Set on the edge of the sought-after village of Martin, The Manor House is an impressive Grade II Listed Georgian home in an idyllic setting, with established gardens and far-reaching views across the Lincolnshire countryside. Full of period character, the house is complemented by a stunning detached Coach House offering excellent income potential. The principal reception rooms provide welcoming spaces for entertaining, relaxing and everyday family life, where elegant proportions, high-ceilinged rooms and beautifully preserved Georgian architectural details reflect the home's rich history and character. At the heart of the home are a generous farmhouse kitchen and a light-filled garden room, while the south-facing bedrooms enjoy breathtaking views across the gardens and open countryside. The gardens are every bit as captivating as the house, with an orchard, mature trees, wildflower areas, two ponds and a small, wooded area creating a wonderfully natural setting. Seating areas within the grounds offer tranquil places to relax and unwind. Beyond the main house, the Coach House offers an impressive and flexible two-storey space. Currently operating as a successful holiday let, The Coach House would equally suit multigenerational living or could provide an ideal studio, workshop or home office, subject to the necessary consents. Steeped in history and surrounded by stunning countryside, The Manor House offers a rare opportunity to acquire a handsome Georgian home with remarkable character, a fascinating history, generous space and a peaceful village setting, just 14 miles from Lincoln. Seller Insights We love the feeling of space here. The house has such a light and airy feel, yet it's also steeped in history, with wonderful period features that give it so much character. The Manor House has a fascinating history, and we've done lots of research about the property and local area over the years. We believe the main house dates from the early 1790s and was built for a well-known local family that owned much of the surrounding land. The exposed beams, original fireplaces and beautiful architectural details all provide subtle clues of the history. The Manor House was home to around 30 members of the Women's Land Army during the Second World War, and over the years we've had the pleasure of welcoming a couple of them back to visit. It was fascinating to hear their memories of living and working here. More recently, the house served as a fine dining restaurant in the 1970s before we turned the property back into a private home in the early 1990s. We converted the former stables into the Coach House in 2007, creating two holiday accommodation units. Our restoration focused on creating eco-friendly accommodation, using traditional methods and natural materials. There's also a large open coach room with its own kitchen, as well as the original stables. I've run cookery and craft classes in this space and a small local history museum, but it could just as easily become a studio, home office or even additional accommodation, subject to the necessary consents. The gardens are a real delight with a superb vegetable growing area and various different parts to explore perfect as a play area for children. We've also got those amazing rural views from the garden and many parts of the house. There are many community activities in Martin. The church holds events and the village hall hosts everything from exercise classes and coffee mornings to our local heritage society, which we've enjoyed being part of. The pub has an excellent reputation for food, and the play park near the school is one of the best for miles around. Lincolnshire has so much to offer. There are beautiful walks, quiet country lanes for cycling and plenty of opportunities for birdwatching in the local area. Yet, the village is just a few miles from Woodhall Spa, with its independent shops, cafés and restaurants; Jubilee Park, with its outdoor pool, and Kinema are among our many favourite places to visit. Lincoln is also a beautiful cathedral city. The entrance hall immediately sets the tone, with Travertine flooring, solid oak detailing and a staircase rising to the first floor. A fully fitted utility room sits nearby, leading to a cloakroom and boiler. The kitchen/breakfast room is beautifully appointed and designed with both everyday living and entertaining in mind. Bespoke Arrital Italian cabinetry is paired with granite worktops and upstands, Neff appliances, and Franke sink. Gothic-style arched windows overlook the rear courtyard, with stable door opening directly outside. Underfloor heating continues through this area, zoned separately for comfort between the kitchen and dining spaces. From the kitchen, the accommodation flows into a sitting room with surround sound, an electric blind and a bay window overlooking the courtyard. This continues through to the dining room where the Travertine flooring continues and tri-folding doors open out to the garden. From here the covered decked terrace creates a wonderful extension of the living space, framed by beautiful stone arches and offering a sheltered place to dine and entertain outdoors. The drawing room is a generous and elegant reception room, with Swarovski lighting adding a refined finish. Additional features include a further cloakroom, coat storage and multiple access points to the gardens. The first floor continues the sense of scale and craftsmanship. The charming little village of Manton close to the southern shores of Rutland Water, is strewn with listed buildings, in the heart of which is the magnificent Old Hall graced with a fine early eighteenth century façade but dating back to 1688, as stated on a rear gable. The three-storey stone residence and its adjoining outbuildings provide an extraordinary amount of accommodation all presented in immaculate order, sumptuously decorated to the highest of standards with impeccable attention to detail. In a quiet and private position nestling between neighbours but shielded by mature trees, the walled gardens are verdant, sunny sanctuaries including an impressive summerhouse overlooking a heated outdoor pool. All the reception rooms are of fine proportions: an impressively large but welcoming reception hall, a drawing room with original panelling, a dining room with mahogany panelling fitted approximately 18 years ago by members of the Guild of Master Craftsmen, a generous snug past which is a glamorously fitted kitchen that leads directly into the beautiful garden room. Beyond this, all with extraordinarily high ceilings, a large utility room takes you on into a games room, a print room housing a spiral staircase and a study at the far end benefitting an almost entire wall of glazing over the garden. Further rooms above reached up the spiral staircase are currently used as a gym and another office providing versatile spaces for whatever your needs. The main staircase and the back staircase both rise to the first and second floors. The first floor contains five generous double bedrooms, two en suite, one lined with original panelling, and a family bathroom. The second floor offers a number of rooms that are used as storage but could be refurbished to create five further double bedrooms plus a bathroom and there is another large room at the top of the back stairs. The masterfully landscaped garden is very sheltered and private within high stone walls. Set out on split levels that encompass the house, it gives an appealing mix of formality combined with soft plantings. A fitting Italianate style pervades the front where the symmetric fine stone façade clad in wisteria stands behind the gravelled entrance bordered by tall cypress columns, palms and fig trees. On the south side of the house, an iron gate opens into a charming brick-paved garden in dappled shade with an octagonal summerhouse at the sunny, gravelled far end. Steps lead down into the garden room where more French doors opposite open into the main part of the garden. Here, a large lawn bearing some magnificent mature trees stretches down to the pool area where an oval gazebo provides shade in this particularly sunny corner and an olive and a cloud tree are striking features. A decorative ironwork pergola supports abundant pretty climbers down the side of the property leading to a tiered fountain at the end. On a higher level, a timber pergola-covered walkway curves round the top of a retaining wall delineating the vegetable garden with its geometric-shaped interlocking beds. A recently built garage is to the rear of the property behind the swimming pool and is accessed down a separate driveway, through automatic timber gates and entered through electrically operated doors. A useful shower, WC and sauna at the back of the building are conveniently close to the pool area. The Hawthorns is a masterpiece of Edwardian architecture, built in 1906 and standing as one of the finest and most characterful residences in one of Oadby's most coveted addresses. Set behind a long, sweeping driveway on a plot of approximately 0.56 of an acre, the moment you arrive you understand that this is something entirely different. This remarkable property extends to an impressive 5,455 square feet in total, encompassing the principal house, annexe, garage and outbuildings, offering a scale and versatility that is exceptionally rare in this area. From the moment you step into the entrance hall, the story of this house begins to unfold. Double height, grand in proportion and flooded with light, the original wooden flooring underfoot and the staircase that rises above are genuinely among the finest you will find in a private home. The detail along the banisters, the sweep of the landing above, the chandelier overhead. It stops you in your tracks, as it should. That same original wooden flooring continues through the first floor hallway, a thread of authenticity that runs through the very heart of the home. The reception rooms are in a league of their own. Original fireplaces, intricate cornicing and coving, soaring ceilings, rich wall panelling and original bay windows combine to create spaces that feel both historic and utterly alive. Whether you are entertaining on a grand scale or simply living well, these rooms deliver something that no new build can replicate and no amount of money can manufacture. This home drips in character. And thanks to the modern heating system installed throughout, it is a home that keeps you wonderfully cool through the summer months and beautifully warm and cosy as the seasons turn, without ever losing a single note of its period charm. The kitchen and dining space is a genuine heart-of-the-home room and one that surprises at every turn. Exceptionally generous in proportion, it features a superb range of solid timber cabinetry with rich warm tones, dark granite worktops and a range cooker with extractor above. The original terrazzo flooring runs throughout and adds enormous character underfoot. Original leaded and stained glass windows bathe the room in coloured light, while French doors open directly out to the garden, making this a space that flows beautifully between inside and out. There is ample room for a large dining table and informal seating, making this as much a family room as it is a kitchen. A substantial utility room leads directly off, originally the servant quarters, complete with its own secondary staircase still intact, offering genuine flexibility for multi-generational living or simply a nod to the history beneath your feet. The first floor houses five bedrooms, all of generous proportion. Two benefit from their own en suite bathrooms, both fitted with underfloor heating, one featuring a sleek walk-in shower enclosure. The family bathroom perfectly complements the period character of the home. The principal bedroom enjoys its own bay window above the reception room below, flooding the space with light, and is served by a very large en suite. On the second floor, the possibilities open up further. A versatile room currently suited to use as a study or additional bedroom leads through to an extensive loft space that is ready and waiting to be converted. In the hands of a buyer with vision, the entire upper floor could become a private principal suite of genuine hotel quality, a games room or a creative studio. The ceiling height, the bones of the space and the existing access make this one of the most exciting opportunities the house presents. Outside, the plot is extraordinary for this location. Mature trees, established planting and lawned gardens wrap around the property, offering complete privacy and a sense of seclusion that belies the fact you are moments from everything this exceptional address has to offer. A dedicated garden outbuilding currently serves as a private gym. The gardens also benefit from an external WC and a separate outdoor utility room used for garden maintenance and storage. The annexe above the garage is a genuinely independent living space with its own gas meter, electricity meter and boiler system. Comprising a bedroom area, lounge, kitchen and bathroom, it is ideal for extended family, a live-in carer, visiting guests or as an income-generating opportunity. A garage with remote controlled electric doors and an adjacent carport complete the outstanding provision of outbuildings. The home is further protected by a silent panic alarm connected directly to the Police, providing an exceptional level of security and peace of mind for the whole household. Directly opposite the property sits one of the area's most treasured assets. The University of Leicester Botanic Garden is a destination in its own right, drawing visitors from across the county and beyond to experience 16 acres of breathtaking grounds that change with every season. To have this on your doorstep, to watch it bloom and transform through spring, summer, autumn and winter, is one of those quiet privileges that only the fortunate few who live here truly understand. Victoria Park is equally close, offering open green space, weekend recreation and a wonderful sense of room to breathe. Glebe Road sits at the heart of Oadby, one of the most distinguished residential addresses in the East Midlands. This is a neighbourhood defined by sweeping tree-lined avenues, handsome period architecture and a strong, established community that has long attracted professionals, academics and families who value both quality of life and convenience. For families with children, the educational offering in this area is outstanding. Leicester High School for Girls, Leicester Grammar School and Stoneygate School are all within easy reach, alongside a number of excellent state schools, making this one of the most sought-after catchments in the region. The independent shops, restaurants and cafes of Stoneygate and Allandale Road offer refined everyday living, while the city centre, including the Curve Theatre, the Golden Mile and Leicester Market, is only minutes away by car. The Oadby Parade is just a short drive, offering the M&S Food Hall, independent boutiques and a wonderful selection of cafes and restaurants. The villages of Great Glen, Kibworth and the wider Harborough district are all within easy reach for those who enjoy the Leicestershire countryside on their doorstep. For commuters and those who travel frequently, the location is exceptionally well connected. Leicester railway station is just a short drive away and offers direct services to London St Pancras in approximately one hour. The M1 and M69 motorways are both easily accessible, providing fast and straightforward connections across the region, and East Midlands Airport is approximately 20 miles away. Properties like The Hawthorns do not come to the market often. When they do, the right buyer recognises immediately that what they are looking at cannot be replicated, rebuilt or replaced. On leaving Newtown Road in Warsash you will drive over a bridge into Hook Park which is worlds away from the mainstream and an oasis of calm. The original mansion, Hook House, built by William Hornby in 1790 was modelled on Government House in Bombay, where he was the Governor, on land given to him on his retirement by the British Government. Over the ensuing years the house was neglected by his descendants but early in the 20th century a new owner started a renovation project but it is likely that a fire was accidentally started by contractors working on the house and it was totally destroyed and never rebuilt so the land was sold for development. Located on a large plot of 1.3 acres Cotswold House is a substantial family home with an attractive facade to the front that is approached over a sweeping gravel driveway which leads to the front entrance, two double length garages with space for 8 cars, a single garage attached to the Pool House and ample parking for several cars. There are steps up to an imposing front door which leads into a large reception hall. The accommodation in the house extends to 4200 sq ft and is spread over 2 floors which includes on the ground floor a drawing room with substantial stone open fireplace and oak beams, original polished wood flooring, double aspect dining room, family room and a kitchen with separate breakfast/casual dining area. On this floor there is also a guest bedroom with ensuite bathroom and separate rain shower. There is also a cloakroom and utility room.. Stairs lead to the first floor landing with access to a large balcony overlooking the nature reserve and Southampton Water. A principal bedroom with ensuite bathroom and 3 further bedrooms, a family bathroom and a small nursery are all on this floor. Outside there is a single story building of 543 sq ft currently used as a one bedroom home called The Pool House which could easily be converted ( subject to planning regulations) to create a gym, sauna, spa, showers and changing rooms for the pool(currently unused) that is located to the front of this building. Adjoining the main house there is a double length garage with a 2 bedroom flat that has a kitchen/living area above and a separate entrance to the rear. Between the house and garage is an internal yard currently used as a dog run and kennel. There is a gardener's WC there too. The second double length garage is detached with a one bedroom Garden Flat above. Both these buildings lend themselves to re-development as a home office or incorporation into the main house to create more space. Currently, each unit is let under the terms of the Renters Rights Act which became law on May 1st 2026 and are generating approximately £1000.00 per month each, inclusive of heat, light and Council Tax. The Pool House is separately rated at Band C. The two flats are included in the main house for Council Tax purposes. Agent's Note: The Pool House and one of the flats has been separately assessed for energy efficiency, the other flat is included in the assessment of the main house. This is a rare opportunity to acquire a home of such character, scale and setting, where period charm and modern comfort exist in perfect harmony. Seller Insight 5 Maltings Lane has been our home for the past 12 years. At the time, our children were still young and I was heavily pregnant with our third, so finding somewhere that felt safe, calm and full of good energy was so important. What truly sold it to me was the privacy - it's tucked away, quiet and unassuming, with only a handful of houses. Unless you live here, there's simply no reason to pass through, which gives it such a secure and peaceful feel. Over the years, we have lovingly modernised the house to suit our tastes, including updating the bathrooms. The master bedroom is a real sanctuary, with double aspect views over the garden, it's such a peaceful way to start each day. My favourite room in the house has always been the kitchen. It's incredibly spacious, opens up beautifully, and has been the heart of so many gatherings. It's perfect for entertaining, with the aga making it especially cosy in the winter months. In the summer, the garden truly comes into its own. Set across around half an acre and thoughtfully divided into four sections, it offers something for everyone. From the large patio with shaded areas, to the swimming pool, which has brought endless joy to our children over the years. Beyond that, there's an open lawn with a treehouse and trampoline, creating a great space for family life. This home has been made for entertaining. The generous room sizes and natural flow make hosting effortless. The kitchen leads into a snug where guests can relax, while the dining space has hosted countless Christmases, it's one of those homes where people naturally come together. There's a real village feel here, with a well-used village hall, a cricket club, and a wonderful primary school nearby. We've loved being able to cycle to local spots, enjoy the nearby pub, visit the working windmill, and take in the beautiful surrounding walks. What I will miss most is the way this home brings people together. The entertaining spaces, the summers around the pool, and the simple joy of the garden - it's all been so special. The pool, in particular, has been a huge part of our family life, enjoyed all year round thanks to being heated, and it's something my children will especially miss. A remarkable Grade II Listed country estate of exceptional character, set within approximately 22 acres of private grounds in one of the Wirral’s most sought after locations. A HOME OF DISTINCTION, HISTORY AND RARE PRESENCE There are homes that impress through sheer scale, and then there are homes that leave a lasting impression through something far more difficult to create; atmosphere, provenance and soul. Hidden discreetly within approximately 22 acres of beautifully arranged grounds and approached via a sweeping, private driveway through rolling paddocks, Stanacres is a truly remarkable Neo-Gothic manor house of exceptional architectural significance. Built between 1849 and 1851 for Anglesey timber merchant Owen Jones and designed by celebrated architect Charles Verelst, this substantial Grade II Listed residence extends to almost 8,000 sq ft and represents a rare opportunity to acquire a home where history, lifestyle and modern family living sit in complete harmony. Beyond its striking façade and architectural detailing lies a home that has evolved through generations, one that has welcomed merchants, ship owners and notable residents through its doors and played host to remarkable moments over almost two centuries. Today, Stanacres remains every inch the grand country residence it was intended to be, while providing the warmth, flexibility and practicality demanded by contemporary life. A MAGNIFICENT ARRIVAL The journey to Stanacres is an experience in itself. A long private drive winds gracefully through approximately eleven acres of front paddocks where horses graze peacefully and wildlife regularly appears along the route including hares, pheasants, ducks, geese and buzzards among them. Anticipation builds until the house finally reveals itself amongst its mature landscape. Arriving home here feels entirely removed from everyday life. The sense of privacy is extraordinary, yet despite this seclusion, Thornton Hough village and excellent transport links remain only moments away. ARCHITECTURE DESIGNED TO INSPIRE Stepping through the impressive entrance immediately reveals the craftsmanship and detail that define Stanacres. The scale is captivating. Soaring ceilings, intricate detailing, remarkable proportions and beautifully preserved original features create an immediate sense of grandeur. The stencilled emblem of the Port of Liverpool coat of arms above the staircase remain as a subtle reminder of the home’s fascinating origins and its connection to Liverpool’s maritime heritage. Throughout the house, period character has been thoughtfully preserved and enhanced through extensive restoration works undertaken by the current owners, ensuring that the property’s heritage remains intact while allowing it to function effortlessly as a modern, family home. ELEGANT SPACES FOR LIVING AND ENTERTAINING Stanacres was clearly designed as a house for entertaining and celebration. The principal reception rooms are exceptional in both scale and atmosphere. The formal drawing room is particularly breathtaking, with parquet flooring, a marble fireplace and magnificent French doors opening directly onto the gardens. In warmer months the outside landscape appears to spill effortlessly indoors, while in winter the open fire creates a wonderfully intimate atmosphere. The sitting room offers a more relaxed setting with a log burner and stunning full height windows framing uninterrupted views across the lawns and lake beyond. The formal dining room provides perhaps the greatest sense of occasion of all. Beneath an extraordinary ceiling, this is a room that feels destined for celebrations, family gatherings and unforgettable dinner parties. THE HEART OF THE HOME The kitchen retains a wonderful sense of authenticity and proportion. At its centre sits the traditional AGA, surrounded by bespoke cabinetry and generous preparation space, creating a room perfectly suited to both family life and larger scale entertaining. Overlooking the courtyard and former stables beyond, the space offers exciting future potential should a purchaser wish to further evolve or enlarge the kitchen arrangement. A separate utility and preparation room further enhances practicality and supports the seamless flow expected of a home of this calibre. ACCOMMODATION OF REMARKABLE SCALE AND FLEXIBILITY Across the upper floors, Stanacres continues to impress. The principal suite is exceptional, featuring a luxurious ensuite with underfloor heating, twin basins, a rolltop bath and spectacular views stretching across the estate. In total there are eight generous double bedrooms, six benefiting from ensuite facilities, along with dressing rooms and additional flexible accommodation spaces. Original fireplaces, elevated views and architectural detailing continue throughout. The upper floor provides enormous versatility and could easily accommodate guest suites, independent living arrangements, home offices, creative studios and an extensive range of family requirements. EXTRAORDINARY POTENTIAL BELOW Beneath the house lies a remarkable lower ground floor spanning almost the full footprint of the property. Historically used as workshops, wine stores, offices, game larders, an original ice room and storage areas, this vast space presents an exceptional opportunity for future owners. A private wellness suite, gymnasium, cinema room, contemporary wine cellar or further leisure facilities could all be incorporated while complementing the home’s historic fabric. LANDSCAPED GROUNDS OF NATIONAL SIGNIFICANCE The gardens and grounds at Stanacres are every bit as remarkable as the house itself. Designed by renowned landscape architect Edward Kemp, whose work on Birkenhead Park famously influenced the design of New York’s Central Park, the grounds themselves form part of the property’s extraordinary story. Extending to approximately twenty two acres overall, the estate includes approximately five acres of formal gardens surrounding the house and a magnificent private 1.5 acre lake. Paddocks and grazing complete the grounds and a stone gazebo and entertaining area, former stables and outbuilding are the perfect compliment. The grounds have become a natural sanctuary rich with wildlife. Spring in particular transforms the estate into something almost magical. Rhododendrons burst into colour, ducklings and goslings arrive on the lake, owlets emerge among the trees and the landscape awakens with extraordinary life. For equestrian buyers particularly, the neighbouring Olympic standard facilities create an exceptionally compelling lifestyle opportunity. Equally, the land offers scope for a variety of country pursuits and leisure interests. A VILLAGE LIFESTYLE THAT IS DIFFICULT TO REPLICATE Thornton Hough remains one of The Wirral’s most desirable villages and has retained the quintessential character that makes it so sought after. Picture postcard cottages, excellent pubs, highly regarded schooling and wonderful countryside walks create an exceptional lifestyle environment. The award winning spa and dining facilities at Thornton Hall Hotel sit nearby, alongside restaurants, cafés, golf facilities, equestrian amenities and the renowned village community itself. Despite the wonderfully rural feel, excellent connectivity places Liverpool, Chester, Manchester, North Wales and the motorway network all within convenient reach. A RARE OPPORTUNITY TO BECOME PART OF ITS STORY Stanacres is far more than a substantial country house. It is a home that has hosted remarkable lives and extraordinary memories; from merchants and polo players to private performances by world renowned musicians. Yet despite nearly two centuries of history, there remains an unmistakable sense that the story here is still unfolding. For its next custodians, the opportunity is not simply to acquire a magnificent residence but to become part of its legacy. VENDOR INSIGHT – STANACRES When did you first find this home, what first drew you to it, and what was it that instantly captured your heart? “Having lived in suburban properties all of our lives, even though we had a lovely 5 bedroom Victorian property in half an acre, we were looking for something “different”. When we saw Stanacres with its striking Gothic architecture, grand rooms with intricate detailing and its own lake all in a rural setting but just a few miles away, we knew we’d found something special.” Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part? “Over time you get used to the impressive, high ceilings and huge doors and windows, the expansive lawns, the lake and the seclusion of being nestled in the countryside. You just come to think of it as home. It’s only when you have visitors that you are reminded how special the property is and how privileged you are to live there.” How would you describe the feeling of arriving home, whether at the end of a busy day, after a weekend trip or simply just a few hours away? “Arriving home after any trip you always have the anticipation of seeing what wildlife you can spot on the fields down the drive. Regulars include hares, rabbits, the occasional stoat or weasel, geese with goslings and ducks with ducklings in Spring, the resident heron, pheasants, partridge and buzzards. By the time you reach the house there are usually some horses observing you break their tranquillity as you arrive home and have a sense of pride and awe that you actually live here.” Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality? “Stanacres was built between 1849-1851 for an Anglesey timber merchant Owen Jones who shipped timber into Liverpool hence the coat of arms of the Port of Liverpool stencilled on the main staircase. The architect was Charles Verelst (formerly Reed) who was the Chair of the Liverpool branch of RIBA at the time. The gardens were laid out by Edward Kemp, author of “How to lay out a garden”, who had been instrumental in laying out Birkenhead Park which was a new concept at that time and was the basis for the design of Central Park in New York. Since then, Stanacres is shown to have had many notable residents including ship owners, wine merchants and seed merchants many of whom had an extensive staff of gardeners, grooms, butlers, footmen, maids, cooks, nurses, coachmen and stockmen. Stanacres also featured in Pevsner & Hubbard’s Cheshire Volume of The Buildings of England. The work undertaken during our time at Stanacres has been to help bring it back to its impressive best.” Is there a particular feature or detail that holds special meaning for you? “One specific feature that holds great memories for us is the stone gazebo as part of the walled garden overlooking the lawn and lake. During the Covid lockdowns of early 2020 we spent a lot of time as a family there when the weather was not quite warm enough to sit out of the protection from the south westerly breeze that the gazebo must have been built to shelter occupants from. We had so many memorable times that upon reflection now, we didn’t feel confined at all.” Which spaces do you find yourself gravitating to most, and why? “One place in the house that gets very good use is to sit at the full height windows in the rear lounge overlooking the lawn and lake. It’s like having your own nature reserve right there in front of you. We have seen wildlife right close up that we have only ever seen on TV before.” How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old? “With fantastic country views from (nearly) all elevations of the house you feel so much more connected with the weather and the seasons. The large windows allow the sunshine to stream in and warm you, but in the colder months it’s cosy and warm in front of the open fire or log burner. The views over the lawns and the lake and the fields out front change with every season but some of the best views are from the rear of the house where on a clear day you can see over to Moel Famau in the Welsh Hills.” What time of year does the property feel most magical, and why? “As we transition from cold wet and dark winter into the warmth and brightness of spring, the grounds of Stanacres transform into a green and flowering, somewhat enchanting garden. The leaves sprout on the trees, the Rhododendrons burst into flower and before you know it there’s ducklings and baby moorhens on the lake, goslings on the field, fledgling owlets fluttering over the lawn, herons nesting on one of the islands, woodpecker chicks chirping for food from the nest in the chestnut tree and many more species of birds nesting than I would care to try and name. The farm and equestrian neighbours help the feel of rejuvenation with lambs and foals in the fields and paddock most years too.” For families, what do you feel makes this such a wonderful place to raise children? “Having brought our three sons to Stanacres when they were around the end-of-primary to start-of-secondary school ages we’ve seen how the property can prove a great play ground at all ages. As younger children they and their friends would have a great time exploring the grounds and the house itself or boating on the lake (sometimes also in the lake) with supervision. As young teens it’s ideal for indoor or outdoor “sit-offs”, playing end-to-end football on the lawn or razzing a dirt bike or motor buggy up and down the fields. As older teens they found enjoyment having somewhere to invite friends from school or the rugby club and give the smoke detectors a good try out. One year they had a festival on the fields where about 40 of them camped and barbequed into the night all out of earshot of us. There must have been over 20 hatchbacks along the drive. Along with many New Years Eve parties we’ve hosted a parent’s 80th on the lawn and a 25th wedding anniversary party with marquees, DJ and an Abba tribute act in the garden. The stone gazebo also makes a great bar by the way. In summary Stanacres makes a wonderful family home not only for special events but for day to day family living. Everyone has enough of their own space but it still feels like a family home.” How would you describe the local community and the lifestyle on offer? “We’ve found the local community most welcoming and have made many friendships that have endured and will last long into the future. As well as friendships forged at the school gates with many other parents there are also other places to get to know people including the local 17th century thatched pub and the equidistant rugby club (along with Stanacres known in our house as the “magic triangle”). You will meet people there from all walks of life and in our experience you can easily be asked to join a golf society, shooting club, squash club, lunch club, walking group or just go for coffee and a chat at one of the local cafes.” Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here? “Very close by there are three pubs (all of which serve a great Sunday roast), a couple of cafes, a hotel with gym, wellness and beauty, various restaurants, a livery and equestrian centre, two shoots, numerous walks across countryside that it’s hard to believe is so close to suburbia and easy access to many bars and restaurants in Heswall or Parkgate.” What do you think the next owners will fall in love with most? “The next owners are likely to have an historic interest (if the walls of Stanacres could talk there must be so many stories to tell), perhaps an appreciation of architecture, an enjoyment of the seclusion and wildlife, maybe an interest in equestrian or country pursuits or maybe just the fact that it’s definitely different and special.” Who do you imagine would feel most at home here? “Stanacres will appeal to people for a range of possible reasons but at the end of the day it makes a fabulous family home.” As you prepare to move on, what will you miss most and what will you take with you in your memories? “One of the things we will miss most is stepping outside the front door and seeing no other houses, only countryside. That said, as our sons (supposedly) reach adulthood and move away, it is time for us to move on from a special place that has been part of a wonderful phase in our lives and allow Stanacres to give to someone else what it has given to us.” Additional Information Services: Mains electricity and water.
