House Bucharest (Romania)
Built a short distance from the Royal Palace and the Romanian Athenaeum, in the center of Little Paris, the house of doctor Iosif Patzelt, former primary doctor of the Saint Ana Hospital, is one of the architectural jewels that keep in our memory the beauty of the historical buildings of pre-war Bucharest. Over the years, among the owners of the house were public figures from that period, such as General Vasile Zottu and the scientist Alexandru C. Mironescu, so that later it became the property of the Saint Mary's Institute, serving as an auxiliary body of the pensioner of girls (1936). Adorned with coats of arms, frames and floral friezes on the outside, the house still exudes the perfume of the period. With a constructed area of 843 square meters, the building has a basement, ground floor, first floor and attic, it has 23 rooms, 7 bathrooms and various storage spaces. It was designed to serve as a residence but can be re-compartmentalized for various future business destinations. Photo: Gabriel Ghizdavu

House with terrace Bucharest (Romania)
Historic house with neo-Romanian style architecture, located between the Căderea Bastiliei and Calea Dorobantilor, built in 1911 according to the plans of the engineer Athanasie Bolintineanu, to serve as his residence. Athanasie Bolintineanu was a descendant by alliance of the famous Bolintineanu family, represented by the poet and diplomat Dimitrie Bolintineanu. As chief engineer of Bucharest City Hall, Athanasie Bolintineanu coordinated the development of boulevards Elisabeta, Carol I and the construction of the Capital City Hall headquarters in front of Cișmigiu Park. He laid the foundations of the first cement factory in Romania, then called the Bolintineanu Brothers Factory. The house of engineer Bolintineanu is represented by an imposing building with ample elements of neo-Romanian architecture, concentrated both on the facades of the house and on the interior in the most important rooms, built on a plot of 1,725 square meters and arranged on a basement, semi-basement, upper ground floor and attic. Its massive presence is given especially by the ratio between full and empty, very well emphasized by the windows of the rooms on the ground floor placed on either side of the gazebo that occupies the central position. The gazebo is decorated with circular medallions, grouped in the free space left by three columns, decorated in turn with floral capitals. The covered terrace in the south-west corner of the house also has a pronounced decorative character, with wooden pillars carved with motifs inspired by folk architecture. The other sides of the house have a much more sober architecture, the only decorative elements being the stone plinth, the wooden lintel inlaid with folk motifs and the borders of the openings on the ground floor. The building benefits from four access ways, two of which are on the main facade and one each on the east and west sides. In addition to the distinctive architectural style, another important element of attraction of this property is the potential for future development by extending the building to the rear, with the possibility of it being converted into an apartment complex that combines the current historical style with the modern one. , in a privileged area of Bucharest. Guest Room Bucharest (Romania)
Holiday house on the hill Brad, Hunedoara With the forest at the back, the property has a special charm to which the location on a hill contributes greatly- the view towards the small town of Brad in the valley is stunning both in late summer, when the meadows are strewn with haystacks, and in winter, when the snow covers the houses, the fields, and forests. The architecture is typical of the mountain with the solid, stone-hewn ground floor and wooden balconies with cheerful geraniums hanging from the railings. The interior also respects the convention of mountain interior design having the walls clad in wood; their warm and understated hue provides the perfect backdrop for relaxed living. It is a rustic minimalism, dewormed from classic intrusions that slip easily into kitsch. Elegant crocheted curtains and wooden furniture add charm. The inviting kitchen and generous terraces with hammocks make for relaxing afternoons, and in the evening the panorama is magical – the lights of the valley look like fireflies dancing in the night. On the ground floor are the living room with open kitchen, the toilet and the separate technical room; the first floor has two bedrooms and a bathroom with bathtub and shower and on the second floor there are two bedrooms, one of which has both a double bed and a sofa and space for an extra bed, with access to the 100 sqm balcony that surrounds the building. In addition, there is also a generous storage space of 36m2. On the property there is also a workshop/storage shed for tools, bikes, ATVs (area 16.5 sq m), a 92 sq m terrace with lawn, built-in bathtub for 10 people, relaxation corner with campfire and a summer kitchen covered, with a terrace of about 30 sqm. The lodge has a camera system with mobile phone access (5 cameras), alarm system, fiber glass internet connection and drinking water connection from the municipal network. One can also reach the cottage from the road using the picturesque wooden stairs. In addition to guaranteed relaxation on the property, the area also offers the possibility of mountain hiking, mountain bike rides or fishing; skiing can be done in the neighboring county, on the slopes of Alba. In Brad there is an interesting gold museum that documents the history of the mining industry in the area; currently the mines are closed, wood processing being the predominant activity in the region. Some of them can be visited on an organized tour, and the Retezat National Park and the city of Deva with its fortress are not even an hour away.

Property Bucharest (Romania)
Looking towards the street, an mansion like a copy of a dream palace proudly wears its slender straight tower while waiting for its new owner. With frames that seem to hold tall and elegant windows in their arms, the façade is very inviting through the open staircase looking towards the gate to welcome those who are interested, for example, in the recently opened baths in Ocna Mureș or those who have things to do in Alba, Cluj or Mureș, all the municipalities being less than an hour away (the Cluj-Sebeș highway is 10 km away, and the Transilvania highway 25 km away, while Cluj, Târgu Mureș and Sibiu airports are also close). The 16 rooms of the mansion lend themselves to being arranged as tourist accommodation in this locality with a history of but also the future of a spa resort with salt baths. With spacious rooms, tall windows, elegant double doors and a superb beautifully restored oak parquet the interior is permissive and generous. The central common area has a beautiful original stove and the atmosphere of a ballroom awaiting its dancers. The building has solid walls of solid brick and is equipped with three-phase electricity, water, natural gas, hydrophore, gas-fired boilers, treatment plant and septic tank; the sewerage is in the process of completion. There is also a wine cellar with a brick vault, cellars and outbuildings for storage plus parking spaces on 800 m2 of paved and lit yard. Firs trees, walnuts, hazelnuts, apples, pears, cork oaks, acacias, willows, a stream at the bottom of the garden and a small fish pond provide the natural setting for relaxation, and the swimming pool and the tennis court with night lights incites the spirit of friendly competition. The mansion was built by Romulus Triteanu, who remained in the big history as the first Romanian station master after 1918 in the Feldioara railway junction, today Războieni-Cetate, and in the small history as the cousin of that Lazar Triteanu, Orthodox bishop of Romanian, whose wife, Veturia, acclaimed soloist, the only Romanian translator accepted by Hitler in the relationship with Ion Antonescu and alleged spy, later became the wife of Octavian Goga. Restored after 1998, the manor functioned as a 4-margaret guesthouse from 2008 until recently. Compartmentalization also allows use as a company headquarters, sports center, casino, cultural center, hunting lodge or private residence. Photo Florin Pepene

During the time when Romania was a Kingdom, the county bearing the name of Târnava Mică was formed, around the homonymous river, in Transylvania, Here, Târnăveni (formerly Târnava-Sân-Martin) functioned as a county seat. In April 1912, Târnăveni is elevated to the rank of city, and advances to gas-powered street lighting. In the year 1918, more precisely on the day of December 1st, the Union of Transylvania to the Motherland was completed. In 1990, December 1st was selected to be the National Day of Romania. Between September and October 1944, the 82nd Infantry Regiment fought valiantly, in the Târnava Mică valley and on the hills around the city, against the German and Hungarian forces. After the Second World War, the established communist regime established an administrative reorganization and a specific socio-economic life for Târnăveni. The history of the city takes us back in time, in 1278, when it was first documented, although traces of human habitation have been found since the Neolithic. The prosperity of the city made its eastern neighbour, the adjacent village of Cuștelnic, to become part of Târnăveni in 2000, through local referendum. Tall, majestic, and bearing a magnetic intensity of the color on the façades, Elszeszer Palace is located at the intersection of two streets in the city center. The history of the building originates in the XIX century, in 1860, around its construction time. The palace provides a generous space with 10 rooms, which have different surfaces and are arranged as: lower ground + ground floor + first floor. The built area totals about 650 sqm, with a footprint of 367 sqm and a usable area of approximately 400 sqm. An asset of the property is the immediate functionality, as the building is connected to all the necessary utilities: water, gas, electricity and sewerage. Therefore, this historical building becomes an interesting space for a future investment, being very versatile and ready to use for several commercial purposes, among which we mention a hotel, an office space or store, a kindergarten or a clinic. Brown wood on the outside and warm as honey on the inside, cheerful geraniums and the pastel yellow façade make up the representative formula for mountain guesthouses that embrace the rustic in design. These features are doubled by bright interior spaces connected to the azure mountain sky through generous balconies. The courtyard is an oasis of greenery, and access is through a paved alley, flanked left and right by geraniums; 4 parking spaces are also available on the property. The building currently has ten accommodation rooms that can be reconfigured for various other uses. The privileged address 300m away from the center of the resort offer this property an enviable flexibility. Sinaia is the crown jewel when it comes to mountain tourism; with more than three centuries of history behind it, it has become a must-have address ever since Carol I chose it as a summer residence and built Peleș Castle here, in 1873-1914. And today the resort attracts many visitors, from those interested in alpine sports to those attracted by cultural tourism, a tour of the town bringing at every step the names of great architects who signed buildings that are still spectacular today, such as the Sinaia Station, the Caraiman hotels, Palace and Furnica or Sinaia Casino (it is said that Baron Edgar de Marcay, shareholder of the casino in Monte Carlo, was the first investor in the one in Prahov, in 1913 when it was built). Chic villas are designed by the most important architects of the country, among them Ion Mincu, Paul Smărandescu, Petre Antonescu, Toma Socolescu, Grigore Cerchez, Duiliu Marcu and Karel Liman, and offer a special eclecticism strongly punctuated by elements of the German Renaissance.

Today's high-end urban living is vertical, in tall and slender buildings that allow a spectacular panorama of the area, parks and lakes of the city. These towers in Floreasca tick off each of these characteristics and have quickly become an aspirational landmark in the area, bringing to Bucharest a way of living known until recently rather mediated by cinematography than directly, locally. Here you can have the New York feeling of a luxury apartment near Central Park. The project is a residential landmark that marks the completion of society's transition to prosperity and the completion of the transposition of Western values into local culture. The apartment's 246 square meters of built-up area are divided into five rooms and four bathrooms, to which is added a 19 square meter terrace. Monochrome bathrooms and minimalist bedrooms complement the spacious and calm living area. The apartment abounds in glazed surfaces, which not only invites the light inside but also lets it caress and reflect on the white walls, covering every space, surface, area. The city outside becomes part of the family's life as a painting would, more precisely a still life gallery where, surprise, the leaves are rustling and ducks are floating on the lake. The terrace allows insertion into that setting, away from the noises and mobility of the city but in contact with its vibrations.

Inaugurated on 12 of July 1914, the Palace Hotel had from the beginning the luxury necessary for its privileged category. From the very beginning and due to the contractual nature of its construction (to accommodate, at the required standing, those willing to play appreciable sums at the casino), the Palace Hotel had the most elegant facilities: 250 rooms or apartments, electric light, hot and cold water in each room, bathrooms on each floor, elevators for people and their luggage, hallways, correspondence room, smoking room, ice factory, omnibus-car service and the famous restaurant with Romanian-French cuisine. Through the amounts followed to be invested, the construction of the hotel was one of the most important clauses of the contract, In Alphonse Heitz's offer (to be returned to the municipality after 6 years of operation), the hotel becomes a reality (for its own use) through the efforts of Baron Edgard de Marçay and the Society of Great Establishments, although impediments and postponements are not lacking in the authentic Balkan way. Located in the most picturesque place on the Black Sea shores, the hotel is built in the eclectic style specific to the French Riviera. The main facade, designed symmetrically and monumentally, like the whole building, in fact, has as central element the entrance, flanked by two large consoles, provided at the top with Empire type garlands. Each level is individualized: the ground floor windows have a slightly arched arch, the first floor alternates balconies with hardware and masonry, the second floor has a rhythmic series of balconies with hardware on consoles, the following levels are separated by a frieze with Greek wave, and the semi-circular windows of the last level with small balconies and the same hardware, are flanked by massive consoles. The facade from the sea is higher, because the hotel follows the shore slope, introduces an asymmetrical element through the staircase that reaches the level of the key. Its impressive French neoclassical monumentality, the diversity of the quotations, based mainly on the Mediterranean tradition, gave Hotel Palace, the belonging to the category of modernity and not of traditionalism.

We offer you an impressive mountain villa, determined to withstand fairytale winters and cool summers. The solid, stone-clad ground floor provides a strong foundation as well as space for technical rooms, storage and garage. The floors overlap elegantly and lightly over this level, preferring wood as a protective and decorative material. The generous terrace offers a splendid view of the mountains, and the brick oven promises hearty meals. The picturesque shrubs on the property and the perfectly manicured lawn make a good impression but cannot compete with the forest that starts right behind the house. The interior is classically furnished, with cognac-colored wood pieces, warm and restful; the fireplace tames the winter, as does the well-stocked bar in the living room. The fully furnished and equipped kitchen welcomes many guests to the table, and the villa is also generous in terms of sleeping area, having eight bedrooms. The proud Maramuresan gate stands straight at the street and invites you inside. The fence in which it is trapped, made of woven canes and with narrow eaves, allows the visitor to see from the outside only the roof of the traditional shingled building. Between the stone foundation and the attic, the houses breathe through a verandah made of artistically cut wood; from here the view is wonderful, over trees, valleys and pastures undisturbed by man. The four houses that share their yard are each arranged on the ground floor and attic; the renovation of one of them has been completed, the others are still being worked on. To encourage socializing they are served by a gazebo where there is an oven and grill. The interior is chic, with the living area on the ground floor in the colors of the sky and the night area upstairs, in the shades of wood that outline the ceiling. Breb, the flagship village of Maramures, is an extremely sought-after destination and an experience highly desired by tourists is living in traditional houses. Many of the existing ones have been converted into guesthouses, with varying degrees of comfort depending on the attention to detail of the conversion project. photo Tudor Prisecaru

The boyar house, now a historical monument, located in a charming zone of Bucharest, was built in 1894, according to J.E. D’Alfonce de Saint Omer’s project, a famous French architect, at the request of the Costa-Foru family, family which, for several generations, gave prominent personalities to the Romanian society, in the 19th century and at the beginning of the 20th century. The house still transmits the nostalgia of past times to the passersby, through the typical French architecture, beautifully framed in the alley which invites you to a walk on the way to the Mitropolie. From 1894 to 1935, Maria Costa-Foru, the niece of the banker Christophi Zerlenti, and Constantin Gh. Costa-Foru, son of the first rector of the University of Bucharest, the minister of justice during the reign of Alexandru I. Cuza, lived there together with their children. The noble style of the house fits perfectly in the late XX century French genre of “particulier hotel”, defined by the theme of the colossal piano noble windows of the living room, accentuated by the decorative wrought iron elements. The inside of the house dates back in the 1900’s, with changes in the late 1930's. The dominant style is eclectic French on the upper floors, and the restructuring of the lower floors shows Moorish-Florentine influences. The main feature is represented by the generous and elegant space, very well natural lighted, the rooftops decorated with stucco, Italian style floors made by tiles with optical motifs and venetian battuto, door frames with carved pediments, the main staircase decked with white marble, the stair ramp decorated with wrought iron elements, which represent Maria Costa-Foru’s intials. Fireplaces ordered and made in Vienna can be found in all the large living rooms, one of them being made of black marble, as well as very valuable tile stoves, with a unique character. The heating system is completed by steel radiators, connected to the boiler. This architectural jewel, in which you still can find the air of the pre-war period, invites you to contemplate it in peace. You will certainly be impressed of its space and light, characteristics that bring it closer to the great universal architecture. Photo: Gabriel Ghizdavu

Part of the vibrant district of the city since its building in 1923-1924, the palace holds the signature of the Architect Paul Smărăndescu, one of the most prolific architects of the XXth century in Romania. In about the same period with erecting the building at 7 Matei Millo Street, Paul Smărăndescu has planned other architectural monuments such as Palatul Societății Astra Română (Rosetti Square), Palatul Dacia România (Magheru Boulevard) or Palatul Societății Creditul Rural (Brătianu Boulevard/Doamnei Street). The intense activity of the area has lead to the development of this property as a real business center of those times. The area limited by Calea Victoriei, Regina Elisabeta Boulevard (as called today) and Cișmigiu Park included the offices of the most important press offices and printing houses in the country, such as Adevărul or Universul. The latter has established its headquarters into another impressive building signed by Arch. Paul Smărăndescu at 23 Brezoianu St.. In the same time, the importance of the district has driven the erecting of the Palatul Telefoanelor, 1931-1933, being the first major modernist building in town, only few steps away from 7 Matei Millo St. The '30 years represented a consolidation period for the notoriety of the building from 7 Matei Millo St. as a true business center with occupants such as the Letea Paper Factory, an advertising agency (Rador Orient Radio), a tiles factory (Salzberg&Gronen), the Brătianu Wines, the Bukarest Post Newspaper, as well as the offices of various free lancers such as engineers and doctors. Although along time the area has changes its occupants, still, the location in the heart of Bucharest has allowed it to maintain its attractivity over years. Universul Palace has been consolidated and became a hub with tenants from various creative industries. In the next vicinity, on the former address of the National Theather, a successful hotel concept has been implemented - Novotel, and 2021 will mark the delivery of two important buildings on the offices market - Matei Millo and Tandem. Currently, the former Palace of Letea Factory has a versatile character so that the 2,700 sqm could be converted into residential spaces for the urban lifestyle aficionados, into offices for those that would like to remain connected to the city life, or could be turned into a hotel. The space layout, as well as the access allow various partition solutions and use of the space. There is already a project prepared that comes along with the relevant valid building permit.
