SITUATION : Village property located in a commune near Faugères. Quiet, typical Languedoc village 20 minutes from Pézenas, 30 minutes from Béziers, its airport and TGV train station, 40 minutes from the beaches, 1h15 from Montpellier airport.
DESCRIPTION : This property is a winegrowing estate with a series of buildings in the heart of a village, including a pretty dwelling house, a cellar and outbuildings separated by a courtyard, a small plot of land suitable for a swimming pool, 35 ha of vines whose grapes are brought to the Cave Coopérative.
BUILDINGS: The MAIN HOUSE 166 m2 on two levels, which has recently been renovated, is divided as follows:
- 3 bedrooms with 2 bathrooms and a shower room, 2 toilets (one is separate)
- 2 terraces, one with summer kitchen.
It is air-conditioned and equipped with central heating and a fireplace with wood-burning stove.
The CELLAR : approx. 500 m2, with vaulted ceiling, high ceilings, new roof and tiled floors. Please note that it is empty of equipment.
GARAGES and OUTBUILDINGS: adjoining, approx. 270 m2. In need of renovation.
The buildings have mains water and drainage, and are equipped with 380V. The cellar is up to standard and the electricity is OK. Photovoltaic systems can be installed, and fiber optics are available. The site is equipped with surveillance cameras.
VINEYARDS: Approximately 35 ha of fully classified AOP Faugères vines, on 4 blocks no more than 1.5 km from the village. The vines are grown under HVE 3 / 4 reasonable farming methods.
Production is interesting, and the grapes are taken to the Cave Coop de Faugères. There are no shares to buy from the Cave Coop.
There is some cultivation equipment, including a harvesting machine, to be purchased separately, if required. The list will be provided on request.
OPERATIONS: At present, the commercial activity no longer exists (apart from the sale of grapes), but it can be reactivated on site, as the winery is in very good condition and easy to access, all that's needed is to buy new winemaking equipment. Although the grapes are taken to the cooperative winery, the results remain positive.
WHAT WE THINK: This farm will enable a couple to make a comfortable living from it, provided they build up a brand and market it. The house is very pleasant to live in, ready to move into.
