It is accessed via a charming gravel driveway. The views extend over verdant valleys, holm oak woods, and the surrounding sun-drenched hillsides, offering a sense of seclusion and tranquility while remaining close to local amenities. The thick walls of local limestone and the plasterwork, weathered by time, testify to a noble structure, blending rustic charm with grandeur. The house is built on a vaulted base that houses cellars, a pantry, and service rooms. Inside, the reception rooms offer generous proportions: living rooms with terracotta tile floors (36 sq m), restored original fireplaces, and traditional ceilings (3.5 m high). The entrance hall opens onto a majestic stone staircase, leading to the upper floors where the kitchen, living room, grand salon, and bedrooms, each with its own bathroom and a view of the park, are located. Heritage materials--stone, terracotta tiles, and exposed beams--blend with contemporary touches for refined comfort. The estate includes traditional outbuildings: a stone barn, a guest house, and a bread oven. The grounds, structured yet informal, blend landscaped gardens, ancient trees, a stone terrace, low walls, and walking paths along the stream that runs alongside the property. A well-integrated swimming pool, a relaxing terrace, and meadows complete the picture. This property exudes history, yet is ready to embrace elegant contemporary living: whether as a primary or secondary residence, a hospitality project (bed and breakfast, events), anything is possible. A 16th-century chateau on 3.6-hectare grounds, ten minutes from downtown Albi, on the banks of the Tarn River. Built primarily between the 16th and 17th centuries, except for one of the chateau’s wings, which was later rebuilt in the 19th century, the chateau, listed as a regional historical monument, is closely linked to local history: this was the birthplace of Jean-François de Galaup in 1741, Count of Lapérouse and a famous navigator and explorer, who spent his childhood here, while the dwelling has preserved, for the most part, its 18th-century layout. Accessible via a metal gate, which opens on to a tree-lined lane that leads to the chateau’s courtyard, the property features a patio that skirts the edifice and overlooks the nearby meadows that descend towards the Tarn, visible through the trees. Below, a swimming pool blends in seamlessly with the property’s rolling topography, while a former nymphaeum, most likely created in the 19th century and supplied with water via a natural spring, is located off to one side. As for the grounds, of approximately 3.6 hectares, they feature tall trees, ornamental plants, pastureland and wooded areas, whereas the chateau enjoys unobstructed panoramas of the river from its patio and exteriors.

A listed historical monument medieval castle in tree-filled land, with 4-hectare grounds, a swimming pool and a tennis court in the Hautes-Pyrénées area. This castle is an admirable remnant of the Hautes-Pyrénées’ heritage and is perfectly preserved. It boasts a thousand-year history and is a listed historical monument. Its first foundations date, in all likelihood, from the 11th century when the defensive tower was used to protect the surrounding fields from pillaging and plundering, in particular by the Aragonese forces. Although the building has undergone many transformations as time has passed, its 15th-century eastern façade has remained unchanged. The edifice was acquired by the Count of Lavedan in 1274, a year during which he received the seigniory of Horgues from the Count of Bigorre to clear a debt. From Raymond-Garcie IV de Lavedan to Jean-Pierer Ducasse de Horgues, over a period of more than 500 years, the castle had almost twenty illustrious owners. From that point in time until 2018, the estate was owned by the same family. The medieval castle with two towers was built on the outskirts of the village and was overhauled in the 17th and 18th centuries. Through a double leaf wrought iron gate, a plane tree lined drive runs alongside rubble stone built former stables with a roof of half round tiles, opposite the castle and its imposing silhouette, built in the 15th century and since transformed several times. In addition to the two towers on either side, the seigniorial residence is made up of two four-storey rectangular sections in a T-shape, each with a sprocketed, gabled slate roof. The two towers, one of which is square and the other which is rounded on one side and squared on the other, are both topped by an octagonal level adored with a slate roof of the same shape. It is thought that the tower to the southwest was added in the 18th century. Lastly, the castle’s former water mill can be found behind the residence. It is currently used as a holiday cottage, while the grounds spread out all around the buildings and, to the left of the castle, play host to a swimming pool.

Domaine de Bonnac is an exceptional private estate whose origins date back to the 15th century. Rebuilt on the remains of a former fortified château, the property has known, since the 17th century, only a very limited number of owners, each a careful steward deeply connected to the land, the history of the place, and a way of life rooted in balance with nature. Seldom offered for sale, estates of this caliber form an integral part of the historical and landscape heritage of the Quercy Blanc, a region prized for its authenticity, discretion and long-term preservation. Set on a hillside at approximately 250 meter above sea level, at the gateway to Cahors, the estate enjoys a protected natural environment in an area often referred to as 'Little Tuscany.' Shaped by an ancient seabed, the land is distinguished by limestone soils particularly suited to olive trees, vines, saffron, almond trees, lavender and truffle oaks. In a commanding yet remarkably discreet position, the property reveals itself gradually, sheltered within its natural surroundings. From the moment of arrival, Bonnac conveys a rare atmosphere of peace and timeless coherence, where the built environment and the land exist in perfect harmony. The estate extends over 37 hectares in a single uninterrupted holding, comprising 13 hectares of agricultural land, a 6-hectare landscaped park with orchard, and 18 hectares of woodland, complemented by three natural springs, two ponds, and three agricultural water connections, offering a high degree of autonomy and long-term sustainability. The total built surface area is approximately 1,600 m2, comprising: o 665.25 m2 of existing habitable space, fully usable today o 372.89 m2 of convertible space, offering additional potential This brings the total potential living area to 1,038.14 m2, complemented by an additional 582.74 m2 of fully renovated and immediately operational professional and creative spaces, including studios, offices, workshops and ancillary buildings Over the past five years, Domaine de Bonnac has undergone an exceptional restoration and contemporary transformation, reaching a level of finish and year-round comfort that is almost never found in a historic rural estate. The result is a rare dialogue between heritage and modernity, where the authenticity of the old stone structure has been preserved, yet elevated through highly refined design and craftsmanship. Throughout the main house, original elements such as historic church stone flooring and generous traditional volumes are paired with contemporary materials and techniques, including bespoke micro cement finishes and warm wood floors that invite life in every season. The interiors combine timeless architectural presence with an unmistakably modern standard of living. The kitchen has been entirely custom built, featuring Gaggenau appliances and Dekton countertops, while selected areas of the home are finished in lime wash, lending softness, depth and quiet elegance to the walls. The master suite offers a spa level bathroom of remarkable quality, comparable to the most exclusive resorts. Particular care has been taken to honor traditional craftsmanship, from the staircase, built according to historic methods and proportions, to parquet flooring whose design echoes 17th century patterns. Each space is defined by generous ceiling heights, light, and a rare sense of architectural integrity. Bonnac is not a seasonal residence, but a fully realized estate designed to be lived in comfortably throughout the entire year, offering an exceptional balance of patrimonial presence and contemporary ease. Among its most distinctive features are an artist's studio of approximately 180 m2 and a fully soundproofed professional music studio of approximately 120 m2, incorporating a recording booth and two separate postproduction rooms. Such facilities are extraordinarily rare within a historic rural domain and open the estate to a wide range of private, artistic or professional

In the heart of Lomagne, where the hills gently roll beneath the soft light of the South-West, a discreet path winds its way through the fields. At first glance, nothing suggests what awaits at the end of this quiet country road. Then, almost like an apparition, golden stone walls announce the entrance to a truly unique estate. A place steeped in centuries of history, whose earliest foundations date back to the Middle Ages, patiently reshaped over time to acquire its present elegance in the 18th century. Crossing the farm courtyard, one discovers a setting punctuated by agricultural buildings, old barns, and a dovecote still standing watch. Nearby, a renovated caretaker’s house of approximately 100 sqm offers modern comfort, while a vast 145 sqm gym/multi-purpose space reflects a contemporary reinterpretation of the property. Yet it is as one moves further in that the magic truly unfolds. A chestnut tree-lined avenue gently guides the way, acting as a seamless transition between the outside world and a more intimate realm. A porch shelters the entrance to the noble courtyard, carefully guarding the estate’s secrets. Beside it, a tower crowned with a 19th-century wind turbine recalls a time when the property was entirely self-sufficient. Here, the atmosphere shifts entirely. The buildings are arranged in a U-shape, embracing a space that feels almost timeless. A chapel with multicolored stained-glass windows captures the light, scattering it in vibrant hues. Beyond, the eye drifts over rolling countryside, its colors changing with the seasons. A cedar-lined path leads to the woods, inviting quiet walks, while a stone basin and a swimming pool extend this sense of serenity. And at the heart of it all, the château — approximately 1,300 sqm in total, including around 1,000 sqm of living space. Its south-facing façade, characteristic of the 18th century, opens generously to the light, filling the interiors with a constant softness. In contrast, the north façade tells another story: three towers of differing architectural styles, one adorned with gargoyles, stand watch over even older features — mullioned windows, arrow slits, and the remains of the original moats, still filled with water. Every stone seems to carry a memory, every perspective reveals a new surprise. This estate is not merely a property. It is a place of history, character, and emotion — offering a rare canvas for those who can unlock its full potential.

It is just a few minutes from Auch, the historic capital of Gascony, renowned for its dynamism, shops, schools, medical facilities and rich heritage. The château is arranged around an inner courtyard, the true heart of the property. The architectural ensemble exudes an intimate and authentic atmosphere, equally suited to hosting receptions, enjoying life on the estate, or accommodating family use. The enclosed and secure courtyard enhances the stone façades of the château and forms a central, structuring space, ideal for outdoor receptions or more private gatherings. The château also benefits from an independent chapel, a heritage feature bearing witness to the history of the estate. This space may, where appropriate, be used for the organisation of events. A caretaker’s lodge, separate from the main building, allows for a permanent on-site presence and facilitates the management, security and maintenance of the estate, whilst preserving the privacy of the principal residence. Combining architectural character, practicality and a natural setting, this château represents a property equally suited to a residential project or to an events-oriented vocation. Arranged around an inner courtyard, the buildings are composed as follows: - The main residence, positioned on the eastern and northern corner, extends to approximately 640 sqm, together with a further 330 sqm arranged over two levels with attic space above. In addition, there is a habitable area of approximately 90 sq m on the first floor, situated to the right of the chapel, constructed in order to link the chapel to the main residence. Elusate Agency is pleased to present an exceptional residence... In the heart of the gentle, sunlit valleys of Gers, a property awaits you, built on the remains of a 13th-century castle , and its medieval tower whose silhouette seems to tell eight hundred years of history... Completely restored, this building now offers a rare refuge, a place where medieval authenticity blends harmoniously with contemporary elegance. Here, nothing has been left to chance: the renovation has respected the soul of the place while offering it the discreet and precious comfort of modernity ; the cut stone, patinated by time, dialogues with the oak beams that underline each volume and the tawny sand-colored walls restored with aerial lime, in order to preserve charm and authenticity. A vast entrance dating from the 14th century welcomes you, giving access to the ground floor living areas: A first lounge with a bar of over 31m2 adjoining a lounge of over 50m2, reveal their warm atmosphere, a place to meet, an evening with friends, a haven of peace that invites you to curl up on a sofa by the warmth of a fireplace... An imposing dining room extends this conviviality, offering remarkable features such as its 13th-century wall, a well, a stone sink, and a large fireplace a perfect room to welcome guests in search of authenticity. At the rear, a semi-professional kitchen, essential for preparing good local dishes, and a fitness room with sauna complete the services of the house/hotel, reminding us that well-being is a given here. Upstairs, accessible by stairs and elevator, a spacious landing leads to six superb bedrooms, including two double rooms with en-suite shower rooms; a large suite with a fireplace and bathroom with sauna and spa; a family room with two separate areas; and two triple rooms, each with its own private terrace. Each room is decorated in a refined and soothing style , creating a haven where travelers love to retreat. The charm lies in every detail: the interplay of light, a window opening onto the rolling hills or the tower... A room designed for guests with reduced mobility is located on the garden level, offering comfortable and elegant access. On the second and top floor, beneath a magnificent timber frame, you will find a self-contained apartment of approximately 100m2 with its own bathroom, toilet, and kitchenette. Additionally, an attic offers storage space and a laundry area for all your bed and breakfast/hotel needs. This 131m2 space, complete with a toilet and shower, could also be converted into a games room or dormitory for large families wishing to host guests in a private setting. Outside, a discreet path leads you to the castle moat , revealing a peaceful garden and its 20x4 meter swimming pool, ideal for moments of relaxation and appreciating the gentle pace of life in the Gers region. It's like an invitation to imagine receptions, ceremonies, or simply moments of contemplation suspended in view of the Gers hills... in the morning the hills stretch out in the golden mist, in the evening the light dances, and with the changing seasons the panorama transforms, offering a truly unforgettable view. Finally, the 12th-century tower remains to be restored. It offers the promise of a unique project, an added soul, a space to be reinvented according to one's dreams.
