Mas Barjac (30)

Between the Cévennes Mountains and the Mediterranean sea, a beautiful and exclusive place in the heart of the Cèze Valley, close to the Uzes, the first Duchy of France... the sun lazes gently between the stones of the benches and seeps under the slate roofs of the stone huts (capitelles) oozing calm and serenity... The shops? All within easy reach of this building, which is constructed from local stone, just a stone's throw from the Claysse valley at the southern tip of the southern Ardèche, dominated by the Château de Castelas, a 12th century fortress and headquarters of the Marquis de Saillans. Ah, if only stones could tell tales... And then there's the village, with its heritage architecture, whose church, built around a large porch in the Provençal Romanesque style, was one of the economic lungs of the region thanks to silkworm rearing and spinning mills. In the heart of the native bushland, with its holm oaks, junipers, thyme and lavender, bordered by vineyards and olive groves, the property unfurls its 4 hectares of land, around 5,000 m² of which surrounds the traditional farmhouse, with more rocky areas (restanques) dominated by century-old olive trees. The swimming pool area comprises a fresh, shaded terrace and an infinity pool, which profits from the song of the cicadas. The farmhouse features a superb kitchen, a dining room and a lounge totalling approx. 77 m², tiled with authentic parefeuille (traditional clay tiles). A staircase combining wood and wrought iron leads upstairs to 3 en-suite bedrooms, one of which is under the roof, and a study of just over 12 m². Opening onto the outside of the property with completely independent access and a private terrace, there are 2 bedrooms of around 30 m² with their own shower rooms, ideal for bed and breakfast or for entertaining a large family group. An exceptional property in a unique setting – as sung by Ferrat, ‘it's true that the mountains are beautiful’... A property selected exclusively by Botella and Sons Real Estate (since 1989). Agency fees to be paid by the vendor. Information on the risks to which this property is exposed is available on the Géorisques website. We look forward to discussing your project. Ref 2447

Mas Barjac (30)

This haven of peace and serenity, set in a remarkable panorama at the entrance to the Cèze Gorges, is found by taking the road towards Uzès, where one can see the village built halfway up the slopes of the hills with alternating shaded hollows and the sloping banks of the plain, planted with vineyards and olive groves. This village, between the Cévennes mountains and Provence, has managed to preserve the vestiges of its past - its medieval character made up of winding streets and alleys, lined with the stone facades of these beautiful residences of the Midi. Anyone who knew this village in the days of the glorious 30’s could have mingled with the well-dressed strollers ambling along the bridge, exchanging many greetings, climbing the slope to the church and plunging down a short slope to ring the bell of Aunt Victoria who, with friendly gestures and in a slightly shaky voice, shouted: 'Come in, my children, the chocolate is ready!” This is the setting for this delightful property built on 3600m² of land and benefitting from an exceptional living environment. With a 10 x 4m saltwater swimming pool, surrounded by natural stone coping, this former silkworm farm has been carefully renovated and has a surface area of 252m², including a main house, a guest house and an office. Not forgetting the outbuilding, bread oven, barn and well. It is on the garden level that the owners have chosen to live, with a dining room opening onto a terrace, a well-equipped and furnished kitchen, followed by a cosy lounge and two bedrooms with private toilet, shower room and bathroom. The upper level gives access to a mezzanine and three rooms of about 60m², to be converted. The ground floor offers a nice size en-suite bedroom with shower room and toilet. Then there is a 67m² independent guest house, with a main south-facing room, with a kitchen and two bedrooms. A great potential for a large family home or for the creation of a holiday home. Mas Issirac (30)

An ancient fortified castle, its gîte and 12 ha of grounds in a hamlet between the Cèze and Ardèche rivers, with a commanding view of the Cévennes. The tarmac road is the only access from the village, turning soon into a track stretching over the last few hundred metres to the property entrance. The hamlet of Sauvan fully embodies its Occitan name, derived from the Latin 'Silvanus' - 'man of the woods'. Like a haven in a green desert, some of its buildings can be spotted at the bottom of the space reserved for vehicle parking. The owners, who restored the hamlet from ruins, have taken great care to create a series of cobbled paths and steps leading to a central square offering a breathtaking view of the setting sun and the Cevennes mountains in the distance: Mont Lozère and Mont Aigoual. Providing an obvious natural protection, the gorges of the Cèze, whose meanders and cliffs can be glimpsed from this spot, have been populated for thousands of years. Subsequently, the region developed thanks to the presence of the Knights Templar, as evidenced by the village of Montclus with its square keep, the remains of a castle built in 1275, and the Bernas Commandery, which formed part of the latter. The Sauvan hamlet, which fell into ruin and oblivion for decades, saw its history fade away. However, its prominent position and its connection to the 'Castrum de Montecluso', as well as the presence of older fortifications, suggest that it was a strategic spot for the Order of the Knights Templar. The property complex as it stands today is a succession of buildings, probably dating back to the 13th century, arranged around the central square and its cross. The estate is divided into five separate living areas - not including the gîte (guest house), a former drying shed built on the other side of the square, to the south: 'le grand mas' ('the large farmhouse') and 'le tunnel' ('the tunnel'), accessed from the south courtyard, 'les paillers' ('the straw barns'), 'l'épiscopal' ('the bishop's residence') and 'les muriers' ('the mulberry trees'), from the alley to the east. Entirely enclosed by stone walls, the only entrance is to the south, into a first courtyard at the bottom of a flight of steps. It is accessed via a porch topped by a keystone dating from 1783, which is adjoined by an impressive bakehouse with a slate roof (in an impeccable state of conservation) or from the north via an impressive carriage door featuring a chestnut lintel, which opens onto a second courtyard. The large farmhouse, the most impressive building in the hamlet, stretches along a south-north axis from the lime-tree square to the mulberry tree alley, which runs along the eastern facade of the complex. While the latter, which borders single-storey dwellings, appears to be low, the western facades, taking advantage of the sloping terrain, comprise three levels. The buildings are of limestone, with dressed stone used for the jambs and structural elements, and coursed rubble masonry for the load-bearing walls. The roofs of the various buildings are clad with monk-and-nun tiles. Committed to preserving this important architectural heritage, the current inhabitants undertook a complete overhaul of the roofs less than two years ago.

Mas Goudargues (30)

We all have a story to share, and it starts with a walk along the valley, where you can discover the treasures that nature and the hand of man have forged. Some villages have managed to preserve their authenticity, their history and their heritage, while at the same time developing a rural way of life and offering most shops close by. A walking path crosses the vineyards, winding its way up every low wall and stone bench. What are the grape varieties that give the wine its garnet-red hue and its bouquet of red fruit with aromas of cherry and blackcurrant? ...wine to be enjoyed in moderation, of course. For the moment, on the sun-drenched village square, nature is dozing off to the song of the cicadas. This sumptuous property, built of two beautiful houses with solid foundations, is ideally situated as it is easily accessible from the motorway and rail links. The grounds of around half a hectare are landscaped and feature a large 15x6m swimming pool. A water bore and automatic watering, numerous fruit trees, pétanque area, pool house, workshop, mazet, so many amenities ... The manor house (approx. 375 m²) has 6 en-suite bedrooms with private bathrooms (33, 21, 27, 19, 15 and 24 m²), a 76 m² guest house and a 72 m² living room. The farmhouse (140m²) comprises a vast 60m2 living room and 3 en-suite bedrooms with private bathrooms, the main one of which is over 40m². The renovations have been carried out with the utmost care and mastery, worthy of master builders. What more can be said, other than that this property is a place of charm and tranquillity that will be able to live to the rhythm of a large family or as a place to share during holiday periods. Information on the risks to which this property is exposed is available on the Géorisques website: www.georisques.gouv.fr. Agency fees are to be paid by the vendor. A property selected by Botella and Sons Real Estate. Ref. 2474.

Nestled between vineyards, lavender fields and olive groves, in a setting of light and greenery, this village reveals its charms at the turn of a majestic alley of plane trees. Close to Nimes, the Cevennes mountains and the sea, this is a magical place and the old villagers repeat to anyone who will listen: 'If you come here once, you always come back!” The magnificent state forest which shelters one of the most beautiful chartreuses offers a sanctuary of serenity near the Gorges of Ardeche, for nature lovers and hikers seeking a sumptuous and natural setting. Nevertheless, the village is very well equipped with local shops and all amenities. This farmhouse, because it is indeed a historical farmhouse, was built on more than 20.000m² of land by master builders, with respect for the local architecture…It invites you to relax and meditate, comfortably installed on the surrounds of the 10 x 5m heated swimming pool. Built around an inner courtyard shaded by a hundred-year-old plane tree, the 315m² of living space has benefited from a high quality renovation, with 9 rooms including 5 bedrooms and 2 bathrooms.
