Contemporary house with garden and terrace Keswick (United Kingdom)

HillCrest22 The Heads, Keswick, Lake District National Park A Rare lifestyle and hospitality opportunity in one of the Lake District’s most iconic settings. HillCrest22 is a family run guesthouse in Keswick. With its eight en-suite rooms, and separate manager accommodation, it provides a haven for relaxation in the heart of the Lake District. With panoramic uninterrupted views over Derwentwater to the head of Borrowdale, HillCrest22 is ideally situated, with 22 of the ‘Wainwright’s fells’ visible from the guesthouse. The size, layout and versatility of the accommodation mean the property would also make a superb family home.  Positioned in the prestigious area ‘The Heads’ in Keswick, HillCrest22 is an exceptional Victorian guesthouse that effortlessly blends heritage, contemporary Scandinavian-inspired design, and commercial opportunity. Originally constructed in 1887 by the then Lord of the Manor, Reginald Dykes Marshall, the property has been sympathetically transformed into one of Keswick’s most stylish and highly regarded guesthouses. Behind the handsome period façade lies an interior carefully curated by an acclaimed Danish architectural practice. Traditional craftsmanship and original Victorian character have been thoughtfully combined with clean contemporary styling, natural materials, and premium finishes throughout. Currently operating as a successful and well-established hospitality business, HillCrest22 presents a rare opportunity to acquire an award-worthy lifestyle property in arguably one of the finest positions within the Lake District National Park.   Accommodation  Entrance & Reception Areas A traditional entrance porch immediately sets the tone, featuring striking Victorian geometric tiled flooring and beautiful stained-glass windows. Beyond, the welcoming reception hall showcases one of the property’s defining design features — an impressive glass wall and bespoke glazed doors which allow natural light to flow effortlessly through the building while subtly separating the dining and reception spaces. Throughout the property there is a remarkable cohesion between old and new. Original features sit comfortably alongside Scandinavian influences, creating interiors that feel both luxurious and understated.   Dining Room Positioned at the front of the property, the dining room enjoys an elevated bay window with spectacular panoramic views across the parkland towards Cat Bells and the surrounding Lakeland fells. This elegant space combines warmth and sophistication, centred around a modern log-burning stove set within a beautiful marble fireplace. A second decorative fireplace enhances the symmetry and character of the room, while decorative chandeliers add refinement and atmosphere. Particularly noteworthy is the flooring — solid Dinesen Douglas Fir laid in single continuous lengths, creating an exceptional sense of quality and craftsmanship. Underfloor heating provides additional comfort beneath.   Kitchen & Service Areas A glazed door leads into the kitchen, where minimalist Scandinavian styling meets practical commercial functionality. Stainless steel worktops and cabinetry provide generous preparation space and durability, while maintaining the clean architectural aesthetic seen throughout the property. The kitchen is centred around an impressive double-width Rangemaster featuring: * Five induction hobs * Twin ovens * Separate grill * Warming drawer   To the rear sits a substantial pantry and washing-up area fitted with a commercial-grade dishwasher, large stainless-steel sink, and industrial rinse head. Beautiful slate flooring offers both practicality and a premium finish, while a large sash window fills the space with natural light and overlooks the rear courtyard. Underfloor heating continues throughout.   Ground Floor Facilities Further along the rear corridor is a guest bathroom complete with bath and shower over, ideal for walkers returning from the surrounding fells. Beyond this is a generous laundry and drying room, perfectly suited for outdoor equipment, walking boots, and cycling gear.   This area also benefits from:  * Additional WC * Three substantial storage cupboards * External access to the rear courtyard   Lower Ground Floor HillCrest22 benefits from a highly versatile lower ground floor level, accessed internally from the main hall but also benefitting from its own independent external entrance. Currently arranged as an office and conference suite, this flexible space offers excellent potential for private meetings, wellness uses, events, or additional commercial income streams. Guest Accommodation The upper floors provide eight beautifully appointed double guest bedrooms, each with its own luxurious en-suite bathroom. The front-facing rooms are truly exceptional, commanding uninterrupted panoramic views across Derwentwater and towards some of the Lake District’s most iconic fells, including Cat Bells, Grisedale Pike and Walla Crag. The elevated position means the outlook only improves further on the upper levels. Every bedroom has been individually crafted using bespoke joinery by local craftsmen, with interiors designed around natural textures, calming pastel tones, and high-quality materials. Larch flooring, high ceilings, and original coving combine to create peaceful and refined spaces. The en-suite bathrooms are finished to an exceptional standard, featuring:  * Carrara marble tiling * Underfloor heating * Heated shower tray areas * Recessed frameless glass shower screens * Whole-house ventilation system for moisture control without noisy extractor fans The overall finish throughout the accommodation is of a standard rarely seen within the guesthouse market.   The Self-Contained Apartment To the rear of the property is a superb one-bedroom self-contained apartment, ideal as manager’s accommodation or an additional income-producing holiday let. Designed in an upside-down configuration, the apartment provides: Ground Floor * Double bedroom * Contemporary shower room with slate tiling   First Floor * Open-plan kitchen, dining and living area * Log-burning stove * Vaulted ceilings with Velux rooflights * Large pantry/storage room   The apartment benefits from:  * Underfloor heating throughout * Independent combi boiler   Outside Externally, HillCrest22 enjoys beautifully landscaped south-facing gardens bordered by traditional slate walls and pathways. A stone patio provides the ideal setting for alfresco dining while enjoying evening sunshine and the spectacular surrounding scenery. Locally crafted wrought iron railings frame both the front and rear of the property, reinforcing the quality and character found throughout. To the rear is a private courtyard and parking area suitable for approximately three vehicles.   Location – The Heads, Keswick HillCrest22 occupies one of Keswick’s most desirable and peaceful positions. The Heads is renowned for its elevated outlook, tranquillity, and immediate access to the natural beauty that defines the Lake District National Park. Despite being only a short and pleasant walk from Keswick town centre, the setting feels remarkably private and immersed in nature. From the principal rooms, the outlook is almost entirely uninterrupted greenery, mature trees, Lakeland fells, and Derwentwater itself. In fact, only two buildings are visible from many of the windows — the Theatre by the Lake and a distant farmhouse — preserving an exceptionally natural and unspoilt panorama rarely found so close to town amenities. Keswick itself remains one of the Lake District’s most vibrant and sought-after towns, offering an excellent range of independent shops, cafés, restaurants, pubs, galleries and outdoor facilities. The area is internationally renowned for walking, cycling, climbing and water sports, with direct access to some of the region’s most famous Wainwrights and landscapes straight from the doorstep. This is a location that delivers both peace and convenience in equal measure.   The Business HillCrest22 was acquired by the current owners in 2010, with an extensive back-to-brick renovation undertaken over the following three years. The scale of works included: * Complete rewiring * New plumbing systems * New plasterwork * Replacement windows * Full interior redesign The business officially opened in 2013 and has since established itself as a highly regarded and successful family-run guesthouse with a loyal customer base and strong reputation. The remainder of this building provides storage space for equipment and hay. Immediately in front of this building is a large flat field previously used as paddocks with one of the training tracks running around it. The “Haras” (equestrian facility) is a U-shaped configuration providing a total of 11 stable boxes: 4 stable boxes of 4x3.5m on each side facing inwards with a further 3 stables on the exterior. The central section of the U has been optimised as a “care/treatment room” on one side and a tack room on the other. In between is a 2 bedroom ground floor apartment with kitchen of 14sqm, lounge of 19sqm and two bedrooms and a shower room and separate WC. Above on all three sides we have attic space. The property uses the on site well water to offer an irrigation system with central control. The pine forest is not dense and has an abundance of wildlife; a cuckoo followed me on my initial viewing. From the main gates the drive winds its way up through the forest with one split leading to the clearing with the main house and the other further up to the equestrian aspects. A second entrance from “above” permits access directly to the “haras” and paddocks. This property is being offered with a total surface area of a little over 55 acres. The majority of this is in one main “block” (circa 44 acres) which includes the two entrance drives, pine wooded area, flat paddocks/grazing and two training tracks (one white sand and one black). The estate last had horses on site approximately 10 years ago and the fencing for the paddocks is no longer present, the training tracks, etc. may require some attention prior to putting back into operation. In addition to the main land parcels surrounding the house there are another roughly 4.94 acres of further grazing/hay fields and 2.47 acres of woodland a short drive away. House with garden and terrace Carnforth (United Kingdom)

As they say, location, location, location. With a prime location on a quiet cul-de-sac of highly individual prime properties in the heart of the sought after Conservation Area village of Arkholme, The Parrock enjoys an enviable setting commanding tremendous, unobscured panoramic views in a westerly direction. The Parrock, the name taken from the old English for paddock or field, is a truly impressive modern detached house. Designed by local architects Mason Gillibrand and has been built in the style of the Arts & Crafts Movement, with a strong nod towards the Scottish architect Charles Rennie Mackintosh. Filled with natural light, the extensive accommodation is well proportioned and has a well-considered layout as well as high specification and innovative fittings ensuring it is both easy to run and a pleasure to occupy. On offer is a porch, glazed vestibule, reception hall with cloakroom, fabulous double height open plan living kitchen, utility room, home office/cinema, first floor galleried sitting room, five double bedrooms, three of which are ensuite in addition to a house bathroom. A double garage is attached as is a boiler room.  Benefitting from the glorious open views every bit as much as the house, sunny gardens surround the property with established planting, a super split-level deck, a kitchen garden and ample parking. Rural but not remote, there is great access to the motorway, road and rail networks whether travelling for work or pleasure and with full fibre gigabit broadband provision, working from home has never been easier.  This is an excellent family house delivering on every level. Looking back on our time here it’s been a wonderful place to bring up a family. It’s homely, a hug of a house. Location One of the English countryside’s unspoilt gems, the Lune Valley begins just a few minutes’ drive from Lancaster and borders both the Forest of Bowland AONB and the national park of the Yorkshire Dales. With a backdrop of green and gently undulating fells, at the heart of which is the meandering river, the Lune Valley has long been a sought-after place to live; thriving local communities have taken root in picturesque villages and hamlets with a great choice of destination country pubs. This is a wonderful place to live if you value life in the countryside but equally rate excellent road and rail links. Highly picturesque, Arkholme is a well-regarded and popular choice for those seeking a quiet village setting with direct access to the surrounding countryside. The village sits astride the B6254, with The Parrock located on Main Street, an impressive cul-de-sac which runs from the main road down to the River Lune. It is this road that the art historian Sir Nikolaus Pevsner describes as “a very pretty street” in the Pevsner Architectural Guide to The Buildings of England. Arkholme’s thriving local community is centered around the village hall which has a busy diary of events throughout the year and hosts numerous local groups and classes. Within Arkholme is a primary school and church. As a point of interest, Arkholme is one of only two Thankful Villages in Lancashire; those rare places that suffered no fatalities during the Great War of 1914 -1918. In terms of local amenities, Arkholme is almost equidistant between Kirkby Lonsdale and Carnforth; each town has much to offer in terms of services. Kirkby Lonsdale is nearest (5.3 miles distant) and has a busy main street of independent retailers, bars, cafes and  restaurants as well as all the usual amenities; doctors, dentists, opticians, hairdressers and barbers, a Post Office and branch of Booths supermarket. There is also an excellent Thursday market offering fresh local produce. Carnforth (6 miles away) offers not only Booths, but also Tesco, Aldi and the Co-op. For a greater choice, the city of Lancaster is to hand having much to offer all generations with established cultural and music scenes, bars and restaurants, an excellent range of national and independent retailers, professional and health care services. Connectivity is a major selling point of life here in Arkholme. Transport links are to hand with convenient access onto the M6 at either J35 or J36 depending on the direction of your travel and train stations on the main West Coast line at both Lancaster and Oxenholme (Kendal) as well as branch line stations at Carnforth and Wennington. If you are jetting off, then there is a choice of three airports;  Leeds Bradford, Manchester or Liverpool. We were looking for an outdoor lifestyle in a beautiful setting that would give our children the ability to explore the surrounding countryside and mess about on the river, just as we did when we were young. Straight from the house there are such lovely walks and great cycling routes which we’ve all enjoyed as a family, we could take a different route almost every day. As a family we’ve enjoyed taking part in community events, if you want to join in there’s lots going on between the church and the village hall; apple pressing, bonfire night and the Christmas parties. We used to serve mulled wine and mince pies on Christmas Eve after the crib service, it’s been a very happy house. Step inside The Parrock is an inviting property, one where the views of the outside profoundly affect the interior. The south facing outlook is panoramic, stretching across and down the valley taking in the undulating fells behind the villages of Melling and Claughton which lie on the opposite side of the River Lune. Design wise, there is a strong focus on the domestic architecture of the Arts & Crafts Movement, especially the work of Scottish architect, Charles Rennie Mackintosh; the entrance has coloured glazing featuring the famous tulip design from The Blackwell House in Bowness on Windermere and use has been made of massive sawn green oak beams; in the posts of the porch, above the garage door and in the striking corner window of the reception hall. Internally, there is emphasis on the use of natural materials; bamboo, limestone, travertine, marble, granite, oak and glass. Externally there is a local blue Burlington slated roof, laid in the traditional manner of diminishing slate courses. For longevity, rainwater goods are aluminium. The vast amount of glazing and additional roof lights ensure that natural light floods in from every possible angle enabling not just solar gain but constant appreciation of the views. For comfort, there’s underfloor heating throughout (all rooms on individual thermostats) and the windows are double glazed with Velfac aluminium streamlined frames. Step though the porch, into the glazed vestibule with storage for coats and through into the generous reception hall with guest cloakroom, striking corner window seat and oak balustraded staircase with low level courtesy lighting. Onward into the main living area, a show stopping space. The sheer volume of this room as well as the quantity and quality of natural light are incredible. Floor to ceiling glass frames the breathtaking views and draw you forward as the views are a constant changing delight, whatever the season, whatever the weather there is a new aspect to enjoy. The double height ceiling reaches the apex of the roof with an additional seating area on the first floor framed by an oak balustrade. The light and airiness are extraordinary, uplifting and joyous. The hub of the house, a well-appointed kitchen has been designed so that the views may be fully appreciated at the same time as meals are prepared. There’s a breakfast bar and space for a generous dining table. A stylish built in glazed French Pictofocus wood burner makes a strong focal point and is positioned so that the views can be appreciated simultaneously. Sliding doors open to the decking providing a convenient setting for eating outdoors and encourage spilling outside when the weather is so inclined. Playing a strong supporting role to the kitchen is the adjacent utility room with space for laundry appliances and a door for quick access to the outside drying area. Completing the picture on the ground floor is a home office/cinema room with cabling installed for a projector and speaker system, if desired. There’s also a double bedroom with ensuite shower room. Sited away from the first floor family bedrooms it is perfect for overnight guests but also, if combined with the home office it offers the potential to create a suite of rooms for a dependent relative. Rising to the first floor and off the landing is good storage provision and open plan access to the second seating area, it’s a light drenched place to work, read or dedicate to hobbies. Open to the main living area below, it is connected but remains independent. The principal bedroom is a treat. Not only is there a large double bedroom and a spacious ensuite bathroom (with double ended bath and separate large rainfall shower) but connecting the two is a walk-through wardrobe and dressing area with doors to two additional storerooms. There is a third ensuite bedroom, this time with a private shower room and in addition are two further double bedrooms served by the attractive and well appointed house bathroom having both a bath and large rainfall shower. The house will appeal to those who are attracted by the functionality of a modern home but seek a property with greater depth of character. Instantly inviting, performing well for family life and somewhere that definitely lends itself to entertaining.  With busy and demanding jobs, we needed somewhere we could be quiet and tranquil, a haven to reset and recharge when needed. With the advantages of B4RN broadband we’ve been able to easily bring work home and have had the rooms to have dedicated desk space. When we’ve had to travel for work the village is well place to be convenient for the motorway and the train station at Carnforth. In this way it’s given us so much flexibility workwise. As well as being a family home, this is a great house for a party, both for us adults and for our children in their teenage years. We’ve celebrated every rite of passage and landmark family occasion here; it’s been wonderful in that respect. Whether there is two or twenty two of you, the house feels just right. On a practical level it’s a very easy house to keep clean. There is hard flooring throughout and you can connect the vacuum’s hose at various points, there’s also a trap door in the kitchen unit kickboards for sweeping any bits into. In this way it’s easy to maintain a dust free environment if anyone in the family had allergies. Step outside The careful positioning of The Parrock, the design of the garden and the seating areas within are all about the view. Everything has been oriented to enable maximum enjoyment. Set back from the general building line of neighbouring properties, the generous and established gardens feel private and secluded despite being in the centre of the village. In line with the Arts & Crafts Movement style of the house, the substantial iroko wooden entrance gates are also inspired by the period and make a striking entrance. Electrically operated, they open to a generous hard standing for parking and turning with an additional gravel area tucked to the side of the garage that’s ideal for an occasional vehicle, a camper van, caravan or boat. The majority of garden sits to the east and south of the house, a large lawn with established hedging and flowering shrubs bring structure and colour to the garden throughout the seasons. A mixed boundary hedge is designed to allow the garden to blend visually with the neighbouring field and the view across the valley, making the view an extension of the garden. South facing and attracting all day long sunshine is the split level deck with access from the main living area enabling the boundaries between inside and out to be blurred during warmer weather as the deck becomes another room to be enjoyed. Access to a tap and electricity create a flexible outdoor living space, where the owners had planned to install a hot tub. Perfect for hosting or just family time, it’s a lovely space with the seating area around the corner (where the current owners have their fire pit) attracting the last rays of the setting sun; ideal for a glass of something chilled as you reflect upon the day. The garden area to the west houses a garden shed and wood store. The area fronting the road is a kitchen garden with raised beds and a damson tree. There is also a small additional fenced area to the front where the current owners have their hens. The boiler room is an excellent place to dry off wet outdoor gear and has a ceiling mounted airer for just such reason. A door leads into the double garage which has additional room for storage or a workshop and benefits from useful mezzanine storage above. For convenience, the door is electric. Outside there is lighting, power point provision and water taps. The views have enabled us to appreciate the passing of the seasons and the wildlife, we see Canadian geese swooping down the valley, lambs and rabbits playing in the field, and of course the birdlife. We hear the owls and woodpeckers and have had hedgehog visitors over the years. House with pool and garden Wirral (United Kingdom)

A remarkable Grade II Listed country estate of exceptional character, set within approximately 22 acres of private grounds in one of the Wirral’s most sought after locations. A HOME OF DISTINCTION, HISTORY AND RARE PRESENCE There are homes that impress through sheer scale, and then there are homes that leave a lasting impression through something far more difficult to create; atmosphere, provenance and soul. Hidden discreetly within approximately 22 acres of beautifully arranged grounds and approached via a sweeping, private driveway through rolling paddocks, Stanacres is a truly remarkable Neo-Gothic manor house of exceptional architectural significance. Built between 1849 and 1851 for Anglesey timber merchant Owen Jones and designed by celebrated architect Charles Verelst, this substantial Grade II Listed residence extends to almost 8,000 sq ft and represents a rare opportunity to acquire a home where history, lifestyle and modern family living sit in complete harmony. Beyond its striking façade and architectural detailing lies a home that has evolved through generations, one that has welcomed merchants, ship owners and notable residents through its doors and played host to remarkable moments over almost two centuries. Today, Stanacres remains every inch the grand country residence it was intended to be, while providing the warmth, flexibility and practicality demanded by contemporary life. A MAGNIFICENT ARRIVAL The journey to Stanacres is an experience in itself. A long private drive winds gracefully through approximately eleven acres of front paddocks where horses graze peacefully and wildlife regularly appears along the route including hares, pheasants, ducks, geese and buzzards among them. Anticipation builds until the house finally reveals itself amongst its mature landscape. Arriving home here feels entirely removed from everyday life. The sense of privacy is extraordinary, yet despite this seclusion, Thornton Hough village and excellent transport links remain only moments away. ARCHITECTURE DESIGNED TO INSPIRE Stepping through the impressive entrance immediately reveals the craftsmanship and detail that define Stanacres. The scale is captivating. Soaring ceilings, intricate detailing, remarkable proportions and beautifully preserved original features create an immediate sense of grandeur. The stencilled emblem of the Port of Liverpool coat of arms above the staircase remain as a subtle reminder of the home’s fascinating origins and its connection to Liverpool’s maritime heritage. Throughout the house, period character has been thoughtfully preserved and enhanced through extensive restoration works undertaken by the current owners, ensuring that the property’s heritage remains intact while allowing it to function effortlessly as a modern, family home. ELEGANT SPACES FOR LIVING AND ENTERTAINING Stanacres was clearly designed as a house for entertaining and celebration. The principal reception rooms are exceptional in both scale and atmosphere. The formal drawing room is particularly breathtaking, with parquet flooring, a marble fireplace and magnificent French doors opening directly onto the gardens. In warmer months the outside landscape appears to spill effortlessly indoors, while in winter the open fire creates a wonderfully intimate atmosphere. The sitting room offers a more relaxed setting with a log burner and stunning full height windows framing uninterrupted views across the lawns and lake beyond. The formal dining room provides perhaps the greatest sense of occasion of all. Beneath an extraordinary ceiling, this is a room that feels destined for celebrations, family gatherings and unforgettable dinner parties. THE HEART OF THE HOME The kitchen retains a wonderful sense of authenticity and proportion. At its centre sits the traditional AGA, surrounded by bespoke cabinetry and generous preparation space, creating a room perfectly suited to both family life and larger scale entertaining. Overlooking the courtyard and former stables beyond, the space offers exciting future potential should a purchaser wish to further evolve or enlarge the kitchen arrangement. A separate utility and preparation room further enhances practicality and supports the seamless flow expected of a home of this calibre. ACCOMMODATION OF REMARKABLE SCALE AND FLEXIBILITY Across the upper floors, Stanacres continues to impress. The principal suite is exceptional, featuring a luxurious ensuite with underfloor heating, twin basins, a rolltop bath and spectacular views stretching across the estate. In total there are eight generous double bedrooms, six benefiting from ensuite facilities, along with dressing rooms and additional flexible accommodation spaces. Original fireplaces, elevated views and architectural detailing continue throughout. The upper floor provides enormous versatility and could easily accommodate guest suites, independent living arrangements, home offices, creative studios and an extensive range of family requirements. EXTRAORDINARY POTENTIAL BELOW Beneath the house lies a remarkable lower ground floor spanning almost the full footprint of the property. Historically used as workshops, wine stores, offices, game larders, an original ice room and storage areas, this vast space presents an exceptional opportunity for future owners. A private wellness suite, gymnasium, cinema room, contemporary wine cellar or further leisure facilities could all be incorporated while complementing the home’s historic fabric. LANDSCAPED GROUNDS OF NATIONAL SIGNIFICANCE The gardens and grounds at Stanacres are every bit as remarkable as the house itself. Designed by renowned landscape architect Edward Kemp, whose work on Birkenhead Park famously influenced the design of New York’s Central Park, the grounds themselves form part of the property’s extraordinary story. Extending to approximately twenty two acres overall, the estate includes approximately five acres of formal gardens surrounding the house and a magnificent private 1.5 acre lake. Paddocks and grazing complete the grounds and a stone gazebo and entertaining area, former stables and outbuilding are the perfect compliment. The grounds have become a natural sanctuary rich with wildlife. Spring in particular transforms the estate into something almost magical. Rhododendrons burst into colour, ducklings and goslings arrive on the lake, owlets emerge among the trees and the landscape awakens with extraordinary life. For equestrian buyers particularly, the neighbouring Olympic standard facilities create an exceptionally compelling lifestyle opportunity. Equally, the land offers scope for a variety of country pursuits and leisure interests. A VILLAGE LIFESTYLE THAT IS DIFFICULT TO REPLICATE Thornton Hough remains one of The Wirral’s most desirable villages and has retained the quintessential character that makes it so sought after. Picture postcard cottages, excellent pubs, highly regarded schooling and wonderful countryside walks create an exceptional lifestyle environment. The award winning spa and dining facilities at Thornton Hall Hotel sit nearby, alongside restaurants, cafés, golf facilities, equestrian amenities and the renowned village community itself. Despite the wonderfully rural feel, excellent connectivity places Liverpool, Chester, Manchester, North Wales and the motorway network all within convenient reach. A RARE OPPORTUNITY TO BECOME PART OF ITS STORY Stanacres is far more than a substantial country house. It is a home that has hosted remarkable lives and extraordinary memories; from merchants and polo players to private performances by world renowned musicians. Yet despite nearly two centuries of history, there remains an unmistakable sense that the story here is still unfolding. For its next custodians, the opportunity is not simply to acquire a magnificent residence but to become part of its legacy. VENDOR INSIGHT – STANACRES When did you first find this home, what first drew you to it, and what was it that instantly captured your heart? “Having lived in suburban properties all of our lives, even though we had a lovely 5 bedroom Victorian property in half an acre, we were looking for something “different”. When we saw Stanacres with its striking Gothic architecture, grand rooms with intricate detailing and its own lake all in a rural setting but just a few miles away, we knew we’d found something special.” Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part? “Over time you get used to the impressive, high ceilings and huge doors and windows, the expansive lawns, the lake and the seclusion of being nestled in the countryside. You just come to think of it as home. It’s only when you have visitors that you are reminded how special the property is and how privileged you are to live there.” How would you describe the feeling of arriving home, whether at the end of a busy day, after a weekend trip or simply just a few hours away?  “Arriving home after any trip you always have the anticipation of seeing what wildlife you can spot on the fields down the drive. Regulars include hares, rabbits, the occasional stoat or weasel, geese with goslings and ducks with ducklings in Spring, the resident heron, pheasants, partridge and buzzards. By the time you reach the house there are usually some horses observing you break their tranquillity as you arrive home and have a sense of pride and awe that you actually live here.” Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality? “Stanacres was built between 1849-1851 for an Anglesey timber merchant Owen Jones who shipped timber into Liverpool hence the coat of arms of the Port of Liverpool stencilled on the main staircase. The architect was Charles Verelst (formerly Reed) who was the Chair of the Liverpool branch of RIBA at the time. The gardens were laid out by Edward Kemp, author of “How to lay out a garden”, who had been instrumental in laying out Birkenhead Park which was a new concept at that time and was the basis for the design of Central Park in New York. Since then, Stanacres is shown to have had many notable residents including ship owners, wine merchants and seed merchants many of whom had an extensive staff of gardeners, grooms, butlers, footmen, maids, cooks, nurses, coachmen and stockmen. Stanacres also featured in Pevsner & Hubbard’s Cheshire Volume of The Buildings of England. The work undertaken during our time at Stanacres has been to help bring it back to its impressive best.” Is there a particular feature or detail that holds special meaning for you? “One specific feature that holds great memories for us is the stone gazebo as part of the walled garden overlooking the lawn and lake. During the Covid lockdowns of early 2020 we spent a lot of time as a family there when the weather was not quite warm enough to sit out of the protection from the south westerly breeze that the gazebo must have been built to shelter occupants from. We had so many memorable times that upon reflection now, we didn’t feel confined at all.” Which spaces do you find yourself gravitating to most, and why? “One place in the house that gets very good use is to sit at the full height windows in the rear lounge overlooking the lawn and lake. It’s like having your own nature reserve right there in front of you. We have seen wildlife right close up that we have only ever seen on TV before.” How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old? “With fantastic country views from (nearly) all elevations of the house you feel so much more connected with the weather and the seasons. The large windows allow the sunshine to stream in and warm you, but in the colder months it’s cosy and warm in front of the open fire or log burner. The views over the lawns and the lake and the fields out front change with every season but some of the best views are from the rear of the house where on a clear day you can see over to Moel Famau in the Welsh Hills.” What time of year does the property feel most magical, and why? “As we transition from cold wet and dark winter into the warmth and brightness of spring, the grounds of Stanacres transform into a green and flowering, somewhat enchanting garden. The leaves sprout on the trees, the Rhododendrons burst into flower and before you know it there’s ducklings and baby moorhens on the lake, goslings on the field, fledgling owlets fluttering over the lawn, herons nesting on one of the islands, woodpecker chicks chirping for food from the nest in the chestnut tree and many more species of birds nesting than I would care to try and name. The farm and equestrian neighbours help the feel of rejuvenation with lambs and foals in the fields and paddock most years too.” For families, what do you feel makes this such a wonderful place to raise children? “Having brought our three sons to Stanacres when they were around the end-of-primary to start-of-secondary school ages we’ve seen how the property can prove a great play ground at all ages. As younger children they and their friends would have a great time exploring the grounds and the house itself or boating on the lake (sometimes also in the lake) with supervision. As young teens it’s ideal for indoor or outdoor “sit-offs”, playing end-to-end football on the lawn or razzing a dirt bike or motor buggy up and down the fields. As older teens they found enjoyment having somewhere to invite friends from school or the rugby club and give the smoke detectors a good try out. One year they had a festival on the fields where about 40 of them camped and barbequed into the night all out of earshot of us. There must have been over 20 hatchbacks along the drive. Along with many New Years Eve parties we’ve hosted a parent’s 80th on the lawn and a 25th wedding anniversary party with marquees, DJ and an Abba tribute act in the garden. The stone gazebo also makes a great bar by the way. In summary Stanacres makes a wonderful family home not only for special events but for day to day family living. Everyone has enough of their own space but it still feels like a family home.” How would you describe the local community and the lifestyle on offer? “We’ve found the local community most welcoming and have made many friendships that have endured and will last long into the future. As well as friendships forged at the school gates with many other parents there are also other places to get to know people including the local 17th century thatched pub and the equidistant rugby club (along with Stanacres known in our house as the “magic triangle”). You will meet people there from all walks of life and in our experience you can easily be asked to join a golf society, shooting club, squash club, lunch club, walking group or just go for coffee and a chat at one of the local cafes.” Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here? “Very close by there are three pubs (all of which serve a great Sunday roast), a couple of cafes, a hotel with gym, wellness and beauty, various restaurants, a livery and equestrian centre, two shoots, numerous walks across countryside that it’s hard to believe is so close to suburbia and easy access to many bars and restaurants in Heswall or Parkgate.” What do you think the next owners will fall in love with most? “The next owners are likely to have an historic interest (if the walls of Stanacres could talk there must be so many stories to tell), perhaps an appreciation of architecture, an enjoyment of the seclusion and wildlife, maybe an interest in equestrian or country pursuits or maybe just the fact that it’s definitely different and special.” Who do you imagine would feel most at home here? “Stanacres will appeal to people for a range of possible reasons but at the end of the day it makes a fabulous family home.” As you prepare to move on, what will you miss most and what will you take with you in your memories? “One of the things we will miss most is stepping outside the front door and seeing no other houses, only countryside. That said, as our sons (supposedly) reach adulthood and move away, it is time for us to move on from a special place that has been part of a wonderful phase in our lives and allow Stanacres to give to someone else what it has given to us.” Additional Information  Services: Mains electricity and water. Contemporary house with pool and garden West Hollywood (United States)

Situated at the crown of Rising Glen, one of the most sought-after addresses in the Bird Streets, this paragon of Modern architecture occupies grounds that carry genuine A-list pedigree. Once home to Madonna and Britney Spears, the expanse of jetliner views confirm exactly why this site has always attracted the extraordinary. Completely reimagined in 2016 and sited on over an acre, this ranks among the rarest parcels in the Bird Streets, a neighborhood where land of this scale is nearly impossible to assemble. Residences above 9,000 thoughtfully configured square feet are rarer still. Gated and private, a long driveway leads to an expansive motor court and three-car garage. Inside, the living room opens through motorized walls of glass to a generous terrace and zero-edge pool, dissolving the boundary between the interior and the city below. The chef's kitchen is fully equipped with gourmet appliances and a dedicated pantry. The primary suite is generously scaled, with a private office and dual bathrooms and closets. A gym suite looks out over the city lights, and a private movie theater rounds out a residence built for serious entertaining. Outdoor spaces surround the entire main level, and wraparound balconies deliver the same experience on the second floor. Smart home technology, an elevator, lush landscaping, multi-zone HVAC, a jacuzzi, an outdoor kitchen, customizable audio and lighting, and solar power represent just a few items on a very long list of amenities. A combination of acreage, scale, views, and position at this elevation simply does not come to market in the Hollywood Hills. All of it, just minutes from Sunset Plaza, the dining and nightlife of West Hollywood, and the world-class shopping of Beverly Hills. Google Maps/Waze
