In 1976, George Cantor, travel editor of the Detroit Free Press, visited Beaufort, SC. It was his custom, when traveling through fine, atmospheric towns, to play a game called After I Make the Bundle, This Is Where I Settle Down and Get Serious About Writing in That House Right Over There. Cantor wrote, I saw my ideal house almost every time I turned a corner. However, his first choice, as the clear-cut winner, was the Waterhouse home, which is better known as the Lewis Reeve Sams House, after its builder. The antebellum Lewis Reeve Sams House at 601 Bay Street, Beaufort, has been described as a ''wedding cake'' mansion with its double-tiered columned piazzas stacked like layers of an elegant confection. It is known colloquially as The Prince of Tides House since its cameo appearance the 1991 film adaptation of Pat Conroy's novel by that title. Perhaps most remarkable is the home's extraordinary history. Situated on the highest point in downtown Beaufort, the property has attracted inhabitants since the time of indigenous peoples, with artifacts discovered on site bearing witness to centuries of occupation. During the Civil War, the house initially served as Hospital No. 14 for wounded Union officers. Then, in 1863, the house served as home and headquarters for Brigadier General Rufus Saxton. A Medal of Honor awardee, General Saxton, was appointed military governor of the Department of the South by President Abraham Lincoln in May 1862 and was involved with the Port Royal Experiment. Following the war, the Sams family reclaimed the property before eventually selling it. In 1907, during the devastating fire that destroyed much of Beaufort, owner George Waterhouse of Maine rallied workers from his waterfront cotton gin to continuously douse the home with water, preserving this remarkable landmark. For sixteen years, beginning approximately in 1984, the residence operated as The Bay Street Inn before once again returning to its role as one of Beaufort's most treasured private homes. Built in 1852 by wealthy cotton planter Lewis Reeve Sams, who owned half of Dataw Island and two other plantations, this home is the landmark entrance to the historic waterfront neighborhood, The Point. It is an enduring example of the Beaufort Style of Architecture, a refined interpretation of the Greek Revival period. Its signature low-pitched roof with one of only a handful of remaining parapets in Beaufort and distinctive T-shaped floor plan were designed to capture cool river breezes. The south-facing fluted Ionic-over-Doric columns were each carved from massive trees harvested on Sams's Dataw Island plantation and transported to Beaufort by boat. A stately exterior white marble staircase leads to the elevated main level, where a gracious 35-foot foyer welcomes guests and opens to two grand double parlors. A sweeping interior staircase leads from the foyer to the upper floor. Original heart pine floors run throughout the home. Large windows adorned with intricate acanthus leaf carvings, many still featuring their original wavy glass, flood the interiors with natural light. There are eight fireplaces with original mantels, including two black marble mantels imported from Italy, remaining in the home, with most converted to gas logs. Twelve-foot ceilings and deep picture-frame crown molding add timeless elegance to every room. One of the double parlors has been transformed into a formal dining room featuring custom handmade wallpaper commissioned in San Francisco. The original ceiling medallion beautifully depicts crops once grown on Lewis Reeve Sams's Dataw plantation. The main level also includes a library, family room, kitchen, butler's pantry, and powder room. There is an exterior door and porch leading from the library to the back lawn. The second-floor staircase opens into a wide foyer leading to three guest bedrooms, each with a private bath, and an expansive primary suite complete with a full bath and walk-in closets. The laundry room is located conveniently on this floor. From the second-floor piazza, a panoramic view stretches from Elliot Park across the Beaufort River to the bluffs of Factory Creek. Designed for flexibility, the private ground floor level functions beautifully as an in-law suite or long-term rental. There are two separate exterior entrances, an interior staircase, and elevator access to the elevated main floor. This level includes two bedrooms, two full baths, a den, a full kitchen with laundry, a utility room, and a private exercise room. The foyer on this level is paved with original colonial ship ballast, Welsh bluestone. There is an under-piazza paved brick patio facing the Beaufort River on this level. Set on a beautifully landscaped half-acre corner lot, the property features a jasmine- and wisteria-covered pergola, a formal parterre garden with brick walkways, a stone patio, citrus trees, and two driveways accommodating up to four vehicles. Separating the driveways is the original wash house, one of only a few remaining in Beaufort.

Introduction 12 Hawkmoor Parke occupies a superb position within an exclusive private estate between Lustleigh and Bovey Tracey, surrounded by open countryside and the dramatic landscapes of Dartmoor National Park. The house is set centrally within its grounds and enjoys a peaceful setting with no passing traffic, while remaining exceptionally well connected to Exeter, Plymouth, the South Hams and Cornwall. The accommodation is generous and well balanced, with excellent reception space, four bedrooms and an attached four car garage. A southerly aspect floods the house with natural light throughout the day, while the elevated position provides far-reaching views across the moor and surrounding woodland. This is a home that offers both lifestyle and practicality in equal measure. The Sellers Story What first drew us here were the views. They stretch right across the National Park and out over the moor, and they are never the same twice. The light is constantly changing, and there is a real sense of openness that you notice the moment you arrive. With its southerly aspect, the house is filled with natural light throughout the day, yet in the evenings the stillness returns. On clear nights, the stars are extraordinary and even the Milky Way is visible to the naked eye. Despite the sense of space and privacy, the house never feels isolated. There is no passing traffic, just peace and quiet, and a wonderful feeling of being immersed in the landscape of the National Park. From the garden, you can step straight out onto countless walking routes, and it is not unusual to see buzzards circling overhead or deer moving quietly through the surrounding woodland. Day to day living here has always felt easy. Bovey Tracey is just a short distance away with all the amenities we need, and the access is excellent. The A382, A38 and A30 are all close by, meaning there are no narrow lanes to contend with. Exeter, Plymouth, the beaches and villages of the South Hams, and Cornwall are all within straightforward reach, making this a wonderfully connected location while still feeling tucked away. The house itself has been a joy to live in. In warmer months, we love being able to open it up and blur the line between inside and out, with the terrace becoming a natural extension of the living space. In winter, it is just as special. Closing the doors, lighting the log burner and settling in as the evenings draw in. The rooms are generous and well proportioned, so the house never feels cramped, whether it is full of family or friends. Our favourite room is the family room, a wonderfully social space where you can enjoy the views and step out onto the terrace through the large bi fold doors. In warm summer weather, opening the windows creates a gentle through breeze, making it a very comfortable home to live in. We have also been fortunate to have friendly, considerate neighbours nearby. Close enough to feel part of a community, yet with plenty of space around us to retain privacy and tranquillity. It is a rare balance, and one that has made living here truly special. The Inside The accommodation at 12 Hawkmoor Parke is generous, well balanced and arranged for both everyday living and entertaining. A welcoming entrance hall leads through to a series of well-proportioned reception rooms, all designed to take full advantage of the southerly aspect and far-reaching views. The sitting room is dual aspect and features a modern wood burner, creating a comfortable space to retreat to in cooler months. The contemporary kitchen forms the heart of the home and opens seamlessly into the dining and family room, making it ideal for both family life and hosting. Large openings connect these principal rooms directly to the terrace, allowing the house to open up to the outside during warmer weather. A separate study provides an excellent home-working environment and benefits from full fibre broadband (FTTP). Practicality is well considered, with a utility room and ground floor WC, along with direct access into the attached four car garage. On the first floor, there are four well-proportioned bedrooms. The principal bedroom suite is dual aspect, enjoying far-reaching views and ample storage, and includes a private en suite bathroom. A further guest bedroom also benefits from an en suite, while the remaining two bedrooms are served by a generous family bathroom. The Outside The property is set centrally within its grounds of approximately 1.24 acres and enjoys an elevated position within this private National Park estate. The gardens are predominantly laid to lawn and interspersed with mature trees and established planting, creating a strong sense of privacy and space around the house. A terrace flanks the property and is directly accessed from the principal living areas, providing an ideal setting for outdoor dining and entertaining while enjoying the surrounding views. The gardens offer immediate access onto a network of countryside and moorland walks, with Lustleigh and Bovey Tracey both within walking distance. From a practical perspective, the property benefits from an attached four car garage with workspace, an electric vehicle charging point, and two substantial garden sheds providing further storage. The setting is peaceful and quiet, with no passing traffic, yet the house remains well connected with straightforward access to the A382, A38 and A30. Location Hawkmoor Parke is ideally located between the villages of Lustleigh and Bovey Tracey, within a private and exclusive estate. To the north and south lie the market towns of Moretonhampstead and Bovey Tracey, both offering a full range of everyday amenities. Dartmoor is renowned for its spectacular scenery, characterised by granite tors, heather-clad moorland and wooded valleys, all interwoven with fast-flowing rivers and streams. The surrounding countryside provides exceptional opportunities for walking, riding, cycling and fishing. Golf facilities are well catered for, with 18-hole courses at Bovey Castle and Stover, alongside a driving range and 9-hole course at Bovey Tracey. The nearby village of Lustleigh is particularly charming, with many historic buildings and a strong sense of community.
