Seaside property with pool and garden Cozes (17)
15 minutes from the beaches of Royan, this 19th century wine estate is located, sublimated by its passionate owners. Three buildings make up the property located on a magnificent 1 hectare plot and which are full of treasures. This heritage of Charente architecture displays a low and horizontal silhouette characteristic of the farmhouses of the time and following a rectangular plan. First the main house which has a surface area of 225m2 and which offers large, bright and airy volumes. Then a completely independent guest house of 136m2 which can accommodate up to 8 people, and decorated with a terrace and pond. Finally, the 3rd building, formerly the old winery of the estate, extends over 200m2 for storage use. This volume constitutes enormous potential to be easily transformed into an artist's studio, showroom, yoga room, music room, reception room, or all at once as the volumes are modular. This imposing and simple ensemble, built with high-quality masonry, is organized around a closed courtyard, enclosed by the building and the surrounding walls. Inspired by this site steeped in history connected to nature, the owners have been able to redesign and enhance the place down to the smallest detail, choosing a chic and careful decoration. The result is surprising. Upon entering the property, the magic happens immediately and transports the visitor into an assumed Mediterranean atmosphere with welcome and conviviality as the highlight. Outside, terraces, swimming pool, summer kitchen, bowling alley, landscaped surroundings prolong the change of scenery and the feeling of well-being. An ideal site for mixed projects: guest rooms, receptions, weddings, artists' residences, yoga retreats, permaculture

Seaside house with terrace Royan (17)
Built in the 1950s on a 178 m2 plot in a quiet location between the central market and the beach, this building houses three apartments, one of which has already been renovated, with a total living area of 181 m2. The main facade of the building is enlivened by a characteristic element of 50s architecture: like a real cage, a spectacular claustra composed of interlocking prefabricated elements envelops the flights of stairs serving the three levels. Its transparency creates a subtle interplay of light and shadow, revealing and protecting the entrances to each apartment. Opposite the street, the balconies on the first and second floors cross the façade from one side to the other, offering a glimpse of the church and temple towers, emblematic of Royal architecture. Each apartment has a surface area of 60 m2 and occupies the entire level, opening onto three façades facing east to west. The ground-floor apartment has been completely renovated and redistributed: the living room is separated from the kitchen by a workshop glass roof and opens onto a 35 m2 terrace surrounded by plants. A hallway leads to two bedrooms sharing a shower room. Contrasting materials include uniform flooring and transparent white doors with black frames. In need of renovation, the two upper apartments each feature a double living room extended by a balcony, a separate kitchen, a bedroom and a bathroom. A second bedroom could easily be converted. A distinctive architectural identity for this investment property, pied-à-terre or main residence in need of renovation!

Seaside contemporary house with pool and garden Royan (17)
Contemporary architecture, this superb 255 m2 villa, set at the top of a dune on the edge of the La Palmyre golf course, dominates its land of more than 1,600 m2 and offers a panoramic view of the ocean and the pine forest.Built in 2020 within a secure residential park, the house is developed on two levels distributed with the desire to offer maximum perspectives and light. The sober facade on the street side contrasts with that on the sea side, formed like a real glass curtain wall: inside each room benefits from the view of the ocean and the forest, outside the facade largely reflects the landscape. The effect of immersion in nature is thus twofold. The reception rooms benefit from exceptional volumes and are entirely open to the terraces, the swimming pool, and the garden with the sea in their sights. The living room space is built around a contemporary gas fireplace. The dining area extends the large open kitchen with its blond wood facade which subtly integrates an invisible service door.A fully glazed covered passage gives access to a unique convertible terrace constituting a second convivial reception space, with its outdoor kitchen and dining room.On the night side, the first part is made up of two suites with dressing room and bathroom, enlarged by their terrace with sea view. On the upper level, the second space has two bedrooms: a master suite floating on the ocean as well as a second. A sports hall completes the level. A soundproofed music room, a laundry room, numerous storage spaces and a double garage complete the property.A privileged place in a unique environment

Seaside house with terrace Royan (17)
Architecture from the 1950s, this unique house designed by Marc Quentin offers 84 m2 of living space and was built in 1956 on a plot of 100 m2, in the Foncillon district. Unusual in presentation and design for this district, the house is part of a project of four individual houses located on a small plot bordered by three streets, on which Marc Quentin has thwarted the economic and joint ownership constraints by symmetrically nesting buildings with an identical L-shaped plan, distancing the entrances from each other and limiting vis-à-vis. The façade surprises with the wide strip of original wood preserved, surmounting the loggia facing the street, the whole protected by a steeply pitched roof forming a V with its symmetrical counterpart. A front courtyard includes the main access and a dining area, a mineral garden opposite provides access to the garage and a parking space secured by a very pretty gate with a characteristic design from the 1950s. The interior was completely renovated in 2020. The ground floor was opened up to create a double living room with large windows, in which the original suspended staircase stands, with terrazzo steps embedded in the wall and supported at the other end by metal cables. The absence of risers and their particular V-shaped profile creates a play of light and accentuates the perspective. The thick stone wall marks the separation from the symmetrical house, adjoining by its same staircase and by its opposite garage. A hallway leads to a bathroom and a garage (single-storey bedroom possible). The upper floor has retained its initial layout and its blond wood doors. The two bedrooms share a bathroom and open onto the loggia and its sliding shutter, converted into a library/winter garden. An additional room of 8 m2 on the ground floor can be used as an extra bed, office or dressing room. A unique house that is part of a complex with ingenious, listed and striking architecture.

Seaside house with garden and terrace Vaux-sur-Mer (17)
Architecture from the 70s, this seaside villa of 181 m2 of living space in the regional style is oriented towards the ocean which it observes, on a wooded plot of 1,282 m2, on the second line on the beach of Nauzan. Built in 1969, its architecture integrates many traditional regionalist codes in its design: entirely clad in dressed stones, two rectangular volumes are raised on two levels, the first rectangle houses five bedrooms and the second the vast living rooms. These two volumes are juxtaposed and slightly offset to create projections and recesses, on the facade and in height. The roof is thus composed of two asymmetrical lean-tos, one of which is raised, in order to form a vertical offset. The traditional volumetry of the house gains in dynamism. The sills and bands of the stone windows affirm the multiplication of openings. The main rooms open widely onto the terrace that runs along the entire southern facade towards the ocean, as well as onto the long balcony that runs along the western facade. Between the two, the corner has been hollowed out to create a terrace covered by the roof. The absence of an eaves is highlighted by the presence of two rows of sponge cake as a decorative motif. The arched and ironwork entrance door opens onto a vast double-height reception hall, surrounded by the timeless travertine staircase. The three bedrooms on the garden level share a bathroom. The upper level now has a large living room and a kitchen, extended by the terrace with a view of the ocean. Terracotta tiles warmly cover the floors. Two bright bedrooms and a bathroom complete the accommodation capacity. A renovation will make this house conducive to family life that will find its extensions outside, between terraces, a wooded garden and the beach. A seventies setting to rethink.
