Vineyard Miniș (Romania)

Seen from above, the landscape looks like a lot of green dotted with only three parallel roads intersected by two others, all at a great distance from each other. Between them there is only vegetation, and on closer inspection, one area catches the eye with the symmetry of rows of vines neatly aligned in parallel rows. A small orchard separates the vineyard from the winery. On the ground, access to the property is through the red brick pillars of the gate; looking to the right - a house with the personality of the old and undefeated ones; looking ahead there’s the vineyard in all its splendor - there are 3.13 hectares in the heart of the D.O.C. wine area Miniș/ Crișana. Cabernet Sauvignon is grown here in a sustainable viticulture system (the organic certification process of the plantation and the wine started in 2022). The grapes are vinified as mono-cultivar and the winery owns vintages over ten years old from grapes harvested from 35-50 year old vines. Wine has been made in Birăuaș since 1801, at that time under the name Domeniile Josef Domany, official supplier of the Imperial Court in Vienna which acquired this status of K.U.K. Hoflieferant in 1899 in Vienna. Active since 2002, the property owns the most valuable part of these former estates, three cellars and part of the former wine estate. The vine takes over the domain not only in the places assigned to it, but also around the corners of the house, hugging old wooden shutters, winding up to the eaves. Along with the dwarf stone fences that separate the areas and the wooden posts that support the heavy red tile roofs, the wind blowing through the heavy bunches tells the story of a life fulfilled by passion and work in nature. The wines from Miniș were awarded in London (1862, 1876) and Budapest (1875, 1884) and have not lost their value even today, receiving awards and an average rating of 3.8/5 on Vivino. They have aging potential as they are aged in French oak barrels; the sales package includes approximately 40,000 bottles of stock premium bottled wine. In addition to the winery and the necessary wine equipment on the property there is also a mini-distillery (column distillation boiler with Christian Carl plates) making high-quality distilled products from wine and pomace (Grappa) and a special fortified wine (vin de walnuts). The property is being sold as a business together with machinery/equipment for wine production/ distillation and processing (full list available on request) and a new branding and ecommerce package (new website, integrated online shop, rebranding logo, labels, business cards, wine list etc.), internal retail contracts (resellers/distributors + specialized premises) and external (China). Next to the vineyard there are two mid-19th century of 380 sqm in total, set up as a tasting and relaxation space, a 210 sqm production building, 200 sqm of vaulted cellars plus covered terraces and a mansard roof of approx. 200 sqm. Vineyard certified D.O.C. Minis - Cabernet Sauvignon - year 12, approx. 4800 plants/ha on 3.13 ha - Fruit trees orchard - approx. 80 apple, pear, apricot, plum and fig trees photo Florin Pepene

Architectural rebirth with minimalist design and interwar accents. The luxurious villa was built by renovating, consolidating, repartitioning, refurbishing and technically modernizing a small interwar block. The resulting minimalist architectural image brought into the first plan the functionality of the spaces and maximixation of comfort. The aim was to integrate the exterior into the urban fabric of the area and there was a special concern for the sustainability of the construction, through the materials used. The villa is divided into three residential units that can be used together or individually: a duplex apartment comprising the basement, ground floor and first floor and a 3-room apartment, kitchen and two bathrooms, with similar subdivision, on the 2nd floor and attic. The interior staircase has been refurbished keeping an interwar Art Deco design. The interior elevator leads from the ground floor to the attic. The duplex apartment includes, on the ground floor, a large living area, dining room and kitchen with access to a chic and intimate terrace. The laundry room is set up in the basement, along with a room with a flexible function and access to an English courtyard. The first floor consists of three bedrooms and two bathrooms, with access to a terrace from the master bedroom. The two apartments located on the 2nd floor and attic comprise 3 bedrooms, two bathrooms and a kitchen. The remodeling and arrangement of the building was done with special attention paid to the smallest details. This involved, among other things, widening the glazed spaces to create bright rooms and managed to keep a special charm of the property. The exterior has been rebuilt using a combination of brick and corrugated iron. The generous space of the courtyard of the building allows the parking of 3 cars. The property has an additional rented parking space outside the courtyard.

House Bucharest (Romania)

Built a short distance from the Royal Palace and the Romanian Athenaeum, in the center of Little Paris, the house of doctor Iosif Patzelt, former primary doctor of the Saint Ana Hospital, is one of the architectural jewels that keep in our memory the beauty of the historical buildings of pre-war Bucharest. Over the years, among the owners of the house were public figures from that period, such as General Vasile Zottu and the scientist Alexandru C. Mironescu, so that later it became the property of the Saint Mary's Institute, serving as an auxiliary body of the pensioner of girls (1936). Adorned with coats of arms, frames and floral friezes on the outside, the house still exudes the perfume of the period. With a constructed area of 843 square meters, the building has a basement, ground floor, first floor and attic, it has 23 rooms, 7 bathrooms and various storage spaces. It was designed to serve as a residence but can be re-compartmentalized for various future business destinations. Photo: Gabriel Ghizdavu

House with garden and terrace Bucharest (Romania)

Luxurious residence with superb architectural elements, located in the Armenească historical area, at the confluence of Logofat Luca Stroici and Speranței streets, where Mihai Eminescu's first home was located after his arrival in Bucharest. In the Bucharest of the seventeenth century, the Armenească suburb was formed from craft workshops, stalls and alehouses, all beautifully built around the Armenească Church, bringing into the capital the goods, the eatables and the culture of the ethnicity that gave the name of the area. Our house belonged to Ecaterina Procopie Dumitrescu, doctor’s daughter and wife of the mayor Procopie Ioan Dumitrescu, former lawyer, liberal Romanian politician and mayor of Bucharest in the period of April 1901 - November 1902 and February 1910 - January 1911. Between 1877 - 1878, while Romania was involved in the War of Independence, the capital did not have a mayor, his place being taken by his deputy, in the person of the same Procopie I. Dumitrescu. He studied law in Paris and since 1870 he entered the magistracy, where he stayed only six years, devoting himself to the political career afterwards. At the beginning of his career he was the prefect of the Capital Police, in 1876 - 1877. For his activity he was decorated Commander of the National Order Steaua României. The house has 21 rooms, an interior summer terrace and has a courtyard of approximately 500 sqm. Besides the specific fragrance of the area, the exterior appearance of the mansion is blended with the refinement of the interior architectural elements, impeccably restrained. Starting from the walls carved with massive wood and silk wallpaper, from the monumental doors and windows, to the stained glass windows, everything takes us in the brilliant times of Bucharest during the Belle Époque. The garden around the house, flooded in greenery, with an artesian fountain and gazebo, invites at relaxation, close but at the same time away from the agitation of the metropolis. House with terrace Bucharest (Romania)

Historic house with neo-Romanian style architecture, located between the Căderea Bastiliei and Calea Dorobantilor, built in 1911 according to the plans of the engineer Athanasie Bolintineanu, to serve as his residence. Athanasie Bolintineanu was a descendant by alliance of the famous Bolintineanu family, represented by the poet and diplomat Dimitrie Bolintineanu. As chief engineer of Bucharest City Hall, Athanasie Bolintineanu coordinated the development of boulevards Elisabeta, Carol I and the construction of the Capital City Hall headquarters in front of Cișmigiu Park. He laid the foundations of the first cement factory in Romania, then called the Bolintineanu Brothers Factory. The house of engineer Bolintineanu is represented by an imposing building with ample elements of neo-Romanian architecture, concentrated both on the facades of the house and on the interior in the most important rooms, built on a plot of 1,725 square meters and arranged on a basement, semi-basement, upper ground floor and attic. Its massive presence is given especially by the ratio between full and empty, very well emphasized by the windows of the rooms on the ground floor placed on either side of the gazebo that occupies the central position. The gazebo is decorated with circular medallions, grouped in the free space left by three columns, decorated in turn with floral capitals. The covered terrace in the south-west corner of the house also has a pronounced decorative character, with wooden pillars carved with motifs inspired by folk architecture. The other sides of the house have a much more sober architecture, the only decorative elements being the stone plinth, the wooden lintel inlaid with folk motifs and the borders of the openings on the ground floor. The building benefits from four access ways, two of which are on the main facade and one each on the east and west sides. In addition to the distinctive architectural style, another important element of attraction of this property is the potential for future development by extending the building to the rear, with the possibility of it being converted into an apartment complex that combines the current historical style with the modern one. , in a privileged area of Bucharest. Property Corneşti (Romania)

Surrounded by abundant vegetation, the tower lifts its tiled roof to survey the distance. Times are quiet now, but at the end of the 18th century when it was built, Pazvantoglu, the pasa from Vidin known to the residents as Pazvante Chioru, used to raid the area. The Phanariot lordships did not have the ability to ensure the protection of the territories far from the capital, that is why the Oltenian boyars built forts, fortified houses meant to protect their wealth in case of attack. It is interesting to note the uniqueness of this type of construction, which was no longer built after 1821 because the attacks stopped after Tudor Vladimirescu's revolution, therefore their construction no longer made sense. The rarity makes the appearance of such a house on the real estate market an event, an opportunity. The word cula comes from the Turkish, where kule means tower, and names this type of one-story house that can be found here in the south of the country, but also south of the Danube, in Bulgaria, Albania, Greece, Serbia, Bosnia and Herzegovina, Macedonia from North, Montenegro, Kosovo Region. The house of the Voiculescu family follows the classical architectural line, having compact, solid volumes, well placed on the ground, located in an isolated place, surrounded by countryside and peace, with good visibility over the area. With thick walls, internal stairs between floors, reinforced doors, hiding places, narrow windows and hatches, today the cule are private homes or appreciated and loved tourist units. The Brancoveneanu-inspired loggia is a wonderful place to avoid too hot summers, and the wine cellar has potential for winter shelter in front of a fireplace and mulled wine. Cula became the property of the current family in 1915, having been bought by Ion .V Voiculescu, landlord, son of the teacher Vasile Voiculescu and grandson of the peasant-deputy Ioan Voicu(lescu), who represented Gorj alongside the famous Gheorghe Magheru and Christian Tell (the historical moments were immortalized in Bucharest by the photographer Carol Popp de Szathmary - see photo). Although coming from a not very rich family, Ion V. Voiculescu still had some land that attracted the attention of the rebels during the 1907 peasant rebellion and later allowed himself to buy 250 ha from Dimitrie I. Mongescu. Cula is located on these newly acquired lands. The Mongescu family had close ties with Tudor Vladimirescu and the revolutionary movement led by him, one great-grandfather, Vasile Moanga (Mongescu), being a good friend of Tudor Vladimirescu and the treasurer of his revolutionary 1821 movement. History says that before reading the declaration in Pades, Tudor Vladimirescu and his people spent the night in the cula of Copaceni (the current Voiculescu cula in Cornesti), which at that time supposedly belonged to Barbu Viisoreanu, an influential administrator in the county and deputy of Gorj during the Organic Regulation. More recent history shows that Ion Voiculescu donated the house and the 10.5 ha that surrounded it to his son, Vasile Voiculescu, who later, in 1949, was forcibly removed from the house by communists in the middle of the night; his wealth was expropriated, the former nobleman receiving mandatory residence in a room in Targu Jiu and being forced to work as a porter in the city station, unloading freight wagons. The state neglected the cula; between 1947-1997 it was transformed into an I.A.S., with day laborers staying on the ground floor, chickens raised in the hallways and sheep sheltered in the attic in winter. The descendants of the boyar expropriated by the communists today own the building together with the 10.5 ha of land.

What is peace of mind if not the synergy between forest, lake and 8000 square meters of land? Quitude here means sun and air filtered by the crown of secular oaks, noises that once caught between the branches of willows become gentle sounds, a horizon line where the lake water waves imperceptibly and abundant vegetation that overwhelms the senses. The property is designed for a large family with children, guests, ponies, boats and cars. Regardless of age, status or mode of transport, each category is pampered in constructions made of wood that befriends the surrounding lush nature. A double laced wrought iron staircase offers a majestic entrance to the villa; inside, a generous living room and a carefully designed kitchen are ready to serve the occupants of the ten bedrooms full of light and optimism, just as well as the indoor pool, tennis court, wine cellar, sauna, salt mine and gym. The spaces are large and have harmonious proportions making the living light, comfortable - relaxed and distinguished. Outside, the green spaces are carefully manicured and intertwined without aggressive contrasts - secular trees with ornamental shrubs, hedges with weeping willows, ivy with geraniums. The playground is in the forest, in a clearing outlined around a tree in which a small towered wooden castle is perched (it can be reached by valiantly riding the ladder that embraces the tree trunk). Intimacy acquires on this property an extended meaning; guests have two self-catering cottages, and the staff can benefit from private accommodation. The pony too has its special place and is willing to offer joy to future owners if they want it. As a more agile means of transport, the boats share a garage, with the pontoon at hand for utilitarian trips or adrenaline-fuelled water sports (for those who prefer land underfoot there are jogging and cycling). Reverie lovers will quickly discover the sunbeds and the pier or any of the secular oaks - a rare treat indeed, a stone's throw from Bucharest and its hectic life.

House Ozunca-Băi (Romania)

Ozunca Băi resort is located in the Ozunca valley, in Covasna county, at an altitude of 750 meters and is a spa resort that raises a growing interest due to its fairytale location but also due to the curative quality of the waters here. The resort was formed around mineral springs in the Ozunca spring region in 1896, when there were pools with wooden edges, filled with mineral water. Ozunca water is known for its beneficial effects, especially among children without appetite, in the form of drinking cures, but also treats various diseases: cardiovascular, digestive, kidney and urinary tract diseases, respiratory diseases, neurosis asthenic, endocrine disorders. At Ozunca Bai, the main tourist attraction is the swamp with mineral water, a unique and protected nature reserve, where very rare flowers and plants grow, such as the ash flower or the carnivorous plant Drosera. However, an important attraction is the mineral water spring from Pisztrangos, very rich in calcium, whose deposits have made a huge cone of limestone bush. Also, other attractions in the area are: Merești Cave located 45 km from Vârghișului and Ozunca Gorges, Biborțeni, Bodvaj Furnace, and the nature reserves around Aita Mare village. Ozunca Băi Resort is today one of the most important tourist attractions in Szeklerland. In an extremely picturesque location, without neighbors, located right at the edge of the forest and refreshened by the river that flows on the property, the Vacation Resort in Ozunca Băi can be exactly the refuge in the middle of nature that you are looking for. The entire complex sits on a 10.5 hectars land plot hosting the main building, the big size pool, a parking and plenty of forest. The house was completed around 2005 and is built on 3 levels: basement, ground floor and attic, offering a total built area of 1,400 sqm . The property was generally used as a Kids Summer Camp and it should go through a general renovation before it can get a new utilisation, while the large plot of land offers plenty of opportunities for extra facilities or additional constructions. The pool is renovated in 2022 and is fully equipped and fully functional. Considering the pristine beauty of the places but also the multitude of attractions in the surroundings, this property in Ozunca Băi can become a major attraction in a really beautiful location.

House with pool and garden Snagov (Romania)

The property is located on a strip of land organized as a cascade. This created multiple areas which offer splendid views of Lake Snagov. Thus, on all 3 levels of the building there is a fluid transition from the lake to the outdoor space and then to the heart of the house. All of this is perfectly complemented on the outside by a pontoon on the lake. Inside, the glazed surfaces allow light to flood in and provide a superb view of the lake and the tall vegetation that frames the building. On the ground floor you are greeted by a large living area of 118 sq m, with a glazed surface on the entire large side; together with the pool terrace, the ground floor becomes a perfect space for parties, with the lake in the background. Two other rooms, the kitchen, three bathrooms and a storeroom are added, totalling 252 sq m of built area. The attic can be considered an apartment in itself, with a 36 sqm living room, a 40 sqm bedroom and a 14 sqm bedroom served by a bathroom, a dressing room and the entrance hall. A generous terrace gives the viewer the advantage of admiring from a height - the lake can be seen fully from here. The basement has a high degree of autonomy, offering three bedrooms, two bathrooms and two kitchens, plus pantries, a storeroom and a technical space. With the sharing of spaces, layout and size of the rooms, the villa seems designed for holidays or long weekends on the pontoon, cocktail parties or lively parties around the generous pool (67sqm) and barbecue pavilion. A hot tub and boats waiting patiently parked in the garage are further arguments in favour.

Guest Room Brad (Romania)

Holiday house on the hill Brad, Hunedoara With the forest at the back, the property has a special charm to which the location on a hill contributes greatly- the view towards the small town of Brad in the valley is stunning both in late summer, when the meadows are strewn with haystacks, and in winter, when the snow covers the houses, the fields, and forests. The architecture is typical of the mountain with the solid, stone-hewn ground floor and wooden balconies with cheerful geraniums hanging from the railings. The interior also respects the convention of mountain interior design having the walls clad in wood; their warm and understated hue provides the perfect backdrop for relaxed living. It is a rustic minimalism, dewormed from classic intrusions that slip easily into kitsch. Elegant crocheted curtains and wooden furniture add charm. The inviting kitchen and generous terraces with hammocks make for relaxing afternoons, and in the evening the panorama is magical – the lights of the valley look like fireflies dancing in the night. On the ground floor are the living room with open kitchen, the toilet and the separate technical room; the first floor has two bedrooms and a bathroom with bathtub and shower and on the second floor there are two bedrooms, one of which has both a double bed and a sofa and space for an extra bed, with access to the 100 sqm balcony that surrounds the building. In addition, there is also a generous storage space of 36m2. On the property there is also a workshop/storage shed for tools, bikes, ATVs (area 16.5 sq m), a 92 sq m terrace with lawn, built-in bathtub for 10 people, relaxation corner with campfire and a summer kitchen covered, with a terrace of about 30 sqm. The lodge has a camera system with mobile phone access (5 cameras), alarm system, fiber glass internet connection and drinking water connection from the municipal network. One can also reach the cottage from the road using the picturesque wooden stairs. In addition to guaranteed relaxation on the property, the area also offers the possibility of mountain hiking, mountain bike rides or fishing; skiing can be done in the neighboring county, on the slopes of Alba. In Brad there is an interesting gold museum that documents the history of the mining industry in the area; currently the mines are closed, wood processing being the predominant activity in the region. Property Arad (Romania)

Probably the most important private residence in Arad (if we exclude the palaces), Neuman House was the property of the most prestigious family in the history of the city. After the communists seized it, it became the Guest House of Arad county and was used as a protocol residence by the Ceaușescu family, including for official meetings between heads of state. Retroceded to the heirs in the 2000s, the imposing construction, today private property, is now ready to add new pages to its rich history. The Neuman House situated on Horia street is an architectural jewel that impressed over time many businessmen, artists or heads of state. The house discloses its secrets only for those who have the chance to cross its threshold: the street façade, with balanced proportions and mild decorative elements, does not offer any clue of the architectural exuberance that we find beyond the wooden gate that opens the way into the inner courtyard. Once inside, one understands the large dimensions of the U-shaped building, with the main façade marked by a grand neoclassical entrance, with a fronton and four columns. The interior retains the pomp of the last century: brightly colored stained glass windows, elaborately painted, wood carvings, wire stuccoes, fireplaces and many other decorative elements. The inscription on the façade indicates the years of the construction, 1925-1926. Arad benefited enormously from the rise and consolidation of the Neuman empire, the industrialist family being the largest tax payers for local budgets. Alfred's son, Francisc, was born in Arad in 1910. In 1935 his brother, Eduard, who ran the Yeast and Alcohol Factory, emigrated to Cuba, so Francisc took over all the family's business, at the age of only 25. The Baron increased the family's wealth, but was also the helpless witness of its loss, in 1948, during nationalization. He left to Switzerland without any money, from there to Salzburg and afterwards, to the USA. All the members of the family showed a real social involvement and solidarity, providing support through their charitable foundations. They showed increased care for their employees and contributed to improving the lives of the inhabitants. The Neuman family financially supported the construction of the imposing Cultural Palace inaugurated in 1913 and other palaces, exquisite jewels of the center of Arad. Today, their name is a true legend, not only in Arad, but throughout the entire Western part of the country. The Neuman House from Horia street fully reflects the grandeur of the famous family, being built with elements of neoclassical architecture and a ground floor rich in decorations, extremely exuberant, preserving today many of the original elements. The current owner has carried out a series of renovation and consolidation works (deepening and basement insulation, attic elevation, repairing the façade etc.). The house benefits from a project of complete remodeling and transformation of the building into a hotel with 23 rooms / 4 apartments / restaurant and SPA. The location of the building is ideal for a hotel - in the center of Arad, opposite the Szantay Palace. Additionally, the generous indoor courtyard can be converted into a summer garden.

House Țipărești (Romania)

In the forest the leaves rustle pleasantly and change colors according to the season; the huge orchard also reflects the passage of time, only the tall thuja bushes planted in front of the house remain green and straight. Set in the middle of a vast forest the property stands out for its linear, orderly building with clearly drawn lines - a sense of control and harmony in the midst of overflowing nature. The entrance to the property is on a paved road through the forest, under tree crowns joined together like a tunnel. The road winds, climbs the slope and stops on the platform in front of the building. It consists of a body with a DB+GF+1F height regime that communicates with another one that houses the covered pool. The white masonry and the wood, stone and wrought iron elements compose a rustic style cleansed of excesses and aesthetic noise. Inside, the light filters gently; in the basement there are two living rooms plus bathroom, cellar, laundry room and the garage with central heating. On the ground floor there is a bathroom, a dressing room and the generous kitchen separated by glass from a bright living room with a fireplace and a table for 12 people. The terrace with covered and heated pool and the table for 12 people here invite you to spend unforgettable moments with friends. The attic is dedicated to the night area with three inviting bedrooms, bathrooms and terraces that allow the eye to pass by the army of thuja trees and over the Prahova forest. On the property there is also a pond and 4000 m2 planted with fruit trees. The garage can accommodate 1 car plus 5 more in the parking lot in front of the house. The stable is 60 square meters while a buggy golf cart, a vineyard and snow removal tractor and a tiller await in the annex. The property has an ecological septic tank with 3 compartments, central heating with gasification, emergency generator, and a hydrophore with a reserve of 8000 liters of water from the network. The property, until now used as a holiday destination, is located 15 km from Ploiesti and, being located on a hill, has a beautiful view of the city and the surrounding hills.

House Sulina (Romania)

We do not know if the Thracians, Greeks and Romans crossed the Danube Delta here; the Sulina water channel then had more meanders than now, perhaps even a low flow. The Byzantines called it Salina, the Italian cartographers placed it on their maps since the 14th-15th centuries, then the Turks often used this water way, which became the most easily navigable in the era. In 1800, Romanians, Turks, Greeks, Jews, Armenians, Russians and Italians lived together and created the character of the area, which inspired Jean Bart, the founder of Romanian maritime and fluvial literature, to call his city - and his famous novel - Europolis (he would have called it Cosmopolis but the term had already been used). The small harbor of that time gave way today to a collective imagination splendidly exploited by this property, as this house that we propose may become a great refuge in the nature for family and friends. Completely renovated in 2017, the building has 17 rooms with en suite bathrooms, 4 terraces and common and utility spaces on 3 levels. It is the closest property to the UNESCO protected area in Sulina, with 40 km of virgin beach between the new beach (renovated and impeccably landscaped in 2017) and the city center. The vivid, overflowing and sweeping green outside finds its counterpart in calm, bright and spacious interiors. The design is vaguely rustic and preserves spaces where light gives way to volumes, colors, textures. The house offers time on the edge of the Delta but also curious urban histories such as that of the old lighthouse where Jean Bart had his office or the maritime cemetery, unique in Europe and where both Christians, Muslims and Jews spend their eternity. On the canals, the trembling of the water moved by the boats among the reeds produces fluttering of wings, murmur and short flights inviting tourists to mysterious walks.
