Contact us today and step into a world of elegance, comfort, and endless possibilities.  Seller Insight  How long have you owned the property?   “3 and a half wonderful years.” What attracted you to this specific house and location?   “We fell in love with the house, with its mix of historical character and charm with more modern living spaces for comfortable family living. Even though it is a large house, with spectacular outdoor space and a beautiful garden, it also feels very homely. We also loved the fact that the house, while remaining peaceful and secluded, is in the heart of a thriving and friendly community, minutes from the centre of Liverpool.” What would you like to tell parents about the benefits of raising children here?   “The house offers so much for children. There is ample space for indoor playing (hide and seek a favourite) and the children enjoy the excitement of being able to use the cinema with friends or for family movie nights. The swimming pool and the versatile, large but contained garden allow them to burn off energy outside. There are large bedrooms for the kids to enjoy but we love the fact that given there are four bedrooms on one floor, we remain close to each other at night. It is the perfect house for hosting, especially at Christmas when the house really comes into its own, so the children have benefited from having family and friends with us often.” What can you tell us about the history of the property and how it has been adapted since you’ve owned it?  “The house was designed and commissioned back in the 1920's by a famous shipping family, the Holts and we have the original architectural drawings framed and up on the wall. They seemed like a very welcoming family as there are newspaper cut outs about local children being invited into the house to use the lift which we are told was the first residential one of its kind. The house still retains features of its shipping heritage with unique porthole windows in the grand hallway and the old bell system, now made electronic, throughout the rooms. We have adapted the house to make it work better for a family, with the snug becoming a playroom. We have had the gates expertly restored by a local carpenter, we also replaced the boiler with a modern, efficient system to ensure the original part of the house remained cosy and warm through the winter. The water features in the garden were also made child safe.” Who do you think would be the ideal next owner?  “The unique thing about Axholme is that it would work for many types of owners. A large family needing extra space, intergenerational families given the potential for separate living in the annexe, or for a smaller family such as a couple who love to host gatherings or benefit from leisure facilities. The house is move in ready, but it also might suit an owner who wants to adapt the house to suit their needs and style such as adding an upstairs balcony to look over the garden.”  What’s your favourite room and why?  “Each member of the family would answer differently. For the children, the sunken trampoline and zip wire in the garden would be their favourite feature but as our daughter gets a little older, she loves her own space in her bedroom and the ample space for sleepovers. As a couple, one of us would choose the large patio outside the kitchen as it is a great hosting space and a sun trap from early to late in the year. The other one of us would choose the characterful drawing room where you can read a book in front of the fire and place the most amazing Christmas tree in the bay window. Another personal favourite for us all is the circular bench at the back of the garden under the largest tree in the garden, from which you can look back on the house while listening to the pond's waterfall.” Memorable/remarkable event?  “Too many to list, including legendary New Years parties, milestone birthday celebrations, frequent family barbeques and most recently hosting a family wedding in marquees designed to take in the beauty of the garden space. Christmas is also of course the highlight of each year.“ What do you love about the house the most now?  “That it feels like a personal and peaceful sanctuary, away from the busyness of life while always feeling like home. Also, that it has become the heart of our wider family as it is the perfect home to get everyone together.“ What do you love about the local community?  “It is such a friendly, welcoming community with such lovely neighbours. We also love that the quaint village of Oxton is so close and that we are close to excellent schools and children's activities. Living on the Wirral also offers us as a family so much access to walks and nature. We regularly enjoy trips to the beach, woods and farms in the local area.” What you’ll miss most?  “We love the area and community so much that we do not intend to move far so we don't have to miss out on that. But we will miss the homely grandeur of the house and the flexibility to host many gatherings, and most of all the garden as well as the light that pours into our living spaces.” Additional Information  Services: Mains water, electricity, gas and drainage. House with pool and garden Guildford (United Kingdom)

Price reduced to OIEO £2.25m  House & Gardens  The 16th-century Grade II listed farmhouse was sympathetically extended in the 1970s, and a further green oak extension was added in the early 2000s. On the ground floor is a stone-floored entrance hall with WC, a large playroom, a comfortable family lounge with Inglenook fireplace at one end and a TV snug at the other, a study, dining room, and kitchen/diner with an Aga and separate electric oven and hob.  At first floor level within the historic part of the building is a double bedroom with a vaulted ceiling, en-suite bathroom, and dressing room, and a further double bedroom. Accessed via a separate staircase are three further bedrooms, two en-suite, and a family bathroom.  The older part of the house was re-tiled in 2006, and double glazing was fitted throughout in 2012. Accommodation summary Ground Floor As you enter the property, you’re welcomed by a wide, characterful hall with exposed beams and character features. There is a downstairs WC, with a large reception room on the right, providing flexibility to the ground floor accomodation. The kitchen is traditional and practical, with a separate dining room next door for family meals or larger gatherings. There is a further reception room with huge inglenook fireplace as well as a study tucked away to the rear of the property, ideal for working from home. First Floor On the first floor, the home offers five spacious bedrooms. The stunning principal bedroom suite has both a dressing room and full bathroom, with freestanding bathtub. There are four further generously sized bedrooms, two with ensuites, and a family bathroom. Outside The house is surrounded by 3 acres of garden, which has been zoned into different character areas by the current owners.   To the south is  a cottage garden comprising flowerbeds, three round yew hedges, and a lily pond. A Salix-lined path leads out onto the common through a gate set into the mature conifer hedge.  The area to the  west and north of the house is enclosed by a water course, fir trees, a mulberry tree, Copper Beach, and feature Himalayan birches.  To the west of the lawn is the tennis court and  breeze house, which is enclosed by mature boundary  planting. Beyond 'Henman Hill'  is a vegetable garden with raised beds. To the north of the lawn area is an enclosed 10 x 5m  swimming pool with an extensive Indian sandstone surround. The area is protected by a mature Red Robin hedge and the converted former stable block, which now provides a summer house with kitchenette, pump room, changing rooms with sauna, and two further stables. To the east of the lawn is a planted slate bed, which is a haven for butterflies and garden birds. Whilst the current owners have extensively landscaped the gardens, there remains significant potential for those with green fingers and the budding landscape architect.  The house is approached from the east by a gravel drive, with a small paddock on one side which formerly housed a trampoline and a golf driving net.  A wildflower garden and fruit trees line the opposite side of the drive, which then passes over a bridge with a duck pond on either side, before opening out into an expansive gravel courtyard with ample parking. To the north of the courtyard is a freestanding 'stable style' office, utility room, and WC. The adjacent converted oak-framed barn and double garage now comprises of a three-bay carport and an amazing games room and bar.  The balance of the gardening includes an enclosed chicken run and small paddock which includes a reed bed. Development Opportunity Additionally, this property benefits from planning permission to convert the outbuildings into a sustainable, eco-efficient home with a highly contemporary finish, with an outlook over the pond.  The self-build permission for a four-bedroom home with a large reception room, home office, utility, and 8m kitchen diner was secured with the owners intending to live in the new home and let the existing farmhouse, to provide a significant retirement income.  However, having decided to downsize and move, the permission has established the potential for any future owner to pursue their own options. These could include a new home of similar design, or perhaps a single-bedroom apartment whilst retaining the games barn, utility, and home office. Alternatively, permission could be obtained for a smaller home for older family members or staff.   Sharing the wider residential potential.  Although not included within the sale, the adjacent 9 acres of agricultural land are the subject of a promotion agreement with Miller Developments.  The agreement also includes land owned by Hunts Farm, to the north and west. In total, the development area extends to c. 27 acres and is being promoted through the Guildford Borough Local Plan for residential purposes, comprising approximately 240 dwellings. The agreement has a further eight years to run, and in the event of the grant of planning permission, the purchaser of Hook Farm would benefit from 50% of the receipts from any sale of the nine acres.  In the event that planning permission is not forthcoming, the potential exists to acquire the land for a further £150,000, on expiry of the agreement.  Location Set within a peaceful rural setting between Fairlands and Wood Street Village, the property offers a unique blend of countryside living, whilst being within easy reach of excellent transport links and amenities. Surrounded by open farmland and common land, Hook Farm enjoys complete privacy while remaining conveniently connected. The nearby towns of Guildford and Worplesdon provide fast, direct train services into London Waterloo in as little as 35 minutes. The A3 and M25 are both easily accessible, offering straightforward routes to Heathrow, Gatwick, and the South Coast. Contemporary house with pool and garden Whitwell (United Kingdom)

Nestled in the heart of Whitwell, a charming and community-oriented village on the south of the Isle of Wight, Strathwell House is an architectural gem discreetly positioned within a secluded half-acre plot. Completed in August 2022, this stunning home was designed by acclaimed RIBA award-winning architect Lincoln Miles, known for his appearances on Channel 4’s Grand Designs. In collaboration with the current owners and local builder Richard Dowers, the property reflects a bespoke vision that blends contemporary open-plan living with a wonderful connection to the open fields that sit beyond the home.   From the moment you arrive, the property impresses with its understated cedar-clad exterior, which conceals approximately 3,000 sq. ft. of meticulously designed living space. A private gated entrance opens onto a gravel driveway, offering ample parking and access to the detached double garage, complete with power, and an electric door. The thoughtful design fully embraces the plot’s gently sloping topography, resulting in a unique layout that maximizes natural light and sweeping countryside views.   Inside, luxury and practicality unite in perfect harmony. The spacious open-plan living and dining area flows seamlessly into a high-specification kitchen featuring top-brand appliances, including Neff double ovens, a microwave, and a coffee machine. A built-in Airforce induction hob with an integrated rising extractor and high-end finishes ensures this kitchen is as functional as it is stylish. Adjacent to the kitchen is a useful utility room, with a large plant room and separate cloakroom. Floor-to-ceiling sliding doors from the spacious dining area open onto a paved terrace, with a heated infinity pool at its center—a true highlight for entertaining or simply enjoying on peaceful summer days.   The property offers three beautifully appointed bedroom suites, each with its own character and purpose. Two ground-floor guest bedrooms feature en-suite shower rooms and access to private courtyards, ensuring privacy and comfort for visitors. The principal suite, elevated at the rear of the home, includes a luxurious en-suite bathroom, a large dressing room, and a stunning wall of windows that create a floating-in-the-trees effect, making it the perfect retreat to unwind and take in the local wildlife.   The lower ground floor is a versatile space with its own entrance and shower room, making it ideal for use as a self-contained annex, home office, or additional living area. Currently fitted with a bar area, for entertaining and use as a games room, this area has been cleverly designed to allow for easy conversion into separate accommodation if desired. Throughout the property, underfloor heating powered by an air-source heat pump ensures comfort, while discreet internal blinds, LED lighting, and thoughtfully positioned external power sockets enhance convenience and style.   The outdoor space is equally impressive. The terraced rear garden offers a peaceful escape, bordered by a neighboring equestrian paddock and a brook. A beautifully landscaped path leads down through lawned areas, vegetable beds, and a polytunnel to a serene nature pool that integrates with the surrounding environment. The attenuation pond adds a functional and ecological benefit in its design, located at the rear of the plot.     WHAT THE OWNER SAYS:   Strathwell House has enabled us to enjoy being in the heart of Whitwell village’s vibrant community whilst nestled in a quiet rural plot that affords far reaching views of the surrounding downs. It has been a great home that was designed to be sociable and in which to host and entertain our family and friends.   Our historic village pub The White Horse Inn, is a couple of minutes’ walk away and is popular with visitors and locals alike. It has been a great place to make new friends and to socialise.   The neighbouring village of Niton has all the facilities we need day to day and is but a two-minute drive from Whitwell or an easy 20-minute walk away. Ventnor is our nearest town and has some great restaurants and pubs offering a wide range of cuisines. The town also offers a variety of locally owned independent shops that we love to support.   The footpaths and bridleways that criss-cross the village enable us to access the nearby cliff paths and to walk up to the surrounding downland where we enjoy spectacular island wide views when walking our friendly dog. Being close to the island’s southern Jurassic coastline stretching from Sandown to Freshwater means that living in Whitwell we enjoy easy access to some fantastic beaches.   Living on an island that has a tourism focus means that we and our visitors have a host of exciting and interesting activities to enjoy.

Whilst trying to be acutely respectful to the original Grade 4 listed building, this complete refurbishment has produced a stunning and traditional, yet also strikingly modern finish. The grounds too have been completely overhauled, with a heated lit swimming pool, mature woodlands and natural coastal headland. Electronically operated gates and magnificent exterior lighting design brings the granite facades and outdoor spaces to life with accent and ambient lighting around the property. The main house is a marvel in its own right, with the DiCasa team's commitment to preserving its character shining through. Their signature color palette of elegant nude and taupe tones, paired with rich dark oak flooring and luxurious velvet carpets, graces the four-bedroom en-suite main residence. The grand hallway is refreshingly modern, adorned with exquisite traditional touches, such as vintage radiator covers, leading to an impressive walnut railing and wrought iron staircase. The rich, dark flooring extends into a formal drawing room and a spacious dining room, furnished with opulent fabrics, elegant rugs, and a carefully curated collection of antiques, maximizing the use of space. The bedroom suites are set across the first and second floors of this grand property. The first-floor primary bedroom suite combines contemporary furniture shapes with traditional detailing. Contemporary house with pool and garden London (United Kingdom)

Nestled minutes away from Parsons Green lies one of Fulham’s most remarkable homes, comprising three bedrooms, three bathrooms, open spaces throughout and a theme of contemporary living. The ground floor is home to the reception area which boasts natural light from a number of different aspects, a double feature gas fireplace, a private terrace overlooking the garden and pool, as well as nearly 3 metre high ceilings conveying a real sense of openness and space. The kitchen / dinner can be found on the lower-ground floor and at 52 ft long, the space stretches nearly the entire length of the house. A clean, modern look has been achieved here with hidden Gaggenau appliances and a recessed extractor fan, a central kitchen island, and full-height bi-folding doors leading onto the beautifully landscaped garden. The heated pool is secured with an electric safety pool cover, and the garden is also equipped with an outdoor shower. To the rear, you will find a two-storey self-contained studio, housing a lounge and kitchen on the ground floor, and up a feature spiral staircase to an en-suite double bedroom. The lower-ground floor of the house also includes a guest WC and cinema room. On the first floor of the house, you will find two double bedrooms both with en-suite bathrooms, and the second floor is home to the principal suite. All bedrooms include bespoke fitted storage and entertainment units, and the bathrooms are finished with Carrera marble. The current owner has spent the past twenty years creating one of the most fabulous homes Fulham has to offer. Many smaller yet important details such as underfloor heating and home automation system have been implemented, however it’s the architectural and interior design of the house that sets it apart from the rest. The original structure has dramatically changed from a typical 2,000 square foot home, to a completely re-modelled and re-designed 3,000 + turn-key proposition, and it makes the perfect home for a small family or couple. The home is conveniently located close to Parsons Green and the cafe’s, restaurants and independent shops the area has to offer. Local green spaces include Eel Brook Common and Bishops Park, and commuters are served by both Parsons Green and Fulham Broadway Tube.
