Facade has monument historic status Ground floor provides comfortable spacious family accommodation First floor - 5 rooms requiring upgrading 2 hectares of parkland with magnificent trees surround the château Terraces on all sides and salt water swimming pool Ancient small chapel dating back to 1607 A long driveway uphill from a main road and through a stone arch the historic château reveals itself in its natural surroundings. Built in the 17th century and retaining its original features this imposing building has open views over the countryside. It exudes charm and elegance. A stone staircase leads to a large wooden door which opens in to an expansive hall which highlights many of the architectural features of the château. A 2m wide stone staircase dominates and it shows the height of the building. Double doors open into a generous formal dining room which also houses a pool table. Like the other rooms on the ground floor it has a period stone fireplace, large double glazed windows set in stone mullions, traditional floor tiles, central heating and 4 m high ceilings with oak beams and doors to other rooms. The equally impressive main lounge is at the front and has windows on two sides to take in the views and an informal dining area close to the galley kitchen. The kitchen is well fitted with blue base and wall units and modern kitchen appliances. Centrally there is another living room currently used as a library and study. Off this room to the front is a child’s bedroom with plenty of space for playing. To the rear is the master bedroom and adjacent to it a modern shower room. Also to the rear is a further double bedroom with its en-suite bathroom. Concealed behind the large mirror is a cupboard housing the washing machine and dryer. In total the ground floor area is about 290m2 and this is replicated on the first floor which also has 5 rooms which require upgrading. The second floor attic is also extensive and would need some configuring as no rooms currently exist and the roof structure is visible. From the hall steps lead down to the a number of vaulted cellars which in the past have been used for wine production and an open fired kitchen and currently the central heating boiler. To the left on each level are storage rooms. On the ground floor it contains the pool machinery and through to a large workshop. From the courtyard in front of the château there is a double garage. A few steps up lead to a 10x5 salt swimming pool surrounded by travertine tiling. A small chapel sits behind the château and it dates back to 1607, before the château was built. Beyond this is a large open agricultural shed. There is also an orangerie which adds to the charm of this domaine. The parkland around the château extends to around 2 hectares and is laid mostly to lawn with numerous mature trees providing shade and perspective to the natural vista. There are some flower and shrub borders in the courtyard. There are terraces outside the french doors to the front and rear. There are also two wells. At the end of a long driveway stands this beautoful château steeped in history, nestled in the heart of the Gascon countryside, in a preserved and natural setting. Set on nearly 19.5 hectares of land, this remarkable estate captivates with its timeless elegance, peaceful surroundings, and rare architectural heritage. A chapel dating back to 1607, whose keystone still bears its original inscription, reminds us of the ancient parish that once existed on this site. The property remained in the hands of prominent families for centuries, including that of Antoine de Coux, Bishop of Condom, and the d'Anglade d'Autièges family, until it was sold in 1788. The château was then preserved by their descendants for over a century before being passed on to other local families. Today, the château offers a renovated ground floor of approximately 280 m², featuring a spacious entrance hall, a grand and light-filled dining/reception room with monumental fireplace, a warm and inviting living room with fireplace, a functional kitchen, a library with fireplace, three bedrooms, a bathroom, and a shower room. Many original elements have been preserved, including mullioned windows, period parquet flooring, original staircases, stone fireplaces, and noble materials throughout. The property is both elegant and comfortable, with central heating. The first floor, approximately 295 m², is accessed by a beautiful stone staircase and offers a large landing. A wide L-shaped corridor leads to five generous rooms to be renovated, perfect for creating additional bedrooms and bathrooms. The attic is convertible and features an impressive traditional timber framework. The château is built over full cellars, some of them vaulted, and accessible via a wide stone staircase. Outside, the landscaped park with a working well creates an exceptional natural setting, highlighted by a magnificent three-century-old cedar tree. A former rabbit warren adds a romantic touch to the scenery. On the east side, a charming courtyard with a central well and fan-shaped stone staircase adds unique character to this beautiful property, which also enjoys open views over the surrounding countryside. Two garages, a former orangery awaiting renovation, and the chapel complete this elegant ensemble. A 10 x 5 m saltwater swimming pool, bordered with travertine stone, invites you to relax in complete tranquillity. A rare opportunity to own and preserve a true piece of history, where authenticity, charm, and grandeur come together in a peaceful and privileged setting. Completely restored, this building now offers a rare refuge, a place where medieval authenticity blends harmoniously with contemporary elegance. Here, nothing has been left to chance: the renovation has respected the soul of the place while offering it the discreet and precious comfort of modernity ; the cut stone, patinated by time, dialogues with the oak beams that underline each volume and the tawny sand-colored walls restored with aerial lime, in order to preserve charm and authenticity. A vast entrance dating from the 14th century welcomes you, giving access to the ground floor living areas: A first lounge with a bar of over 31m2 adjoining a lounge of over 50m2, reveal their warm atmosphere, a place to meet, an evening with friends, a haven of peace that invites you to curl up on a sofa by the warmth of a fireplace... The charm lies in every detail: the interplay of light, a window opening onto the rolling hills or the tower... A room designed for guests with reduced mobility is located on the garden level, offering comfortable and elegant access. On the second and top floor, beneath a magnificent timber frame, you will find a self-contained apartment of approximately 100m2 with its own bathroom, toilet, and kitchenette. Castle La Romieu (32)

If you are looking for a ‘statement’ property and love large light-filled rooms and endless views, this is the perfect place for you. This property is impressive in every way; the pristine stone façade on all sides, the spacious well-proportioned courtyard, the natural spring bubbling up from the rocks beneath the orangery, the views, the large light-filled rooms. Even the swimming pool has a private park of over 1,500 m²! There are two entrances to the property; from the front of the house, we can pass through an electric gate and drive up the approximately 500 metre tree-lined drive, catching glimpses of the chateau as we progress. For the day-to-day school or shopping runs, there is another semi-private road that arrives at the back gates, which are framed by an ancient stone archway. Once past the gates, there is ample parking in the courtyard. Here, we can access the main house through the front door, or a side door that leads to the kitchen. We enter the front door from the enclosed courtyard, into a wide hall that runs along the back of the house, leaving all the reception rooms to face the front. The front hall leads to a good-sized study with double doors leading outside. From here, we can access all the reception rooms ‘en enfilade’. This room would make an ideal library. Here too, we can access the large terrace that runs the length of the front of the house, offering panoramic views of the château park and the valley. This is the ideal spot to sit and sip an aperitif in the evening and watch the birds swooping across the sky above the rolling hills. On the right of the study is the dining room, with double aspect windows, a fireplace, and parquet flooring. Off the dining room is a good-sized kitchen with a large open fireplace, access to the courtyard and a small pantry. This is the main kitchen, as it is close to the dining room, but for serious cooks there is a second, much larger kitchen on the other side of the house, which we will come to later. There are two main salons, both with stunning views, parquet floors and fireplaces. These are lovely spaces to sit and relax; one of them could be a good games & TV room and the other one could be used for receiving guests, or just to read a good book curled up on a comfortable sofa. At the far end of the house, we come to the 53 m² bar/party room. This room has attractive wooden floors and doors leading to the terrace, and is the ideal spot for a big family reunion, a children’s party or a disco themed fête on a summer evening. There is already a large wooden bar with a sink and room for a half-sized fridge – and plenty of space to keep drinks and glasses. It even has his & hers WCs! A room behind the bar could be used as a billiard room or even a very large mudroom – as it opens on to a side terrace on the pool side of the house. Beyond this room is another guest WC, a door that leads to the cellars, and at the far end, an enormous (56 m²) second kitchen with fireplace and 4 sets of doors leading outside. First floor Having toured the ground floor in a wide circle, we come back to the main hallway where a well-proportioned wooden staircase leads to the first floor. The first floor is in symmetry with the ground floor. A wide landing runs the length of the house and there are windows overlooking the courtyard. All but one of the bedrooms faces the view, and all have large windows to catch the light. On the left, once you go up the stairs, is the largest of six bedrooms, all with private bath or shower rooms. This first bedroom has a large bathroom with a traditional free-standing bathtub and a separate shower. The sink, bidet and WC all have a pretty flower pattern on them, and there is a window. The bedroom measures over 55 m², and has two large windows and carpeted floors. It has a half-wall that could form a separate dressing room, but this would be a quick job to tear down and restore the original proportions. The floor here is carpeted. Opposite this room a locked door leads to an unfinished room that can then connect to the first floor of the outbuildings. All this could be finished to provide more living space, but so far, the present owner has not felt the need to expand. As we walk down the corridor, there are two further en suite bedrooms, both facing the garden and the stunning views. Both have big closets and parquet flooring. Further along the hallway, the fourth bedroom is smaller than the others, and the bathroom needs some work. It is also the only bedroom that does not face the front of the property. The floor here is carpeted. Bedroom five is spacious and has a good-sized shower room. The floors are parquet and there are two windows. Bedroom six is bigger (30 m²) and has a marble fireplace and parquet flooring. It also has two windows facing the wonderful views and a large bathroom with both a shower and a bathtub. A door in the back hall opens to reveal a staircase leading down to the extensive cellars built into the rock. Here we find the oil-fired furnace that heats the house. There is a long room with a vaulted ceiling that could make an impressive wine cellar, a large storage room and another long room with doors to the garden, followed by two smaller spaces. There is so much space here, and as there are several large doors opening to the garden, this part of the house could be used for a variety of things, including garden equipment storage, a wine cellar or tasting room, a winter greenhouse…there are many possibilities. The grounds here form the perfect setting for the house itself. There are stone terraces on all sides, and a natural spring feeds the large ornamental fishpond in front of the house. This spring is one of the unusual elements in the property. It is accessed by an open-air stone staircase that goes down into a cave where a basin has been carved out of the rock. Water bubbles out of a corner of the rock all year round, we are told, and feeds the ornamental pond in the grounds. This is a magical space and it is easy to imagine that generations of chateau dwellers have come down here to cool off in the summer heat or just to look at the bubbling water and be soothed by its music. There is also a large wooded area on one side of the property and a number of beautiful mature trees in the park area. Behind the main building, through the archway below the tower, there is a grassy area and a side terrace. Here is where the main driveway comes up to the house, and here is the gate to the separate garden which contains the swimming pool. There are lovely views here too, and the area is very peaceful. The large pool offers two separate areas; one to play water polo or just relax, and another part to swim laps. There is a Mediterranean-style pool house with an enclosed patio and a built-in BBQ, and inside the house is a small kitchen area, room for a fridge, a WC and a shower. So, you can spend the day by the pool and still have cold drinks, snacks and even lunch without going back to the house! The property is built in a U-shape, so that all one side comprises the chateau, and it is attached to the outbuildings via a large back kitchen with a room to renovate above, followed by a charming tower with an arched passageway leading to the back terraces, the main driveway, and the pool area. On the other side of the U is an estimated 200 m² building comprising a series of large rooms, several with vaulted stone ceilings, and a space above with windows. On the courtyard opposite the kitchen, there is also a separate 50 m² stone building that currently serves as a rather magnificent laundry room. Attached to it is an enclosed area of about 50 m² that has served in the past as an orangery. There is a small guardian’s cottage to renovate completely which is attached to the outbuildings and accessible both from the barns and from a door on the other side of the back entry gates. This property could make an amazing family home, which in fact it has been in recent years. It could also lend itself to any one of a number of projects, from a luxury B&B to an art or yoga retreat. It is big, but on a human scale, and the rooms don’t overwhelm; rather they invite you in. It is an ideal house for entertaining, and will appeal to a wide variety of clientele. We fell in love with the wonderful views and the elegance of the park with its beautifully proportioned ornamental pond reflecting the façade of the house. The sense of light and space in both the reception rooms and the large bedrooms is just magical, and we were itching to offer suggestions on how to decorate and furnish this property to bring out the best in it. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Castle Montréal (32)

This sumptuous château is found in the heart of Gascony, in the rich and diverse Armagnac region, at an equal distance between Bordeaux and Toulouse (1h45). On the home lands of d ’Artagnan, the estate sits in an elevated position with far-reaching views across the valley. Surrounded by fields bursting with an ever-changing tapestry of colour in the summer months, from the vibrant yellows of the sunflowers, to the neat rows of green vines, the property is situated just a few minutes distance from the picturesque village of Montréal (one of our favourite villages in the Gers) and just a ten minute drive to the larger town of Condom, with its many shops and restaurants. This region is one of the most highly sought-after in Gascony, with visitors driving out here from Lectoure and Condom, Bordeau or Toulouse throughout the year. This is an area world-famous for its music festivals (Condom and its traditional Bandas festival, or Marciac for its renowned jazz festival in the world). Long hot summer evenings are brought to life by colourful night-markets, and many other events throughout the year which ensure that this is a lively area in which to live throughout the winter months as well as the lovely long hot summers. The château is located on the edge of a small hamlet, and sits in private parkland. On arrival, we follow the beautiful stone walls of the gardens, the original ramparts of the château which border the property and can be seen from afar. A traditional wrought- iron gate between two stone pillars marks the entrance. From here onwards, as we enter through the gate, one has an immediate sense of magic as we enter the grounds. A private alley cuts through a line of elegant trees. We pass the guardian’s house, and two cottages, reaching a private driveway at the top where we catch our first glimpse of the Chateau. To the side and the rear of the Château a vast 12ha stretch of land flanks the estate. The parkland itself is filled with a rich variety of mature trees. To each side the fields and pasture is currently tended to by a local farmer. Visible even from up above at the Château one can clearly see a young vineyard, below, planted by the current owners. On an architectural note… The château dates back to the second half of the 19th century, and was once home to a religious order set up by the Pères Prémontrés. The property is built in the shape of an “L” with beautiful golden coloured stone walls and Parisan style persiennes shutters painted in muted tones of elegant grey. Sunshine dapples the walls from the south, the east and the west. There are roses and many varieties of shrubs everywhere you look. The property comprises two main wings, linked on the ground floor, the basement and the first floor. The main house has been lovingly restored by its current owner who is an interior designer. The renovated wing is the southern wing blessed by a beautiful flow of light from the south, north and west it bathes the rooms with natural light throughout the day from its tall windows. The property has undergone a tremendous programme of works supervised by an architect an expert in historical buildings, but as we shall see in more detail later, this property has the advantage of comprising a second as yet non-restored wing : the western wing. The additional Western wing, restored this year, would lend itself perfectly to parties (a large party room), weddings, or summer lettings. The Southern Wing The entrance A small flight of stone stairs on the northern side separates a courtyard from the majestic entrance, with its turning staircase and doorway onto a beautiful courtyard on the southern side. This south-facing courtyard is graced with a burst of pink blossom from its trees in spring. A long hallway on the northern side leads to the kitchen, a drawing-room and a laundry-room. On the other side there is a second reception room and the guest cloakroom and WC. The ceilings are high and the floors lain with stone tiles. The elegant, sculpted cast-iron radiators throw out additional heat, in addition to the under-floor heating in the entrance hall. The lighting system at the château is particularly well designed, and the property is a delight to visit in the evenings, when on arrival the lights twinkle as they might from The Great Gatsby’s home. The perfect backdrop for a summer party. The master bedroom suite comprises a vast bedroom with five tall windows, a double dressing room and a bathroom with a double sink, shower and oval bathtub. The Western Wing At the far end of the downstairs entrance hall, close to the entrance to the kitchen, a set of double doors opens onto the western wing comprising two floors with around 400m2 space for further development with planning permission. The Western wing comprises a hallway leading to a staircase to the first floor. On the ground floor there is a large reception room with grand openings to the park, and with views of the Medieval ruin. The family has hosted weddings at the property and this is a perfect room in which to dance and party, opening onto the park, the lovely views of the ramparts, the medieval chateau, and the folly at the end of the garden. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Castle Lectoure (32)

Constructed in the 15th century and redesigned in the 17th this sumptuous château was designed in the style of the Italian Renaissance. In the North of the Gers it is located a short drive away from the popular market towns of Lectoure, Fleurance and St Clar. Situated in a quiet location, down a tranquil country lane, and far from the main road, the property offers over 7 hectares of glorious parkland and an abundance of trees. The property is entirely private being both hedged and gated, with a small stream bordering the land at the bottom. The main body of the château comprises eight bedrooms, and a vast main reception/dining-room, and first floor library/reception-room. With a separate guest house. The flamboyant Italian-style first floor “loggia” – with its covered terrace and arcades overlooking the tranquil gardens is an absolute delight. With a paved pool area, 2 dovecotes, and a vast 170m2 hangar the garden is full of interest with a vast array of mature trees, roses and bushes and an orchard. This property provides a peaceful sanctuary from the world, in a location that is unique, being utterly private, and yet in the located heart of one of the most sought-after areas of SW France. Let’s look in more detail … The local area, the parkland, gardens, and outbuildings The drive by car to the property is as pleasant one. With easy access to the local market towns of Lectoure and Fleurance the property is tranquil yet easily accessible. The TGV line to Paris in Agen is under an hour away, and Toulouse international airport, just over an hour. As we leave the market towns behind, the countryside is rich and peaceful, with small country lanes cutting through emerald, green fields, where in the summer crops of sunflowers or wheat grow in an area fondly known as French Tuscany. If Gascony is the Tuscany of France, then this property offers all the joys of Renaissance Italy. Designed in pure Italian style, the property was built by a rich noble family in the 15th century. From the outside very little can be seen, as a thick natural hedge encircles the perimeter of the land. The entrance to the property is enclosed by two fine wrought-iron gates, both of which are in perfect keeping with the château and marking the entrance in style. The château is located at the end of a quiet lane that opens out onto fields, so one is not troubled by any passing traffic. The occasional hare or deer, perhaps. We enter from the side gate to the main entrance, with a view of a splendid pigeonnier or dovecote to our right. The pool nestles beside the first of the two dovecotes and is sheltered by rose-covered walls. There is a water-well with a decorative wrought iron frame on the top. Always ideal to have a source of water on the land, to keep the lovely gardens fresh and green; not forgetting the small river that runs along the bottom field. There are over seven hectares of land in total, ensuring utmost tranquility for anyone residing here. Of those seven hectares the land around the gardens, and the guest house, comprises an orchard (to the front of the guest house) neatly mown lawns, and mature trees. There is an ornamental row of topiary, and a small river at the bottom of the land. The gardens feel rich and bucolic. In an area known for its scorching hot summers, there is a freshness to the parkland, shaded by ancient boughs of the trees. The ambience here is one of lush greenery. As we turn around the chateau to the rear gardens, we catch our first glimpse of the fantastic loggia, a covered terrace with arches running the full length of the property which is purely Italian Renaissance in style; joyous and romantic with its impressive corner pavillions. The main master bedroom opens onto the loggia, offering a morning view over the gardens; a sure promise that one’s day will begin on a note of beauty and tranquility. The Chateau has a joie de vivre which one might not expect from a Medieval building. It is warm and welcoming from the outside with its mellow golden walls catching the last of the autumn sunshine. Let’s open the grand entrance door, and step inside… The main entrance to the chateau is paved in stone with a wooden staircase to the first floor. As one would expect the entrance is formal and is divided into two distinct sections with the original wooden front door at the entrance, and at the end of the hallway a second door, with the intelligent addition of a glass door that allows the light to flood into the hallway, in a way which is not traditionally medieval but certainly delightful for modern living, where one’s instinct is to let the sunshine in, and to keep the warmth inside. From the central hallway, we take a brief look at a large room which has not been restored for any other purpose than storage, but with a large opening at the far end, in a room which is interesting in so far as it is of similar size to the main reception room, and certainly offers possibilities for further development of the property’s habitable area, planning permissions permitting. The main reception/dining-room is a fantastic space for entertainment. With its quirky vaults the room is divided into two distinct sections. The first part of the room (from the central hallway) has a lovely stone fireplace where the family gather. The perfect place for a winter or Christmas gathering. The second part of the room is used as a dining-area. There are large windows to the gardens in both the reception and dining areas. At the far end of the room, a doorway leads into a tower area, with a pleasantly Medieval feel to it, where there is a downstairs cloakroom and lavatory. The kitchen sits a little way apart from the dining-room, for ease, and has recently been completely refurbished. This is a warm and inviting room, with ample space for a breakfast table, and tasteful modern units. From the kitchen a doorway opens onto the loggia. This utterly charming terrace offers views onto the gardens from between the arches and is a delightful place to sit in the shade on a scorching hot summer’s day. Upstairs There are two wings to the first floor, set from a central staircase. Two of the bathrooms are built into the quirky corner pavilion towers. The master bedroom and the study both open onto the charming loggia. From the master bedroom you can steal a view of the morning from between the arcades of the first-floor loggia, take coffee outside on a warm private terrace area, or fall back to sleep watching the light muslin curtains flutter between the arches. This is a room in which the imagination can take flight! Also on the first floor, there is a deliciously private library, which is provides a tranquil retreat from the downstairs reception-rooms. With its rows of bookshelves, and cinema area, this is a lovely private room, where the owners can escape when the house is full of guests. One of the upstairs bedrooms is currently used as a private study but could also be used as an extra bedroom. With a total of eight bedrooms and four bathrooms on the two upstairs wings of the house, we note that each room is blessed with high volumes, tall windows, far-reaching views and many period features which have been preserved. The current owners have carried out an extensive scheme of works since they first moved in, and a vast majority of all the rooms have been recently redecorated or refurbished. The kitchen is brand new. The oil fuel boiler has just been replaced and we have noted the clever installation of the thick glass doors on the lower level that ensure the spacious ground-floor living area is snug throughout the winter months. This property is now welcoming throughout all four seasons and is in an excellent state of repair. The gardens are also immaculate and must work has been carried out to regain parts of the plot that had become overgrown. The Guest House With two bedrooms, a central reception room/kitchen and bathroom, the guest house is set well apart from the house, by the orchard, and is a decided advantage to this property either for lettings or for family and friends. Safe & Secure The property is equipped with an alarm linked to a video surveillance system which detects all movement in the property. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Castle Lectoure (32)

A 19th-century chateau with outhouses, a pool and 7.5 hectares of grounds facing the historical town of Lectoure in France’s Gers department. A track leading to the property leaves a small country road on the hillside. A discreet spring covered with stones marks the entrance to the grounds. The chateau’s facade appears at the end of a drive shaded by tall, old trees. The edifice enjoys absolute privacy and calm. It looks out over a valley, in isolation from the rest of the world. You can admire several stunning vistas from the property. These views stretch to the town of Lectoure, perched on its rocky outcrop. The chateau is built on a large gravel terrace with a round ornamental stone pond. The building is rectangular and has an adjoining tower in the middle of its west elevation. It has four flours that can be seen from its east side, lower down. The top floor is a loft space. The edifice offers a liveable floor area of around 800m², spread between the ground floor and the first floor, which can be seen from the south driveway. The chateau was built in 1805. It is made of dressed stone, rendered with a beige lime coating. Its facade reflects the architectural traits of its era: 14 rectangular openings are arranged symmetrically around a central bay that stands out for its dressed stone and its double door that forms the main entrance. The quoins, cornices and door and window surrounds are made of exposed dressed stone. The building is crowned with a zinc and slate mansard roof with hipped ends, punctuated with three bull’s-eye windows on its south side, three on its north side, one on its east side and another one on its west side. The grounds are dotted with age-old trees and vast clearings. This wonderful outdoor space includes an isolated swimming pool, a dovecote, an old washing place and an Italian-style garden. The style of this Italian garden goes well with the chateau’s north elevation and brings out its elegance. At a lower level, there are two large rectangular outbuildings made of rubble stone. They face each other and can be reached via a separate drive on one side.

Castle Lectoure (32)

In the heart of Lomagne, where the hills gently roll beneath the soft light of the South-West, a discreet path winds its way through the fields. At first glance, nothing suggests what awaits at the end of this quiet country road. Then, almost like an apparition, golden stone walls announce the entrance to a truly unique estate. A place steeped in centuries of history, whose earliest foundations date back to the Middle Ages, patiently reshaped over time to acquire its present elegance in the 18th century. Crossing the farm courtyard, one discovers a setting punctuated by agricultural buildings, old barns, and a dovecote still standing watch. Nearby, a renovated caretaker’s house of approximately 100 sqm offers modern comfort, while a vast 145 sqm gym/multi-purpose space reflects a contemporary reinterpretation of the property. Yet it is as one moves further in that the magic truly unfolds. A chestnut tree-lined avenue gently guides the way, acting as a seamless transition between the outside world and a more intimate realm. A porch shelters the entrance to the noble courtyard, carefully guarding the estate’s secrets. Beside it, a tower crowned with a 19th-century wind turbine recalls a time when the property was entirely self-sufficient. Here, the atmosphere shifts entirely. The buildings are arranged in a U-shape, embracing a space that feels almost timeless. A chapel with multicolored stained-glass windows captures the light, scattering it in vibrant hues. Beyond, the eye drifts over rolling countryside, its colors changing with the seasons. A cedar-lined path leads to the woods, inviting quiet walks, while a stone basin and a swimming pool extend this sense of serenity. And at the heart of it all, the château — approximately 1,300 sqm in total, including around 1,000 sqm of living space. Its south-facing façade, characteristic of the 18th century, opens generously to the light, filling the interiors with a constant softness. In contrast, the north façade tells another story: three towers of differing architectural styles, one adorned with gargoyles, stand watch over even older features — mullioned windows, arrow slits, and the remains of the original moats, still filled with water. Every stone seems to carry a memory, every perspective reveals a new surprise. This estate is not merely a property. It is a place of history, character, and emotion — offering a rare canvas for those who can unlock its full potential.

Castle Espas (32)

The Château d'Espas is a remarkable example of a medieval ''Gascon castle'' located near a small village in the Gers department of Armagnac. Its austere, almost military appearance, closely resembling 13th-century defensive architecture, makes it particularly interesting. It is believed to have been founded by the Counts of Armagnac at the end of that century. Built of red brick, it is relatively rare for Gascon castles, where stone usually predominates. Its layout is very compact: a rectangular main building flanked by four square towers. Originally, access was via a high gate, likely accessed by a ladder or removable staircase, typical of defensive medieval fortresses. The castle also has a connection to the d'Artagnan family: it belonged to the de Batz-Castelmore family, the lineage of the famous musketeer. Under Richelieu, it was reportedly partially dismantled, like many feudal strongholds of the period. Despite this, it still retains a remarkably authentic silhouette today. Another interesting fact: it was practically in ruins before being bought in 2000 by a passionate couple who undertook a restoration that was very respectful of the medieval structure. The work preserved the authenticity of the materials and spaces, in a spirit of respect for heritage. Their work was even recognized by the Vieilles Maisons Françaises (French Old Houses Association). The castle has been listed as a Historical Monument since 1979. The castle is spread over three levels, comprising the central building and four square towers. There is a single main entrance on the ground floor, leading to the great hall, which is unfurnished (earthen floor, brick walls). It has remained as it was in the 13th century. The four towers on the ground floor have been converted into living spaces. They serve as: - a bedroom with exterior access - the boiler room - a storage room - a laundry room with a toilet. On the first floor is the living area: a landing with a large entrance closet, the reception room, the living/dining room, a fitted kitchen in the northwest tower, a bedroom with a dressing room and en-suite bathroom in the northeast tower, a second bedroom in the southwest tower, and an office in the southeast tower. The attic is located on the second floor. Near the château is an outbuilding with a lean-to. The garden, covering 5,087 m², surrounds the château and features boxwood and topiary. Renovations have included the installation of underfloor heating in the main rooms on the first floor. The electrical system has been updated, and the sanitation system is up to code. The listed status as a Historic Monument underscores the property's exceptional heritage value and also allows for tax benefits related to the restoration and preservation of heritage sites. Château d'Espas represents a rare opportunity to acquire an iconic historic property in the heart of the Gers region, a place where art de vivre, heritage, and nature intertwine. The 6-hectare park is nestled in the heart of a forest overlooking a lake and offers a privileged panorama of the Pyrenees. You enter the large courtyard of this castle built in an ''L'' shape through a small gallery under the tower. On the right, is the main part of the castle with its reception room. This 100 m2 space gives pride of place to noble materials (wood, terracotta, stone). A living room with a fireplace and a games room are adjoining it. The main wrought iron staircase is wide and bright, as are the corridors on the first and second floors, which communicate with each other via a footbridge system. Glass on the floor gives the impression of walking along a stream with lush vegetation. The 20 rooms on the three floors are divided as follows: 8 rooms on the 1st floor, 8 rooms on the 2nd floor and 2 dormitories on the 3rd floor. Each room has its own bathroom, toilet and view of the park. The tower consists of a reception-boutique on the ground floor. The terracotta floor and the stone sink have been perfectly preserved. A meeting room accessible from the corridors of the castle is located upstairs. To the right of the tower, a guest house has been fitted out. This 80 m2 space consists of a large living room with open kitchen as well as 3 bedrooms, a bathroom and toilets upstairs. It is possible to further exploit the possibilities offered by this castle by renovating its annexes including the old stone wine storehouse of 500 m2. The small chapel and rooms on the upper floors of the annexes can also be renovated. The estate is entered through a wrought iron gate. The exteriors are perfectly maintained and contribute to the serenity that emanates from the place, between local and exotic species. Whether you want to swim in the Nordic pool while observing the lake, picnic on a table at the edge of the woods, stroll on a bench in the shade of the trees or play in the grass, the park of this castle has everything to seduce guests. Ref.4852. French castle for sale in Lot-et-Garonne department. Set in the heart of the unspoilt countryside of southern Lot-et-Garonne, near Nérac, this exceptional property exudes all the charm and grandeur of a historic home, in a setting that is both peaceful and secluded without being isolated. Just a few minutes from amenities and less than 90 minutes from two international airports, this property will appeal to lovers of architecture, history and the good life. It would be ideal as a characterful main or second home, or for a high-end hospitality venture. Built in the 13th century and subsequently remodelled during the Renaissance, the building is striking for the purity of its lines and the quality of its stone. Behind majestic wrought-iron gates, a sumptuous driveway lined with forty hundred-year-old cedars leads to the property. Vast, immaculately maintained lawns welcome us, revealing an orchard, a secure swimming pool and the elegant silhouette of the château. Inside, the surprise is complete: generous proportions, abundant natural light, remarkably high ceilings, exposed beams and monumental fireplaces combine to create a unique atmosphere, blending history with contemporary comfort, across a living area of approximately 340 sqm. On the ground floor, the main reception room (77 sqm), a beautifully restored medieval hall, offers a pleasant and cosy living space, featuring a working fireplace, large windows overlooking the grounds and underfloor heating. It opens onto a spacious, characterful kitchen of 32 sqm, blending authenticity and functionality, with a Vianne stone sink, generous proportions and direct access to the garden. Ceiling height: 3.4 m. The upper floors feature four elegant suites, each over 50 sqm, each with its own character, carefully preserved period features and modern amenities. Parquet flooring, terracotta tiles, stained-glass windows, antique fireplaces and refined bathrooms lend the whole property an atmosphere that is both stately and intimate. A stone spiral staircase connects all the levels, leading down to the lower areas where a superb vaulted cellar (46 sqm), a 30 sqm artist’s studio and the utility rooms are revealed. A unique, elegant and deeply inspiring property, for those seeking much more than just a house: a home imbued with soul and history.
