Lea House sits gracefully along the leafy country road of Spring Lane in New Mill, a distinguished six‑bedroom manor house that has been cherished by the same family for over thirty-three years. During that time, it has been a place of laughter, childhood memories, long summer evenings and gatherings of friends — a home that has been lived in wholeheartedly and loved deeply. Now ready for its next chapter, it offers a rare opportunity to modernise and elevate a substantial period residence while preserving the remarkable character that defines it, with the added freedom of the property not being listed. Stepping inside, the grandeur of the entrance hall sets the tone for the traditional layout that unfolds. Two elegant reception rooms sit to the front of the house, each with its own personality — one a comfortable sitting room for everyday living, the other a versatile playroom or second lounge. Beyond these, the heart of the home reveals itself in the magnificent drawing room, a space steeped in history with its rich oak panelling, open fire and generous proportions. Dual‑aspect windows draw in natural light and frame views to the front and across the rear courtyard, where a large wildlife pond creates a serene focal point. Flowing seamlessly from here, the formal dining room shares the same tranquil outlook, offering an atmospheric setting for memorable dinners and special occasions. The kitchen is a warm and welcoming hub, centred around a charming powder‑blue AGA that anchors the room. Bespoke cabinetry provides extensive storage, complemented by a central island and a separate walk‑through pantry with fitted units. From the kitchen, the orangery extends the living space beautifully — a bright, sociable room with ample space for family dining and relaxed seating, opening directly onto the courtyard and pond. In addition to the kitchen there is a vaulted cellar that provides an ideal wine cellar. Practicality is woven into the layout, with a boot room providing direct access from the driveway into the kitchen, ideal for country living. A sweeping stone staircase rises to the first floor, where six generous bedrooms offer comfort and flexibility. The principal bedroom enjoys peaceful views over the gardens and benefits from its own dressing room that is currently set up at a bedroom providing bedroom 7, and en‑suite bathroom. A thoughtful guest suite comprises two double bedrooms linked by a Jack and Jill bathroom, slightly set apart from the main bedrooms to create a private haven for long‑term guests or independent relatives. Three further bedrooms, along with a family bathroom and separate WC, complete the accommodation. Outside, Lea House is enveloped by approximately 1.5 acres of mature, private grounds. A tree‑lined gated driveway leads to a practical turning circle at the front of the house, with extensive parking and a double garage with an EV charging point. The gardens are beautifully established, offering a sense of seclusion and tranquillity, with the courtyard and wildlife pond forming a picturesque centrepiece. A superb collection of outbuildings enhances the lifestyle appeal of the property, including a home office, laundry room, potting shed and an outdoor swimming pool with its own pool house. The sale also includes a parcel of woodland extending to 4.65 acres, for details of the woodland boundary, please see the attached title plan outline. Lea House is a home of presence, heritage and heart — a rare opportunity to shape a substantial country residence to your own vision while honouring the character that has made it so special for generations. It is a place ready to welcome its next custodians, offering space, tranquillity and the promise of a truly exceptional lifestyle in one of Holmfirth’s most desirable rural settings. Set on the edge of the sought-after village of Martin, The Manor House is an impressive Grade II Listed Georgian home in an idyllic setting, with established gardens and far-reaching views across the Lincolnshire countryside. Full of period character, the house is complemented by a stunning detached Coach House offering excellent income potential. The principal reception rooms provide welcoming spaces for entertaining, relaxing and everyday family life, where elegant proportions, high-ceilinged rooms and beautifully preserved Georgian architectural details reflect the home's rich history and character. At the heart of the home are a generous farmhouse kitchen and a light-filled garden room, while the south-facing bedrooms enjoy breathtaking views across the gardens and open countryside. The gardens are every bit as captivating as the house, with an orchard, mature trees, wildflower areas, two ponds and a small, wooded area creating a wonderfully natural setting. Seating areas within the grounds offer tranquil places to relax and unwind. Beyond the main house, the Coach House offers an impressive and flexible two-storey space. Currently operating as a successful holiday let, The Coach House would equally suit multigenerational living or could provide an ideal studio, workshop or home office, subject to the necessary consents. Steeped in history and surrounded by stunning countryside, The Manor House offers a rare opportunity to acquire a handsome Georgian home with remarkable character, a fascinating history, generous space and a peaceful village setting, just 14 miles from Lincoln. Seller Insights We love the feeling of space here. The house has such a light and airy feel, yet it's also steeped in history, with wonderful period features that give it so much character. The Manor House has a fascinating history, and we've done lots of research about the property and local area over the years. We believe the main house dates from the early 1790s and was built for a well-known local family that owned much of the surrounding land. The exposed beams, original fireplaces and beautiful architectural details all provide subtle clues of the history. The Manor House was home to around 30 members of the Women's Land Army during the Second World War, and over the years we've had the pleasure of welcoming a couple of them back to visit. It was fascinating to hear their memories of living and working here. More recently, the house served as a fine dining restaurant in the 1970s before we turned the property back into a private home in the early 1990s. We converted the former stables into the Coach House in 2007, creating two holiday accommodation units. Our restoration focused on creating eco-friendly accommodation, using traditional methods and natural materials. There's also a large open coach room with its own kitchen, as well as the original stables. I've run cookery and craft classes in this space and a small local history museum, but it could just as easily become a studio, home office or even additional accommodation, subject to the necessary consents. The gardens are a real delight with a superb vegetable growing area and various different parts to explore perfect as a play area for children. We've also got those amazing rural views from the garden and many parts of the house. There are many community activities in Martin. The church holds events and the village hall hosts everything from exercise classes and coffee mornings to our local heritage society, which we've enjoyed being part of. The pub has an excellent reputation for food, and the play park near the school is one of the best for miles around. Lincolnshire has so much to offer. There are beautiful walks, quiet country lanes for cycling and plenty of opportunities for birdwatching in the local area. Yet, the village is just a few miles from Woodhall Spa, with its independent shops, cafés and restaurants; Jubilee Park, with its outdoor pool, and Kinema are among our many favourite places to visit. Lincoln is also a beautiful cathedral city. The charming little village of Manton close to the southern shores of Rutland Water, is strewn with listed buildings, in the heart of which is the magnificent Old Hall graced with a fine early eighteenth century façade but dating back to 1688, as stated on a rear gable. The three-storey stone residence and its adjoining outbuildings provide an extraordinary amount of accommodation all presented in immaculate order, sumptuously decorated to the highest of standards with impeccable attention to detail. In a quiet and private position nestling between neighbours but shielded by mature trees, the walled gardens are verdant, sunny sanctuaries including an impressive summerhouse overlooking a heated outdoor pool. All the reception rooms are of fine proportions: an impressively large but welcoming reception hall, a drawing room with original panelling, a dining room with mahogany panelling fitted approximately 18 years ago by members of the Guild of Master Craftsmen, a generous snug past which is a glamorously fitted kitchen that leads directly into the beautiful garden room. Beyond this, all with extraordinarily high ceilings, a large utility room takes you on into a games room, a print room housing a spiral staircase and a study at the far end benefitting an almost entire wall of glazing over the garden. Further rooms above reached up the spiral staircase are currently used as a gym and another office providing versatile spaces for whatever your needs. The main staircase and the back staircase both rise to the first and second floors. The first floor contains five generous double bedrooms, two en suite, one lined with original panelling, and a family bathroom. The second floor offers a number of rooms that are used as storage but could be refurbished to create five further double bedrooms plus a bathroom and there is another large room at the top of the back stairs. The masterfully landscaped garden is very sheltered and private within high stone walls. Set out on split levels that encompass the house, it gives an appealing mix of formality combined with soft plantings. A fitting Italianate style pervades the front where the symmetric fine stone façade clad in wisteria stands behind the gravelled entrance bordered by tall cypress columns, palms and fig trees. On the south side of the house, an iron gate opens into a charming brick-paved garden in dappled shade with an octagonal summerhouse at the sunny, gravelled far end. Steps lead down into the garden room where more French doors opposite open into the main part of the garden. Here, a large lawn bearing some magnificent mature trees stretches down to the pool area where an oval gazebo provides shade in this particularly sunny corner and an olive and a cloud tree are striking features. A decorative ironwork pergola supports abundant pretty climbers down the side of the property leading to a tiered fountain at the end. On a higher level, a timber pergola-covered walkway curves round the top of a retaining wall delineating the vegetable garden with its geometric-shaped interlocking beds. A recently built garage is to the rear of the property behind the swimming pool and is accessed down a separate driveway, through automatic timber gates and entered through electrically operated doors. A useful shower, WC and sauna at the back of the building are conveniently close to the pool area. With spectacular sea views from every room, this is as close to island living as you will get, without having to leave the shore. Balcary Tower is wonderfully situated and comprises a traditional C Listed tower house with integral garage, set within a very private location amongst mature and well-maintained grounds. The property boasts some of the most incredible coastal and mountain vistas in the UK and enjoys direct beach access, with a tidal swimming pool, private slipway and large, modern boathouse. In addition, there are lovely, mature wooded garden grounds, superb terraces for alfresco entertaining, and a 12 acre paddock. The property was originally built in 1860 by Colonel Johnstone, who was the Laird of Auchencairn House, and we understand it to have been built for his French governess and mistress. The Tower was extended in the 1960s and 70s and then completely overhauled and renovated in 2012. During this recent renovation no stone was left unturned, and the house was also rewired, replumbed and had a new waste treatment plant installed, at the time. Balcary Tower is presently run as very successful luxury holiday let (winning a Gold ‘Gem’ award with Sykes in 2025) but would equally lend itself to being a fantastic family home. Rare to the market, with high quality fixtures and fittings throughout and stunning views from every room, this property really needs to be viewed in person to be truly appreciated. Accommodation Balcary Tower offers flexible and spacious accommodation, with 4 double bedrooms and 2-3 reception rooms. High quality fixtures and fittings are evident throughout. The open plan kitchen/breakfast/family room is a wonderful entertaining space and enjoys sea views from two elevations. The kitchen would appeal to any chef, with an abundance of storage, granite worksurfaces and a large central island. Top of the range appliances include a Liebherr fridge freezer and Gaggenau steam oven, electric oven with warming drawer, and dishwasher and there is a bespoke dining bench and table. The living area offers ample space for furniture, enjoys a modern wood burning stove and boasts fantastic views over the pool and out to sea, with direct access to a raised terrace via French doors. The drawing room and dining room are located at the opposite end of the house, and the two rooms are connected by a few shallow steps. Naturally, both rooms offer unrivalled coastal views, and the drawing room also has a wood burning stove and French doors that lead out to a gravelled terrace. Also on the ground floor is a bright double bedroom, with ‘Jack and Jill’ ensuite shower room, a useful utility room, cloakroom/WC and a storage cupboard. On the first floor, two very attractive bedroom suites can be found. The principal bedroom suite boasts a triple aspect, with charming sash windows, working shutters and a generous walk-in wardrobe/dressing room. The ensuite bathroom has an incredible, large picture window overlooking the sea, with a central bath, generous shower, and fitted storage. The second bedroom on the first floor also enjoys a triple aspect with sash windows and working shutters, a walk-in wardrobe and an ensuite bathroom comprising shower over bath. On the second floor another bright and well-proportioned double bedroom can be found, again which enjoys a triple aspect and incredible views, and there is an adjacent bathroom comprising shower over the bath. From the second floor there is a wooden staircase rising to an insulated and electronically operated roof hatch, giving access to the roof of the tower, and offering 360-degree views of the estuary, Hestan Island, the mountains, garden and surrounding countryside. Outside The property is approached via Shore Road from Auchencairn, which is a quiet road that follows the shoreline to the private entrance to Balcary Tower. A gated entrance and tarmac driveway winds through the wooded grounds, following the shoreline, to generous parking and turning areas by the house and boathouse. There are various areas from which to sit and enjoy the coastal views, including sheltered terraces, ideal for alfresco entertaining. There is direct beach access, which is quite remarkable and really makes the beach an extension of the grounds. The gardens are landscaped into the natural sloping topography of the land around and behind the house. To the rear of the property a path leads up to a lovely, wooded garden, filled with specimen trees, rhododendrons and other mature shrubs and plants. There is a pond, winding paths lead through the trees, and there is a lawned area housing raised vegetable beds and a greenhouse, and a separate fruit garden. An area of woodland, with rhododendrons and azaleas also flank the driveway and provide a high level of privacy. The rock-cut swimming pool fills naturally with sea water at high tide and has a sluice gate so that water can be changed if necessary. This offers an infinity style pool setting and brings wild swimming to your doorstep! Finally, the property enjoys haaf (half) netting fishing rights, which is a traditional method of catching fish. It requires an angler to stand waist-deep with a large, handheld net, and by law the net cannot be fixed, stuck in the mud, or left unattended. Dumfries & Galloway Council issue the annual haaf net permits. Boathouse There is a large steel framed shed (15m x 8m) which was constructed in 2013 and serves as a boathouse and office/workshop space, located opposite to the slipway. The boathouse has a concrete floor, steel stairs to a generous mezzanine area, power and light, hot and cold running water, an electric roller door, and separate pedestrian access. Land The paddock extends to just under 12 acres and would be ideal for grazing of small animals or perhaps for equestrian use. There is ample space to erect buildings suitable for animals in the field, subject to consents. Access and Rights of Way Balcary Tower is accessed via a half mile private driveway leading from the end of the public road at Balcary Bay. The owners of The Boat House further around the peninsula have a right of access over the first 100 yards of the driveway and over the track through the paddock. Ahead lies Johnston Hall, an extraordinary country estate where more than five centuries of history have been preserved with remarkable care, creating a home that feels both deeply rooted in its past and perfectly prepared for the future. Set behind a sweeping, tree-lined approach and framed by approximately ten acres of beautifully curated gardens, grounds and pasture, Johnston Hall is one of Pembrokeshire’s finest private estates. Believed to date back to the 15th century, its origins lie within the tradition of the county’s early gentry houses, residences that once stood proudly at the heart of local estates and quietly reflected the rhythm of the surrounding landscape. Over the centuries, the Hall became associated with the wider Kensington Estate, embedding it within a fascinating history where ownership represented not simply possession, but stewardship of both the land and the generations who would follow. Today, that remarkable legacy has been thoughtfully reimagined. The current owners have undertaken an extensive and highly sympathetic renovation that honours the building’s remarkable heritage while introducing a level of finish expected from a distinguished modern country home. Original character has been carefully preserved, period features celebrated and craftsmanship respected throughout, while elegant contemporary interiors ensure the property functions effortlessly for modern family life. Natural light fills the beautifully proportioned rooms, creating interiors that feel calm, balanced and inviting. Every space flows naturally into the next, offering an effortless balance between formal entertaining and relaxed everyday living. There is a quiet confidence throughout the house, where quality is never overstated yet evident in every considered detail. The Grounds Stepping outside, the estate continues to impress. The grounds have been extensively redesigned into a series of beautifully composed outdoor spaces that feel as though they have always belonged. Sweeping lawns merge effortlessly with mature specimen trees, colourful planting and carefully designed borders, while terraces and pathways invite long summer afternoons spent entertaining family and friends or simply enjoying the tranquillity of the surroundings. A beautiful wildlife pond creates a haven for birds and nature, adding movement, reflection and biodiversity to the landscape, while beyond, a pony paddock gently reinforces the property’s connection to country living. Whether accommodating horses, other animals or simply providing open pasture, the land enhances both the lifestyle and versatility of the estate. In total, Johnston Hall extends to approximately ten acres, providing an exceptional degree of privacy without ever feeling isolated. The Outbuildings Practicality has been considered just as carefully as beauty. A separate entrance provides direct access to the land and outbuildings, allowing machinery, livestock or equestrian equipment to be managed independently from the main residence. Two substantial stores provide extensive space for agricultural machinery, workshops or general storage, but one, in particular, offers something far more exciting than simply additional storage. For the classic car collector, vintage vehicle enthusiast or motorcycle enthusiast, it provides the perfect home for a prized collection, where cherished vehicles could be displayed within an impressive private showroom. Equally, it could become the ultimate workshop for restoration projects or specialist engineering. For artists, sculptors and creative makers, the soaring space lends itself beautifully to becoming an inspirational studio and gallery, surrounded by the peace and beauty of the estate. Whether housing a collection, pursuing a passion or operating a creative business from home, it is a space that invites imagination and offers exceptional flexibility. The Estate Lifestyle Adding an entirely different dimension to life at Johnston Hall is the superb indoor swimming pool complex. Beautifully integrated within the estate, the heated swimming pool enjoys dedicated changing rooms and bathroom facilities, creating an exceptional leisure space that transforms everyday living. Whether enjoyed by family, guests or visitors staying within the cottages, it offers year-round luxury that is rarely found within historic homes of this calibre. It is a feature that elevates the estate beyond the traditional country house, creating a lifestyle centred around relaxation, wellbeing and entertaining. While Johnston Hall proudly celebrates its heritage, it also embraces the future. The discreet installation of sixteen solar panels enhances the property’s sustainability credentials, reducing energy costs while complementing rather than compromising its historic character. The Cottages Beyond the principal residence, the story of Johnston Hall continues through its remarkable collection of cottages. Rodney, Kensington, Lavington and Seymour have each been thoughtfully restored and individually named to reflect the property’s rich heritage and historical connections. Their names honour figures and estates associated with Johnston Hall’s past, subtly acknowledging links with the influential Seymour family of Tudor England. Each cottage offers beautifully presented accommodation full of charm and individuality, creating an established holiday letting business or elegant accommodation for extended family and guests. Together they reinforce the feeling that Johnston Hall is not simply a single residence but a complete country estate capable of adapting to many different lifestyles. The Coach House The opportunities continue still further through the former coach house. Planning permission has already been granted for its conversion into a substantial five-bedroom dwelling, opening the door to an exciting range of possibilities. It could become an impressive secondary residence for multi-generational living, luxurious guest accommodation or a valuable addition to the estate’s already established hospitality offering. Equally, subject to the necessary planning permissions and consents, the coach house presents an exceptional opportunity to create a truly memorable boutique wedding and events venue. With Johnston Hall’s magnificent period architecture, beautifully landscaped grounds, mature parkland, indoor swimming pool and collection of four charming cottages already in place, the estate possesses many of the qualities sought after by exclusive-use wedding venues. The conversion could create a stunning setting for intimate weddings, private celebrations, corporate retreats or bespoke events, unlocking yet another exciting chapter in the estate’s future. A Rare Opportunity It is this extraordinary versatility that truly sets Johnston Hall apart. Whether your vision is to create a distinguished family estate, establish a luxury hospitality business, build an exclusive wedding and events venue, house an exceptional collection of classic cars, create an inspiring artist’s studio or simply become the next custodian of one of Pembrokeshire’s most remarkable homes, Johnston Hall offers a lifestyle that is as extraordinary as its history. Johnston Hall is far more than an outstanding period residence. It is a private estate where history, craftsmanship, opportunity and imagination come together in perfect harmony. It is a legacy to inherit, a lifestyle to embrace and a rare chance to become the next custodian of one of Pembrokeshire’s most distinguished country homes. Johnston Hall is not simply a home to own; it is a legacy to protect, an estate to shape and an extraordinary chapter waiting to be continued by its next custodian.

Converted in 1996 to exacting standards this stone and cob character home sits on the edge of this rural village with its ancient priory mentioned in the Doomsday book and with the shopping and education centres of both the market town of Great Torrington and the sea port of Bideford being 3 miles and 6 miles distant respectively. Passing the wrought iron gates into the drive you get a real sense of what this home is all about with the parking for about a dozen or so vehicles in front and the view stretching off into the distance beyond. Being of an L shape design at firstsight it is hard to imagine the amount of space that lies within but entering into the reception hall the journey begins, with a vaulted galleried landing on the firstfloorabove. Throughout there is extensive use of pine that gives real sense of warmth and homeliness to this character home. The westerly facing 23’ sitting room is a lovely room with a feature brick fireplce as its focal point, and having a long window seat from which you can enjoy the light from the setting of the sun or the views through the double doors that open up into the 22’ garden room on the eastern side. The garden room gives panoramic views over the rolling Devon countryside to Exmoor in the far distance and being on the eastern side is a great way to enjoy the rising of the sun of a morning. Both this room and the sitting room link with the kitchen/breakfast room thus creating a wonderful flowfor entertaining friends and family. The kitchen/breakfast room has a floorto ceiling set of windows making the most of the distant view and has an extensive range of wall, floorand drawer units with associated work tops and there is ample space for a farmhouse style kitchen table and chairs. For someone who enjoys cooking and entertaining there is an electric hob with extractor above and oven below, and set off to one side is a traditional double oven electric Rayburn which gives a lovely warmth to the room and is great to snuggle up to having come in from the cold outside during the chillier months! Leading off is a utility room and cloakroom. Returning to the reception hall the 15’ dining room with ample seating for 8-10 people is on the left. Once back in the reception hall there are two options to take - to go upstairs or continue the ground flooraccommodation as at the end of the hall is a boot room and separate ground floorbathroom adjacent to which is a ground floordouble bedroom/family room. This room links with yet another double room which has an en suite shower room and this part of the home lends itself to being an annexe as there are doors from not only here, but also from the 22’ music and hobbies room beyond, to the parking and driveway out front. This room has a run of work surface cupboards and sink on one wall. A straight run of stairs leads to the firstfloorwhere a double aspect 22’ bedroom suite is found immediately on the left, having a run of built in cupboards and wardrobes facing, and uninterrupted views from the windows and window seats, over the rolling countryside. At the other end of the landing is 17’ double aspect room that would work very well as a bedroom with ample space for a desk and chairs, or space for teenagers to have a gaming area. Rounding off the accommodation are two further bedrooms (one with cupboards and eaves storage), and a shower room with WC. Indoor Swimming pool and games room. This is found just across from the main building. As well as having the main pool hall with doors that open onto a small full width terrace overlooking the fields, there is a 25’ games room with double doors to the outside, a storage room and plant room. Up on the roof on the southern side are both PV and refrigerant panels from the solar energy heat pump to keep the running costs of the building and pool to a minimum. Outside The tarmac and brick paved driveway is large enough to accommodate a motorhome, boat, and/ or caravan and the large agricultural building would allow for over winter storage if required. The large agricultural barn is substantially constructed with a small officeand electricity supply. Its 1,700 sq. ft. footprint, makes it an ideal development project for additional accommodation (stpp). Gardens These are laid out to make the most of the stunning countryside back drop with a secluded lawned area behind the Agri building having fruit trees, space for a child’s swing and a very useful gate into the car park of the village hall – very useful for the Friday evening get togethers or Pilates classes! Outside the garden room and kitchen is a large run of raised timber decking from which to soak up the surrounds and a pergola at the top provides welcome shelter from the heat of the midday sun during the summer months whilst also providing yet another further position to sit and enjoy the surrounds. This is a rare opportunity to acquire a home of such character, scale and setting, where period charm and modern comfort exist in perfect harmony. Seller Insight 5 Maltings Lane has been our home for the past 12 years. At the time, our children were still young and I was heavily pregnant with our third, so finding somewhere that felt safe, calm and full of good energy was so important. What truly sold it to me was the privacy - it's tucked away, quiet and unassuming, with only a handful of houses. Unless you live here, there's simply no reason to pass through, which gives it such a secure and peaceful feel. Over the years, we have lovingly modernised the house to suit our tastes, including updating the bathrooms. The master bedroom is a real sanctuary, with double aspect views over the garden, it's such a peaceful way to start each day. My favourite room in the house has always been the kitchen. It's incredibly spacious, opens up beautifully, and has been the heart of so many gatherings. It's perfect for entertaining, with the aga making it especially cosy in the winter months. In the summer, the garden truly comes into its own. Set across around half an acre and thoughtfully divided into four sections, it offers something for everyone. From the large patio with shaded areas, to the swimming pool, which has brought endless joy to our children over the years. Beyond that, there's an open lawn with a treehouse and trampoline, creating a great space for family life. This home has been made for entertaining. The generous room sizes and natural flow make hosting effortless. The kitchen leads into a snug where guests can relax, while the dining space has hosted countless Christmases, it's one of those homes where people naturally come together. There's a real village feel here, with a well-used village hall, a cricket club, and a wonderful primary school nearby. We've loved being able to cycle to local spots, enjoy the nearby pub, visit the working windmill, and take in the beautiful surrounding walks. What I will miss most is the way this home brings people together. The entertaining spaces, the summers around the pool, and the simple joy of the garden - it's all been so special. The pool, in particular, has been a huge part of our family life, enjoyed all year round thanks to being heated, and it's something my children will especially miss.
