Exclusively by DESTIN DE PIERRE
This old Landes farmhouse renovated in the spirit of a family country property is ideally located 50 minutes from Bordeaux and its international airport, at the gateway to the Landes de Gascogne forest.
AREA AND LOCATION
This country property with typical Landes architecture is located 10 minutes from the center of Bazas.
Bazas thrives between the Landes de Gascogne forest and the Graves vineyards. This 25 century old Gascon city combines economic dynamism (including the breeding of Bazas beef) and rich heritage (Extract from the Coté Sud-Gironde website)
On a daily basis, Bazas offers all local services. The city, equipped with health professionals, also has a hospital center.
On the schooling side : nursery and elementary school, middle school and two high schools.
THE PROPERTY
Set in a green setting of more than 4 hectares (mixed meadow and deciduous forest), crossed by a stream and entirely enclosed, this country property includes four buildings:
- The main house (recently renovated for the most part, some work remains to be finished)
- The guest house (to be refreshed)
- The old sheepfold offering 150 m2 of floor space
- The old tobacco drying shed (in working order, will require conservation work)
THE MAIN HOUSE
In its current state, this building offers 143 m2 of living space. A 12 m2 bedroom, currently in the structural work stage, will complete the whole for a total of 160 m2.
Renovated in the spirit of a hunting lodge, it combines diverse but perfectly associated decorative styles.
An awning welcomes you and shelters the entrance. Sufficiently spacious, it has a table allowing you to have lunch while enjoying the first rays of the sun.
An entrance was created so as not to receive directly in the living room.
The main room consists of a living-dining room with its fireplace and a kitchen area cleverly hidden behind the wooden support of an old cob partition. Adjoining pantry. Toilets.
The whole, extremely warming, invites to both relaxing reading moments by the fire with a cup of tea and to the conviviality of food tasting with friends around some of the many South-West gastronomy options.
A second living room inspired by the 18th century offers beautiful volumes thanks to its cathedral ceiling and a great deal of light coming from its crossing side.
Its central fireplace consists of a mantel and its large trumeau, all in painted wood. The mantel of the fireplace is framed by two pilasters and topped with a band decorated with a frieze. The trumeau rises according to a very architectural construction: two fluted pilasters support an entablature and a cornice decorated with a series of small modillions.
Its two corners that frame the French window opening onto the garden cleverly conceal the heating system of this room. The opposite wall section, also decorated in one corner with a corner cupboard with identical functions, receives a staircase hidden in a frame reminiscent of the pulpits and leading to the bedroom upstairs.
A very 19th century winter garden, fitted out in a cabinet of curiosities style, opens on one side onto the garden and on the other onto a covered terrace constituting an extension of this living room.
It connects the large living room to a future bedroom on one level with a shower room, currently in the structural state.
The upper floor of this house conceals a sleeping area fitted out in the attic, comprising a bedroom, a shower room and a toilet.
THE GUEST HOUSE
This second, almost adjoining building has an entrance, two bedrooms and a shower room. It requires some renovation work. A beautiful adjoining space can be converted into a living room with cathedral ceiling (Work subject to planning permission).
THE ANNEXES
The old sheepfold and the tobacco drying shed constitute very interesting storage spaces. Various projects for their use have been discussed. We will be happy to share them with you during your visit to this unique property.
