On the northern edge of this courtyard stands an old stone stable measuring 18/6 m, which forms a perfect rectangle with the main building. Another independent barn with a new roof (to be restored, 8/5 m, a large bread oven and an old forge) is at the rear. The 8,200 m2 lawned garden, facing south, with a heated swimming pool (10/5 m), leading to the Lizonne river which borders this property, will take your breath away!! The property consists of a main house with two spacious and bright living rooms with fireplaces, a fully fitted and equipped kitchen, 4 large bedrooms each with its own bathroom en suite, a beautiful spiral staircase, a large monastery-style balcony with views superb views of the omnipresent nature and a cottage with living room/equipped kitchen, a large bedroom and a bathroom (entrance and independent terrace). Property with pool Riberac (24)
In the 'Périgord Vert', bordering the Charente, at the heart of its 6 hectares of land, a fully restored chartreuse offering sumptuous accommodations. Perched atop a hill with commanding views of the hillside and the neighboring valley, this property offers seclusion while being just a stone's throw away from a village, extending over approximately 6 hectares of parkland, gardens, woods, and truffle plantations, all fully enclosed and protected from prying eyes. Three entrances to the property can be found along a quiet country road: one with direct access to a field serving as parking for guests, one as a main entrance through a courtyard, and one as a service entrance for caterers and delivery personnel. Finally, a fourth gated entrance is situated along a communal path that separates one of the two truffle plantations from the main parcel. It leads to a terrace, adjoined to the back of a guesthouse, and an aquatic area. The main courtyard is entirely enclosed by a high wall made of local white stones, jointed with lime, and covered with canal tiles. It has five passages, including the main entrance which features an electric wrought-iron gate supported by two stone pillars topped with a wind rose shaped finial. Its pathways lead to all the buildings, forming a U-shape with the chartreuse: a reception hall, a shelter for two vehicles, a guesthouse, a gym with sauna and an old residential house. All of the roofs, some with two others with four slopes, are covered with canal tiles, while the main residence has flat tiles. The walls are made of coated or jointed stones, and the majority of the windows are straight. To the south, mirroring the courtyard, there is a square, flower-filled private garden hidden behind the main residence. It is entirely enclosed by a stone wall and features a dovecote with a conical roof. From a more recent veranda, which separates two terraces, a central sloping alley leads to a remarkable sculpted iron gate, above the low wall, which opens onto a few steps. On either side of the garden, to the west, there is a pool with a beach and a bar, and to the east, a recently planted truffle plantation, a vegetable garden, and a mobile home.

Manor Riberac (24)
A seventeenth-century country home with a guesthouse in walled grounds that cover one hectare in a hamlet in France’s Périgord Vert area, near the town of Ribérac. The property looks down over a valley. It lies in the heart of a hamlet and covers roughly one hectare on a hilltop plateau. The country house stands in the middle of grounds that are entirely enclosed with stone walls. The whole building forms a U shape. It is an imposing dwelling from the end of the seventeenth century. Its enclosed inner courtyard has a water tank and a remarkable ago-old lime tree that towers in the centre. A central pavilion stands out on a long dual-aspect section that runs from north to south. This pavilion is crowned with a square dovecote and a mansard slate roof. A carriage archway leads through it into the inner courtyard. This central pavilion lies between two very different L-shaped sections. On the south side of the carriage entrance, there is the main house, which is made up of three parts. One end of the long section with the carriage archway and mansard roof joins the main building at a right angle. This main building has a semibasement, walls that are taller than the rest of the edifice and a roof with a mansard end. At this building’s gable end, there is an older section that also has a semibasement. Monk-and-nun tiling covers its three-slope hipped roof, which is lower than the rest of the house’s roofing. On the opposite side of the inner courtyard, outbuildings stretch from west to east. This wing has been converted into a gîte. A well forms a junction with a barn beneath a mansard roof, which is well balanced with the central pavilion and the main house. English-style grounds dotted with flowers and trees extend all around the edifice. Low dry-stone walls divide the grounds into different spaces that include a swimming pool, an orchard, a terrace and gardens.

Mill Cressac-Saint-Genis (16)
An old watermill to be restored with a two-hectare lake, a fishery and three hectares of woods in France’s Charente department, thirty minutes from the town of Angoulême. From the secondary road through the hamlet, a tarmac lane leads east and quickly takes you to the watermill, edged with water on its north side. Beyond it, a stream flows from north to south across the property, between the house and a lake surrounded by dense woods. A small island in the middle of the lake becomes a peninsula when the water is at its lowest level in the summer. The enclosed lake can be supplied with water from the north. On the south side, a sluice gate leads to a fishery where fish can be caught by draining the lake.
