transforms into a magical retreat for long, intimate evenings.Soft lighting, the crackling of the fire pit, and a gentle breeze through the trees give the outdoor experience an almost Mediterranean feel. Every detail has been considered: a fountain keeps mosquitoes at bay near the water, and the outdoor heating and fireplaces provide warmth and atmosphere for year-round enjoyment. This garden is a true extension of the home a place to unwind, connect, and enjoy life together.

Villa with garden and terrace Rijsenhout (Netherlands)

A sustainable villa in the green heart of the Randstad – truly in a class of its own. An abundance of space, comfort, warmth and sustainability makes this villa (2000) a remarkable family home. Here, you enjoy the tranquility and safety of village life, while lively surroundings are always within easy reach. And then there are the two fully self-contained apartments, each with its own entrance – a valuable addition. Perfect for multi-generational living, grown-up children, or accommodating a nanny or au pair. It also serves beautifully as a guest residence for visiting family and friends. This characterful villa is the result of a seamless collaboration between the current owners and Piet Boon, a Dutch architect with international acclaim. A bold designer known for his forward-thinking, sustainable and innovative ideas, with a strong focus on the client’s wishes. The home is defined by its beautiful natural light and exceptional privacy. The consistent symmetry creates a sense of calm, enhanced by the use of high-quality materials such as solid oak flooring and panel doors, as well as carefully chosen color schemes. Together with Boon, a select group of passionate craftsmen contributed to this traditionally built home. The quality is tangible in every detail. In June 2024, the villa underwent a full update. The guest residence in the former garage dates back to 2017, and two years later a luxurious apartment was added on the top floor, complete with lift and stair access. With the exception of the wine cellar, the entire villa is equipped with underfloor heating. The home also features climate control (heat recovery system), home automation (smart lighting, wireless Bluesound audio), and a security system. The entrance gate is remotely operated, and façade lighting adds a unique atmosphere to the property. THE VILLA Ground floor Upon arrival, standing on the stone doorstep before the impressive front door, you immediately sense that something special lies beyond. Step inside… Double glass doors separate the entrance from the main hall with mezzanine and adjoining corridor, which provides access to all living areas: TV room, living room, kitchen and office. A striking feature is the pair of elegant black natural stone staircases flanking the corridor. Further along – past the guest toilet and cloakroom – the corridor leads into a second hall with mezzanine, where carefully curated art pieces are beautifully displayed. The TV room is warm and inviting, featuring a robust natural stone fireplace with an open wood-burning fire. A bespoke cabinet wall with oak folding doors connects it to the living room. The flooring, renewed in 2024, consists of solid oak laid in a herringbone pattern. The spacious living room offers a lighter palette, creating a slightly different yet equally inviting ambiance. The kitchen has a modern country style, combining solid oak cabinetry with a bold Belgian bluestone worktop. It features a central sink island and a separate cooking area with a fully equipped Viking range. The adjoining utility room, complete with extra refrigeration and a coffee station, mirrors the same style. From here, a black natural stone staircase leads to the basement with wine cellar and wellness area. Near the entrance is a practical office space – ideal for receiving business visitors without having to walk through the entire house. At the rear, a glass-rich conservatory connects the home seamlessly with the garden. Enjoy this space year-round thanks to underfloor heating and ceiling heaters. Accessible from the kitchen, living room and hallway, it features a sleek fireplace with open gas fire and double doors opening onto the garden. The low-maintenance backyard resembles a charming French courtyard, with mature plane trees and a gravel surface. Two identical cedar garden structures with zinc roofs sit on either side – one serving as a lounge, the other housing a jacuzzi. The garden extends to a large waterside deck. The architect’s sense of symmetry is reflected throughout, in hedges, pergolas, planting beds and water features. There is also ample space for children to play. The overall design ensures optimal privacy, both indoors and out. First floor The landing and two spacious bedrooms feature wide solid oak flooring. Each bedroom has its own luxurious bathroom. Custom-built cabinetry provides generous storage throughout. The large laundry room can easily be converted into an additional bedroom. A separate area on this floor serves as a private entrance (with lift and stairs) to the top-floor apartment. The first bedroom is light and inviting, with an ensuite bathroom featuring a freestanding bathtub, vanity, shower and toilet. The second bedroom includes a freestanding wardrobe unit with integrated bed. Through an adjoining dressing room, you reach the private bathroom with a freestanding Boffi bathtub, double vanity, shower and separate toilet. Second floor The top floor houses a stylish, cleverly designed apartment with its own lift and staircase. Finished with a grey cast floor and illuminated by skylights, it offers exceptional privacy. The living area includes a spacious lounge and a sleek white open kitchen with island. The sleeping area connects to a generous open bathroom with bathtub, vanity, shower and separate toilet. Large sliding wardrobes provide extensive storage. Basement The basement is far more than just a wine cellar. It is designed for relaxed gatherings with family and friends – whether in the atmospheric wine cellar and bar, or in the luxurious wellness area featuring a sauna, spa, steam shower, vanity and separate toilet. Garage & guest residence The original garage was extensively renovated in 2017, creating a fully self-contained apartment at the rear. The front section remains a garage with remote-controlled doors. The property offers parking for at least four cars on site. The cozy two-level guesthouse has its own entrance but is also accessible from within the villa. The ground floor includes a living area and open kitchen, while the upper floor is dedicated to sleeping and bathing. Rijsenhout & surroundings Rijsenhout, with just over 4,000 residents, is centrally located in the green heart of the Randstad and surrounded by classic Dutch polder landscapes. Daily amenities such as a supermarket, bakery and garden center are nearby. It is a wonderful place for children to grow up, with a primary school and active community life. Nearby towns like Hoofddorp, Aalsmeer and Amstelveen offer extensive additional facilities, and Amsterdam is just a short drive away – approximately 20 minutes to Museumplein via the A4 motorway. Schiphol Airport is also easily accessible. The Westeinder Lakes, a beautiful nature and recreational area, are just around the corner, offering water sports, marinas, and excellent cycling and walking routes. A landscape defined by horticulture, flower fields, windmills, forts and dikes.
