Delightfully private Overview Down a quiet leafy lane just past a pretty hilltop village, this sturdy stone farmhouse, where the sweet sound of nightingales fills the air on summer evenings, is a hidden gem. We approach the house down a private drive and emerge in a large, pebbled parking area in front of the house. This property has been owned by the same family for many years, and it is with regret that they are selling. They are hoping to find a new family that will love it as much as they do! The layout of the property is easy to comprehend; there are lawns on the right-hand side and the back of the house, and on the left, there is the swimming pool with a covered terrace as well as an open wooden terrace for sunbathing. This area is also surrounded by lawns. There is a built-in stone BBQ between the house and the pool deck. The house is built of stone and has been expanded over the generations. There is a covered terrace in front of the house, which is perfect for outdoor eating for most of the year. Ground floor The kitchen is clearly the heart of this property and is full of charm. It is a large room with the technical area on one side consisting of the typical kitchen units, the stove, oven and fridge as well as a lot of counter space for food preparation. On the other side of the room, the huge stone fireplace dominates the room and gives it a focus. There is a mezzanine above part of the kitchen where children can sprawl on sofas and read or play games. It is accessed by a wooden staircase, and there is a wooden railing too. Behind the kitchen, there is a huge living room that runs the length of the house from front to back. At some point, it has been extended to incorporate a veranda that is glassed in on three sides. This adds light and gives the feeling of being connected to the surrounding countryside, even in winter months. The ceilings in this room are very high and intensify the sense of spaciousness and light that infuses the room. Behind the main living spaces, we find a hallway that opens to a cozy TV room with exposed stone walls and beams. There is a guest WC here, a laundry room, and a bedroom for children. Further along the hall we find a large family bathroom, and a second larger bedroom. Finally, at the far end of the house, and with its own separate entrance for added privacy if desired, we find the large master bedroom which has a covered terrace and a spacious bathroom. In addition to the usual facilities, the owners have installed a luxurious Japanese toilet. First floor The first floor is smaller and has a different charm than the ground floor. A pretty landing with a window provides a charming spot to read quietly and gives access to two further bedrooms and a shower room. One of the bedrooms has a wide terrace with stairs down to the garden, thus offering a certain degree of privacy and independence. Pool & surroundings This house has the luxury of a large swimming pool, surrounded by a wide pool deck and a covered terrace. Easily accessible from the house, the pool measures 12 by 5 metres and is equipped with a pool alarm. The setting is lovely, with views over beautifully tended vineyards and rolling hills, and the property is entirely private. There is a garage with plenty of room for a large car, as well as storage space and a dedicated BBQ area. The serenity of the Gers countryside is nowhere more evident; the luxury of floating in the pool at dusk waiting for the first owls to fly by and watching as the canopy of stars slowly reveals itself is a joy hard to find in this busy world. This property offers the opportunity to experience some of that unique beauty.
