Apartment Viscri (Romania)

This household is proud and rich, protected from the eyes of strangers by a solid brick wall; to the outside world it shows only a facade wearing a decorative belt in the colors of summer wheat. A flirty plant motif, a tulip, indulges in cartouches on the wall. The blue shutters border windows that open inside to large and bright rooms with beams on the ceiling and wonderful stoves - original stoves with tiles, corner stoves, high stoves, stoves built like an elegant sideboard that instantly catches the eye. The doors are often double and painted in the traditional green colour of the area; cheerfully painted benches preserve the custom of the place. The large courtyard, with its vaulted gate once used by ox carts, is today filled with well-kept grass and shrubs; cobblestone paths line the house and plants grow on the corners near the gutters. Here and there the windows open among the leaves and branches that grow hanging on the wall, creating that rustic atmosphere that promises coolness and pampering. There are four traditional houses located on 9000 square meters of urban land. Their age varies and starts from 1862 when a house with one bedroom, bathroom, hall and cellar was erected. Another construction is from 1950 and offers two bedrooms, two bathrooms and hallways, cellar and shed/stable. In addition to these there is a building with two rooms, hall, bathroom, shed and workshop and another with shed, restaurant (living room), kitchen and technical room (on the first floor there is an apartment with living room, bedroom and bathroom). Although they have complete autonomy and can be owned individually by different owners, they can also work excellently as a tourist guesthouse or event center because they are also served by a building where the spa area, deckchair, sauna, and terrace are arranged. The village is not large - a settlement of houses lined up along the road, most of them having green fields at the bottom of the yard, typical of the hilly relief, from the Hârtibaciu plateau. Located 20km from Viscri, the emblematic village of Transylvania popularized by King Charles the III of Great Britain, Grânari enjoys the same Saxon features and traditions but avoids the congestion and prices of its more famous neighbor. photo Florin Pepene

House Sânpetru (Romania)

Sânpetru, one of the 14 establishments founded by Saxon colonists in 1211 in Țara Bârsei, was known throughout history as Petersburg, Sant Petru or Mons Sancti Petri. Called by the locals „The Old School”, one of the most important buildings in Sânpetru hosted the Evangelical Saxon School for more than a century. The now private property is undergoing a renovation process in order to receive a new function in the near future: hotel and event center. The two buildings are built in L shape on the edges of a 2500 sqm land that offers plenty of usage options. The location is very fortunate, in the historical area of Sânpetru, in the vicinity of the Evangelical Fortified Church built in 1794 on the foundation of a 13th-century church. The access to and from Brașov is facil and the view towards Lempeș Hill nearby ensures a relaxing sight. The main building facing the street, built in the second half of the 19th century, is the former school and bears an important historic value. Its main façade, recently renovated, contains neoclassic elements. The balanced proportions and symmetrical composition embellish it, with the two entrances mirroring each other. The total built surface is 1058 sqm and the four levels are basement, ground floor, first floor and attic. The conversion project implies creating a winery, dining areas and generous rooms with en-suite bathrooms and dressings. The secondary building fully renovated with premium finishings, and is fully furnished and utilated. There are 408 sqm built on two levels. At the groundfloor we have the kitchen and an big events hall. At the first floor we have two apartments that are ready to use. . With a generous land and two renovated buildings, in the immediate vicinity of Brașov but offering the fresh air that climbs down from Lempeș at twilight and the picturesque panorama of Țara Bârsei, the former Saxon School in Sânpetru can shortly become one of the touristic landmarks of the area.

Property Pleșoiu (Romania)

One of the most beautiful manors of Oltenia, Romano Mansion in Pleșoiu was built between 1920 and 1925 after the plans of Grigore Cerchez. Although erected in the interwar period, the manor has a long and intense history going all the way back to Tudor Vladimirescu’s times and also all the way to Russia where it get its name. The brothers Romanov, because they are the ones that started this story, were seven brothers from Russia that were hired mercenaries in Tudor’s Army. A few of them stayed forever in Oltenia: two of them killed during the Battle from Drăgășani and one of them settling at Pleșoiu where he started a family that over the years will build this magnificent beauty we admire even today. Taken by the communists in 1949, the manor became a students camp, then a farm, then a school, while in the last years of the communist times it was considered to be the “private retreat of Emil Barbulescu, the nephew of Nicolae Ceausescu himself and a very important figure of the Olt county of those times. The manor was given back to the heirs of the Romano family in 1998 and since then it went through some renovations and repairs. The manor is spectacular, with rich decorations as we would expect from a very exuberant neoromanian style of Grigore Cerchez: the high tower with beautiful design, the round smaller tower on the opposite corner, de façade decorations, the monumental pillars marking the main entrance and the tri-lobes arches being only a few of the elements that are really eye-catching. The manor itself, the main building, has a 313 sqm footprint nd a total built area of 429 sqm, while additionally we will find two more buildings that offer usable space: a second home, as old as the manor, with a total built area of 128 sqm and a more recent construction with a total built area of 339 sqm. The gate is a monument in itself, with two high and very imposing towers, that make the entry to the property resemble the access in an old citadel or in a cathedral. The domain is a lot bigger, has a total of 8.57 ha and comprises a lot more elements : a 1 ha pond with fish, a big size pool (more than 400 sqm) , more small annex buildings but also a big one, with more than 300 sqm footprint, that can be transformed at will by its future owners. With such a rich history that it can become a screenplay for an adventure movie, with an unmatched architectural beauty and with such a large domain, the Romano Mansion is a valuable asset that can be transformed in a beautiful hotel, an events center or a clinic. However it can also be used as it once was, as the main residence with a lot of character, with an important historical and architectural value.

Chalet Geoagiu de Sus (Romania)

Bordered by the river and the forest, the property is perfectly insulated from the fertile lands of the area - a belt of trees jealously embraces the land and protects it from prying eyes. Seen from above, by the birds of the sky, the property appears as a small cheerful area on with a cute little house on it. The ribbon of chess-like tiles meanders through the bodies of houses and guides the gaze to the perfectly mowed lawn that borders it. The main body, called the chalet, has a hochoparter which is reached by a wooden staircase that continues as a balcony surrounding the building on one side. On the ground floor there is the kitchen; upstairs and in the attic there are three bedrooms; the matrimonial one, generous and bright, enjoys a fireplace in the soothing colors of the sand. The rooms have ceilings entirely covered with wood or are crossed by decorative beams that integrate the space in nature. Another body houses a lounge equipped with sofas, a table for 12 people, a fireplace, a kitchen and a bathroom, thus being the hospitable host for elegant events. In addition to the recreational options, there is a 60 sqm indoor swimming pool, heated by air and water pumps. Also here there are a sauna, bathrooms and locker room, a technical room and, upstairs, a guest bedroom with bathroom. Heating is done with heat pumps; the water comes from a well drilled at 40m depth with a flow rate of 4 m3 / h, which practically offers the possibility of bottling water if so desired. The 9000sqm plot allowed the arrangement of a 25x10 m pond between sandstone edges, an organic vegetable greenhouse and a playground with a swing complex and other challenges for the little ones. Geoagiu de Sus is a quiet village with a once episcopal church, founded by a lord of Wallachia with fiefs in southern Transylvania - Radu cel Mare, Neagoe Basarab or Radu de la Afumați, as historian Nicolae Iorga believes. Today, the 18th century mural painting shows post-Brâncovenesc features. Cluj Airport is about 60 km away, which provides quick and easy access while Alba Iulia is only 23 km away and brings a wealth of shopping options, restaurants and cultural activities. photo Florin Pepene

Property Bucharest (Romania)

Located on Dinicu Golescu Boulevard, The Villa with Gorgons is one of the few buildings from the beginning of the 20th century that has been preserved on this important artery of Bucharest. The building was built in 1913 and bears the signature of Ion D. Berindey, one of the most famous and prolific Romanian architects of the first three decades of the 20th century. Among the 29 works classified as historical monuments of Ion D. Berindey are the Gheorghe Grigore Cantacuzino Palace (today the headquarters of the George Enescu National Museum and the Romanian Composers Union), the George G. Assan House (today the House of Scientists), Palace of the Journalists' Union (today the Very Small Theatre). The Villa with Gorgons was built as Colonel Andreescu's private residence as explained by Revista Poporului, a newspaper of the time, which emphasizes how a good architect can with a modest amount easily obtain a completely satisfactory construction from the aesthetic and comfortable point of view. From an aesthetic point of view, the building is tributary to the romantic style and has as a distinctive sign the gorgonles, sculptures that decorate the facade. Gorgons are taken from Greek culture where symbols on doors, walls, windows, floors and shields were intended to protect the ancient Greeks from evil. In terms of use, the villa is truly versatile and can be set up as a home, office space or a bohemian restaurant. Located on a land area of 309 square meters, with a footprint of 101 square meters, Vila cu Gorgone is a slim building, with a D+D+1E+M height regime. The spaces are generous and balanced on levels. The ground floor and first floor have three rooms each and spacious entrance halls. The rooms have wide windows and are bright. The same generous space also exists in the mezzanine, and the attic is open space and perfect for a bohemian design. The villa has two access ways: one pedestrian and another for car access. The building is strengthened and the facade is completely restored. Photo: Tudor Prisecaru, Alex Canjea.

House Constanța (Romania)

The modern development of Mamaia begins in 1906, when the first tourist Pavilions were built. In fact, these were the first-ever wooden spa cabins. The improvement of tourist access by building the railroad system was a major turning point in the way the resort developed in the following years, which was also influenced by the modernization of the Constanța harbor, which was constantly pushing the beach area towards the village north of the city. A series of unfortunate events, such as the devastation of the royal residence in Constanța during World War 1, and the destruction caused by the fire at the Constanța Pavilion (1920), provided an auspicious setting for major modernization works in the resort. The most significant contribution was made by the royal family who, after a donation made by the Constanța Town Hall, began building a summer residence in Mamaia. The construction of the complex started in the beginning of 1924, and was based on the plans of architect Mario Stoppa and on the ideas of Queen Mary; it was finished two years and a half later. After King Ferdinand passed away (July 1927), Queen Mary donated almost the entire complex to Queen Elena (December 1927), and only kept a 3000 sqm parcel for herself. The Queen built a holiday villa on the property, close in terms of style and design to the Tehna Juva Palace in Balchik, with a minaret and an open space towards the sea. Along the same style, on the other side of the royal complex, Barbu Știrbey, a close acquaintance of the Queen, built a residence that resembled the one Queen Mary had built, based on the plans of the same architect, Mario Stoppa; the structure was completed in 1930. 1930 can be regarded as an important year in the history of the residence, as this was the year it was built, as well as the year Știrbey was exiled after Carol II came to power. (June 7th 1930). Building Authorization no. 1016/02.11.2022, for repartitioning works, consolidations, interior and exterior fittings, attics.

House with terrace Bucharest (Romania)

The villa was built in the interwar period according to the plans of the architect Octavian Doicescu, member of the Romanian Academy, Doctor Honoris Causa of the Ion Mincu Institute of Architecture in Bucharest, known for numerous projects, such as the Romanian House Pavilion at the “New York World's Universal Exhibition Fair 1939, of the Palace of the Society of Romanian Writers, the ensemble of the Polytechnic Institute of Bucharest, the building of the Romanian Opera and other public and residential projects in Bucharest and in the country. The Mântuleasa area came into being during the Brâncovenilor period outside the city and would develop around the church of the same name, being incorporated into the hearth of the city in 1752. Personalities such as Mihai Eminescu, Mircea Eliade, Petre Țuțea, Panait Istrati or Mircea Vulcănescu, lived and created in the Parisian-scented houses of the famous slum. Built at the end of 1936, with a layout on five levels, respectively Bs2+Bs1+Gf+1F+A, made of brick on reinforced concrete frames and beams, the house in Mântuleasa was designed for practical, generous spaces that benefit from full of natural light. There are 12 rooms, 6 bathrooms, 2 kitchens, a terrace on the ground floor, two balconies on the first floor, a very high cellar in the second basement and a garage in the first basement. It has a free yard of approximately 350 square meters with green spaces and the possibility of parking for at least 2 cars. Characterized by a minimalist and modernist charm at the same time, solid from a constructive point of view, the villa can have multiple future destinations, both as a chic residence that preserves and carries forward with dignity the fragrance of the interwar period, as well as space for business, restaurant , law firm, notary, company headquarters. Experience the Transylvania of literature and cinema, complete with dungeons and torture chambers, on a visit to this city in western Romania. Enjoy Romania’s beautiful countryside and haunting legendary tales with a visit to Hunedoara. The city lies in the heart of Transylvania, a pleasant and inviting area of rolling hills, meandering rivers and tranquil old villages. The region is a very real place made famous as a setting for great horrors in stories of bloodsucking vampires and amazingly painful cruelties. While Hunedoara is in fact a peaceful modern town, local residents take pride in their place in legends and stories of infamy. One of the city’s highlights is the Hunedoara Castle, also known as Corvin or Hunyadi Castle. You may recognise it as the backdrop for several haunting movies. This castle was built and added to over several centuries, resulting in a multi-towered and somewhat forbidding appearance with a mix of Renaissance and Baroque architecture and a surrounding moat. Visit its dungeon and torture chamber. According to legend, one prisoner here, Vlad Tepes, the Prince of Wallachia, after being driven to insanity, became one of the century’s cruelest oppressors. Bram Stoker supposedly modelled his literary Count Dracula after this evil tyrant. Make a pilgrimage to the Prislop Monastery south of the city where the Romanian monk Arsenie Boca is buried. Many visitors bring flowers to the gravesite of this priest, beloved for his spiritual and anti-communist acts. Farther south see the Cetatea Colț or Colt Citadel. Hike up a hill to the ruins of this 14th-century castle that may have inspired Jules Verne’s novel The Carpathians’ Castle. Hunedoara offers attractions that are typical of modern Romania. Sample home-made meals of sausages, stuffed cabbage and boiled cornmeal and see festivals with colourful folk costumes. Travel to the town from Budapest or Bucharest in about 5 hours by car. House Bucharest (Romania)

An ensemble of historic houses located in the Jewish quarter of the Capital, more precisely on Romulus Street, which became a historical monument representative of the local cultural heritage, built for Colonel Teodor Vera, commander of the Howitzer Regiment, fighter of the Romanian army in the war for Romania's unifying 1916-1919, in the battles of Mărăști and Mărășești. Romulus Street, in the former Lucaci slum, is one of the most important historical streets in Bucharest, which still preserves the scent of the past. Here, in 1867, next to the house of Hermann I. Rieber, the first Rieber carriage factory was founded, which would later become a luxury car factory. Whether they lived in sumptuous villas built in the pre-war period, or in chic blocks of flats built between the two world wars, over time personalities such as Ionel Teodoreanu, M.I. Demetrescu, Anton Pann, Eugen Lovinescu, George Vraca, Ionescu Gion. Here we meet two architectural styles that form a mixed, composed of two houses built in stages, on a plot of 1,030 sqm, the main body in French neoclassical architectural style, built in 1888, and the secondary body in neo-Romanian architectural style, built in 1929 according to the plans of the architect Grigore Cerchez. The architecture of the buildings was well preserved, the architectural elements were restored after the original ones in the 2000s, preserving the geometry, texture and color of the facades, windows, doors and all the particular elements. At present, the general configuration of the ensemble represents a good opportunity for many types of activities through the multitude of access roads, both from the street and from the courtyard, the generous spaces of the rooms, the height of the ceilings and the practical compartments. The main building, built in French neoclassical style, with a height of GF + M, has an area of 708 sqm, and consists of 14 rooms, 2 kitchens, 5 bathrooms and 4 access doors. Decorated at the main entrance, built in rezalit, with massive Corinthian columns and continuing with the door and window frames, rich in triangles and caryatids, the main building is the point of attraction of the ensemble. The secondary building, built in 1929 in neo-Romanian style, according to the plans of the architect Grigore Cerchez, with a height of Ug + Gf + 1F + At and an area of 577 sqm, consists of 17 rooms, 2 kitchens, 7 bathrooms and 4 access doors. It also has a basement on 3 levels, one of which is arranged with a wine cellar. The entire basement benefits from natural ventilation, has a usable area of 77 sqm, and consists of a wine cellar, 5 storage rooms grouped on separate spaces. The general condition of the interior is good, with finishes such as carved solid wood doors, 2 m high windows with wooden joinery and double glazing, velux windows in the attic, marble floors, air conditioning, monitoring and alarm system 24h, internal cabling for own servers. There is independent metering for water, electricity and gas on each building, heating system with its own boiler, radiators with thermostat and temperature control on areas. The free yard with an area of 491 sqm, paved and equipped with night lighting system, is composed of two fragments with street access and a separate inner courtyard. The layout of the main courtyard allows the parking of up to 12 cars. This historic ensemble offers many opportunities in terms of future destinations, in the sense that it can be converted into a medical clinic, currently partly rented by a clinic, a restaurant, boutique hotel, various office activities, representation, showroom, or in a mixed-purpose, residential and business purpose at the same time. House Bucharest (Romania)

The building is a small jewel, richly decorated and preserving a classic elegance and the distinction of the era in which it was built. The archives mention that in 1911 the house belonged to a certain lieutenant Ionescu about whom today we don't know much, only the essential - he was a man of taste. The building is a former private residence with a low height regime but it offers sufficient and intelligently designed space for the needs of a modern family or company. Until recently, the Austrian Consulate functioned in the building. There are pilasters with capitals that guard the bay window both inside and outside in the living area; they are also found, though with reduced height, as decorative pillars of the entrance porch. The semicircle is the geometric figure chosen to complement and sweeten the straight lines of the window boxes and blazons on the facade; it is found at the bay window, at the windows facing the street and in the double-arched pediment. The double doors at the entrance complement the classic style of the building with decorative garlands and paneling. The windows are high, and the window casing adds an extra touch of elegance; the same role is played by the small iron decorations that serve as fasteners for downspouts. The ground floor is located on a high basement and this lends it presence. Inside, the building requires renovation work but it promises to reward you with spaces with personality that still preserve, in some rooms, the original parquet flooring and stoves with beautiful ironwork. The upper floor is not fully visible from the front; it reveals itself on the side, where there is also a secondary entrance to the building. The unfurnished attic can be lofted as a storage space. The area still retains many buildings from the end of the 19th century, which gives it a bohemian air and guarantees protection from an urban planning point of view. Some of the buildings have been restored and many others are waiting for their chance at a new life. The centrality of the area invites commercial investment in both office space and commercial units and makes it attractive for future developments. House Cornățelu (Romania)

The Cornățelu village has a long history, the first documentary attestation being, as remarked by I. C. Visarion, in 1497, so that in 1531 we can find it as an estate of Vintilă Cornățeanu and of his wife, Voica. In 1627 the property belonged to Socol Cornățeanu, Vintilă's great-grandson, who was married to Mihai Viteazul's illegitimate daughter, Marula. Next to the manor the Saint Nicholas church can be found, founded by Vintilă Cornățeanu and Voica, and in its courtyard a 3.10 m high and beautifully ornamented monumental stone cross, with an inscription dating back to 1645. The cross was created by Socol Cornățeanu in memory of his parents and his wife, Marula. Both the church of St. Nicholas and the stone cross are classified as class A historical monuments of national and universal importance. In Cornățelu, located 35 km away from Târgoviște, which was the ancient voivodeship capital of Wallachia, a tradition of almost four and a half centuries takes place- a large annual fair called Târgul Cornățel, mentioned in the writings of Pantazi Ghica and I. C. Visarion. The name Cornățel derives from the Cornățeni boyars, who occupied the high ranks- great dignitaries at the royal court in Târgoviște during the reigns of Matei Basarab, Vlad Țepeș and Mihai Viteazul. Four centuries after the attestation of Vintilă Cornățeanu as owner of the Cornățel estate, we find another owner of the estate, Dumitrescu, who built in 1933 the manor in our presentation. The manor’s domain, with a 3.67 ha area, borders to the east, on a length of over 300 m, with a lake that once cleaned, can offer a great advantage to the property. The mansion needs rehabilitation, as well as the numerous annexes, but bringing it back to its former glory can be a real landmark of the area. Its architectural beauty, generous and bright rooms and large terraces opening to the surrounding park can be enhanced for multiple purposes, as residential or commercial, and there is the possibility of expanding through new constructions on the land of the manor. The property deserves to be restored and be brought back to the importance it had 500 years ago, from the times of the boyar Vintilă and the mistress Voica Cornățeanu.
